We have lived here for 2 years and we have LOVED IT !!! First the hallway carpet has a lot of daily traffic and people who live here who leave messes thinking the maids will clean up everything. That's not how it works ! They take such good care of this property!! Let's start with the office staff... sweet girls always there to help you out . Very respectful and care about all the residents . They are always prompt and there to answer all your questions and resolve any issues!! Maintenance is awesome !!! They are quick and very trustworthy!! We have put a ticket in on a weekend and got a call like 20 min later and it was the maintenance guy asking if he needed to come now. The property always is very well taken care of ! It's beautiful !! I have lived in a lot of apartments and nothing compares to watercrest ! It's a family feeling and we love it !

This is the carpet. To be clear, not new stains or tears. Been there quite awhile.

There couldn't be a more peaceful and relaxing place for us to live with our new puppy during this time or some other. This community is everything you'd need for an elite lifestyle. From their concierge to the fitness center, my husband and I love everything. I love the beautifully crafted wooden cabinets and the magnificent kitchen island. My husband and I cook together and it's so amazing to make delicious food in a gourmet kitchen! The lighting is just perfect around the house and we love love love the spacious patio! We love it all! We follow their facebook page for regular updates and particularly enjoy their posts. Recently, they had a table set up for dog parents to collect some treats for their furries and I thought it was a great idea! Their New year goodies and champagne setup was very cute! Their monthly newsletters are very informative and I love the swimming pool area. The maintenance is top-notch and very prompt. The management always reaches out after a maintenance call to check if everything was according to expectations. The community outdoors is maintained beautifully. The shrubs, trees, grass and pavements are all maintained quite well. We love walking around the community with our little puppy and she loves it too! One feature that's very noteworthy and probably never seen in any other apartment community is the presence of only one large trash compactor as compared to multiple overflowing trash cans. I love this because I don't like smelling trash while walking around. There's a wonderful trail all around the community and it's a great run or a walk when you want to experience the outdoors when not in the mood for hitting the gym especially during the pandemic. This is an amazing destination to call home and will be for a considerable amount of time. When it comes to quality, Price Brothers Management does not hold back and we are very happy residents of the Prairie Creek Apartments in the beautiful city of Lenexa.

They didn't seem to care about the noise they made, nor the time they made it, often 12 to 1 in the morning. We introduced ourselves and kindly asked them to quite down at least during the property quite hours that were in the lease. They acted as if they were just unaware of the noise and would try to do better. This lasted 6 days and then it all started again. We went to the office and they wrote a letter to the tenants reminding them of the quite time. This had little to no effect on them. The noise they made sounded like they were throwing bowling balls at each other or maybe trying to become professional wrestlers. This was a constant thing. Banging, pounding, banging and more pounding. We asked them numerous times to please stop over the next year. We went to the office manager and requested another letter be sent. The office manager said that they could only send out a letter every six weeks to give the offenders a chance. This happened multiple times. After 6 months of this, we asked if we could break our lease and move out. The office told us we had not met our half way point of our lease and would have to pay 15,000 dollars to do so. We stayed and the neighbors got to continue doing anything they wanted. We finally had enough and paid the fee to break the lease (3000) and left. The office doesn't care about the good tenants who follow directions and are courteous to others. They only care that the bad tenants make their rent and they get paid. I would not live here again if they were to offer me any amount for of money.

