    OMG! Moontide is AWESOME! Here is the cool thing... they are full APARTMENTS, right ON the beach…read morewith 1-3 bedrooms, full kitchens, washer/dryers, etc. Best of all.. they only have a 4 day minimum stay and are cheaper than many hotels - yet have a lot of the same amenities... pool, tennis, shuffleboard, community room (great for wedding receptions and beach weddings), and did I mention they are right ON THE BEACH! Veronica and Theresa in the office totally ROCK IT! They are sort of like concierge's and help with any details you need taken care of. Lots of folks do family reunions, weddings, even small sales conferences. Veronica is also a "local history" buff, so if you are bring the family for an "Explore Florida" type of vacation - she can turn you on to cool things to see and do in the area. By the way... if you use the "promo code" - CONNECTIONS when you call in for rates - they'll give you whatever their special deal is... worth asking! You can find them on FACEBOOK and PINTEREST too!

I often stay by myself and the security is comforting and impressive. The price, by the time you factor all the amenities is less than a stay at a hotel (even a really good one). Moontide is on the "no drive" end of New Smyrna Beach all you have to do is pick up your stuff and go outside. Shopping and restaurants closeby and Flagler Ave is only about 2 miles you can walk or bike down the beach easily. I have never had a problem or complaint and the staff treats me like family. The only think better than renting at Moontide would be LIVING at Moontide. I won't stay anywhere else in New Smyrna.

The owners did a wonderful job decorating and it really felt like home away from home once inside the unit. Check in is crazy, you only have from 3-4 pm to check in, that does not always work for people flying in and unable to schedule an exact hour to arrive. We hit an accident and a raging brush fire which detoured us, so we arrived at 5:02 and everything was locked up at the office. After my husband was knocking for a bit an older, heavyset, blonde haired woman came to the door and admonished us for 'being late'! The check in policy is ridiculous and not welcoming AT ALL! Additionally, no one told us that our building was under construction. Ironically,, they did tell us the two other buildings in the development were under construction and specifically said ours was NOT so we would not be affected and also listed those two other building as 'under construction' on their website but not ours. Our building was having the most construction in progress with most of the parking spots taken up by construction vehicles. We have kids and our 80 year old grandmother walking passed 4 story high railings that were removed and only covered with ply wood as well as jacks and scaffolding holding up the walkway ceilings and HOLES in the cement in the walkway itself, which looked straight through to the next floor, we had to walk passed with our luggage and groceries and every time we went in/out of the unit. They also had all walkways blocked with wood so we had to navigate through the BUSHES, we were petrified our grandmother would fall and break something especially after dinner, in the dark, after a few cosmos lol. The grounds are very dark anyway, so this made it treacherous! It was not vacation like, Grandma was sitting out on the beautiful balcony and was hit with flying debris from the roof, photo attached. We paid all this money for her to enjoy the Ocean view and watch the grandkids swim below, then-it was even more important she be able to enjoy the balcony because she was too scared to walk in and out passed the construction, and now couldn't use the balcony. The noise was ridiculous, we were woken each morning about 730am with drilling RIGHT OUTSIDE OUR BEDROOM Windows!! I would have given three stars for the unit itself which was beautiful, spacious and well appointed. BUT something was eating us alive at night see photos attached, we all have these red bumps on us but we never saw anything and double checked the beds and mattresses but thankfully did not see any bedbugs. We woke up each morning of our stay with more bug bites, gross! We told the front desk, they sent an exterminator, If I was the owner paying for this service I would be annoyed he did about six squirts in the whole house and left, we couldn't believe it, he didn't spray bathrooms, closets or kitchen. We were still bit for the next two nights. Then our dryer broke, so we couldn't do laundry, they took two days to fix it then told us we still had to wash any beach towels we used, or we would be charged even though the dryer was only fixed the day before we were checking out, so we should spend our last day of vacation doing laundry because your dryer was not maintained?! We had a great time in the area, and will be back, but will not stay here. The kids were already looking for places for our next trip. They wanted to move before our trip ended and of it wasn't truck week causing every place in the area to be booked, we would have checked out before our stay completed. It's a shame, it could be great if it wasn't so poorly managed, all of us were excited to move out to another place.

