We knew John was the right agent for us within 3 minutes of our first conversation, because he really *listened* - asking clarifying questions and confidently integrating what we'd already shared about our preferences into his recommendations. John and Katie helped us broaden our parameters for neighborhoods, and made viewing appointments with super-quick turnarounds when we were able to fly to Chicago on short notice. They took the time to drive us around our target neighborhoods block by block, pointing out restaurants we might want to check out, which areas might experience too much train noise, and which types of facades were known to deteriorate quickly. They showed us a variety of property types so we could get a feel for all the options on the market, and they had an obvious depth of knowledge about construction processes and materials, neighborhood strengths and weaknesses, and reasonable timelines for each step of the process. When we found the place we wanted, they set achievable expectations for negotiations and secured us an accepted offer below asking. As a buyer, Jim was both ready to take the lead with regards to finding places to show me, and taking me to places I saw online. It's a good balance. I imagine that buyers these days mostly need their agents for the paperwork and touring anyway, and he appreciates that. The process was easy. The selling process was harder, but I think I made it harder for myself. There were a few flaws with the home (just small things, like it needing to be painted, etc.), and he suggested staging it. I balked, because that stuff is expensive, and he accepted that and did virtual staging instead. However, when it didn't sell for a couple of months, I agreed to staging...and I had a good offer in less than two weeks. Maybe I would've gotten an offer anyway, but his advice on the staging definitely seemed to be worthwhile. He made the paperwork on that side SUPER easy -- which is great, since I had already moved out of state -- and even sent me a small, delicious gift to celebrate my move. I doubt I'll be back in Chicago for anything but visiting, but if I did want to buy/sell there, I'd definitely look Jim up again. It's also worth noting that the Dream Town office is stocked with my favorite soda (Diet Dr Pepper, in a can), which is a plus in my book.
