Honest account of a $22,000 loss -- read before you hire for a trial…read more I hired Downs Law (Will Downs and Dan Moore) in late 2025 to pursue a former tenant in Fulton County Superior Court for unpaid rent and property damage. The tenant claimed identity theft. I paid $22,129 in legal fees over about a year. On October 8, 2026, after a bench trial, the court ruled against us, finding we had not met our burden of proof on whether the defendant was actually the tenant. What they did well: They were responsive to my property manager, filed on time, handled discovery and mediation, and did put litigation risk in writing more than once. I want to be fair about that. What prospective clients should know: 1. Nearly all communication ran through my property management company, not me. I had to push for direct contact with my own attorney a year into the case. If you hire this firm through a third party, insist on direct communication from day one. 2. I was told in writing that our identity evidence was "strong in several key respects" -- a leasing agent's identification, a bank-statement match, and a reported admission to a police officer. The court's order found the evidence on identity was disputed, found the applicant did not use the defendant's bank information, and did not mention the police admission at all. Ask any firm, before you pay a trial retainer, for a written assessment of which evidence is actually admissible and who will testify to it. 3. Billing ran about $375 to $435 an hour. Across several invoices the matter totaled $22,129, which I paid in full. Budget accordingly. 4. The firm's own website states it is a business law firm and asks for "no inquiries regarding residential tenant/landlord issues." My case was a residential landlord-tenant matter. Ask about depth of experience in your specific case type. My opinion: the firm was professional but, on this case, the confidence I was given did not match what was proven in court, and the firm was paid in full regardless of the result. That's how litigation works -- but clients deserve to know the track record, not just the testimonials. Ask for win/loss history in similar cases before you sign. I'm posting this because when I chose a firm, I could only find five-star reviews. Potential clients deserve the full picture.

I would not use again. Do not recommend! Update: They sent us a closing package in the mail. Despite the realtor and the seller asking them to correct the Home Warranty amount, they still sent documents with the wrong amount. Also, the numbers on the HUD statement did not match the Affidavit of Seller's Net Gains. We're asked to sign an affadavit with contradictory numbers than what's on the HUD. Realtors: Do you want to work hard to bring a deal to the table, only to have these incompetent people sink it? Buyers/Sellers: How can you trust any closing document that comes from them? How can I trust anything they prepare now? Update #2: Stunningly, Michael Standish (the closing agent) admits the HUD statement is wrong. But he tells me to sign the documents anyway. That's right, make sure you understand this: I've been instructed to sign documents verifying the integrity of a HUD statement that they openly admit is wrong (or incomplete). Why does this firm perform closings with incomplete documents? At a minimum, I believe this is a legal ethical violation--and possibly even fraudulent for an attorney's office to induce someone to sign a document that they know is false.
