I have called Summit Knolls home for 3 years…read more Pros: - Newer build (built in the early 2000s I believe) - Each unit has it's own front door to the outside... No walking through a crappy hallway to get to your apartment. - Washer and Dryers in each apartment. - small porch/deck with each unit. Not huge but you have your own personal space outside. Big enough for 2 chairs and a small table. - Dishwasher!!! - our 2 bedroom unit had 1.5 bath!!! (Can't go back to 1 bathroom after this!!) - "pet friendly"... They have a limit on pet size, yet, I have seen some bigger dogs that apparently got "grandfathered in." - close to stores! Target, Hegedorn's, Wegmans, Hobby Lobby, etc etc - can go for walks in neighborhood- THO, people drive like maniacs around neighborhood so be careful. Ugh. Annoying. - Mary, the apartment manager is great! - Maintenance was great. They were very prompt when you have an issue. - used to be an "adult only community" but younger folks are movin' on in, even young couples with BABIES! Negatives: - Old nosey neighbors who have nothing better to do but complain to management on you. Ok, maybe it was just the psycho that lived above us but come on! She was insane. Called management on us countless times for no reason. Was maddening! Yet, when we moved out, she SERIOUSLY said that "she'll miss us and hopes another nice couple will move in." - living on the first floor, it sometimes sounded like the lady living above was going to come through our ceiling. She stomped around and again, maddening. - NO POOL... When every other complex around has one. Boo. - SNOW REMOVAL IS TERRIBLE. I'm sorry, but it really sucks. I purchased my own shovel my first winter living here and definitely got my money's worth out of it. Some days they wouldn't plow until 2pm so those who have to go to work are S.O.L. Then to get home and have to wade through knee deep snow to get my shovel and clear my parking spot (because they mainly cleared one strip down the middle of the isle and left all the snow in the spots)... All the while, 8-9 months pregnant was AWESOME. Now that we don't live here anymore, I'm kinda sad. Grass isn't always greener elsewhere. Didn't realize how much I loved this place until we left. :,-(

Amenities feature: 24-hour workout room, below market parking ratio with U-Haul trucks lazily strewn about taking up resident spaces, and on-site property management that refuses to provide basic Wi-Fi to its residents due to a "dispute with frontier" forcing us to work from somewhere besides home. Couldn't imagine having this in the post-Covid era but here we are. Such an egregious misuse of everyone's time and money. DO NOT WASTE MONEY OR TIME HERE…read more Awful living conditions. If you had a problem living at Waverly woods in Webster New York or any of the corresponding Morgan properties I would love to hear what happened in your living experience. This was mine: Basement has been flooding for 5 years. We have put in numerous requests for it to be fixed and they just simply try to hide the problem rather than fix it and it continues to leak all of our stuff is gotten ruined and they won't offer us a new storage space in the basement. Therefore we have been basically unable to use that portion of our apartment for the five years we've been living there as a continuously flooded. We have video footage of the flooding as well as numerous pictures and email correspondence throughout the years. If you would like to see these emails or the video please let me know I would love to share with anyone so that you don't have to go through it we went through! Apparently we were smoking too close to the building. The claim we were smoking inside but we never have in the 5 years we lived there and never got any complaints up until this recent year. They claim to be a smoke-free residence because they have a smoking related paragraph in their lease, yet there are no signs of where to smoke or we're not to smoke. They say 25 ft away from the building. We were 25 ft away from the building. It just wasn't far away enough for our neighbor. It is not a non-smoking complex as people are allowed to smoke but they have not put in any signs of where the smoking is to be permitted. After the complaints from the neighbor we had a poor conversation on the phone with one of the managers named Brynn. She was extremely rude and I left a Yelp review about her and the conversation we had. She then acted out in retaliation by taking our chairs that we had outside of our building. And the lease it says that there should be no chairs outside and I understand that but 17 other buildings had chairs outside. When I asked her about this she's claimed that the maintenance went around and took whatever chairs they saw. So I then went around and took pictures of all the chairs that were still outside. They had no explanation for this. It is because they have formed a bias opinion against us and retaliating. I have all pictures of this and emails between us and management as well. If you would like to see these let me know! I will leave my email address at the bottom . We had one manager threatened to kick my fiance's ass and we have the video of that as well. The discussion arrives because they were arguing about the moldy carpet they were there to replace due to the apartment above us leaking into our closet. We pay amenity fees which include things like a basketball court, the pool, etc. Half the time the pool is closed (I have all the emails with the dates that the pool would not be in use) and this you're the basketball court was closed down for 2 weeks until they figured out how to manage it better. Cars are broken into. I have a neighbor who physically got in my face in the hallway and they did not report it properly and therefore I had to go to a police station and make a proper police report regarding the situation and have the police report state that Waverly woods did not properly document the incident. I have all the proof of this as well if you would like to see. Please save yourself and live anywhere but Morgan properties. I'm trying to save you.

I have gotten my car stuck two years in a row. When I contact management about these issues, I am told there is nothing that can be done. I feel that often times management under estimates how many residents are not retirees and need to leave in the morning in a timely fashion. The maintenance people are actually fantastic when you interact with them, so it is easy to see that they are understaffed or mismanaged. These apartments are very expensive and more care should be given to their residents. My partner and I have vowed to not spend another winter at Oakmonte.

Pool hours are from 11am-8pm or dusk but I went at 7:20pm and it was already locked! It's wasn't dusk or cold. Temperature was 84! Where we lived before pool was open from 9am-9pm! 2. Carpet is new BUT is such a cheap quality that you can't even lay down for a sec. 3. They didn't replace the lights before we moved in. We got old, greasy lights that don't turn on right away. It took them 6MONTHS! to remove the old, greasy dining room chandelier. I had to keep calling & complaining. 4. They opened the gym recently, while charging us $60 amanity fees every months, now it's $90 AND the gym hours also suck & the door is locked too at 5pm. 5. Oven broke & they put a new stove which is glass door & gets BURNING HOT! I have a toddler here. They apparently know this issue perfectly but still buy ovens from this company! They offered another old stove to solve this issue. Unbelievable! 6. 11months we were here shower door KEPT getting off the rail, wouldn't open or close. I complained SO much. Instead of replacing it they offered to take it down, replace it with shower rod which we have to go buy & keep our broken shower doors in the garage which has no room and put it back for new tenants once we leave! 7. Dish washer is unbelievably old, stinky, loud, produces so much smelly heat that i can't cook in the kitchen while it's running. WHILE my neighbors downstairs have all the new appliances! 8.
