My experience as a Vice President of our HOA for five years has been a mixed bag. We have had terrible representatives and we have had great representatives (Thanks Shannon) and my take is that your experience will depend on the person who manages your neighborhood. As one of my neighbors has mentioned in an earlier review, we haven't always had a smooth experience with WD, but as a member of the HOA board, we did a lot of research and found that several of our nearby neighborhoods had dropped WD, but come back to them after trying several others. You will see a lot of negative reviews, people tend to complain when things aren't great and not say anything when they are good - it's human nature. My recommendation is that WD could stand to improve, but overall they have been good when we had a good rep, and not so good when we haven't. My SUGGESTION is to demand a different rep if you see signs that you have a poor one, and leave if they won't change your rep. But if you get a solid rep, WD overall can be a good management company to work with for a neighborhood. A couple of relevant facts... our neighborhood is on the smaller side - with 90-100 homes. That affects everything - especially contractors, many of whom do not put their best foot forward with small contracts like ours. Also, WD is one of the lowest cost items on our very transparent budget. The HOA board publishes the budget every year and it is accessible 24/7 online. It is startling how much we pay for a pool company that does the majority of its work 3-4 months of the year, and a lawn care company vs WD and their relatively low cost. In closing, while it shouldn't matter who your representative is, unfortunately in our world today, it does. Make sure you push for a different/better one if you are dealt a bad hand and WD can be a good company for your neighborhood. read more

Horrible mostly non existent customer service. If you like being transferred to voicemails who don't return calls or hang up immediately this is the company for you! Extremely poor service, refuse to release names or contact info for your Board of Directors, always refer you to their website, and don't do their jobs! William Douglas Management company and our assigned community manager are the worst! Last year our common area incurred extra costs for water usage in excess of $1000+ b/c a water leak lasted for weeks.. and there was NO action/response taken by our community manager. Once she was finally forced to act, a homeowner finally got the water turned off. However she failed to 1) contact a plumber to get the issue repaired. 2) failed to contact re-wa to ask for an amendment to our billing b/c of the leak for weeks wasting tens of thousands of gallons of water.3) charged our HOA for late fees on this overage billing b/c they are now using a third party billing system and they FAIL to ever pay any of our vendors/ utilities on time!! As a homeowner I am outraged! I spent weeks trying to get that issue resolved last year ( 9/22-10/22) and countless hours.. emailed, called, went in person. Etc. Fast forward to this week 10/23/23... This same pipe is leaking again.. ( b/c it has not ever been repaired) has been for over a week so far. Other homeowners have taken charge to resolve it this time.. but so far to no avail, to include our HOA board members. How is the individual community manager still employed? How is this company ok with doing business this way? How are the homeowners responsible for the LATE fees the management company has incurred for FAILING to pay our bills on time b/c they chose to outsource? Unbelievable!! William Douglas in Mauldin has been our PM for the last few years. They are hands down the most unprofessional and unknowledgeable group of people I have ever met. Our previous association manager Jessica Young used to gossip with homeowners about other homeowners. She would frequently call me and read me the text messages from other homeowners that she received. I don't believe it's appropriate for Jessica to be texting with homeowners. This is not a small community - we have 600 homes so far. Jessica would say "I love you" to one of the homeowners she became friends with and that homeowner frequently used her friendship with Jessica to cause problems in our community. Jessica caused a lot of drama in our community and eventually had to be removed from our account. Our new association manager was friends with Jessica and did not want the account move to happen. As a result, the new manager failed to complete any work or respond to any requests by board members or community members. She left our community in disarray and caused a lot of issues. Most importantly, she failed to file the proper paperwork with the state, resulting in our HOA being removed from good standing and later dissolved by the Secretary of State and Attorney General's office. This was only fixed after a homeowner noticed it and brought it to WDM's attention. After that, the board chose to fire WDM. Within hours of the termination email being sent, employees from WDM leaked the termination information to a homeowner who is not on any board or committee but who has an unprofessional friendship with our previous association manager. When confronted and told to stop sharing info with this homeowner by the board, Jessica young's response was not to deny that she had done it but essentially amounted to "you can't prove it was me," which is, again, incredibly unprofessional. The leak of these private board actions before the board had the opportunity to share that information with the community has resulted in community wide chaos, arguments, distrust of each other, and calls for physical harm to board members by angry homeowners, including threats to show up at board members' homes to confront them over the misinformation that was leaked. WDM in Mauldin has no oversight and there is no way to remedy their behavior. All of the women who work in the Mauldin office are friends with each other and cover for each other's unprofessional conduct. It has proven nearly impossible to contact anyone from WDM corporate. DO NOT HIRE WDM TO MANAGE YOUR HOA! They are not professional, untrained, unknowledgeable, and will leave your community in chaos and shambles like they have ours. read more

