When you read the reviews urging you to not live here, please believe them! This is hands down the worst place I have ever lived and the worst management! The good reviews are from fake accounts created just to post a good review. Notice how they all have only posted one review... I called several times before my move in to do a walkthrough of my apartment and they wouldn't let me. The day I moved in the leasing agent called me at 11am (as I was packing up a moving truck) and told me I couldn't move in until 5pm that day. When I arrived at my apartment, the cleaning crew was still there cleaning the apartment and it was an absolute disaster. Both sinks didn't work, one was leaking, the toilet was clogged and filthy, the lock was broken on the front door, there were piles of dirt and dust everywhere, and I didn't have kitchen cabinets. The leasing office insisted that they had informed me I wouldn't have cabinets for a while as they were on back order. This was never communicated to me. I didn't get kitchen cabinets for almost 2 months of living there (and no concession for moving into an apartment that was not ready to live in). The management is SO incredibly rude. I have had phone calls with them where they are yelling at me and have even hung up on me before. Larissa, the old manager, was terrible, rude, mean, and never could answer my questions. The new manager, Mary, is not any better. They have never been helpful. The leasing agent, Francesca, argued with me regarding my rent increase and has never once been friendly or helpful when I have asked for help. She was also the one that insisted I was told I wouldn't have kitchen cabinets at move in. Not to mention they are always eating or on their personal phones when you go into the office to try to talk to them in person. The property is never kept clean. The garbage, dog waste bins, and mail trash is always overflowing. The amenities are hardly ever open and if they are they are not kept up with. The pool was closed for several weeks over the summer and the hot tub hasn't has water in it for months. When my lease was set to expire, they offered me a rent renewal for $300 more a month than what I was currently paying. Not only were they useless in helping me understand why my rent would go up so much, they listed my exact apartment online for $200 less than what they offered me. A giant SCAM. My lease expired on the 9th of the month, and they made me pay for the full month of rent despite only living there for a portion of that month. They claim that they will refund me the prorated amount, but I am not holding my breath. I could go on and on about the issues this place has. If you plan on living here, please also plan to have an attorney because this place is nothing but trouble.

This was by far the worst living experience I've ever had, and I've been bopping around apartments for nearly 10 years. The day of my move-in, I showed up and was told that they weren't done cleaning the apartment and asked me to come back at 6pm to get my keys (and they didn't have a mailbox key for me for a month). Upon move in, the AC was broken, the dryer belt was broken so the dryer wouldn't turn, the coax plug in the wall was broken, the shower curtain rod was broken (and I was never given a new one, I had to buy my own) and the apartment was still dirty. Then, in mid-September, my ceiling started pouring water a 3am during a rainstorm (I lived on the 3rd floor). The "emergency" maintenance came by at 8am to say there was nothing he could do about it now and gave me a bucket to put under it. It took them OVER A MONTH to fix the leaking ceiling with 0 aplogy and no updates on the progress unless I walked into the manager's office to ask when it would be fixed (which I did, about 5 times). At one point, I was told that I "should feel lucky" because someone else's aparment "flooded worse two months ago and it's still not fixed" by the woman at the leasing office desk. The pool was closed for nearly the whole season, and the hot tub was closed off and on for the whole year. The complex gym was disgusting and had lights hanging by wires out of the wall socket. The trash compactor was broken about once every two months and would stay broken for minimum a week at a time (and once for over a month). Meanwhile, you're paying at least $100/month in "community fees", $150/month for complex utilities, and they're emailing everyone threatening to fine them $75 for not leashing dogs while INSIDE the dog park. After rent, fees, utilties, etc. I was paying $1800/month for a 700sq ft dirty, outdated one-bedroom apartment that was constantly incurring maintenance calls, and I could hardly use the "ameneities" let alone take out my trash. After I turned in my move-out notice, I was called 3 times to ask if there was "anything we could do to get you to stay."

