After searching for a 2 bdrm .place to rent in the Cleveland/ Elyria area. I came across Colonial…read moreOaks .I am more than satisfied with my lovely home . This place is beautiful! And affordable. I highly recommend anyone looking for a quiet place to live, please consider Colonial Oaks!

Moving into this YES community shows a beautiful swimming pool, nice grounds, and a playground for…read morekids. However, they failed to mention that the pool hasn't been in use for over 3 years! The newer trailers that they have been adding have been carelessly put in place, often breaking the foundation of the unit. This results in appliances, pieces of wall and door ways not closing properly because they were never installed properly. After waiting a year for a shed that was supposed to come with the trailer, the performance and care was extremely poor. A neighbor of mine has child who is wheelchair bound, yes communities would not build this for them and they were forced to spend their own money making a ramp to allow their daughter to have access to outside. They also just received the promised shed, 2 years later, which was carelessly put on the grass instead of the foundation that was poured for it. Another gentleman who is old hasnt had water in an extremely long time, no one seems to care to help this guy. I am a network engineer offering my time so this guy can utilize a shower and working toilet, why doesnt the community care? There is a super beautiful park by midway mall, i would recommend checking into those as they truly offer what they show. I will return to this post to show pictures, however, the women who are in the park never apologize, clearly itsnot their issue but they show no care in the health and happiness of the residents. A 9 year ol dwas just hit on the head in the park right by the office, never heard anything else of it? why wasnt this on camera? Pictures of the neglect of the park will follow. Thank you for your time and please take my words into consideration, it will help you make the right choice by avoiding a community who cares strictly about money, not the health and well being of the residents. Its a shame that they continue to keep the stereotype alive.

I moved in October 2025 and signed a 1 year lease, renting. I'll start with the pros:…read more- The trailer was brand new and clean and comfortable, and a good size for me as a single tenant. - Energy-efficient too as it used electric only so I never had to pay for a gas bill. Even when the temperatures were consistently over 90F in the summer my bill was only around $80-90. Central air, as well! - My neighbors are kind and considerate, and I feel like a part of a community. We look out for each other. - The owners have a generous 10-day grace period for late rent payment, which you can pay through a portal for convenience, and generally maintenance issues are addressed pretty swiftly. - The location is central, with easy access to 3 on-ramps to i480E and 2 on-ramps to i480W within a mile of the community, and plenty of shopping and fast food around. - The owners are making a concerted effort to clean up the community, removing abandoned trailers and installing new ones. The groundskeepers have been doing a great job keeping the grass and flowerbeds looking nice, and are willing to allow you to maintain your own gardens if you desire. That's about where the pros end for me. The cons: - When I toured, I was told that Anchor Tool & Die next door did not operate at night. This was patently untrue. They operate 24/7 and if the constant machinery noise wasn't bad enough, 5 nights a week, from Sunday to Thursday, they run a hydraulic press which literally shakes the trailer. They also leave their loading doors (which face the community) open always, so there's no drowning out the noise. I've suggested to both the factory and the leasing office to install a sound barrier fence like they put on the interstates, but have been shut down every time. - Rent at the end of my lease is due to skyrocket anywhere from 17% for another 12-month renewal to a whopping 22% if I went month-to-month. - When I moved in my unit was a new build, which meant the property hadn't been fully established in the city's electric system yet. It took me dozens of hours over a month to finally get the electricity bill in my name. - Parking was atrocious, as the lots are extremely small and driveways are on an angle, meaning you have to either do a 3 point turn or circle around the loop if you want to park. There's additional parking at either end of the community, but it's limited, and my unit was dead center. - There is only one road in and out of the community. Back in the spring, we had some gnarly storms that knocked down a utility pole, trapping residents in for several hours. The two halves of the community are split by an impassible creek so you can't simply go around the other way. - No one is ever in the leasing office when you want to go in to speak with someone in person. You either have to go in the brief 5 hour window they're open on Wednesday, or hike clear down to the parent office at their parent property in Olmsted Falls. - There have been some safety concerns regarding additional utility poles and other groundskeeping issues that never got addressed. - A problem for the future: the new Browns stadium is slated to be built across the street where the old GM plant is currently. There's a risk of the city pulling eminent domain or, barring that, potentially significant impact on traffic and/or trespassers trying to park in the community on gamedays. Would I recommend living here? It depends on what your needs are and what the community has available. - Absolutely do NOT sign a lease for any unit in the odd-side 100s, as those are backed up directly onto the factory and get the worst of the noise and the shaking. Further into the community the noise is not as bad, but I can't speak to the severity of the shaking. - The even-side 100s are all new installs, so you may face the potential issues I had with the energy company. - The letters side of the community (Units G##, H##, J##, etc.) are typically older trailers, so be sure to tour before you apply, as the leasing office are posting listings for that side of the community with pictures of my current place from last year before I moved in, which is potentially misleading. Ask them to see the specific unit you would be moving into. - Before you sign any lease, be sure to check what the increase will be at the end if you want to renew. The signing bonuses typically will not carry over, so the increase will be calculated from the standard rate, NOT from the rate that you signed at. Get it in writing if they are offering a fixed rate of increase. - The storage options are lacking, and you aren't allowed to hang anything heavier than a regular picture frame on the walls (no hanging shelving) due to the wallpaper/construction of the trailer. You will have to buy standing shelving, which eats into the already limited floorspace of the unit. This was fine for me as a single tenant, but may not be for people with many belongings or a family.
