This review is long overdue! After my husband and I decided to "break-up" with our realtor, we searched the internet and came across Wes' site and reviews, and decided to give him a shot. After all, he touted himself as "Mr. Eastbay" - an area where we wanted to buy our first home. We can attest to the fact that Wes is truly "Mr. East Bay" - he knows the neighborhoods, side streets, and short-cuts. While traveling from one open house to another, our first realtor (a person who boasted that the East Bay was "her place") would have to pull over several times to consult her GPS. Wes, on the other hand, knows the fastest way to get from point "A" to "B." Whenever we arrived at an open house, Wes was an active participant who would not only look at the house, he would hold up his iPhone flashlight to the areas of a room that most of us tend to overlook. What we're most thankful for is Wes' mindfulness: while my husband and I were busy taking pictures and videos, or talking about changing "this" and "that," Wes was looking at the scratches along a door frame ("The previous owner probably had a dog") or noticing items on the neighbor's yard ("There's a tricycle and toys on the ground, so there may be a few kids next door"). Wes is honest and when you ask for his opinion, he'll tell you sans sugar-coat - a trait that all first-time homebuyers need in an agent. Thank you Chuck S. for your review of Wes. With all these wonderful reviews I wondered if it was just me, but it isn't. My husband and I hired him to sell our Concord home based on Yelp reviews. And we agree with you Chuck that dealing with Wes is indeed a mixed bag. On the one hand he is knowledgeable and willing to do things that other agents wouldn't do. He was great helping us get our house ready to show. However there is one key thing that made us decide we didn't want to work with him any more. When we initially interviewed Wes he told us that we were going to do open houses two Saturdays and Sundays in a row from 12 to 5. I know this is longer than usual open houses but at the time it seemed great. The first weekend we canceled to do more work on the house. A couple of days before the first open house we received an email from Wes asking us if we would be open to having one agent present Saturday from 1 to 4 and a different one on Sunday. We were not interested. We already have an agent, why would we want someone we don't know and who doesn't know much about our house? On Friday, the day before our first open house Wes came over. I asked him if these other agents were there, when was he going to be there? His response was that he wasn't going to be there at all. It would be "a waste of my time". And basically the lock box would be on the door and folks could come by and look at our home. ... "a waste of my time" "a waste of my time" WHAT!?! ... "a waste of my time" Those were his Exact words! We Fired Him. In all my years dealing with real estate agents I have NEVER had one not planning on attending an open house AT ALL. Why help set the stage and not bother going to opening night? The whole point of an open house is that ANYONE can come in and look, even if they don't have an agent yet. A lot of folks believe that open houses don't sell houses, but we didn't have an agent when we found our home during an open house. So, we ended up canceling the open house with Wes. He offered to do it but his heart obviously was not in it. We went and hired agents we knew wanted to be there as they had asked if they could be there Saturday. They most definitely earned (a soon to be posted) 5 star rating. Here's the kicker: As tough as it was for me to put my foot down it was a good thing we switched. As it turned out as I was leaving on Sunday at 12:30 for a 1 pm open house a family who did not yet have an agent pulled up. And, of course, I let them in and showed them the house. When they were outside in the back yard I called my agent to come over quickly. And this is the family who bought our house! read more

I worked w/ Wes when I was looking to purchase a condo. Wes was my agent for Concord. Strong points for Wes are: He knows Concord like the back of his hand. He's flexible and doesn't mind you working w/ other RE agents in other cities (some agents want you to sign an exclusive contract). He will point out negative aspects of a property that you may not notice. Weak points: He asked me closing questions like "What would you pay for this condo?" when I wasn't even much interested in the property. He downplayed the negatives I saw in another property. Honest and puts in more than required. Here's my story. I interviewed two realtors with excellent yelp reviews. One was willing to list my condo for $99K but was already trying to talk me down on the pricing. Wes on the other hand, without probing on what I thought the condo was worth, suggested a listing of $110K. The first realtor suggested that I remove the pop corn ceiling and replaced the lighting in the dining area. Wes told me these are not issues that will cause the house not to be sold. Wes was referred to me by a co'worker in the firefighter department. He was very knowledgeable about the different types of financing, but referred me to a lender at Wells Fargo that was able to fund the loan (with Wes's assistance). I was unable to be on the loan since I had less than a year at my job so it was only my wife who was on maternity leave, a feat which if you ask any other lender is "impossible". My wife and I recently purchased our first home in Concord thanks to Wes Knapp. When we first sought out a real estate agent, we were looking for someone who would be knowledgeable, patient, quick to respond to questions, and who would make the whole process of searching for a home an overall smooth process. We found, doing initial interviews with potential agents, that many of them were pushy - some didn't follow through, or took their sweet time (days) in returning a phone call.