If you're looking for a sign, this is it. DO NOT MOVE HERE. The day I moved in, the front door was broken off the hinges, the blinds in the bedroom were broken, the dryer doesn't work, the windows in every room don't seal shut, the stove still had food crumbs on it, the floor had dirt everywhere, and the layout/finish of the apartment was different than the room they took us on a tour of even though they said the only difference should be the wallpaper in the living room. I lived there for 4 months before receiving a functioning dryer. If you sign a lease with Westcliff, you will need to budget in laundromat fees to your monthly cost. Because even though the lease states it comes with a washer and dryer, they are nonfunctioning. During my 12 months of living at Westcliff, the FBI showed up numerous times with guns drawn because of drug dealings and shootings. One person was shot 7 times and murdered, and Westcliff did not tell any of their residents about these incidents. I only know about it because every single time, police would knock on my door asking for a statement. Since moving out, they denied my initial application at my current apartment saying I never rented with Westcliff, which meant I could not prove I had any rental history for the past 12 months. I had to call the manager at Westcliff and argue with them to prove that I had indeed been a resident at their terrible establishment for the past 12 months. Then, two days after returning my keys, (one day after my lease ended) they informed me that I would be charged prorated rent for not returning them on time, despite giving them back before my lease ended. I was still billed for prorated rent and it was sent to collections because I refused to pay it. Despite not living there for two months, I continue to receive energy bills for entire months that I didn't reside there. Westcliff divides the utilities used amongst the complex such as water, trash, pest control, etc. I have been billed for these things for entire months I have not lived there. -It has now been 94 days since my lease ended, and after bugging the management multiple times via email, phone call, and in person, I finally received a copy of my itemized statement regarding my security deposit. They let me know that they didn't mail it to me because I never left a forwarding address, which is false. I was required to leave a forwarding address when I gave my keys back. I have received incorrect bills regarding the split utilities at the complex directly from the rental office at Westcliff, which means they do have my current address on file. I also updated my forwarded address through USPS. Every charge on the statement regarding my security deposit was wrongfully charged. When I moved in, I was completely blown away by how trashed the apartment was so I had taken pictures and videos of everything in the apartment. These pics/videos are obviously timestamped which will dispute every contradicting charge on the statement. I'm adding this into the review so if whoever is reading this somehow gets stuck renting from this business, you MUST video as much footage as possible, including while you return your keys and give your forwarding address. The time stamps are crucial. For those of you that don't know, landlords in Colorado are REQUIRED to provide an itemized receipt regarding your security deposit based on C.R.S section 38-12-103 which was created in 1971. Which means this is not new information. Some leases have an exception of 60 days. If you are not provided with this statement, the landlord is required to forfeit every dollar of the deposit. If you are wrongfully charged the statute says the landlord will owe the tenant 3x the security deposit plus court fees. Don't let this place scam you. Westcliff is very deceiving and there's a reason they have the ratings they do. Trust the ratings.

My fiancé and I applied to this apartment two months before our move in date. We were extremely excited about this place but should have been put off by the unprofessionalism from the beginning. They make you pay 500 for application fees that's non refundable. DON'T DO IT. We took a tour of an unfinished apartment and figured we'd be fine by move in, WRONG. After having to constantly reach out to them to find out what's happening with our application and just the process of moving in it was really starting to get sketchy. We had three different types of payments they told us to be paying by move in. At the end of it we were almost paying 5,000. We kept going with this. (Very dumb I know now) It comes to move in day and we finally get the keys after being told we wouldn't have cabinet fronts or new counters. That wasn't the only thing wrong... look at the photos linked. After seeing our apartment we decided to pull out. Moldy apartment...RUN RUN RUN RUN RUN!!!!!

I'm only giving a 1 star because we like the area and the apartment layout. It should've been an indication, but the day we were moving in, the apartment wasn't even done with the renovations and still had the old cabinets in the living room, the carpet wasn't changed and still had a bunch of stains, the paint wasn't finished and when they finally finished the reno, they left a large hole in the corner. Whenever we have questions for the leasing office, they never return emails or calls. We are getting charged 2x the normal amount on our utilities and there's only one garbage compact on-site so it is CONSTANTLY overflowing. We've only been here for a little under 6 months and we already want to move and are actively looking into a buyout. DO NOT MOVE HERE.

