BUT NOW WE FIND OURSELVES 3 years later and not only renewing with them but moving to another one of their apartments in same complex! This new team (Jennifer, Don and Justin) have been so amazing! This community has turned around tremendously! They with the rest of the team make this feel very homey and relaxed! I have never been so satisfied with an apartment! Between celebrating us with doughnuts parties or before covid.... purchasing baseball thickets for community members... and making this move (literally moved these last few days) As stress free as possible! I'm So happy with this place, instead of moving closer to my job I have decided to commute!! I could go on with many positive things and situations but I just want to say Thank you Jefferson Arbors and if you are looking to rent an apartment... come here! The team will be quick and efficient and make you feel right at home!

If you want a comfortable and safe environment to live, save yourself and do not move here. Yes,…read morethe prices are a bit lower (literally only like $100) than neighboring apartment complexes, but it is extremely run down. They market it as a luxury apartment but it seems like it's been decades since there was any renovation. I'm convinced there was mold in my apartment as I was extremely sick after moving in and multiple times throughout my lease (15 months). The maintenance people told me there is no mold, even though you could smell the mustiness. In my 15 months, the apartment had 3 major leaks. The entire kitchen, dining room and laundry room was one leak. Half of my living room ceiling was the second leak. The third leak was my fridge and it leaked all over the kitchen floor (second leak to affect the kitchen). The leasing office is extremely unprofessional with no respect to your living space even if you are working from home. The leasing manager, Jennifer, was so hard to work with that I ended up emailing the district manager to help resolve my issues. One night, a man chased me back to my apartment as I was walking in from the parking lot. Yes, I should've called the police but he stopped bothering me once he realized I was aware. I called the leasing office instead the next morning and they offered apologies and said there was nothing else they could do. They did not even send a notice out to the rest of the tenants. I ran the second my lease was up. Not worth your time, pick something else.

I moved into this apartment complex two weeks ago. It has been a nightmare. I began to have…read morereservations immediately, due to the comments and actions of residents who are predominately white and elderly, i.e., 75+ years old on average. I started moving small items by myself two days before the movers were scheduled to come with the heavy things. I felt immediately racially profiled by a parade of white tenants. They would invariably ask me if I lived there or whether I was delivering packages to someone else who lived there. The assumption, and hope, was that I was a delivery person and didn't live there. After numerous incidents of this, it dawned on me that most of these tenants lived through America's, and specifically Virginia's, Jim Crow Apartheid (Segregation) era. Thus, many of them may still harbor the attitudes of that time, which have been emboldened by the first and now second coming of Trump and his MAGA anti-Black/Muslim/LGBTQIA+/Immigrants of color movement which dreams of returning America to a Jim Crow-like era again. When my movers arrived two days later, they happened to be three Black men, neither known nor related to me. The tenants who were profiling me now turned on the three movers. They began questioning them and slowing them down costing me money. One particularly aggressive woman followed the movers to my apartment and was about to enter when she noticed me and my angry expression. I would not recommend this property to any African Americans/Blacks thinking of moving here. Moreover, I don't feel comfortable at Overture Fair Ridge due to an ongoing harassment campaign by the tenants in the apartment above me. In my opinion, the manager's response was to resort to a typical white fragility excuse that she has never seen any racial issues here and dismiss my complaints and request for an early termination of my lease. I'm too anxious to try the amenities. I even dred collecting my mail or packages from the Amazon Locker room. Be warned.

Move In: - The virtual tour was completely accurate to the apartment I received - Easy process to pick up keys and do a virtual check in with maintenance to learn about all the features of the apartment - Parking the trailer to unload my belongings was easy and had no issues Living there for 2 Years: - Clean, updated apartment, spacious balcony, bonus storage unit off balcony, nice appliances, loved the fireplace feature in my unit - Greatly appreciated the amenities like trash valet, updated fitness facilities, 2 pools, grills for cooking, package lockers, plenty of parking, etc. - All staff from maintenance to the office team were always friendly and helpful - Quiet neighborhood, never felt unsafe, and really loved going for walks around the property as it is beautifully maintained - I don't own a pet but it is a very pet friendly complex, there is a dog park - Located within walking distance to Giant & Starbucks in the Centrewood Plaza and Centre Ridge Marketplace, near a bus stop, easy access to I 66, etc. - Lakeside frequently went above and beyond to host various events from gardening, to kids crafts to happy hours to food trucks The Neutral: - Rent increases--sadly that is just the reality of living in the area, their prices are comparable to others in the area as I did a lot of research before choosing them Move Out: - So sad to have to leave, only leaving due to need another location otherwise I would have continued my time at Lakeside. I am staying in the Bozzuto management family as my experience has been so great - Turning in keys was a smooth process - Have not yet received my security deposit (which they do state takes a few weeks) so I will update how that process goes
