I would not recommend this apartment complex to anyone. Things really went downhill after the management company changed. The level of care and service for tenants dropped significantly. There were multiple complaints from residents about cars being broken into or even stolen, and management's response was to "increase" security by having a single security car drive around for a few hours a few nights a week. That change--from 1-2 nights to 3--did nothing to improve safety, especially for such a large property. Having just one car drive in circles felt more like a checkbox than an actual safety measure. Honestly, it was more useful when it just sat parked in front of the leasing office as a deterrent. Maintenance was another frustration. Unless you marked your ticket as an emergency, it often took way too long for anyone to show up--and even longer for anything to get fixed. I learned the hard way that I should've marked a non-emergency as urgent just to get attention. And when it was time to move out? Be prepared for a mountain of surprise fees. It felt like they were looking for any excuse to squeeze more money out of us. It was excessive and disappointing. read more

We've been living here for the past year and once our lease is up we will not be renewing. Here are several reasons why. First if anything breaks in your apartment be prepared to wait at least a month to have it fixed even when you mark it as urgent. I once had smoke coming out of where you put your air filters and it took them over 30 minutes to come and check it out? Insane. Second they will enter your apartment without giving you adequate time to answer the door. They almost walked in on me in my underwear because they didn't want to wait 2 minutes for me to come to the door. When I asked them why they opened my door the woman that was with the maintenance man responded that they had sent an email notifying us that they would be doing inspections. Okay? That's cool but doesn't justify you opening my door not even two minutes after knocking. Lastly I just took my kids to the pool to find it locked and when I turn around two employees of the apartment complex are standing there staring at me like I have two heads. So after waiting what felt like an eternity for them to say something I ask them about the pool being closed to which the woman tells me that it's "no longer pool season" and that it will be shut until Memorial Day. So I ask when exactly is "pool season" and she proceeds to tell me it's from Memorial Day to Labor Day. Okay so this apartment complex is only allowing residents to use the pool for three months out of the year? Almost 2k a month to live here and you guys are shutting the pool to residents when it's 78 degrees outside. Yeah I'm good I can't get out of this place fast enough. Do yourself a favor save your money and rent somewhere else. read more

Hi Everyone viewing my Review on Waterford Crossing 5825 Old Franklin Road Antioch, TN 37013. I have been here 2 years now. And first and foremost I can say that the staff is still carrying the torch of being professional, courteous, and prompt with assisting me with my concerns(I hardly have any). For the most part, the complex is quiet and for as many tenants that own pets, they seem to make sure they're respectful of other tenants. The community is well kept and Maintenance is exceptionally grand. there are a few that i can say are my favorites:). Chanell is kind, sweet, and she assists when there is an urgent need. I would recommend Waterford Crossings to friends bc it's a place you'll feel safe and Staff-Taking care of your needs. There are times when tenants above me have been rude with continuance noise and the staff sees to it that it's taken care of. BLESSINGS!!!!!! read more

ROACHES, RENTER BEWARE. I moved here because Ive had friends who had wonderful experiences at Waterford Crossings, unfortunately my experience was everything but. I moved in 08/11/2022 and moved out 11/07/2022. 6 days after moving in I noticed a roach in my bathroom, I placed a pest control request. After that I put in weekly requests for pest control where maintenance would come and inspect. I eventually hired my own pest control to treat but with treatments the issue only got worse. Throughout that time I had several maintenance men confirm that my apartment nor my cleanliness were the issue. On 09/13/2022 I went to the office to speak with the manager but she was unavailable so I requested the assistant manager who refused to speak with me. I was told by one of the office workers the process of transferring units, but because I had only been in the unit for a few weeks at that time I was not eligible for a transfer. After that I was able to set up a meeting with the property manager on 09/16/2022 to discuss my options regarding treatment, moving to a different unit, or being let out of my lease. During that meeting the plan was to treat my unit and the building and seal any areas in my apartment that the roaches were getting in. She seemed very accommodating but made comments that insinuated that I brought the roaches when I moved in and that I would probably continue to see them because I lived on the first floor near the woods. On the day I was supposed to have sealant redone in my apartment, the maintenance worker told me that it didn't matter how well they sealed, the roaches would still get in my apartment, so it was never done. On 09/26/2022 I emailed the property manager and let her know that any and all "efforts" were short lived. After a few email communications, I set up another meeting on 10/10/2022. During this meeting, after not following up with me about the building inspection/treatment, she "assured that there are no infestations in the surrounding units". During this meeting I told her there have been no improvements in the condition of my apartment. I also found a roach in my pillow case and because of that I was no longer interested in combating the issue or moving units and would like to be let out of my lease instead. She requested that I give 60 day notice because they would wave the early termination fees but because I had been having issues with roaches since I moved in, I did not give 60 days and moved out as soon as my new apartment was available. I say all that to say, save yourself the trouble of paying movers, unpacking and being consistently uncomfortable, and move somewhere else. read more

