There couldn't be a more peaceful and relaxing place for us to live with our new puppy during this time or some other. This community is everything you'd need for an elite lifestyle. From their concierge to the fitness center, my husband and I love everything. I love the beautifully crafted wooden cabinets and the magnificent kitchen island. My husband and I cook together and it's so amazing to make delicious food in a gourmet kitchen! The lighting is just perfect around the house and we love love love the spacious patio! We love it all! We follow their facebook page for regular updates and particularly enjoy their posts. Recently, they had a table set up for dog parents to collect some treats for their furries and I thought it was a great idea! Their New year goodies and champagne setup was very cute! Their monthly newsletters are very informative and I love the swimming pool area. The maintenance is top-notch and very prompt. The management always reaches out after a maintenance call to check if everything was according to expectations. The community outdoors is maintained beautifully. The shrubs, trees, grass and pavements are all maintained quite well. We love walking around the community with our little puppy and she loves it too! One feature that's very noteworthy and probably never seen in any other apartment community is the presence of only one large trash compactor as compared to multiple overflowing trash cans. I love this because I don't like smelling trash while walking around. There's a wonderful trail all around the community and it's a great run or a walk when you want to experience the outdoors when not in the mood for hitting the gym especially during the pandemic. This is an amazing destination to call home and will be for a considerable amount of time. When it comes to quality, Price Brothers Management does not hold back and we are very happy residents of the Prairie Creek Apartments in the beautiful city of Lenexa.

My wife and I have absolutely loved our time here. Pros: 1. Units are the most thoughtful and functional we have ever been in. They are not the highest end finishes, but that was not as important to us as kitchen size, floor plan, storage space, etc which they nailed. There is more cabinet space and storage space in our Savanna unit than all of our previous apartments combined. Plus, the prices feel extremely reasonable for everything you get 2. Community feeling is great. The apartments feel more like a neighborhood than apartments. We are always seeing people and chatting with people while walking our dog. The staff is the most welcoming we have ever experienced, and they truly care about the property and their tenants. 3. Maintenance - Our maintenance requests have always been handled quickly and the maintenance crew is very friendly and knowledgeable. 4. Amenities - The gym is the nicest apartment gym we have been in, and has plenty of equipment and space and is well taken care of. The pool area and lounge areas are also great and we used them multiple times this past summer. They also have a free power washer and vacuum for your car which we have never seen before and love. Con 1. There is only one con I have, but I know it is being worked on as we speak. They did not have an ability to do an application or sign documents online, so we had to be present to sign and my wife had to have hers notarized as we were moving from out of state. I wish the bathtubs weren't so loud and squeaky when you walk on them and I wish the stairs were painted with a top coat, it's bothers me that we are paying close to 1.5k a month and the stairs look so rachet like more than half of the blue on the wood stairs is not there anymore so disappointing to see they don't care about the appearances and the outside lint of the rooms also looks ugly! I wish the patios had a gloss added to them as well to protect they look sad and a little discolored due to rain and snow. I love the oven it heats up quickly and the laundry machines are nicer!

After that, I sprayed everywhere and tried to solve the problem. But insects did not disappeared. After all, we gave them the notice about our move. I were not able to live in this apartment with our little baby. Because we were finding lots of insects every single day.Currently, they sent me the bill. At the bill, they are charging for rent( which we did not live), and also keeping my deposit. Manager saying we breach the contract. If we have to move we supposed to give them the notice earlier. We moved from this apartment because inside the apartment lots of insects. Instead of realizing their fault, still tryin to charge the bill.

However, the move out phase was handled astronomically poorly and recent management changes left a really poor taste in my mouth. I will never rent from any ODDO property again and I will advise friends and family to avoid their properties as well. I would give zero stars if I could. Pros: - Great kitchen - Good sized bathroom - neighborhood has lots to eat and shop, great highway access - maintenance crews are awesome and respond quickly Cons: - For the most part everything is fairly cheaply made and uses low quality materials. For a location that wanted to charge me roughly $1800/mo to extend my lease another year, you'd expect better. - Very cheap vinyl flooring, constantly coming up, even in low traffic areas. In higher traffic areas there were many squishy spots. These conditions existed upon moving in. - The apartments seem to have very poor interior insulation. In the winters my apartment would constantly hit 75+ degrees despite being set at 65. I never had to pay for my own heating, but I also had a hard time sleeping without turning my AC on. In the summers, my AC would run constantly. - The highway noise is ROUGH. I lived in a top floor apartment and even with blackout curtains up and all doors closed, the noise was constant and loud. It wasn't worth sitting on your balcony because you couldn't hear anything. I eventually got used to it, but they've done very little, if anything, to address highway noise. - At some point, management changed. They became much more stuffy and corporate. Any issues were met with corporate speak and was typically very patronizing. Conditions in and around the buildings deteriorated. Rules became arbitrarily enforced. If they could find a way to charge you for something they would. They are 100% profit focused and could care less how you as a person are treated so long as they are making money. - I heard from multiple people that managment was unwilling to negotiate rent when lease renewals were coming up so I didn't even try. When I failed to get my notice to vacate in on time (entirely my mistake) I asked for some assistance from them and was staunchly denied until I mentioned it soured an otherwise nice renting experience, to which they quickly folded and did not charge me the month to month rate for 33 extra days on my lease, but I still paid the same rate I was already. - I've attached a picture of where my desk and office chair were. Again, I lived here for three years. Management charged me $175.60 for carpet replacement because of the chair. This does not, in any world, go beyond normal wear and tear for three years of living in the same location. When I asked why this went beyond normal wear and tear, I was given a nonanswer and told that I should have used a floor protector under my chair. The 175.60 was the prorated amount based on the useful life of the carpet (which they had rated at 7 years). That is a direct quote. As an accountant, that is extremely laughable and very unreasonable. I asked if they would rescind that charge and they were clearly unwilling the move on it. Upon noticing my frustration, management attempted to appease me by saying "well we don't want you to have a bad move out experience" but I cut her off as I was tired of the corporate speak and being treated as a number on their bottom line. I simply asked where to send the payment. - I was proactive in making sure my apartment was well cleaned upon moving out. I caused no issues as a tenant. I always paid rent timely. I expected some good will for all of those things, but received none. I do not recommend renting with ODDO.