DO NOT MOVE HERE!!! Don't even know where to begin... so many things wrong with this complex. To start off we were toured on a completely different unit then we were assigned even though they insisted it was the exact same floor plan and finishes. Not a huge deal so we decide to live with it and get the keys.. upon receiving keys and walking the unit that was suppose to be "new" and ready for us was in HIDEOUS condition. Paint splatter all on the floor, dust everywhere, broken blinds, greased up oven, leaking dishwasher machine, broken dryer, unsealed windows causing huge drafts, mold in master bathroom... the list goes on. Put in numerous maintenance request just to get them marked as 'complete' when nobody came to actually visit the unit and solve the issue. Didn't have a proper working dryer for 4 out of the 12 months I leased here , requiring me to take my clothes and pay out of pocket for a laundry mat service. I then took the bill from laundry mat to head office asking to be credited for these little amounts since they couldn't provided the necessary repairs within a reasonable amount of time and was denied this credit and pretty much laughed at. Trash is absolutely disgusting and a health hazard. Have to walk your trash to the one single dump they have for a complex of 1000's of people. Trash gets overwhelming full to where it flows into the street, left out for weeks at a time. Once moving out it was an absolute mess.. turned in my keys early and moved out of this place was quickly as possible. The day after my lease finalized officially I received a call from complex manager stating I haven't turned in my key and will be charged a prorated rent amount everyday until it comes in. I had to call her back after work restating and explaining dropped all my necessary keys off weeks prior and she insisted on not believing me until she somehow magically found them and apologized for the situation. I was still sent a collections letter in the mail for the single day charged of prorated rent even though I had everything checked out and turned into office before hand. Not only is the complex dirty, staff unhelpful, but the community as a whole didn't feel safe. While I was living there swat team came to a unit nearby, as well as multiple shooting in my attached building that was posted and broadcast on the local news resulting in a murder. Blood splatter in hallway for weeks. Unsafe, keep children and family's away at all cost! Complex is an absolute disaster and I would never wish my worst enemy to live in this place. No care from staff, complex is a mess, amenities never work, hot tub didn't work once in the 12months living there, management looking for any way to upcharge you for more $$$. AVOID AT ALL COST! I have lived at Westcliff apartments for almost 2 years now. It's a safe neighborhood and good area to live in. The floor plans are spacious. That's about all the positives I have though. I was told I would be getting new carpet when I signed my lease. On day of move in, the manager told me they decided NOT to put new carpet in my place without ever notifying me. The office has a very high turn over rate. Most of the office staff are rude and passive aggressive. This place is far from luxury as the signs state, and charges way too much for what they actually provide. They went up over 10% on my rent when I renewed my lease. People do not pick up after their dogs, and half the time they aren't on a leash either and come running up to you. The trash compactor at the back of the neighborhood is constantly overflowing, its the ONLY trash in the neighborhood. The dog park is falling to pieces and has gotten worse since I originally moved in. Maintenance likes to close your maintenance requests even though they were never completed. Their 48 hour guarantee they advertise? Don't count on it. There is no point in complaining to the office about anything because they don't care, and half of the time don't bother replying back to you either. I left numerous voicemails at corporate too, and no one there ever bothered to call me back. UPDATE 7/23/19: Teri the manager at the office today told me to "stop talking" when I came in to talk about about a maintenance request not being fixed after 3 weeks(and I dropped by her office several times to mention it over the 3 weeks). She blatantly told me that other customers without AC are more important than bugs crawling in under my door and my AC seeping out below the door due to weatherstripping that needs to be replaced. I used to like her, but now? Uh no way. Sorry Teri, you aren't the boss of me, I don't stop when you tell me to stop, and you really should learn customer service.

The property already looks worn down despite being less than a year old, and after reading countless negative reviews about shady fees, poor communication, and unprofessional staff, I pulled out. Now they're trying to charge me $271 simply for "holding" an apartment for five days even though I never signed a lease or took possession. This is the exact kind of deceptive, predatory practice other tenants have warned about. Management is extremely hard to reach, dismissive, and clearly more focused on squeezing money out of people than actually providing a decent living experience. The fact that I turned down two months free rent should speak volumes. No one should have to deal with this level of dishonesty and disorganization before even moving in. I highly recommend looking elsewhere especially with reading all the horrible reviews from the current tenants that live on property.

