I hired Joe to manage two of my rental units. During the time he was managing the properties, communication was very inconsistent and there were repeated delays and excuses regarding tenant placement and updates. Rent payments were also frequently late, which created ongoing issues. After I terminated the management relationship, I requested the return of the security deposits for two units that were held during his management. Despite multiple follow-ups, I still have not received those deposits back. I have been told several times that the funds were "sent," but nothing has ever arrived. As an investor, this has been extremely frustrating and has caused unnecessary financial and operational issues. My advice to other investors: be very careful, document everything, and verify how security deposits are handled before working with any property manager.
