    Great Apartments and wonderful desk staff at the front. I love this place. I love seeing all the…read morewild cats everywhere... I mean who needs a zoo when you can live here at Amber Chase. The sauna is awesome and it gets super HOT... Great to de-stress after a long day unless you work nights because due to Covid they need to cut the hours to force the residents to exercise together during the day which I am not sure how that prevents the disease, but alas. I am sure the owners are smarter than me about infectious diseases in regards to gym hours. Also, this apartment is gun friendly. If you have high powered guns with armor piercing bullets to protect your apartment then this is totally a place I would consider living. The front desk staff was nice enough to put me on the list for a new refrigerator after the top got soo hot it turned my apple juice into wine and exploded. I mean if they didn't provide me a defective fridge where the door does not close then how else would I learn you can make wine from apple juice. Pretty neat. Also, If your a new resident like myself then you can expect to pay wayy more for rent than your neighbors in the exact same units. I always love my neighbors making jokes about my jacked up rent for the exact same type of unit. I am pretty sure the chemical smell that won't leave my apartment isn't interfering with my brain activity or causing cancer as I write this review. It kinda smells nice if you like your appartment smelling like a meth lab... Kidding I have no idea what Meth smells like, but I would immagine it can't be worse that the smell. With all that said I feel quite at home at Amber Chase Appartments and love the wonderful front desk staff Xavious and Kawani.

I moved into this community in February 2025, drawn in by the beautifully designed apartments and amenities (that would've been extremely useful to my disabled son) and what seemed like an attentive staff. At move-in, everyone was friendly and helpful, but unfortunately, that did not last. First, I want to give credit where it's due: the Maintenance Supervisor is professional and genuinely tries to help, and the parking lot and breezeways are well-lit at night, which is appreciated. However, good lighting does not erase the serious safety and quality-of-life issues plaguing this property. Since April 2025, I have repeatedly complained about dirty breezeways and stairwells filled with bugs, debris, trash, spiders and cobwebs. My son, who is level 3 autistic, with elopement tendencies, ADHD, anxiety, and sensory processing disorder, has nearly fallen down the stairs multiple times while trying to avoid stepping on huge insects or walking directly into a spider web. We have walked through spiderwebs with live spiders more than once. I reported this to staff multiple times -- not the first, second, or third time -- and nothing has been done. Noise levels are excessive. The walls are paper thin. Children roam unsupervised, throwing rocks and balls at parked cars, shaking them, trying to open car doors, and dumping trash into the open sewers. One child even kicked my vehicle in front of the leasing office during business hours because I reported his behavior -- management saw it happen on their cameras. That shows you the kind of retaliation you can expect for speaking up. The community amenities, which residents pay for, are constantly locked down because of carelessness and inappropriate sexual activity among minors -- yes, minors -- on the premises. That is unacceptable and deeply disturbing. The previous and some of the current office staff witnessed this and brought it to my attention prior to me witnessing it myself. There is also a major security issue. I have had to rely on my neighbor's Ring camera videos to feel somewhat safe and to know what is happening when I'm away. Recently, an unknown, shirtless, severely intoxicated Caucasian male has been repeatedly seen hanging around units 917-920. Police have been called about these incidents as well as the other complaints listed here. It is extremely embarrassing to bring guests here. It is heartbreaking to raise a child in these conditions. My child is honestly not allowed outside unless we are coming or going. It's even impossible to sit on the beautiful balcony because unfortunately heavy smoke from neighbors barbecuing or smoking marijuana hits us right in the face. Corporate was contacted, but they were dismissive. At one point, a corporate staff member even told me to "stop putting that title on my son," referring to his documented disabilities -- one of the most unprofessional, cold, and ignorant responses I have ever received. The inside of the apartments may be nice, but that is meaningless without safety, respect, and true accountability from management. If you're thinking about moving here, be aware of these ongoing and serious issues. I hope this review encourages the property and corporate office to finally take these concerns seriously and make authentic, lasting improvements. I fully understand I cannot control what other residents do inside their apartments, but when their behavior and the neglect of this property directly affects the safety and well-being of my child and myself, I will speak up and expect the property management to act. As I've reminded the office before, under the federal Fair Housing Act (42 U.S.C. 3601 et seq.) and Georgia's own Fair Housing regulations (O.C.G.A. § 8-3-200 et seq.), children with disabilities have the right to reasonable accommodations and protections, including living in a safe, healthy, and accessible environment. Tax-credit and Section 8 communities, in particular, have an obligation not to discriminate or ignore accommodation requests that affect the safety and dignity of disabled residents. Residents have rights! I love the INSIDE of my apartment, but I wish I felt the same about the outside and the community itself.

    this review is going to be lengthy, but i beg you, please read in its entirety…read more 100 South NOT Luxury Apartments- This complex is disgusting. It's full of STRAY cats, the trash is always full, valet barely comes to pick up the trash. You still get charged for it. I resided here from March 2024 - May 2025. Management changed a good 4 times during that time. When I signed the lease and paid my deposit, I wasn't allowed to do a "walk through" for the apartment because they claimed it wasn't ready. UPON MOVING IN THEY HAD TO MAKE ADJUSTMENTS AND FIX SEVERAL THINGS. The apartment manager at the time also sent me and email of a complaint of "marijuana". When I confronted her via email and in PERSON, I let her know the 4 building smelled like that ALL THE TIME. And I let her know I didn't appreciate her blaming the "new tenant". In the email, it stated they were going to do a "surprise walk through", when I mentioned to her I HOPE SHE WAS INSPECTING ALL OF 4 BUILDING AND NOT JUST MY APARTMENT" her tone changed quickly. Lastly, the walk through never even happened. I felt racially profiled, and that should have been the very first red flag. Don't even worry about purchasing a reserved parking spot, people will park in your spot. When you call their "tow company" nobody ever respond nor comes out to handle the issue. My ring doorbell had to be replaced because of the previous tenant still being logged in. This was a privacy issue for me, and they eventually ordered me a new ring camera to set up. My keypad to the front door also did not WORK PROPERLY, that had to be switched out as well. They claim the apartment was renovated... nothing in there had renovations. I am just utterly disgusted and disappointing. Several people make complaints to them, but they'll avoid the tenants, never answer emails nor calls back to follow-up. Car break-ins were a huge thing. As much money as I paid, there should have been a security officer patrolling the neighborhood. From the time I moved in March 2024, until I left maintenance had to come to my apartment SEVERAL TIMES. Do NOT stay on their first floor either, (please see attached pictures) my kitchen sink flooded every other month while staying here. Bobby? their foreman, did nothing but put drano down the drain, no further actions were taken. I was promised that a camera would be put down my drain to see what was causing the flooding IT NEVER HAPPENED. I even called cooperate, they didn't CARE EITHER.

This has been by far one of the best complexes I've stayed in. The staff is very professional and punctual about getting back to me. Kristian and Michelle have been exceptional in regards to proving me with all the information requested and going the extra mile! I definitely would tell anyone who is looking for a place to call home that 100 South Luxury Apartments is a top pick and you'll love to be a part of this community! By J G.
