ROACHES, RENTER BEWARE. I moved here because Ive had friends who had wonderful experiences at Waterford Crossings, unfortunately my experience was everything but. I moved in 08/11/2022 and moved out 11/07/2022. 6 days after moving in I noticed a roach in my bathroom, I placed a pest control request. After that I put in weekly requests for pest control where maintenance would come and inspect. I eventually hired my own pest control to treat but with treatments the issue only got worse. Throughout that time I had several maintenance men confirm that my apartment nor my cleanliness were the issue. On 09/13/2022 I went to the office to speak with the manager but she was unavailable so I requested the assistant manager who refused to speak with me. I was told by one of the office workers the process of transferring units, but because I had only been in the unit for a few weeks at that time I was not eligible for a transfer. After that I was able to set up a meeting with the property manager on 09/16/2022 to discuss my options regarding treatment, moving to a different unit, or being let out of my lease. During that meeting the plan was to treat my unit and the building and seal any areas in my apartment that the roaches were getting in. She seemed very accommodating but made comments that insinuated that I brought the roaches when I moved in and that I would probably continue to see them because I lived on the first floor near the woods. On the day I was supposed to have sealant redone in my apartment, the maintenance worker told me that it didn't matter how well they sealed, the roaches would still get in my apartment, so it was never done. On 09/26/2022 I emailed the property manager and let her know that any and all "efforts" were short lived. After a few email communications, I set up another meeting on 10/10/2022. During this meeting, after not following up with me about the building inspection/treatment, she "assured that there are no infestations in the surrounding units". During this meeting I told her there have been no improvements in the condition of my apartment. I also found a roach in my pillow case and because of that I was no longer interested in combating the issue or moving units and would like to be let out of my lease instead. She requested that I give 60 day notice because they would wave the early termination fees but because I had been having issues with roaches since I moved in, I did not give 60 days and moved out as soon as my new apartment was available. I say all that to say, save yourself the trouble of paying movers, unpacking and being consistently uncomfortable, and move somewhere else.

I am currently residing here i moved in on february 27th of this year (2026) the first night here i…read moresaw ROACHES, i live in building 3. mind you at my prior apartment i didnt have roaches i am a very clean person. Secondly all of our kitchen drawers a basically falling off you have to be extremely careful opening them otherwise it'll just break. Another things is that my bathroom vanity has terrible water damage and the only place for bathroom storage isn't even usable. The electric is another issue because every light flickers and struggles to just stay on. The plugs are constantly going out with simple things like plugging in your wifi box. If you are considering moving here don't, The leasing office will play in your face as if they are on your side but they genuinely don't care, this is the worst apartment Community ever! If anyone is having issues check the Tennessee state tenant laws and you can terminate your lease without penalty due to the inhabitable things listed above.

Mr. Travis made sure that when my A/C and heat went out that we were comfortable during the repairs by having portable units brought. He has been a great new addition to the team! Jennifer in the office, has been amazing since I first walked thru the door and Jerry and Travis both go above and beyond. I'm currently disabled and they always check on me, ask if I need anything, offer to carry things inside for me-they are amazing all the way around and I hope that Greystar is aware of and shows appreciation to the team members they have that do take pride in their work and that do make Avana Overlook a better place to live!

This complex has change management/ownership 2 times in my 18 month lease which has lead to a mass of missed commitments, slum landlord practices including painting over mold and leaving my ground floor apartment busted out for 4 weeks .. they tow vehicles that are registered to your apartment and hang up on you if you call with any complaints or dissatisfaction.. I would never advise ANYONE TO RENT HERE .. this is the mold and organic growth that is CURRENTLY in my apartment .. when I went to the office to complain the Manager Amby Davis called the police on me and made false claims to have me arrested .. AVOID. Previously…read morewas a tenant of this property for some years. Was never late, wasn't evicted. Moved with a 60 day notice and now this has been stuck on my credit. There was an issue associated with billing and utilities that was sent to collections that was paid but still showing as written off and not paid. This would explain why I have been struggling with approvals since I moved from this location in 2022! I need this resolved as soon as possible. Now they are saying even though the balance that was sent to collections was paid in full they don't feel they should update it from a written off status when it was sent to collections because when things are written off they don't expect to receive the money. Although the balance was paid. Saying because it was paid to the collections company and not them but the collections company is saying they paid The Magnolia when I paid so it shouldn't be in a written off. I have never seen a creditor refuse to update a credit profile upon a balance being paid via collections. Avoid the headache. I am livid. This the thanks I get for trying to handle things properly through Covid as customers were moving left and right and not paying balances. Wild.