Management is Terrible. The property Will charge you excessive move-in and move-out fees. It is cheaper overall if you move in somewhere else. The property does a hard inquiry on your credit when applying. A hard inquiry may impact your credit scores and stay on your credit reports for about two years. By contrast, soft credit inquiries won't affect your scores. So make sure you choose an apartment that helps you and doesn't hurt you. Homeless people hang outside the apartments. There are car break-ins almost daily. Very unsafe. The property allows smoking inside the apartments so the smell of Marijuana and cigarettes fill the air. The apartments especially the pool area is filled with bugs and rodents. Possums get into the trash nightly. The maintenance staff will come unexpectedly. The property says it post notices but the notice are usually lost because the only means of contacting you is taping a notice to your door. Don't live here if you can avoid it read more

The people who run this place are absolute scum. Do not rent at this place. I just moved out and they charged me $300 and didn't refund my deposit for made up "fixes". I asked for pictures of the things they "fixed" and they sent my super close up photos of stains and stuff that I know weren't my apt. They are scammers and they know people are going to spend way more to hire a lawyer to fight these bullshit charges. The place is also super noisy and maintenance is garbage. My fiancé and I have been here for almost two years now and we just signed our lease again for another 15 months because we feel so comfortable and welcomed here. Everyone is so friendly from the office and maintenance crew to our neighbors and others. We've been here to see a few of the amazing transitions they made, like the new bridge that connects the front office to the second entrance of the apartments we live in and the new parking lot. Both which are so incredible. Our little 2 year old loves the park and pool, never wants to leave. The kiddie pool is where it's at! They also do an amazing job with keeping up with landscape. Not a day have we lived here, has there been any issue with trashiness or overgrown weeds. I can go on and on but I'll wrap it up with, they do an amazing job with the community and being involved and keeping us safe. Thank you Waterford! read more

