    Lucious Landscape????...or un-maintained garbage everywhere????

    Angela. Take responsibility for your lack of property managing. I take pictures of this place daily and post them, now with the date, so you can see they are all times of the week. Also, if you'll notice, some pictures have been taken months apart with the same garbage in the same spot, so no one is doing any cleaning like clockwork (and only once a week is poor upkeep for as much garbage as this property holds...considering you admit there is garbage for pets to eat at all times). As for the police, I did receive an update about the vandalism, but I see them on the property frequently (and not just at your events).

    My carpet wasn't tacked down fully as can be seen and this is what was underneath. The floors are sealed??  Supposedly this is pet damage?!?

    Ok so now the response I receive from management....I was given a larger apartment since I originally was given the wrong apartment. NO I was given the correct apartment at the rate at which that apartment goes for. As far as the custom shower door...there was no room to enter the shower since it hit the toilet all the time. I was given the shower door so I could use it. But had to wait months to receive it because it was supposedly left in the warehouse and was forgotten about according to Bob. I had to keep calling about it. As for the pet damage, how one dog could do that much damage is beyond me being a small dog. Also, carpet shouldn't be used it should be flooring if you are worried about dogs soiling anything. Anyways, this is a pointless run around conversation. The management team takes no responsibility in their actions ever as it seems. So no reason to keep going on about it. It is what it is....let other negative reviews speak for themselves.

    First of all i want to thank Williams Reserve for the job they do . I am very happy that i found them . Amazing views , courteous management , great apartments and great price. Enough parking spaces , quiet zone and very clean ! You won't find apartments like this one for the price they will offer . We were instructed perfectly by Angela Herman and are very happy that we moved in here . Now we are able to feel comfortable close to shopping malls , close to the highways , gas stations and many many many other places we need . Thank you !

    My dog, with the free toy he got from the leasing team on national dog day!! Little things like this go such a long way!!

Management is almost impossible to get in touch with unless a concern is listed as an emergency. They ignore phone calls and emails, and when you are able to finally get in touch, they are incredibly rude and refuse to provide actual support. They have lost our lease, with our personal information multiple times and blame it on past employees. We have lived here for years and dealt with sewage coming through our apartment floor, water flowing through our electrical outlets, a gas leak that lasted three days because we were told it was just "fumes" from the installation of a new furnace, construction crews littering nails and screws across the parking lot, sparks and crackling coming from the bathroom fans, and the apartment was coated in cat pee when we moved in. I can't say enough about how terrible this place is. They invest their money into the face of the complex and not the apartments themselves. They don't care about their tenants and if you want anything fixed, they see you as a "problem" and will continue to increase your rent/take away amenities until you are forced out of your home. Steer clear and don't fall for the smoke and mirrors that is the clean front office and fake initial interactions.

The problems honestly started with the maintenance on the building. My balcony nearly collapsed when a beam gave way underneath me from me walking on it, due to rotted beams. It took them over a month to have the contractors come out, which was the only time I actually saw contractors on the property. Also to leave a note on the way things were designed, who puts carpet all the way to the front door, leaving absolutely no area for a walkway or your shoes or anything, and then making it against policy to have anybody but their contractors come in to clean the carpets? It's absolutely disgusting the way they managed and maintenance their area (barely). I never got anyone ever to clean my carpets. I had to wait over a month for a new toilet because the medicine cabinet fell out of the wall on top of me after simply opening it, and landed on the toilet bowl which broke it. Glad I didn't have a concussion myself but they sent maintenance who plastered it together which leaked everywhere and I'm sure you can understand how unsanitary that was. They also didn't send the contractors to fix it. They made me wait over a month to have the maintenance fix it, which wound up telling me that the cabinet was actually never bolted into the wall properly, which is not my fault and was never formally dealt with by the office who claimed no liability towards it. Contractors were never available in general. Emergency maintenance tended not to come even if it was a plumbing issue or a heating issue. I actually had to stay at my mom's house because the heating was off during the winter and the emergency maintenance refused to come out. I also had times when my plumbing didn't work and maintenance was not available nor did the emergency maintenance come out either, which lead me to have to go elsewhere to use the bathroom. I don't really understand how they even had "emergency maintenance" at all at this point when there was nothing taken seriously about it. Past that, my downstairs neighbor was always yelling at me because he could hear me walking around. I worked night shifts in security so when I wasn't at work, I would be up typical hours that normal people wouldn't, but that doesn't mean there should've been an issue with him hearing every footstep of mine. I did contact the office multiple times and they claimed they had a contractor come out which I never saw and I did have a security camera aimed at my door the entire time living here. There was never any contractor in my apartment. Not even with the balcony. They fix it from the outside. However, the office swore there was one and supposedly the contractor did not find any issue and could not hear any footsteps, but really that's when they actually came from the office to assess the issue because there was so many complaints about it. When I began to complain myself, the office wound up unhinging themselves and in frustration, telling me that they would cut my lease because I was arguing with the neighbor below me. When I called them on that they even changed their tone of voice temporarily and their story, realizing that they actually have no right to do that whatsoever. Finally, my upstairs neighbor insulted my fiancé for being black and locked the downstairs door on us purposely as we were trying to get into the apartment. Racism was the final straw. I couldn't care less who anyone thinks they are but racism speaks for itself and is unacceptable. The office only offered to cut the lease and have me move somewhere else, which I did, but honestly that was the most pathetic help I think I've ever gotten anywhere, and for all that and how much they charge which is roughly around the same amount of money to live in a two story townhouse in a nicer part of Arlington Heights (which I now live in thankfully) is absolutely absurd and ridiculous. PS: it's in walking distance from a *c_ke* bar. I would've really love to know that before moving here. I mean seriously, who has a different fake security company sit around for a couple hours at night? I never saw the same one twice and at times there wasn't even security there in general. Honestly, why do you think they had that security, oh wait it's because of that *C_ke Bar* and all the junkies who stager over and sleep in the parking lot. Hope that helps those interested in this place find somewhere else.

