Trashy Apartments not Luxury. I'm telling you right now - the good reviews are probably fake. This place is a dump - literally - dog poop EVERYWHERE. Office staff does not respond to phone calls. BS rules are NOT enforced. College kids live here and they party all the time and speed through parking lots. My teenage son told a woman to put her dog on a leash and she yelled expletives at him. The sooner I get out of here, the better. There are far cheaper alternatives in Pendleton when you factor in quality of living. Find them. This dump should be a last resort. read more

There aren't many options in Pendleton, but I DO NOT recommend choosing to live here. As other reviews state, it is overpriced and noisy. The management never answers the phone and you have to go into the office MULTIPLE times to resolve anything on your account. They mischarged us on our account for the first three months we lived there. The real kicker is that they don't return your deposit. I moved out in mid-July and it has been 56 days since and I have not received a single email, final accounting, or a check. When I call to follow-up, local management tells me that "corporate" is going to cut a check. However they will not provide me contact information to follow-up with corporate. The lack of transparency and communication is horrific. I am currently out $899. My husband and I were excellent tenants and left the property clean, with no damages. The headache of working with the staff here is exhausting. I tried to go leave a google review, however due to recent poor reviews there it appears that the management has "permanently closed" the business so you can't leave a review - this is the type of stuff I'm talking about. lived here for 2 years due to lack of better options in the area, can't tell you how many noise complaints I have put in over just the last year! multiple calls to Pendleton police over noise, trash from the up stairs neighbors (I live on the ground floor) all over my patio, not to mention them vommiting on my porch. I know that weed is legal in Oregon but the lease says no smoking on property at all. when brought to managements attention was told there was nothing they could do! This place is horrible to rent from. $1800/month is the price for month to month lease after an 18 month signed lease. $1800 for a 726ft 1bed 1bath apartment with a wall ac unit and baseboard heat. These apartments are worth what they price them at. Management refuses to answer the phone, dog poop is around every corner, sidewalks are filthy and the place already looks rundown. Utilities are NOT included. Water, sewer, and garbage is an added charge that fluctuates each month in addition to the normal electric bill. Not to mention they did zero snow removal this past winter which resulted in cars being hit from other vehicles coming from the top of the property to the bottom due to the steep hills. Parking is absolutely terrible among a list of other things. The only thing that allows them to say these are luxury apartments are the white quartz counter tops and oak vinyl flooring. I would love to help discourage anyone from moving here. read more

Living here has significantly impacted my quality of life due to persistent noise disturbances. Early mornings are frequently disrupted by loud blue mustang ripping through the parking lot like it's a racetrack. The thin walls offer minimal respite from the same noisy neighbor and his girlfriend. My attempts to address these issues with management are the only bits of silence I've gotten since these people have moved in. With rent increases looming, I find it impossible to justify the cost for this level of discomfort and neglect. I did not renew my lease and urge others seeking a peaceful home to look elsewhere. Especially avoid the back buildings if you are unlucky enough to find yourself living here. read more

I was labeled a robot and not allowed to leave a review on their website so I'll do it here and anywhere else I can instead. This is NOT luxury, do not sign a lease here. First, it took them almost an entire year after we signed a lease there to get the advertised pool and hot tub running. Literally two days before we moved we got the email that they'd opened it. GREAT. They fired the one woman in that office who seemed to care about her tenants rather quickly. We put in more than a dozen noise complaints about the people above us and all were ignored. I kid you not I could hear the guys urine hitting the water in his toilet from my bedroom, and could hear them set a fork on a plate in the living room from the kitchen. These are small, god ugly, non-functional apartments. Any kind of "upgrade" or maintenence they had done would only ever make things function even worse or just ruin them entirely. If you have a big rig feel free to park it anywhere, they dont care. If you dont live here, feel free to use any of the assigned parking spaces. Or SEVERAL of them. When we finally gave up on noise complaints and asked them to let us start a new lease in a new building, they said sure, therell be fees though and even though theres a dozen youd like right now, were going to call you in the next week to check one out. I waited a month, never got that call. A couple more months of no sleep and no word from the office, we decided thats it. We're done. We went up there again and told her we were going to be moving out asap, just need to find a place. She attempted to offer us a third floor unit in one of the new buildings, we said no. We found a new place, were just waiting on our application to be approved. I updated the office. She tried matching the rent the new place was offering us. I said they're getting us 2 bedrooms at 400 less than what we pay here for a 1 bedroom. So no. Again, when we were approved for a different location I updated her. We officially would not be signing a new lease. She said she'd be waiving any cleaning fees for us because of the inconvenience. Cool, save me a hundred bucks. Within two weeks, the noise had gotten even worse. We'd had it. I told the office I didn't care if I had to pay rent at both apartments until my lease was up, we were moving out by the end of the month. A FINAL time she attempted to offer me the same thing, lower rate, same crappy sales pitch. No. I've signed a lease. You could drop the rent by half and upgrade us to anything and I would NOT stay here. We've been out of that place for over a month and not only have I noticed she did in fact add the cleaning fee to our bill like she promised she wouldn't, but I STILL haven't received any kind of finalized due amount statement. These are NOT luxury apartments. The amenities listed either do not exist or are not available. They claim you only pay power for utilities. This is also NOT true. You'll get an additional bill for water/sewer/garbage. You can't use the "free" clubhouse without paying a $250 non-refundable fee.
