They woo you with the beautiful entrance, but that is where the beauty and integrity stop. My daughter rented a place toward the rear of the building, by the back parking lot and it was DISGUSTING!!! The stairwells smelled of urine, and the stains on the walls, concrete flooring and carpet looks like a crime scene. A crime happened in the stairwell while my daughter resided there, and it just isn't safe. Downtown area is decent, food and shopping, but this place definitely doesn't care about their residents, its cleanliness or its reputation. read more

was once nice like a year ago but something about the place changed and is just dirty and the front desk staff girls are mean!

I have lived here this school year (2024-2025) and it's been great! The staff is all super nice and quick at responding. The maintenance is also very quick to fix something you need done. The amenities are also so nice, a 24 hour gym and super nice pool and pool deck with grills and nice sitting areas. I totally recommend living at the Vue On Walnut! read more

The pool is so cool and the staff is so kind!! Definitely live here if its on ur list! The furniture is nice as well!

My sons have had nothing but problems since moving here. They gave my son a compact spot for his Mustang that was right up against a concrete pole. Because there's not enough room for the person in the neighboring space to park, he was literally paying for a space he could never use. They wouldn't budge for one moment on the spot and give him one of the many other ones that were clearly available. Then when my son needed to move due to roommates stealing from him and keeping him up late partying. They made him pay a transfer fee of over $300 to move units. Then he got married and planned to leave early but his brother agreed to take over his lease. No finding a new tenant, no cleaning needed. They probably a new lease drawn up and perhaps a new digital key only. How much for that? $500. Upon move in, the elevator was broken and we had to move all their stuff up and down five flights of stairs. So, they are charging my new son $500 on top of his rent to move in and my son who is leaving over $800 just to leave! These people are a complete rip off. Don't ever try to make any change with your existing lease or they will rake you over the coals with their fees they say are non-negotiable. And their reason for the non-negotiable fees? So that they can get their fair housing discounts. Really, you get fair housing discounts by ripping people off with fees? Nice, you're not even human. read more

the building itself is very pretty but they really start slacking on the management of the place. The main elevator breaks down a lot and we are currently without a side door. I got a room without windows I think the least they could've done is got better lighting since they put a ton of lighting in the kitchen and living room. I understand it's a student off campus apartment ,it's not too far from campus true. However I wished they had better leasing contracts for students. Also they might back charge you for payments that don't make sense. Will not renew my lease. read more

I love this place, very good management and staff! I love the location! It's the perfect place for college students like me!

DONT LIVE HERE IF YOURE AN ACTUAL COLLEGE STUDENT!!!! 90% of the residents are so destructive, dirty, and inconsiderate of fellow residents and staff. Loud music, screaming residents, and broken windows/elevators/doors/etc are very common occurrences here. I'm constantly looking over my shoulder to make sure no one is following me when I take my dog out. Management does NOTHING about the homeless ppl who go through the trash, loiter, and break into this property. So many fundament issues with how this building is constructed. I'm scared the ceiling will collapse on a regular basis. I had a huge leak in my ceiling when I first moved into the unit that took over a MONTH to fix. My roommate's bathroom had flooded the year before we moved in and was not informed whatsoever. A light in her bathroom was out and not replaced for almost three months because it was a "light fixture that required special parts" There is a ticking noise that comes from my ceiling at LEAST once a day. When I asked what it was/what they could do, I was told it's just the building creaking and they can't do anything. 90% of the amenities don't work or are lacking parts to work. For example, the printer either lacks ink or paper. When requested it be refilled, I'm always told to just send it to the employees and they'll print it out for you. This works out fine... unless it's outside of business hours. Then you're screwed! Another friend of ours who lived in a nearby unit has their entire apartment flood on Christmas. Things happen, but normally the landlord would reduce rent or compensate somehow. This was not done. Our friends were moved to a different unit and had to pay the SAME price for rent!!! Make sure to read the REAL reviews. A friend of mine used to work here and would beg us and anyone else to write good reviews on yelp and other sites to combat how bad their ratings were. This was over two years ago so since then many fake reviews have been submitted via employees and their friends. If you're still reading, check out a review by someone named Mac for some real lore. This person goes into DEEP detail about the situation I described above (flooded apartment on Christmas) I genuinely recommend reading that review for even more TRUE information. Keep yourself safe and find a different apartment worth your money! read more

Not sure where to begin. Management has not helped with a terrorizing roommate for my student. The fact that they have/had poor building problems and had a major flood that put my student out of their apartment is icing on the cake compared to what is happening currently. Someone needs to step in and take control of this situation with horrible tenants that should be evicted or arrested!! Jerry- you call your self a manager? Who owns this building? Time to make a clean sweep of management! I see a Lawsuit in the near future! read more

they had a great booth at the missouri state tailgate! they were very nice and had great take home souvenirs!