    This place is going downhill!!! I have been here 5 years and…read morethe grounds are a mess. The garbage booths and pet stations are nasty disasters. The pet stations are tended to about once a month. Never any poop bags and the garbage poop just overfills (imagine that in summertime!). They send out notices for residents to pick up after their dogs and not rely on them for the poop bags. Really?!?!? What happened to "pet friendly community"? People have bad and busy days and don't always remember a poop bag. This is a pet friendly community, but it's not pet welcoming by any means. It's only friendly amongst other dog owners. There is NO bark park, no pet wash, a few poop stations without the bags (most of the time). They are VERY into their "Events" here!! They consider having a food truck visit the property about once a week (front of leasing office) as an "EVENT". Something indifferent and unexciting to look forward to every week. I have given suggestions and they all just go over their heads. They act like they'll do something about it by sending out surveys or collecting suggestions from suggestion box, but NOTHING is ever done. During the summer (since covid) the pool area has the most limited pool hours AND DAYS I have experienced in a apartment community. It's ridiculous. Expect the unexpected with this amenity. Notice after notice that they have the pool closed or early shut down. They claim they are short staffed, but really, they just don't want to hire another employee. I have worked and lived on properties where they didn't have a staff member "watch the pool". They just posted signs accordingly. You don't need a life guard or pool watcher on-site! The office staff are nice, but they don't work hard. They never are working when I walk in. They are all just chatting amongst themselves and seemed "too relaxed" the rest of world since covid. Customer service has gone down the drain every where in the world, and that includes this property staff. They don't pick up the phone or listen to their messages in a timely manner and then when you mention it, they apologize and come up with a good excuse. I had to go into the office and have this conversation with them because they never did return my call. The rent is luxurious no matter which apartment you have- standard or upgraded. The standard apartments are so outdated, that your countertops are chipping as soon as the 40 year sealant wears off (they never look clean! ) and cabinets/drawers are shaky, and you gotta love the POPCORN ceilings and walls. I will admit The upgraded apartments are very nice and trendy. But you're paying for it. You pay for the amenities here, but half-arsed. Go look at the gym, it's something from behind the times. Appears to be clean, but the years and years of use on the equipment doesn't make me feel confident stepping onto a machine. Nothing luxury about that! Cyber lounge is decent. But it doesn't get used to the fullest. I wonder why. Lots of ALERT notices will go out about locking your car lately. But when you complain about the squirrels getting under your hood or under your car and causing them to do damage to your vehicle electrical parts they don't do nothing to combat the problem with the garbage. They got a few new garbage booths, but all they did was make it bigger area for a bigger problem. What's great about this property? Great location, fast acting maintenance service people, floor plans, in unit laundry, nice neighbors, and if you LOVE FOOD TRUCKS, they got you covered on the weekly. It's not worth it here any more.     It's mostly about your money…read more I lived here for 3 years and here's my honest feedback. Good Things: 1. Location - close to Metra, Jewel and downtown Arlington Heights. Lot of restaurants to choose from. This is what you're mostly paying for. 2. Quick maintenance - I only faced minor issues with the apartment that was promptly resolved by the maintenance staff. 3. Social events - The management organize events (free pizza, stream big games) for those who want to socialize. Bad Things: 1. Only heating or cooling - The building can only heat or cool, not both. So when the weather is changing, this can be very inconvenient especially if you're working from home. 2. Paper thin walls - You can hear EVERYTHING your neighbor does. I'll leave it at that. 3. Not the most helpful staff - Yes, the staff are friendly but that's unless you have a real problem. My mail got lost twice and the staff did nothing to help. They basically put their hands up saying check with USPS, while USPS said check with your building. Staff said they would ask the mailman and follow up, but nothing like that happened. 4. Moving out charges - I had to relocate for work and broke my lease about 2.5 months early. I did the exact same thing when I relocated from Philly to Arlington Heights 3 years ago. The difference? Hancock took all the rent despite me not being there + a ridiculous cleaning feeing fee. How much did I pay for the other relocation you ask? $0! The rental agency in Philly asked me to find another tenant and would only charge me for the time that the apartment was empty. Fair enough. Hancock offered nothing of the sort, just wanted the money and that's it. I'm ok with paying the rent money because I signed a lease but if they cared even a little bit about their tenants, couldn't they just have taken the cleaning fee from the rent when I wasn't even in the apartment? So yeah, they just want your money. 5. Rent & lease term - Only keeps going up and gets longer. Don't expect any friend prices here.

