In the past few months we have moved out of the Cottages at North Beach in favor of owning our own…read morehome. The apartments are beautiful but the cons for us outweighed the pros. When we were apartment hunting in Jan 2019, the leasing office was persistent in asking for reviews so take The five star reviews with a grain of salt. The good: The apartments are beautiful & the maintenance guy (Max) is very responsive/kind/friendly. If a light bulb blows out- they will replace it for you. Few apartments in the general area have a yard and a garage- as dog owners this is mainly why we chose them. The bad: The apartments are located on Atlantic Blvd which is VERY busy. We lived in the 100 block and there was not ever a time of time where we couldn't hear the traffic. It was hard to enjoy our yard because we were constantly pestered by walkers by on how much rent was etc. I would not recommend renting a unit in the 100 block of the community. Pest/Lawn maintenance was a struggle for us- you pay for this monthly but more often than not our lawn was dead (they don't seem to water) and full of ant colonies. It took multiple service requests to get the issues fully addressed and I think they've since changed vendors. We had hoped that the community would be one that spent time together/was friendly since we were new to the area but that was not the case. The community is always quiet and everyone keeps to themselves for the most part. It's clean for the most part but there are other tenants who let their dogs poop freely without picking it up after. Not cool. The Bluewater office staff aren't great overall. Calling them is a pain. Our apartment flooded at one point from the rain and when I alerted the office staff they seemed unbothered. As a heads up- when you move out they offer you a $300 cleaning package or you can clean it yourself. More than likely you will be charged this forgoing your security deposit if you clean it yourself. Their lease break clause offers 2 options: 1) 2 months rent or 2) you pay until they find someone. We elected to go with option 2 figuring this community was in high demand because when we had originally looked at it there were very limited options available. This has turned out not to be true- they seem to have a hard time renting the units. For the majority of our time there we had no neighbors. They did let us get out of our lease early since we gave two months notice but renter beware.

It is in an urban beach area so some noise is expected, but nothing that I wouldn't deem normal. The string lighting drive and gated community give of an exclusive high-end vibe. The neighborhood is quiet and I'm walking distance to restaurants, shops, the beaches town center and the beachfront. The fenced in yard give pets a close place to go out and the Atlantic Beach Dog Park is next door. The staff at the office which is located at BluWater Apartments in Jacksonville Beach are very friendly and informative. Jennifer helped me and she was wonderful! Max and the rest of the maintenance team are fast and efficient. If you are looking for a place to live and have realistic expectations about living in an urban beach town than this place will be perfect and a quiet oasis from the hustle and bustle just down the street. Definitely recommend Cottage at North Beach.

My family and many friends live in this condominium community. I am sure there are some apartments…read moreavailable to rent but for the most part, the community members are owners. It's a vibrant community with an eclectic group dwelling within a sound structure. (In fact my mom and step father stayed on the 16th floor at the San Marco place during our last hurricane (Oct '16), and never lost power. (* If they had lost power, San Marco place has a back up generator for all vital needs) Concierge is on hand at the front desk to assist. Bookclubs and meeting groups assemble and gather in common areas. Pool area was just redone. It is spacious, clean, and now provides shading with the new umbrellas. Gym is small but accommodates all basic needs. Club room is located by the pool and gym area and provides a comfortable TV room and kitchen area. I have only visited condos facing the water and these views are great, especially the ones facing the corner water views which show the stadium, river, and areas where the school board bldg. resides. Condos are spacious and can be opened up to accommodate an open floor plan. Natural lighting is good, bathrooms spacious and the kitchens I've seen have 2 refrigerators, new cabinets, and large pantries. Private parking is located underneath the units in a gated parking area. Most residents receive two parking spaces but additional storage units aren't easy to come by. San Marco Place is located across the street from the River walk, down the street from fabulous restaurants and bars, across the river from the Florida Times Union and downtown area as well as being close in proximity to the tram.

My lease ended 10/31 and I left my condo spotless with no repairs needed that were not already there when I moved in and CORNERSTONE RESIDENTIAL SERVICES did not return $300.00 of my deposit. It's OK. The property is nice looking and the units are well designed. The former agent, Pegasus,…read morehas recently been fired by the owner even though we think they did a fine job., Now, we residents must establish new relationships and navigate a new, poorly-designed portal to do anything -- pay rent, submit service requests, etc. The problem here is the company that OWNS the property. As one enters the office area at the circle one sees a very attractive environment. However, when one enters a unit one sees the very cheapest of everything -- cardboard doors, bottom-level appliances -- to start with. There is no return air system for the HVAC. Rather, the units were designed with a penetration of the wall just above the door to each room -- thus permitting return air and absolutely ensuring all noises from the room will enter the hallway. No privacy. The utilities are above-average in cost. The water/sewer is billed and surcharged by a contractor; JEA is the provider of electricity (which costs more than the national average.) Internet is good but expensive (AT&T fiber) with no others available as near as we can tell. Maintenance was very good under Pegasus -- too early to know how it will be under the new management company. Bottom line: OK place. The owner is the problem. NOTE: This facility has NOT closed -- it's simply managed by a new company. The owner is unchanged.

I originally was interested in moving here for the location as it is close to everything, and I was only going to do a years lease but that changed once Vivian came on board. Vivian really turned the property around and I ultimately chose to live here for another 4yrs. Vivian worked hard to get a great staff on board and change the community as a whole. The former Assistant Manger Brianna, she is now a Community Manager at another property (Congratulations Brianna), was another factor for me staying. She was always available to assist me if I had an issue if Vivian was with another resident or meeting with the maintenance staff. The office and maintenance staff here really care about the residents, they are always polite, courteous and attentive to the residents needs. The rent is affordable and the property is always clean. Maintenance issues were resolved in a timely manner and the maintenance staff here is pretty darn good. Hats off to those hard working guys, they always cleaned up things when they finished completing a work order. As I said before, I have lived here for 4 years now and sadly I will be moving out of state due to my job. So if you are looking for a wonderful place to live with a fantastic staff and very spacious apartments look no more you have definitely found it.