You can tell when the island isn't level with the floor on all sides and by the way the molding at the baseboards is not worth the money you will shell out to live here. The staff at the front office and maintenance are always very kind and requests get handled at an urgent pace but this building has safety hazards hence the low rating. There have been false fire alarms multiple times a week, and on many occasions multiple times a day. One instance there was one at 6 a.m then again at 8 a.m. the SAME morning. This is extremely unsafe because 1. Multiple times it is turned off before the fire department gets here. 2. Not everyone evacuates after the mass amounts of false alarms. And 3rd for the animals and children that live in this building you are creating unnecessary stress that affects their health and behavior. Amazing location, nice staff, decent amenities (although they opened after it was already too cold to use anything short of the hot tub) but structurally unsafe especially for the amount of money paid to live here.

We've never had any serious issues, but any concerns we've had, we can just go to the office and mention it and the office staff make sure it gets handled. The maintenance staff are also amazing!!! After barn swallow nesting this spring, they not only pressure washed our porch to get rid of all the bird poo, they also put up netting so the birds wouldn't be able to come back!! The community spaces and grounds are well-kept and clean every time we use them (from the gym to the pool to the mailroom​). Overall, just an excellent community to call home!

My experience with Camden was far from great and it's very disappointing. First issue was paying…read moreway to much for a 1 bedroom apartment and they raise rent even more, wouldn't been so bad if they were consistent with the services that they make you pay for. For example 30 dollars is added to rent for a community fee for them to hire people to clean, in these pictures people leave their dog poop everywhere and it's so embarrassing when guest come over and they smell strong urine and smell and see dog poop all over the community. You pay 25 dollars for valet trash pick up and most of the time they skip the building or leave peoples trash in the hallways. Elevators are either getting maintenance on and if they are working they are disgusting, snot, hand prints and dog urine most of the time. Hallways never get cleaned just gets sprayed with cleaning spray to mask the smell and a lot of urine stains. Robert Sheppard "Bobby" works with the leasing team very very inappropriate and unprofessional with my girlfriend on the phone blocked her number from the Camden phone list. He has laughed at my girlfriend over the phone and hung up on her. We also had been sexually harassed by a man at the dog park and Camden did absolutely nothing about the situation just had a meeting with us telling us we shouldn't have defended ourselves basically. The appliances inside our okay. The vanity in the bathroom was super chipped, the floors were scratched up, the kitchen counters were super cracked, and the garbage disposal smelled like fish. That's when we moved in. This was just our experience everyone's experience is different. If you do decide to live here just think real hard before moving in. Lots of money and when you move in they will be asking for more money. Looking forward into moving to an apartment that's 1640 in a very nice community with the same luxury appliances with a better apartment team. Do better Camden.