Waterford Crossings - Apartments Near Me - Cane Ridge, Tennessee

I lived in the "new" portion of Waterford Crossings for a little over a year (formerly Vantage Pointe). I picked the apartment based on the price, commute to Murfreesboro-area, and the condition of the apt. However, I had several bad experiences that drove me to move out. Move In - Maryam / Ashley and the leasing office staff were very nice up front. I paid my deposits and fees the week before my anticipated move in date. I received a call a few days before my move in date saying my apt wouldn't be ready for a few weeks, and that I could only get a more expensive first floor unit for my move-in date. After escalating to management, they let me have the available apartment at the price I was promised. The fob for the front gate is a $50 fee that was not disclosed, so I just used the keypad all the time. The gates were broken much of the time anyway. Safety - I never felt in danger in my apartment or surrounding area, but there were some shootings in the apartment complex during my time there. Some were reported to us by the apt management, and some were not. I have seen multiple police cars at various apt building multiple times. As mentioned, the front gate was broken (stuck open) much of my time there, so don't get any illusions that it is a safety mechanism. Parking - Parking was atrocious for much of my time there. They implemented a parking tag system which helped the parking situation but created very limited spots for visitors to use. Bugs - I had a really bad cockroach problem that I finally was able to control by sealing foam weather-stripping around my front door. From what I have heard from other residents, this is an ongoing issue for everyone. Cable / Internet - This is the WORST part of living in this apartment. They have an exclusive deal with Access Media 3, who owns all the wiring rights in the building. Just Google their reviews. I only purchased internet (not TV), but had day-long outage every month for my first 3-4 months in the apartment. Apparently they only have 1 technician for all of Tennessee. The service was OK priced, but incredibly inconvenient when it went out randomly. Move Out - I never received my move-out reminder 2 months (?) before my lease was up, so I had to extend by a few months in order to give full 60 day notice. This required me paying the monthly (non-lease) rate for a few months, which was $200+/month extra. I cleaned my apartment well (in my opinion), and attended the move out inspection. The maintenance tech that did my move out inspection only noted the oven being dirty as an issue. I was told this would be a few dollars, but was later charged $95 for a "General Cleaning". When I brought this up to the leasing office, they told me that if the cleaning crew needs to enter the apt, it is a flat $95 min fee. This is not what I was told, or what was on the move out documents. The leasing office said the maintenance guys don't really know how the fees are broken down (so why are the performing move out inspections??). I just cut my losses and got the h**l out of there. Summary: You can probably find a much better apartment community for a few extra bucks and not deal with the BS that Waterford Crossings has to offer. read more

Best renting experience I've had so far. I've lived here around 5 months. The pool is awesome and well maintained (they have 3 of them), there is an armed security guard that patrols the entire complex 24/7, any work order I've put in has been handled within 24 hours, the list goes on. The space my girlfriend and I have for the price is excellent. We really enjoy being right next to the interstate as well. In general the complex has underpromised and over delivered. The main office is really nice to use for printing, free coffee, and plenty of space for whatever you need to do. I will say the "fitness center" is honestly pretty garbage so I opened up a membership nearby. Also the cable and internet situation with access media 3 is fairly annoying, but we do have internet and it is affordable so I can't complain too much. read more

I had moved out in February I was also let know that IF there were any move out charges I would be let know. Fast forward to August I get a letter in the mail saying a law office is trying to collect my move out fee. Of course it came as a surprise to me, why? Because I was never let know that anything was owed on my move out, due to a of a lack of communication from the front office. After getting on the phone with Victoria (assistant manager) she assured me that she called multiple times and sent multiple emails (which all of my inboxes and phone records show False). They overcharged me $150 due to the pet seal even though I don't own pets because of my dander allergies. Also the apartment had an aggressive flea infestation for the first two weeks due to improper cleaning of past tenants carpet (Don't you guys change that out?), AND again miscommunication from the office. This lead to Hundreds of bites on my feet, ankles and neck area causing skin irritation. I lived in Waterford for two years and I did enjoy the complex. Although my move in was difficult from the flea infestation (from prior tenant, nothing done about the fleas for two weeks after move in), and my move out is definitely a headache $1178 for lawyer fees/move out damages and overcharged me for prior tenants pet stains on the carpet. (Gross!). By far the worst move in/move out experience I went through. My advice to anybody thinking of calling this place home, Find somewhere else that actually has it together! read more

We've been there for about 4 years and we are still waiting when we renewed our lease we asked them to put two new windows and we're still waiting on them and when a tree fell it took about 4 months to get it take it off the property so we had a lot of ladybugs in our apartment complex in our apartment so I don't know what else to say maintenance is awesome they're good Ashley's great her her her boss is horrible she does not know how to speak to people Adam is great Meredith is also amazing it's a great apartment complex for pets if the residents some of the residents will pick up the dog poop it's quiet throughout the night I wish their security guard at night would actually report when there's light out on the building which are on the crossing side is taking me about three and a half years to get them to report fix all the lights on the old Franklin side the brick the red brick side on the buildings to get that fixed they seem to have forgot about the residents when they were updating the office that's my opinion but that's all I'm saying read more