I will say that this winter has been TERRIBLE but everyone on staff has been working diligently at snow and ice removal, which is very much appreciated! Having office and maintenance staff who live on property definitely makes a huge difference. I want to give a shout out to my girl Brittany in the office. Okay, so your looking for a new place to live? You have a million choices. Where to begin? It's…read moreoverwhelming. You grab apartment guides, you look online on apartmentguide.com, you check Craigslist (oh my gosh...be careful!) You even drive 75th St looking and thinking, there's got to be something better? THERE IS!!! Prairie Lakes, next to everything, by the way. It takes me mere minutes to get to my bank, Walmart, Target, Michael's, Sprint, IHOP (IHOB???) and just about any other place along SM Pkwy I can think of! I'm close to all the major highways; I-435, I-35, a short jaunt to 69 Hwy, and all the other hubs are just a hop, skip and jump away. Now as for the review you may have read in '16...it was pretty bad...I read it, and I've lived here for 3 years, so I can effectively say, Yeah, it WAS pretty bad in '16. Management sucked, maintenance sucked, and the riff raff that hung around (meaning the residents) were pretty bad too. I felt like I lived in the 'hood. But the new year brought new changes, and with that - new owners. And a whole lot of good things have happened since then. And 2016 is a thing of the past, I'm happy to say. Now, management is moving in a very positive and upward direction. They truly care about the residents, and they make that abundantly clear in the simple things; like remembering your name when you call - and in the not-so-simple things; like calling maintenance out to your apartment in mere minutes when your dishwasher is filling with water that refuses to drain! They're awesome, and they prove it by their actions. Not their words. Which means everything to me. I love that I walk in the door and Alisa says, "Hi Elizabeth...you have a package!" And she runs to grab it for me! I never even said I was there for that! To me, that's top notch service! Let's talk amenities for a sec. I live in a two bedroom. If I get the chance, I'll bump up to a 3 bedroom, 2 bathroom. But right now I'm in a 2 bedroom, 2 bath. I have a spacious apartment, well laid out and roomy. (Honestly, the carpet is old and falling apart though in multiple places - it's splitting it's so old and exposing the fibers underneath - an issue the old management handed to us, thank you very much.) We have a full size washer & dryer off the kitchen (few places in Shawnee have that any more) and water, sewer & trash is included in the rent. The apt is all electric, with central a/c, and maintenance is SO good, they will change the air filter every month at my request because my daughter has severe asthma (who else does THAT?). I have a huge private balcony enclosed on all sides so my Yorkie (service dog) doesn't get out when I let him roam the patio, and a private locked storage on the patio that is quite spacious. I have mini blinds throughout of course, the complex was freshly painted last year on the outside (although living here 3 years with an 8 and 9 year old, I could sure use a fresh coat of it on the inside!) There are dog waste deposit cans throughout outside, and charcoal grills since grills aren't allowed on private patios. There are 2 sizable pools, well kept and clean! YES CLEAN! And the furniture around the pools are well kept and in great condition, not dilapidated pieces of crap (like we used to have to deal with!) Im sure there are many other amenities I am not thinking of right now, or ones I don't use...but you know the drill. Just CALL THEM and ask! Complaints and issues with other residents, (and yes, I've had them) are dealt with swiftly and equitably and most importantly, confidentially! So would I recommend moving in to this place! OF course! I don't plan on leaving any time soon unless something changes that causes me to move, like a rent increase that I can't afford, or a tragic incident that I just can't deal with - you know the meaning of TRAGIC! My kids love Rhein Benninghoven Elementary School...the teachers there are fabulous, and it's a hop (literally a 2 minute drive) down the road. Our neighbors are great, I'm friends with all of them in my building...I bake stuff...they eat it...it's a great thing!!! I know this has been long, but that's how Elite's do it. We like to "represent" when we write a review - not just lay down a few words. So no fair coming back with any "oh she's jus advertising for the complex" comments. I'm truly not. Trust me. I'd love an off leash dog park, a fresh coat of paint on my walls and new carpet. So I have my complaints as much as the next guy. I just have to be reasonable, too. One thing at a time. Now....to whom do I deliver this fresh loaf of baked bread... Ok. It's

However, the move out phase was handled astronomically poorly and recent management changes left a really poor taste in my mouth. I will never rent from any ODDO property again and I will advise friends and family to avoid their properties as well. I would give zero stars if I could. Pros: - Great kitchen - Good sized bathroom - neighborhood has lots to eat and shop, great highway access - maintenance crews are awesome and respond quickly Cons: - For the most part everything is fairly cheaply made and uses low quality materials. For a location that wanted to charge me roughly $1800/mo to extend my lease another year, you'd expect better. - Very cheap vinyl flooring, constantly coming up, even in low traffic areas. In higher traffic areas there were many squishy spots. These conditions existed upon moving in. - The apartments seem to have very poor interior insulation. In the winters my apartment would constantly hit 75+ degrees despite being set at 65. I never had to pay for my own heating, but I also had a hard time sleeping without turning my AC on. In the summers, my AC would run constantly. - The highway noise is ROUGH. I lived in a top floor apartment and even with blackout curtains up and all doors closed, the noise was constant and loud. It wasn't worth sitting on your balcony because you couldn't hear anything. I eventually got used to it, but they've done very little, if anything, to address highway noise. - At some point, management changed. They became much more stuffy and corporate. Any issues were met with corporate speak and was typically very patronizing. Conditions in and around the buildings deteriorated. Rules became arbitrarily enforced. If they could find a way to charge you for something they would. They are 100% profit focused and could care less how you as a person are treated so long as they are making money. - I heard from multiple people that managment was unwilling to negotiate rent when lease renewals were coming up so I didn't even try. When I failed to get my notice to vacate in on time (entirely my mistake) I asked for some assistance from them and was staunchly denied until I mentioned it soured an otherwise nice renting experience, to which they quickly folded and did not charge me the month to month rate for 33 extra days on my lease, but I still paid the same rate I was already. - I've attached a picture of where my desk and office chair were. Again, I lived here for three years. Management charged me $175.60 for carpet replacement because of the chair. This does not, in any world, go beyond normal wear and tear for three years of living in the same location. When I asked why this went beyond normal wear and tear, I was given a nonanswer and told that I should have used a floor protector under my chair. The 175.60 was the prorated amount based on the useful life of the carpet (which they had rated at 7 years). That is a direct quote. As an accountant, that is extremely laughable and very unreasonable. I asked if they would rescind that charge and they were clearly unwilling the move on it. Upon noticing my frustration, management attempted to appease me by saying "well we don't want you to have a bad move out experience" but I cut her off as I was tired of the corporate speak and being treated as a number on their bottom line. I simply asked where to send the payment. - I was proactive in making sure my apartment was well cleaned upon moving out. I caused no issues as a tenant. I always paid rent timely. I expected some good will for all of those things, but received none. I do not recommend renting with ODDO.