If I could put 0 stars I would. My husband and I just purchased a home and this company runs the HOA. No one responds to emails or picks up the phone when you call. We have been trying to get approval for a fence and it's almost been a month and we haven't gotten anywhere with it. We have called multiple times and no one answers. We think they have blocked our numbers and won't answer our emails. Guess we'll just have to show up at their office in person just to have some sort of communication. read more

I would never buy a house with an HOA again. Especially with William Douglas. I have put up a $7000 fence; I sent over the guidelines of the measurements and they confirmed so we put it up. Then they sent me a letter after they approved the fence saying it was put up wrong. I felt like I was being harassed because there's other people in the neighborhood whose fences are super close together and are not sharing fences. So, I told the lady in the HOA that and she said to worry only about my fence only but I feel that as a community we should all have the same rules. I had to pay extra $1000 to move my fence and I don't see anybody else in the neighborhood having to do that so I feel like I'm being harassed. Also, when we first signed the house it was $150 a month in HOA now it's 165 a month so will you tell me that if next year will it be 190? 200? How can we afford this. I thought the more houses are built it could lower the HOA? Now it's just getting higher. It makes it so hard for first time buyers especial young ones!! Definitely learned my lesson!! read more

Unprofessional Late Fees and Extra Home Owner costs due to mismanagement of an HOA by William Douglas. William Douglas Management was contacted on 10/23/23 at 9:10 a.m. and again after 3:00 p.m. regarding an ongoing water leak along the fence line of The Valley at Tanner Estates. Messages were left with the secretary for Lisa Van Volkenburg and it was communicated that she was aware of the problem and would call back. On 10/24 Lisa at William Douglas was contacted again due to no response. There has been no response via phone or email as to a resolution of this problem and as of 10/24 the water is still running. It is my understanding that other homeowners and the HOA board have also contacted her with no response. The reason behind the concern and review is to let others know of a situation that occurred last year along with trying to prevent a reoccurrence this year. Which is that our neighborhood incurred additional cost due to a water leak that lasted several days. Lisa our property manager made no attempt to contact Re-Wa/Greenville Water last year when we had a similar leak. The water company would have amended the bill had the management company contacted them as requested in 2022. On a separate matter, William Douglas utilizes a third party to pay our utility bills. Our bills were paid late and we incurred multiple late fees. William Douglas did not offer to reimburse the late fees or request a refund from the company they hired to handle our utility payments. At this time, we are currently reviewing additional avenues to reach a civil resolution. read more

A driver crashed into a community area tree that fell into my yard. It blocks the path between the front yard and the back yard. The yard is not in my control (a stipulation clearly outlined to me when I bought the property). It has been 2 months with myself and my tenant asking repeatedly for the HOA to clear this tree or at least give us information. Crickets. Personally I have been involved with a couple of other Home Mgmt companies in the past and have found that Wm Douglas Mgmt is quick to return communications and are thorough in their responses. Property Management and the HOA Boards they serve share one challenge- you can't please everybody. Much of the management company's capability is controlled by the HOA, its budget, and responsiveness of the community's HOA board. Our experience with Steven DeHart continues to improve as he adapts to working with current direction of the board. Past concerns of communication and follow-up are being overcome with Steven's increased focus on those issues. Major issue is something Steven has little control over, the WD website. Neither intuitive nor user-friendly, the website finished dead last in a recent survey of community opinion. read more