These just are some of the recurring issues they will not take care of while being overpriced! I don't get how anyone can leave a positive review oh wait they will give you money off rent if you leave a positive review! They took over the Vantage Pointe Apartments, I have lived here for 3 years. Its a quiet community and I feel safe, never had any problems with any of my neighbors. It's pricey but You get what you pay for, its always kept clean, and when you have a complaint they try their best to solve your problems. Since the take over they are trying to better the community. Lynn the manager really cares about the tenants and our concerns and she goes out of her way to help resolve things. read more

Horrible, Horrible apartment complex and staff. Would not recommend this place to anyone. I never take the time to write reviews on yelp, but i felt this was necessary SO many issues: 1. BUGS. we had spiders, roaches, fruit-flies and yellow jackets! The maintenance team and staff didn't seem to care either. When i complained about yellow jackets flying around in my CLOSET, it took them over 3 weeks to get someone in there. When we complained about spiders and other bugs - they didn't do a darn thing! 2. COLD WATER. the shower literally stays warm for 2.5 minutes before it gets cold. but they pay for the water, so why should it stay warm, right? 3. SKETCHY AREA: multiple cars were broken into, apartment broken into, people shot. 4. STUPID FEES: we were charged 25.00 for having "personal items on our patio that were not approved by management" - which was my bike! When i moved out i was charged $400 for cleaning fees, which was very unnecessary- the apt was left in perfect condition. They claimed we broke the blinds, carpet had to be "power cleaned", vinyl had to be replaced because there was a scratch, and then there was an additional $100 cleaning fee which was never explained to us. 5.HORRIBLE STAFF: staff is never in the office, nor do they answer their phone or get back to you in a timely manner. VERY RUDE. 6. BROKEN EQUIPMENT: washing machines always broken - i probably lost 10.00 in quarters because there were never signs on the machines when they were out of order. Gym equip sucks and usually doesn't work. Pool is closed during some summer months. 7. NO PARKING I picked this apt because it was close to the interstate and i could move in quick. Do yourself a favor though, and find somewhere else! This was a horrible experience, and i wouldn't recommend it to anyone. DO NOT RENT FROM THEM. I've had so many problems with my apartment from the start of moving in. I moved in August 2016 . Had to pay $629 for a deposit and an additional $629 because I wanted an upgraded apartment , that had "new appliances" and "new carpet" which I didn't mind because i thought it was a nice apartment complex. WRONG. I had numerous problems after only living there for 2 months . My refrigerator handle broke off , my living room and dining room windows didn't open , (and it was super hot this summer), my microwave broke, the dishwasher started leaking and holding water which made my apartment smell like mildew , my toilet was constantly running , and the other toilet in the master bathroom leaked water onto the floor every time it was flushed, the garbage disposal broke leaving our house smelling like mildew & a dump site, lastly we had a pipe burst in our apartment leaving the hallway to the master bedroom soaking wet. Everything except for the pipe busting took FOREVER to get fixed (more than 3 months) it took them 9 days to come fix the pipe that burst. By the time they came after me complaining for 8 days they finally came to fix the problem. By that time the water had made it to the master bedroom . Because all of the leaking from dishwasher , toilet and pipe burst , we had water stains on our "new carpet". When it was time to move out, We scheduled a walk through because of our busy schedules so we could be there and no one ever came . I went back two days in a row after that because I was concerned and they gave me a run around saying I was going to be called and never was . Return a week later just to see if I was in the clear to see if and how much of my deposit I got back. Turned out I owed them. They charged me for small things around the apartment, like replacing drip pans which was ok but then they charged me $1213 for new carpet because there was damage ....... damage from all their "new appliances" and the toilet leaking , damage from the pipe busting. After living here for about a year, I would not recommend Waterford Crossings (they took over Vantage Pointe Apartments). The office staff is beyond rude. I was having a maintenance problem for almost a month without them solving it. My fan motor was running without my fan being on. I sent numerous videos of the noise. I was awakened out of my sleep at 3..4..5 o'clock in the morning because of the repeated and constant noise. It would occur during the day as well. Well, I reported it to maintenance and everytime they "supposedly" came to my apartment they couldn't detect the noise. Meanwhile, I had been at my apartment numerous times during the day and heard it. One time I was told by the office staff (Maryam) that after I had put the request in that the maintenance staff had come to my apartment that morning. BUT, they didn't come because I was at home ALL DAY and no one showed up. Also, I have neighbors who love to smoke. I can walk into my apartment and smell their different forms of smoke right when I walk in my apartment. They claim that changing the breezeway filters would catch whoever is doing it. Well they "changed" them, and I still smell smoke in my apartment. My heater was also not working. My heat would not reach the specified temperature and would run all day and night. After numerous requests and now my mother having to step in, FINALLY maintenance discovered that the unit outside was cutting on and off while my heat was still running. Now this problem had been lasting for a long time and it took forever to solve. Lastly, just stay on top of your contracts because they will not tell you what the new rates will be until after you are required to submit your 60 day notice. They will try to trap you in on the new rates and make you extend your lease. I WOULD NOT RECOMMEND LIVING HERE! read more