    BEWARE!!! I will…read moreskip the boring part of how we saved for all year long for a one week vacation in New Smyrna Beach. We rented a condo from Coldwell Banker - Surf Coast Realty to arrive on a Saturday and depart on a Saturday. We arrived and checked in and were given the keys to the Condo at the Pelican. Upon arriving all seemed to be okay. We woke up Sunday morning and my wife and I had some bites on our legs. This is Florida, so we let it slide. The next morning we woke up with even more bites. Monday morning we woke to even more bites. Contacted the condo association and they said a "Pest Control" person would be out on Wednesday. We attempted to try to get to the bottom of this, especially since it was only affecting my wife and I. Our 4 children did not have any bites. Our children were with us every minute except while we were sleeping in the master bed. Every night we woke up to itchy red bites on our legs. Wednesday morning I investigated further. I found a bed bug encasement bag on the master bed mattress, and spots all over the mattress where it appears to have been treated. I researched on the internet how to inspect for Bed Bugs. Found cast skins on the dust ruffle, blood streaks on the walls. Small insects behind the large photo behind the bed. There were spots on the photo frame that according to my research was residue from previous treatments. We had notified surf cost realty what we found. The lady who answered the phone was real nice and acted like she wanted to help us. This condo went from what seemed nice to feeling like a crime scene. Around noon on Wednesday someone showed up to perform "pest control" service from the condo association along with a maintenance person. I showed him what I had found and showed him the bites on my wife. He said - "looks like you have a bed bug situation". "We do not treat bed bugs and will have to talk to the office." We decided we can no longer stay in this unit, and decided it would be best if we leave. When we called surf coast to say that we were leaving, the office now said "they found no bugs", I asked to speak with the manager and he said "They found no bugs". I was dumbfounded. I showed the pest control person bugs, bites, the encasement. I was beside myself. Now WE HAVE TO RUN. We drove to the Surf Coast Office to return keys and discuss with BOB the owner what our options were. We waited for about 10 minutes for Bob to meet with us. I attempted to discuss our situation with Bob and he interrupted me multiple times. I said "you keep interrupting me" He said "I'll call the cops on you in a New York Second". On our drive back home we emailed Bob what we though would be fair. Refund our stay, take care of our food, and suit cases. He did nothing. Nothing. Nothing. Not even we are sorry about your experience. NOW WHAT HIS RESPONSE WILL BE We had the condo inspected by two different people. The first person was their cleaning person and only saw one insect on the dresser. Well I left two insects on the dresser on napkins for them to see. The second was a pest control person a few days later..... Well guess what.... You just had your cleaning person there cleaning up the crime scene. No wonder they did not see anything. STAY AWAY FROM SURF COAST REALTY STAY AWAY FROM THE PELICAN

I was looking in New Smyrna Beach for a 2nd home, preferably with 3 BR/2 Bath minimum, a pool, and walking distance from the beach. I wanted a realtor who lived their whole life in town, and not a transplant realtor from the North. I wanted someone who knew every inch of the beach front areas in town to advise on where there was less likely an impact from hurricane surge waters and flooding. Lindsey fit the bill. She was a second generation resident of New Smyrna Beach, and was a walking encyclopedia of every section of town (block by block). Lindsey has a strong work ethic and attention to detail, something she acquired from her athletic career as a world class surfer. Her advice was spot-on to us regarding pros and cons of various listings, and the market price. In a competitive market where demand exceeded inventory, a buyer had to move fast and make an accurate decision on the offer price. With multiple offers common place, there was no room for error. Lindsey came through with flying colors for us, and we obtained the house we wanted in spite of multiple offers. If we lost the house of our choice, we would have had to pay about $75K extra for a comparable property. Additionally, when our national mortgage company did not provide the customer service we needed, Lindsey recommended several local mortgage providers and we used one of them (obtaining better terms than our original choice). Lindsey provided outstanding post-sale assistance with inspections, recommending various service providers, and helping us several times when we were out of town and needed someone to stop by the house. I am pleased to provide my highest recommendation to Lindsey Baldwin as a realtor who will exceed your expectations.