Rent it way too high for these tiny apartments and being forced to listen to your neighbors. In response to management's comment below, I wish someone had told me about the music and noise issue before I had moved in, even though I asked Isabelle specifically about it when I toured. I'd love to go to bed right now at 10:30pm but I can't with the bass bumping through the wall.

First off, when you first get approved and are able to check out the demo apartment you will probably love it and what not, but that's not what you're getting though. The demo shows the upgraded units however you may not get one as they are occupied.so why show something that isn't even the actual unit one will be getting? When you move in you have a checklist to fill out with any details or damages you may see or find but that's just to let them know about them. When you have an issue, whether is a closet door not closing or jamming you call maintenance but all they do is just literally lift the door and that's it. The issue comes back the same day. Issues "fixed" are not permanent just temporary. Is this what you want? Also the air vents are letting a lot of air escape therefore not flowing properly upstairs. Who installs an air vent right by the entry door?? Of course you're gonna be letting all the cold air out every time the door opens.just terrible planning when they made the units. Additionally you may need a lot of lamps as there is only 3 light fixtures on the whole apartment not including the two bathrooms lights. The closets do have lights but they are not bright and location of lights are bad. On the snowy days, maintenance don't even start plowing until after 8am, most people leave for work earlier than that and the whole parking lot is just an iceberg, I've seen people fall due to the area not getting plowed. Almost as if maintenance wakes up late for work. The headache to just get a response from the office is crazy. 3 girls in the office and only one of them knows her stuff. The apartment has old showers, the sink in the master bedroom constantly has mold growing in it and they have blamed me for that, apparently I was suppose to clean the mold too that constantly came back even though I showered the whole cubicle with bleach!!!! They took away our security deposit and they have charged us 900 dollars so they can replace the carpet. It's absolutely disgusting how they have sucked out so much money from so many people. I wish I had known this before. Don't sign a lease with this apartment complex. They've given me no choice but to pay, or a payment plan. They've also asked me to pay a cleaning fee!!!!!!! When I cleaned the whole damn apartment before moving out. Absolutely disgusting. Even in this whole pandemic this company has the audacity to take so much money from people. I am so outraged.     ANT INFESTATION Been living here for 6mo b4 seeing any ants…read more First glance of baby ants was from a hole in the wall by the dish washer. Cleaned and moped kitchens as usual no problem. A few days later woke up to an army of ants from outlet stretching from carpet to ceiling. Pictures dont show just how bad it was. Exterminator came out that friday and sprayed. A few days go by and this time the flying ants were in the carpet by the bathroom, the hallway light by bathroom, the eating area outlet and from a hole on the same wall on the step down. Exterminator (2nd time) had to come out on friday again and even he was surprised the first spray didnt kill them so he brung a stronger spray and used liquid bait on the outlet. As Expected then ants came out in even more in numbers but they died off. Well some did but i kid you not they were out like a 80's party. Even had a new location which was the front room outlet under window and on the wall and window...Everyday for the past month we had to vacuum these ants up and vacuum the carpet as the house is as clean as it should be. Now may be thinking that ants come out for smell, food and dirty house. Well nope, ants was no longer on kitchen floor after first sight. I dont kno why exterminator has to come out every friday but he does and still waiting on maintenance to fill the cracks in the wall.. When we first moved in we expected to be shown as the display but wasnt bc we had to get new stainless steel appliances and they had the audacity to say they had to charge us like we were told we would have this but thankfully they didnt. They changed out the old worn down appliances and in came the new. Also said place was clean but you know you always clean the new place but yea that kitchen was filthy, oily and so much residue (b4 appliances came). Kitchen lights should be on ceiling or on wall above mirror and im 5'10 so i shouldn't yell have the lights shining in my face every damn time.. Could have also been a better sink with more space..Uhh other reviews said bad management and a coworker told me he only heard nothn but bad management for this complex and the one next door

    Living here was my first apartment in the suburbs, and I would have never thought that I would be…read moretreated so much worse than any of my tenant experiences in Chicago. My advice to anyone is to take the time to read through all reviews, and make an informed decision. During the coldest temperatures this past winter, I had no heat. It was less than 30 degrees in my apartment for several days. The first time I reported it, the maintenance ticket was closed with no update. The second time I reported it, I received several different reasons which ultimately landed at no resolution and I had the option of moving into another unit. They acted as though they were doing me a favor by offering this, and by granted my request to not have a penalty move out fee. I ultimately chose to part ways with Gates of Deer Grove because I didn't want to spend money moving at the risk of having the same experience twice. They refused to waive my final rent payment (which was only $459.92), and told me that they already waived the penalty move out fee... when they are the reason I had to move out. As part of my job, I oversee two departments that are responsible for resolving customer issues and providing stellar customer service. I have NEVER experienced this level of disrespect and incompetence.