There was not a whole lot to like about Waterford Crossings...sure they were pet friendly, but to the point to where they cared more about pet deposits and pet fines than public and resident safety. I say this because of the number of residents living there that owned large, aggressive breeds of dogs. I know of at least 4 residents that owned pit bull dogs; there was a medium size aggressive chow mix that lived in my same building. The dog actually broke loose from its owners grasp and nipped me on the hand before the owner could gain control again. You really had to watch where you stepped when you walked on the grass as well. I would not recommend Waterford Crossings Apartments to the elderly or to those families with small children for this reason alone. Also, my car was vandalized there. I reported the incident to the staff there, but they were powerless (so it seemed) to do anything about it. The lighting is poor at night, and security patrols were rare. Also, parking was horrendous...late night visitors would take all the parking spots as there is no reserved parking for residents. I got my family out of there for their safety and my piece of mind! read more

I am not even slightly a fan of Antioch, and last year when we were looking for places to live, I didn't even want to go inside the office. We chose a different place to live, and should've just moved to Waterford. Only 15-20 minutes to downtown Nashville, you get the convenience of being close but the quiet of being away. We received a renewal offer that was over $100 of an increase for our place down the road in Nipper's Corner, and thought it was hilarious...so we looked for a new place at WC. The entire staff is amazing and so sweet! The grounds are very pretty. The pool and gazebo/ivy overhang behind the main clubhouse is so beautiful. I am a fan of the movie theatre. Waterford crossings is tucked away off the main strip of Antioch, and I found it to be really quiet. There are large windows, garden tub, and washer dryer connections in our unit, with a very large porch. It's so cute..and I've met the neighbors and they are all really cool. This is not a perfect world, so if you are reading other reviews below, keep in mind that even when I lived in Bellevue in a gated community way in the back on a hill, my vehicle was still broken into 4 times. You just need to be diligent because crime can happen anywhere. I noticed a few people say that the office staff don't answer the phones and complaints of parking-cool thing is, at WC you have a parking pass and the parking does get monitored, unlike our current place where it's every man for himself...and the phones seemed to have had technical difficulties in the past. This would be a Comcast or AT&T issue, not WC. The staff gives 5 star quality service- and if you complain about rental prices, then look around. Rent is high everywhere and complexes keep up with each other--so let your dollar go farther and choose WC. We move in tomorrow and I can't wait! read more