Each time we came to town to house hunt Lindsey was incredibly organized. She understood exactly what we were looking for. We extended an offer on a house while we were driving to Texas on vacation. Lindsey went out of her way to make every available accommodation to us while we were on the road. She even went on vacation herself at one point and was still very responsive to our emails. I have recommended her to my parents as they are considering buying a condo in the area.

First, I'll give credit where it's due: the two young ladies at the front desk when we arrived were very polite and welcoming. Check-in was at 4 PM, but we arrived around 2 PM hoping for an early check-in so we could enjoy the beach. One of the ladies kindly said she would text me if a room became available early. Cool, no problem. Around 3:20 PM, lightning started getting bad on the beach and everyone was being evacuated from certain areas. Since the weather turned ugly, I went back around 3:40 PM to see if the room was ready. I was told no. Fine. But when I mentioned it was only 20 minutes before check-in, the response and attitude felt unnecessarily rigid and dismissive. I checked again around 3:50 PM because the weather kept getting worse... still no room. Now I'm standing around waiting while the storm is rolling in, and somehow the room magically became available at basically 3:59 and 59 seconds. Technically, yes, 4 PM is 4 PM. I understand policy. But the delivery and customer service behind it made it feel like they were intentionally being difficult instead of accommodating. Then we finally got to the room: - No trash bags - No ice machines anywhere on the property - You have to go all the way back to the front desk for bags of ice Later that night, around 8 PM, we wanted to relax and watch Hulu. I called the front desk asking how to connect to the TV, and the employee told me I needed to bring my own Roku or Fire Stick. I'm sorry... who travels with streaming devices to a resort in 2026? Overall, the property itself has potential because the location is nice, but the hospitality and guest experience need serious improvement. The vibe I got was very much "we don't care how you feel as long as we follow policy to the second." Unfortunately, I wouldn't stay here again.

There was plenty of room for 8 of us in the two units for 3 days. We had beach views in both units. The way the building is laid out, I think all units get beach views. They had a lovely pool also (although it was cold). The ocean was refreshing on the feet. You can walk out of the condo with no shoes, head down stairs (we were on the top floor - 8th) or elevator, and out to the beach without stepping in anything yucky. If I were there on vacation, I would probably just live in my bathing suit. There was a cute downtown area but you have to drive to it. The reason for minus one star is that there was almost nothing within walking distance. Although, you could just hit the local supermarket and stay in the condo or on the beach the whole time, if that is your thing. I would have preferred to have a walking distance city but that is me.

    this review is related to unit 107…read more Exactly what we were looking for! Great view of the ocean even when sitting inside. The unit was clean, roomy, and comfortable. It is equipped with everything we needed to prepare meals and feel at home. Carol and Jeff were very easy to work with and made us feel welcomed by having drinks and snacks there for us. They personally checked us in and showed us around. Carol even took the time to write some suggestions for activities and places to eat during our visit. The condo is half mile (walk) from a fun beach bar, Chases on the Beach. 2 miles from Publix gocery store. Many restaurant choices nearby. Great location. We saw lots of wildlife!! Saw dolphins many times, ghost crabs, tons of birds. Tip! Stay up late and watch the moon rise! Go sit on the beach (no lights so you don't disturb the turtles!). It's a beautiful experience! We saw several shooting stars over the weekend. Again, this was everything we were looking for in a weekend getaway. We will return and we will refer others!