    The electrical box for our building is unprotected on the outside of the building. The unsupervised…read morechildren in the complex run wild and have access to the box. They have been turning off the electricity to the entire building since December. Evergy can't do anything, because the box belongs to Linda King, property manager, who won't do anything either. She writes, "No solution," when I turned in maintenance ticket to have the box covered. Police have been out. Codes Department have been out, based on my calls. No changes. Electricty turned off 3x last weekend. I am the 4th person moving out of my building this month. Toxic fumes constantly, as they "resurface" the bathtubs every time someone moves out, which is FREQUENTLY! Fumes travel through the vents. Linda doesn't care about toxins, she uses chemicals on the lawn that are toxic to the animals, too. Just drive through the parking lot and see the number of cars with expired license plates. The SUV in my lot hasn't moved in 6 months, expired tags, packed to the rafters with clothes. I think someone is living in there. Ghetto!

Now....she's 87 years old, and was told by her doctor that she needed to move, to be somewhere and get/have assistance....we have it in writing! Told the office as soon as we got the letter, and started the procedure to move her. Her 'finial' bill.....$3900!! On top of a full month's rent, which she only stayed 8 days, the 'sub-lease' fee was $1100.00 and because she broke the contract, another $2300.00!! When I called the office, they said they were following standard procedures, and she willing signed the lease!! This is how you treat the elderly?? Letter to the AG is next....

    Since my fiancé moved in, Estancia has been nothing but a nightmare. He moved in to help a friend…read morewith a bad roommate situation and took over the roommate leaving on the lease. Upon arrival, the apartment was dirty and smelled weird. At the time, we didn't think anything of it but we know now it was mold. Shortly after he moved in, he reported the dryer to not be working. Estancia sent a maintenance person over who "fixed" the issue. Not sure what they did but it did not fix anything. This went on for about 8 weeks before we reached resolution where he had to continuously email and call to get anything done. Estancia ended up buying a new dryer before finding out that the vent connecting the dryer to the outside was clogged. Estancia had to hire a specialist to come out and fix it. After 8 weeks of having to make other arrangements for an appliance he was promised moving in, he finally had a working dryer. The property manager, Katelyn, finally worked with them and reimbursed them for the laundromat, but not after a million emails and calls, of course. On 11/29/21 he discovered mold in his apartment. My fiancé and I had been sick on and off for a while and thought we had Covid. After multiple negative Covid tests, we looked around and found mold around the window in my bedroom, mold in the bathroom, and mold in the living room by the sliding glass door. He notified Estancia right away and left the apartment to stay with his mother 45 mins away. After a few days, the ticket had been "resolved". In the maintenance ticket, Estancia never said what they did to resolve the issue and would only speak to his roommate via phone. He retuned and was still feeling sick so he had to move out fully. He notified his roommate and Estancia right away, but his roommate wanted to stay and Estancia didn't respond (no surprise). While moving out, we had to throw away hundreds of dollars with of bedding, furniture, and clothing that was ruined by the mold (see picture of furniture). My fiancés roommate has been awful and has threatened my fiancé multiple times. He cannot deal with him and Estancia won't let him out of the lease on his own. We tried to find a new roommate but the ex roommate has to agree and he isn't out of spite. Also, not a lot of people want to live in a mold infested apartment. So now my fiancé is forced to pay rent for somewhere he doesn't live. TLDR: Don't live here. Moldy apartments, negligent staff, maintenance team sucks, and for the money you can get something better.

Finally, today maintenance came to address this issue. They turned off the water for the entire building at 4pm. Then, figured out they couldn't fix the issue and called a plumber. Maintenance and the office staff then went home leaving the plumber without access to the unit. When you call emergency maintenance, they won't answer. I have no water, it's 100 degrees and this place doesn't care. Don't move here. You might be wise to not even drive past here.