When I visited Waterford Crossings I was really surprised at how nice the apartments were. I don't know what I was expecting but think you really get a lot of amenities for the price. Waterford Crossings now own the Vantage Pointe at Franklin Heights (which is located behind them) and since the buy out I can say it's been awful. They never answer their phones, nor return voicemail calls, things aren't done in a timely manner, we always hear the excuse about it being limited staff or they are so behind in maintenance request, and last but definitely not least THEY ARE EXTREMELY OVER PRICED! The cost for a 1 bedroom is about the amount you will pay for a house! Everytime I see a resident/ neighbor they are always complaining about how it's been awful since the buy out. The one good thing I can say is that the grounds are kept beautifully. When my lease is up I will definitely be moving on! read more

If you care about someone or actually if you don't care about someone, I would still not recommend this place to anyone. My wife and I came to this place based on getting a temporary home til we closed on a new house, and we had already sold our home, so we didn't expect to be at this place more than just a few months. We knew that most places only offer a six month or 1 or multi year leases so we went to the Waterford Crossing business office where we met Jackie (a complete repeating liar which will be evident in this post), and she went over all the many details of the rates and leasing agreement. We advised Jackie that we expected to find and close on a new house within probably 3 or 4 months, definitely less than 6. We wanted to get this done before Spring began. Well, Jackie tells us we would NOT be subject to any penalty if we were to break the contract within six months, but we would just have to pay the six month term rates, which was ok by us. I spoke with other apartment complexes and none of them had this type of offer or agreement, which in turn was the reason we went to Waterford. Jackie showed us the apartment we would be in and the door had many dents and the walls had scuff marks. I again had no problem with these type things but explained that I did not want to be charged for damages done to the apartment before we moved in and there should be some way of providing proof of that. Jackie said she would make a note of all the damages that we viewed while also stating she would take pictures, which neither ever happened. Even at this point my wife and I began to wonder how honest she was during this whole time. Periodically we would call Jackie and give her updates on how close we were to closing on our house and wanted to reconfirm our leasing agreement, and that WE WOULD NOT BE CHARGED for breaking the contract. We got this confirmation over the phone and in person. We know that on at least 4 occasions we got this re-confirmation from Jackie. Anyway, it becomes time for us to move out (after only 3 months) and we notify another consultant at the office, because Jackie was not there. She told us that we are incorrect and would be subject to a penalty of around $1,800 give or take. We ask to speak to the manager and she backed up what the lady was saying, so we told the manager that Jackie explained to us multiple times that we could break the lease without a penalty as long as we are charged the six month rates. The manager apologized that WE MISUNDERSTOOD Jackie and that she would speak with her about the situation. Keep in mind during this entire situation we never hear a word from Jackie herself and she suddenly made herself scarce whenever she saw us come around. We meet with the manager again and she said she was told by Jackie that we misunderstood what she went over and that the agreement was in the lease and that we would have to pay the entire penalty. Most people could probably imagine the thoughts that were running through our minds at that time, which I am never the type of person that gets upset until my hard earned money is involved. Being the mild tempered and God-Fearing people that my wife and I are, we just kept the attitude that in time she will be punished some day for what she has done, but we would just go on and move into our new home and forget about this place and the situation. I do feel that it is my duty to warn people of this place, even though I would almost bet every dime I have that Jackie is no longer there as an employee but it is scary to think that management would be so eager to back this young liar given the situation. This girl was a total liar and she knows what she did and she never once cared about how bad she screwed us over. Like I stated earlier, she never had the guts to speak to us or apologize to us during this entire episode. I'm guessing she got her commission and didn't care how she got it. I also think she was taking the risk that we would be there at least 6 months or she would be somewhere else within that 6 months, therefore would not have to face us after what she told us. I consider myself at fault also for believing someone who continues to tell you lie after lie and never update documentation. As far as the living conditions there, I would be very cautious about walking around there at night, which I never felt comfortable leaving my wife there alone while I was working. The last week we were there, there was some type of domestic issue very close to our apartment and we heard screaming and cursing for about 4 straight hours. We were only there for 3 months so I could imagine how common this could be. Also, I hope any new residents are fans of silverfish because you will find enough there to occupy a room. read more
