Their personnel who goes over financial applications has to be the worst. A different person checks them everyday so you will get a different answer each time. Giving a response 6 months to a year after people have already had to deal with the disgusting conditions in which you maintain your properties speaks volumes. All Wilhoit cares about is money and having to do the bare minimum in repairs. Here is some food for thought, if you as a company cannot maintain the properties you already have ​stop buying them. Your failing as a company and there is a big shit stain on the Wilhoit name due to the countless negative reviews on multiple properties in multiple states. I am so glad to get out of there. I also work in home care and I work in 2 of the 55+ communities and the way I have seen management bully these elderly people is disgusting and Wilhoit as a whole should be ashamed of themselves and ashamed that they employ individuals with such a nasty attitude and such a disregard for people in general. They constantly do not listen to their 55 and older communities. They never answer their corporate number and if you leave a voicemail, they send it back to the property manager even if the voicemail is about the property manager. Lisa Thomas at Briar Creek Villas is Belton, Missouri is a horrible person. Verbally assaulting and charging at residents. Lisa Thomas constantly threatens these residents with lease violations or evictions. Kim Brower the Regional Manager does nothing to help these residents she willingly lets them have no hot water and no air-conditioning in the summer. You call corporate and never speak with an actual person it's always a voicemail that in turn gets turned back into the property manager. nothing ever gets resolved. The most unprofessional, inconsiderate establishment I have ever dealt with. I am disabled and my mother is as well, and I believe we made a terrible mistake moving here! Our apartment wasn't even ready or liveable because they failed to let us know that our apartment wasn't ready until that morning of our move in date after driving 3hrs with our U-Haul! It was either move in or be homeless!!! We have been living in a stressful Dirty, HELL in this place and they have been less than compassionate and refuse to compensate us in any way for their huge mistake! They told me well, you have a roof over your head!! Well if I wanted to move into a construction zone I would of just done so!!! This has been very stressful on my mother and I and we both have health problems and this is the last thing we needed to be dealing with! I would never rent from this company again even if it were free. The Joplin location on Newman road had an infestation of roaches, which I begged them to take care of (they did not). My daughter has asthma and horrible allergies. She kept getting sicker and sicker. I finally told them We had to leave. I did not have much longer on the lease but the management told me it would not be a problem. Around a year later, they turned me in for collections for breaking the lease. My apt. was shown to the investors because I kept it so clean. I sprayed and sprayed but to no avail. I pulled out the refrigerator and millions of bugs went running. They told me they could not fog the whole building because not all the tenants would agree to it. The management at the time were more worried about laying out by the pool when it wasn't green, then taking care of business at hand. I was never late on my rent. They ruined my good credit. This is the worst Property Managment around. Not even worth a 1 star rating. Where we live we do not even have an on site-Manager. When they are here the doors are locked with the close sign. Phone calls not being returned and very much lack of commincation. I would not advise anyone to rent from this Managment Company. Absolutely awful. Started application process in April. Had to redo twice due to expiring because paperwork took so long to process in office. Told to give notice to current landlord only to find out that application had been rejected the day we were to move. The manager didn't even tell us she would be out of the office when my husband was to meet with her. We jumped thru every hoop. Supplied information, signed numerous affidavits, just so the manager who was supposed to work with us was not truthful and left alot to be desired. When we asked for an explanation she put us on speaker phone and said it was in corporate 's hands to get our money back. She then hung up on us. My husband was not rude to her but wanted answers. The temp workers told us more and helped us more then the regular staff. The part time office staff was kind and treated us courteously. I would not recommend this group at all. read more

If i could give them "0" stars, I would. They are complete liars. They falsely advertise amenities and unit features and try to remove them when you call them out! They are scammers. They literally lied and said none of their units at Argenta Square Apartments have laminate flooring but came back and offered a downsized unit with laminate flooring! They said all units have a patio or balcony and then change the website to state "select units" after I questioned why mine didn't have either. Visit the complex to see how it REALLY looks. Don't let the beautiful photos online deceive you, these photos are several years old. The complex is literally falling apart and the stairwells should be condemned! Most of these units haven't been updated in over 15 years, and they lie about the ones that are updated! My sister lived the Birchwood Villas a 55+ community in Manhattan, KS. She lived in the community for over a year and half and paid market rate. She died May 9, and we were told by Suzanne Perez (reported facility manager) on the exit walk through that the initial deposit of $200 would be refunded as there was no damage to the property. BUT HERE IT COMES........We were recently notified with a letter on 6/1/2018 that the $200 deposit would not be refunded as it was their policy not to refund the deposit if the lease was broken. I DO NOT CONSIDER DEATH TO BE A BROKEN LEASE. While this is not a large sum of money, I feel this is a loss of integrity and there are many families that may depend on these funds after a family member has passed away. I am more concerned with the integrity aspect of saying one thing and then later doing another by a letter and with no real reasoning as the $250 deposit for a pet was refunded less the $150 carpet cleaning. Absolutely DO NOT rent from this company. My elderly mother moved into her house the first of August 2017 and her AC is already out. Of course it happened on a Friday and so we had to call and leave message after message both to Route 66 Landing (which is always a pre-recorded message ) and Wilhoit Properties from Springfield. Finally on Monday I was told that all we can do is leave another message with customer service and someone will get back us...no time frame. The local Property Manager quit immediately after my mother got moved in and the temporary maintenance person left shortly after. No one left an emergency contact phone number so if the place has a water leak or anything else I guess she's just out of luck. I've never seen such bad management for a place of residence in all my life. Plus as soon as Mom got keys to move in we could tell that all the company is interested in is the money. I'm not a contractor by any means but even I noticed the shoddy workmanship...sloppy drywall, loose electrical outlets, (some of which aren't even working...and this is a new build, with my mother as the very first occupant!) The ground is sloped and the house built up higher because it flooded a few years back. I understand this but the contractors didn't even pack down the dirt so when you go out to water (which we are supposed to do because they just threw straw down instead of planting grass seed) it's like stepping into quick sand and the AC unit is on top of this unstable dirt also. I'm just wondering if we're going to see it float by if we get a lot of rain at once. My mom is unable to do the watering so I'm going over there a few times a week to do this and set her trash dumpster out on trash days because she cannot go up and down the slope. These are just a few issues with this BRAND NEW dwelling but hopefully you get the idea. Look elsewhere for rentals!!! These I would not recommend to my worst enemy!!!! A 1 star rating isn't even good enough for these places but guess I had to or it wouldn't post. read more