The surrounding area has everything you could want within a 10 minute drive. The grounds are pretty well kept, with an occasional patch of dirt/mud and a broken sprinkler. It seems it was built on a low pretty low budget, the balconies are starting to deteriorate and there are nails coming back up out of the wood, and I saw a neighbors screen door fall off as I walked past. The laundry rooms are small and very basic and not well kept. There was a giant dead moth in one that had been there for about two weeks. ($1.75 / load. washer and dryer which is not tooooo bad.) The BIGGEST thing that bothers me about this place is that there are NO security cameras. My motorcycle was stolen and I was asking a neighbor if he has seen anything and he said that other things have been stolen from this place and another neighbor said the same thing happened 15 years ago, and still no security cameras are in place. In my opinion if the manager really cared about the satisfaction and well being of the residents then there would have been cameras from the beginning or after the first crime. Whenever I have required maintenance services for my apartment, the requests have been addressed promptly and effectively. I am particularly impressed by the management team's commitment to fostering a sense of community through regular social events, which has significantly enhanced my overall experience as a resident. I have no intention of moving, as Sonoma Hill truly feels like home. Maintenance is good, but their policies are all about getting the money, not about the people. Each year my rent went up which I understand things cost money; but they never offered me any upgrades and the amenities that I use decreased. They opened the pool later and closed it earlier and then this year they had to close it for an entire day each week to clean it. The exercise room was not well maintained: the treadmills needed work, one of the emergency stop clips wasn't even attached to the treadmill, the benches were loose and no sanitizer. When I left I was charged a lot of miscellaneous fees because the expectation was that the apartment look the same way it did the day I moved in, 3.5 years ago. Because I had to extend my lease for one additional month, they charged me an additional $500, which I thought was high (over 1.5 times my rent). They now have a new Assistant Manager, Galen, and he has been amazing; he's the only manager for GreyStar who I felt really treated me as a person rather than a rent amount. Upon arrival, the apartment was dirty and smelled weird. At the time, we didn't think anything of it but we know now it was mold. Shortly after he moved in, he reported the dryer to not be working. Estancia sent a maintenance person over who "fixed" the issue. Not sure what they did but it did not fix anything. This went on for about 8 weeks before we reached resolution where he had to continuously email and call to get anything done. Estancia ended up buying a new dryer before finding out that the vent connecting the dryer to the outside was clogged. Estancia had to hire a specialist to come out and fix it. After 8 weeks of having to make other arrangements for an appliance he was promised moving in, he finally had a working dryer. The property manager, Katelyn, finally worked with them and reimbursed them for the laundromat, but not after a million emails and calls, of course. On 11/29/21 he discovered mold in his apartment. My fiancé and I had been sick on and off for a while and thought we had Covid. After multiple negative Covid tests, we looked around and found mold around the window in my bedroom, mold in the bathroom, and mold in the living room by the sliding glass door. He notified Estancia right away and left the apartment to stay with his mother 45 mins away. After a few days, the ticket had been "resolved". In the maintenance ticket, Estancia never said what they did to resolve the issue and would only speak to his roommate via phone. He retuned and was still feeling sick so he had to move out fully. He notified his roommate and Estancia right away, but his roommate wanted to stay and Estancia didn't respond (no surprise). While moving out, we had to throw away hundreds of dollars with of bedding, furniture, and clothing that was ruined by the mold (see picture of furniture). My fiancés roommate has been awful and has threatened my fiancé multiple times. He cannot deal with him and Estancia won't let him out of the lease on his own. We tried to find a new roommate but the ex roommate has to agree and he isn't out of spite. Also, not a lot of people want to live in a mold infested apartment. So now my fiancé is forced to pay rent for somewhere he doesn't live. TLDR: Don't live here. Moldy apartments, negligent staff, maintenance team sucks, and for the money you can get something better.
