Webster Bank went above and beyond my expectations, they initially gave me the hope loan on a home that was vacant for over 2 years. We went through all the hoops submitted numerous pay stubs as well as W2's and references, credit check, the whole shibang. Only to find out at closing that we could not qualify for the hope loan through Webster because by Webster Bank's standards the house needs to be basically move in ready and the whole piping system in the basement had been stripped and was completely missing so that was out, so then they told us about the rehab loan, basically to fix up a house with problems such as this, so we said sure. HUD subsidized program FHA 203 (k) for the rehab work to be done in the basement, after jumping through all of their pain in the neck hoops and let me tell you FHA is NO WALK IN THE PARK! I would not recommend to ANYONE that plans to purchase a house go with that loan it is so strict and they make their own rules and we were denied AT CLOSING, right before we were going to sign the papers because we bid more than what HUD had appraised the house for!!! The house was appraised at $77,000 and we bid $90,000 and they turned us down because we bid MORE than it was appraised for, which makes NO SENSE whatsoever since we were basically offering more than it was worth but they said no after making us go through the whole 9 yards and after HUD already knew that we would be turned down because of it they still went ahead and took more paperwork day after day up until closing, needless to say HUD/FHA loans are a BIG WASTE OF TIME AND YOUR MONEY! So after being turned down AGAIN for offering MORE THAN THE APPRAISAL price, Webster decided to give us the hope loan and say screw HUD because these people have been through the ringer submitting all the necessary documentation and yet still got turned down after doing the correct loan. Basically HUD will loan out to whoever they want and it doesn't matter if you pass a piss test with flying colors, you can still be denied FOR NOTHING AT ALL! Webster ended up making an exception for my gf and I to get our dream house (it was a foreclosure) sold for $238,000 in 2011 and we got it for $87,300 in 2013 with Websters Hope Loan program @ 4.125% interest rate on a 30 year loan term @ $691.66 for monthly mortgage payment (includes taxes, insurance, principal, etc) - Webster really looked out for us, closing was smooth and we got the house of our dreams. Anyone looking to purchase a home, NEVER go with government subsidized loans because they are prejudice! We passed all the documentation and could clearly afford the house but yet still denied it to us when we offered MORE than they were asking, our government is so screwed up, stay away from FHA and Bank of America because they are out to ROB US!
