He came recommended to us by a friend who had also bought investment properties with him and our purchase and subsequent sale was smooth. He found us a buyer while it was still tenant occupied. During the 4 years we held the property, and compared with other property managers, we didn't feel that his services were worth his fee. We opted for the hybrid fee model yet we ended up doing most of the communicating with the HOA and the renter ourselves. At the end of the day, his relationships are with the sales people of the builders, and once they transition to the community's HOA, James had no contacts and just told us to handle ourselves. We felt that we should've gotten higher rent for the property and better tenants. The first tenant he found wanted to break the lease and James didn't really know how to handle that other than to talk to the tenant. As a lawyer myself and from experience, I knew how to take legal action and drafted the proper paperwork myself. The second tenant he found was fine except he kept contacting me directly because he said James wasn't handling his concerns. Tenant eventually asked me to just renew his lease without James because it was easier that way. Since neither landlord nor tenant felt properly taken care of, we just decided to offload the property and exit the GA market altogether. Chalk it up to lesson learned and to stick to the market that we know personally. Furthermore, he left my phone # on GA public records even after our sale so I get calls and letters weekly from GA flippers looking to buy the property we no longer own. Fun. Lastly, he kept asking me to write a positive review for him on BiggerPockets while he had only just started managing our property. Didn't make sense to me as his job had only just begun and anything could still happen (and did). So I'm now writing an honest and non-emotional review 5 yrs later to present the full set of facts. I would strongly advise not to do business with this company. They are very quick to fine their residents and what makes it worse they lie and distort the facts. We have caught them in numerous lies. Good luck trying to get anyone on the phone. Bailee, Becca and Sandy have done nothing but harass our family since we bought our property over 4 years ago. We had tenants living in our house for the first 2 years and the roof started to leak while our tenants were living there in the first year. We tried to contact them all but they barely responded with emails or call backs. As the roof leak became progressively worse we pleaded with them to expedite the process due to the leak getting extremely worse. They told us it was a 6 week process for the Board to approve this. The roofing company could not believe they were slow walking this process. The roof needed to be replaced immediately as it then turned into an emergency. The roofing company said they never saw anything like this before and told us that they needed to drop off the supplies and get this fixed quickly before we have a roof collapse as our tenants were living with buckets of water. I told the roofing company to proceed immediately to protect our investment. The next day the roofing company dropped off the supplies in our driveway. The following day we got numerous calls and emails from the association that we were going to get fined for starting this replacement without approval from the Board. So we proceeded to call the insurance company and they told us to proceed with fixing the roof immediately. They also told us to contact the association and let them know they would be responsible for any damages that occur from this point on. The next day we got phones calls from Bailee and Becca stating the association has approved the roof replacement. Through out the whole process nobody would return our calls but once they found out the insurance company would hold them liable everything got resolved within 24 hours. They have also fined us for a number of trees that were previously approved. They lie and distort the facts to appease the Board. I'm not sure if they get kick backs on these fines but at this point I wouldn't be surprised. Our team of lawyers will ultimately find out if so. There is a reason why their reviews are so negative and carry a 1.4 rating. I'm in the process of filing a harassment lawsuit against this company for numerous violations of our rights.

Full disclosure: I wouldn't know who Integrity was if not for the lack of professionalism of one of their property managers, Laura Lazar. I now feel compelled to share my experience so that others will know exactly what they are getting with Integrity. This management company would ultimately be an extension of your association and can shape the way your constituents feel about their neighborhood, HOA, and even their home. There are too many reputable property management organizations out there to risk one of your owners or tenants being treated so carelessly, distastefully, and unprofessionally.

PLEASE READ THE ORIGINAL POST BELOW ----------------------------------------------------------------------------------- DO NOT RENT FROM ARB! I moved into a home with ARB in late August 2017. Almost immediately, the plumbing was spurting and knocking. The floor flooded, the tub backed up with dirty water, the place smelled like sewage, and mold was found behind a wall. I put in notice to vacate in early September. The owner, Jawaid Naeem treated me with such disrespect. He treated me like I was his employee, giving my telephone number out to all of his subcontractors to schedule and monitor repairs (I had to even take a day off of work to have the plumber come when it was convenient for him because he didn't want to drive in Atlanta traffic in the evening). He even told me when I was out of town that I "..supposed to be there", when no such arrangement had been made. He claimed I didn't pay for something that I clearly did and had the cashier's check to prove. Even after sending him copies of the cashier's checks and showing him them in person, he still tried to return a substantially lower amount of the security deposit he owed me on move out. It was not because anything was wrong with the house. I barely lived there because he kept a lock box on the side of the house with a code to a key to the house the entire time I lived there. I felt so unsafe, especially when the key got to missing. He blamed me for it. He didn't even remove the listing from Zillow or Trulia until weeks after I moved in (or the blue realtor box on the front door). I videotaped the move out and had a witness there videotaping it as well. He said there was nothing wrong with the property except the yard wasn't done, which would cost about $40. I took time off of work to go and pick up the final check (my security deposit of $1895). His accountant offered me a check of $600 and bogus explanations and balance sheets to excuse why I didn't have my full amount. I called the police and an attorney. After that, the accountant called to offer me another check for $1000. In an attempt to still swindle me, they claim they could charge an administrative fee of $200 at the end, thus exempting me from $200 of the security deposit they owe me. Do not walk, run away from this company. They are unscrupulous!