I have now been out of this complex for right around two months and all I can say is leaving this…read moreplace is the best thing I ever did. I would give this place zero stars if I could and I hope this review helps any future residents more aware of how they treat their residents and the property. In 12 years of renting at different apartments, this is by far the worst complex I have ever lived in. At first I wasnt going to write anything when I left because this will be such a long review but if you're moving here, you need to read this because if I can save anyone else from living here then ive done my part. Starting with the move in May 2022, there is a 30 day guarantee that if you are unsatisfied you can break your lease with no penalties. I emailed the manager at the time twice and called the office to leave a message because we had already been experiencing issues and never received a response. At the time we had just moved states, spent all our money moving, and did not have a lot of money left over to do it again so we decided to screw it and we stayed since we were not getting a response and we couldn't afford to move anyways. From move in we experienced maintenance and property issues and they continued until the time of move out. From the get go of us moving in, the gates did not work, the firepit did not work, the pool and hot tub were out of commission and there was dog waste everywhere. After almost two years of living there, none of these items have been fixed. The pool and hot tub are working intermittently but we would constantly get emails about them needing to fix the hot tub again. It was raining a majority of summer 2023 so the pool wasn't used often anyways but if residents wanted to use it, it was a hit or miss on if they would be working. The hot tub I was never even able to use once. It worked for a short time period but more often than not it would be barricaded with caution tape and unavailable for use. We moved up in May and being from Texas where we were used to major heat, we did not turn the AC on until it started to get into the 90s during that summer. The AC did not work from the start and was out for 2 whole months before it was finally fixed. We were dealing with 100 degree days and had 3 animals in the house so it was miserable those two months. I was submitting maintenance tickets weekly and when I spoke with the office they were closing them out because they were under the impression the unit was fixed. We constantly had to keep the windows open and they did not even give us a temporary AC until the last week before it was fixed. The maintenance manager at the time (who was let go shortly after) told us that management did not want to pay an actual HVAC company to come service our unit and that is what was taking so long. After 8 weeks they finally hired PEAK to come out and I believe they had to replace the entire unit. Then later in the year when it started to get cold, we tried using our heater and the heater wasnt working correctly either. Even though we had it on AUTO the heater would not turn off when it recognized the set temperature and would run constantly. This also took about 4 weeks to get fixed. We did have COVID for a short time during the outage so part of that time frame was us not allowing maintenance to come by until we recovered. However, we were not sick the entire month and 4 weeks is still entirely too long to come and fix the heater. In November 2023, my sister's water pressure declined in her shower and we noticed some mold forming in the master bathroom. Maintenance came out and fixed the head in her bathroom but did not do anything about the mold we have reported. In December, we noticed our water was not getting very hot and would not last long. Then our water started to produce black specs from all the faucets in the unit but only when running the hot water and there was still mold forming in the tub. I submitted an additional ticket for the mold and water heater and when maintenance came out the first time all they did was adjust the water heater temperature up which made it scalding hot to the point I had to keep the faucets on cold so I would not get burned. This was the second time they had been called for the mold issue and did not do anything about it then either. And I will say now that I am out of the unit, I am no longer coughing, sneezing, or congested the way I had been and I believe I was getting sick from the mold they continuously ignored. Finally after speaking with the new property manager Patrick, him and the maintenance manager Val came to my unit to see what was wrong. This was only after I sent a long email to the office with my 60 day notice because they wanted a reason for our move out. Once I showed Val and Patrick the black specs spewing from the faucet, even Patrick said "wow this is much worse than i had expected". The facility is welcoming with lovely art and furnishings in the common area. However, more than the physical environment, you are welcomed by staff and residents. Since that first visit we were all welcomed into this wonderful community. Watching the community grow with Thursday gatherings, weekly events that appeal to different interests, the amazing garden and resident lead pot-lucks has made me grateful that The Avenues welcomed my mother into this community. The appliances are so cheap they are not worth fixing if they break. The kitchen cabinets must be the cheapest ever made, same goes for the mini blinds, all you have to do is touch them to make them bend beyond repair. They residents deserve better. They have worked hard all of their lives and gave up their family homes. The people who live there are friendly, intelligent , knowledgeable people but if you think you are moving into an active senior 55 and older community, be prepared, average age is closer to 75.

They told me everything looked great at move-out, then charged $350 for removing one piece of window cling. They sent my refund to a random address and failed to return the correct amount within 60 days. I'm now in a legal battle just to recover what I'm owed. Extremely unprofessional and careless. That said, the grounds were well kept and generally clean. Total lack of community events although they did try to bring in a food truck a few times. 2 stars.

The woman who works at the front desk was always rude to my partner when we lived here, and we…read morenever could figure out why. At first, I thought maybe she just had a brusk manner. Then, I saw her switch from speaking to other residents with open friendliness to irritation with my partner when she came to ask if there were any packages for us. She was always pretty neutral with me, so I don't know what the deal was. We kinda assumed she was just a homophobe as my partner is pretty butch while I'm straight passing, but honestly, who knows. Maybe we pissed her off at some point without meaning to. It certainly wasn't intentional, but whatever the reason, we always dreaded having to go pick up our packages. Glad to be out of there. Unrelated to that, they will tow your car out of the complex parking lot for all kinds of reasons even if your car is registered at the office as belonging to your unit. These including out of date tags, flat tires, and even window cracks. I talked to the tow truck driver once when I got in early in the morning to catch him towing a neighbor's vehicle and he said his company had a deal with management where Eagle's Landing gets a cut from each tow fee, so I guess it's in their interest to worry about their residents' vehicles.