At move in, the carpets were already needing replaced. Also, other things like the windows are old with no insulation (along with painted shut). If you are handicap, they don't help with getting things accessible especially with wheelchair accessible van. Let's talk about parking. They go through phases of hey we are towing no we ain't. Break ins of cars - they happen all the time. Our cars were broken into multiple times. Maintenance... people have been nice, but most of the time if it is. It certain maintenance people. They have to make multiple trips to fix things. Floors - the sub flooring sucks and the noise of people walking around above you is so loud you think they are going to end up in your apartment. Even with the floors being fixed, it lasts possibly a month and then it's back like it was. Our balcony, that's another story. They said they needed to get someone out to fix the pole that leads from ground to top floor... due to cost they never have done it. Hoping no one gets hurt because eventually the pole will move so far away from building the balcony's will collapse. Move out, we left things clean except asked about carpets because we were there 9 years and wanted to know if we needed to clean them. We didn't; however, at move out they decided to charge me a pet deodorizing fee because of my cats. We pay monthly, paid a fee to have them there. They didn't use the restroom outside the box maybe a couple of times which got cleaned. However, they charged because of cement and cleaning it. My question, how can you tell it was our pets and not the previous resident. They just said that's what we will be charging. They just charge to get the deposit that they have at move in. We now paid them for that and the last utilities. Lastly, management has been changed so many times that they allow anything or anyone in this complex. They are rude mode of the time (unless you get Sophia which is nice) they tend to not really do anything to help. 0 out of 10... would not recommend.

I deleted my previous review since I've had a chance to move out and process my entire time there…read more I had a neighbor from hell who would wake the entire apartment up between 7a-1a. Imagine being dead asleep then being woken up by a bass that shakes your whole walls like an earthquake. My day starts at 6a but cant actually sleep until 12a because of that idiot. Less than 8hrs of sleep. Now imagine that also happening on a SATURDAY when you've been so burnt out by the work week and just want to sleep in. GOOD LUCK! I sent 13 noise complaints out of 40 that's been documented in my phone, to the office, and all they could tell me was every complaint goes on his file or they would get legal involved. I chucked that up to there's nothing that can be done, and I'm SOL. There was also someone in a Smurf colored car doing the same. Your walls shaking from the base in the cars! Since I don't live over in that area, I couldn't report it because I can't show proof of that. 6/29 I witnessed three men in the parking lot, right outside my window (one obviously drunk) blasting music and dancing, which lasted between 8:30p-10:17! Im also confused on what a courtesy officer is for, seeing as they never respond to your messages. I also remember them not responding to maintenance when they called for them. There was a number you could call for noise disturbances. I called 8/2 about a weird car that was parked in the handicap space for an hour. They left, then came back, continued blasting music, and went behind the dumpster to take a piss. five minutes after I called, they bolted. Not sure what spooked them, but it definitely wasn't whoever we're supposed to call. I stayed looking out for "security" for 45 minutes. So not sure why have them listed to call when they're just as Triflin as the "courtesy" officer! Gun shots are another thing that happened there. It wasn't constant, but more than once was enough for me. If you want to live in the projects, but pay Nashville prices, Abbington is the place for you. Positive note would be the maintenance staff being so amazing! Any request I put in, they were on it the same day or the next day (aside from the air situation). If you have kids, the park had a lot of activities for them to do, as well as the office putting together a few community things. Other than that, I would not refer anyone to those apartments. If you value your mental health, don't do it. The amount I ended up paying monthly there, I could've stayed in LaVergne/Smyrna. It was DEFINITELY more peaceful in those areas. If you live in a place where the property has to constantly send out announcements, and your tenants still don't abide by it, I'd be embarrassed to work or live there. Again, projects with Nashville prices. Anyway, I've documented all these things, so if I see a charge from breaking my lease early, I'll be fighting it. My main issue will always be noise. If u can't sleep and enjoy where you live, why be there. LEGALLY, you all have an obligation to ensure that your tenants can enjoy their property without excessive noise from other tenants or disturbances. If the noise is excessive and disrupts your quiet enjoyment, it is considered a breach of the lease agreement. And again, I brought all these issues up already

Amber helped me get from viewing to leasing, all with the utmost professionalism and sincerity. I appreciate the high standards at Abbington Heights and I look forward to living here. The grounds are well-maintained and beautifully manicured. All those things considered, the main reason I chose a unit at Abbington was that the floor plans were unique, had gorgeous high ceilings, and were spacious for the price. I LOVED living at the Knolls. I lived there for a year and a half and ended up having to leave due…read moreto personal reasons and moved to California, otherwise I would've stayed. My favorite feature was the dog park and my dog LOVED it as well. I felt so safe and I was a single female living alone so that meant a lot. The pools were amazing and loved that it was saltwater so my eyes didn't burn from chemicals. The community was so nice and I loved how they had fun events planned so you could meet your neighbors and also my neighbors were very kind and friendly. The location was great because it's about a 10 min drive from 1-65 and 20 mins from Downtown Nashville. I went to school at Belmont University and it was only a 22 min drive. I also want to give a huge shout out to the office staff and maintenance team. They were always quick to come over and fix any problems. Always kind and never judgmental. And lastly I want to thank Donnie (office supervisor) for truly caring about each tenant. They really care about you and make you feel at home. I went through a personal crisis and Donnie was so kind and understanding and went out of his way to help and I truly will never forget his kindness. Thank you, The Knolls Apartment and I will forever recommend them!

No apartment complex is perfect, but I feel like The Knolls is about as close as you can get. The…read morecommunity is quiet, safe, and friendly; the leading agents are kind and will work hard to help you get what you need; maintenance is prompt (most of my weekday requests are filled within hours). Also, the community is extremely dog-friendly, with plenty of sidewalks and grassy areas for walking, a beautiful dog park with plenty of space to run, and dog bags and bins all across the property. Everyone here looks out for and takes care of each other - My neighbors have truly become some of my dearest friends. If you're looking for somewhere safe and home-y, your search is finished.