Unfortunately, I did not read all the negative reviews for this community before allowing my son (a college student) to move in. When he initially moved in, the hallways were filthy, and elevator was in need of repair. When management completed their yearly inspection, over $1,100.00 dollars were charged for carpet repair (not replacement) and cleaning. Additionally, I was told that two months would be allowed to pay back the charges but was sent email stating his file would be sent to collections prior to the two months allowed. When I followed up, unknown to me I was communicating with an AI software that could not answer my questions or concerns and never had someone get back to me until the final day before sent to collections. I would also note the call back was due to me following up on my end and not management following up as the AI software stated. I am very disappointed and agree with the many negative reviews I currently see regarding this community. I would not recommend this community to anyone interested in moving there. Best apartment ever!!! Love it so much. I live here with my friends and it is my favorite ever. I love it so much! Very good quality.

Please read carefully. The apartment itself is lovely. look on yelp and FB marketplace. Many people are trying to get out of their lease and find better. If they tell you that they only have availability in august and you have to sign before then like they did me, that is a lie. But I get phone calls atlease once a month asking me to me to renew my lease even after I've asked them to stop contacting me for that purpose and that I have no interest. You can never get ahold of the front desk by telephone for anything. If you're trying to be independent or value your privacy then I suggest you spend the extra $100 month-for your own apartment. I've had one of the front desk ladies walk in on me while I was stark naked without announcing herself until I pushed the door back to stop whoever was coming in just for her to ask when I would have rent paid (yes I was late) I've been woken up multiple times from the maintenance man yelling at his wife and children when he was drunk(they lived under me until recently.) I moved here from wv thinking this would be a good choice. Yes this is close to campus and makes this an easy commute but the way things are ran and the lack of privacy they offer makes this a poor experience. The little get together they host are cute but not enough to over look the poor environment. I know that Missouri state law doesn't require a notice if it's a compliance code or emergency or stated in the lease but it's common courtesy for someone to knock on a door before entering someone's room read more

Great location & awesome amenities! Anthony at the leasing office was very personable & helpful. Can't wait to tour it when it is finished! read more

leasing staff is absolutely terrible and know nothing about their job, the building is run by teenagers who don't give a crap about anything but themselves. the entire building is disgusting- literally saw a pile of vomit sit in the same place for months on top of the roaches I moved in with and dog shit you will find in the hall EVERYDAY. EVEN STAFF DOESNT CLEAN UP AFTER THEMSELVES. they actually deleted my last review, probably because their employee violated me and they won't admit itanyways, don't live here unless you enjoy living in filth and having 19 year old little girls in charge of your home. wish i could give 0 stars seeing how I had to terminate my lease because of STAFF read more

This place is a joke and you should look elsewhere. Petty fines, appliances are cheap and break (takes weeks to have maintenance fix them). Yesterday the maintenance guy threw both of our (very nice) trashcans in the garbage compactor and proceeded to be rude about it. They will tow you if you don't pro on the designated parking garage 3 blocks away. VERY overpriced, the staff is college kids and, and the managers are rude and they don't respond to phone calls or service requests, unless it's regarding rent or fines :) the pool has been under construction the whole time we have lived here been here, amenities are shut down and they still expect full rent due. Seriously guys look elsewhere read more

This place is very overpriced and they have "fines" that are totally ridiculous. Trash dumpster is full but yet paid a $100 fine for having trash bag-box on patio. No warning or anything... Asked to speak w ofc manager and she of course wasn't available and never called back. And since got an email that rates are going up. No parking available. And its NOT luxury. Would recommend looking elsewhere. read more

I was so excited when I first moved into the Vue. It was so nice, in a perfect location, and they had lots of events that me and my roommates went to. The first red flag tho was the carpets. When we moved in there were strange stains all over the carpets in the hallways and they made all of the hallways smell. Just mystery stains everywhere. Thank god they eventually got carpet cleaners to clean them, but we lived with dirty carpets for a majority of our time here. Next, staff will just walk in when there are maintenance needs. They walked in on my roommate while she was sleeping and didn't care. The elevators are also always broken. Also, when we moved in, we were promised that the rent we paid in august would cover first and last month rent because of us moving in on august 18th and then we were supposed to move out July 18th. Since then, the Vue has gotten new property managers, deleted our old leases and created new ones without us knowing. So when July came we were forced to pay Julys rent and they "had no documentation of this ever being said to us". Meanwhile me and all of my roommates (and our parents) remember this specifically being said to us. I tried over and over to talk to them and they said there is no proof and nothing they can do. I even asked for a copy of my old lease but they said they couldn't do that because they deleted them. They screwed all of us over. They also extended the move out date from July 18th to July 28th so we had to pay for the whole month. Don't move here unless you want to be ripped off. Currently out of 700 dollars that I needed. read more

Where to begin.... I'm not sure what is worse the drugs, alcohol, man wielding a large sword in the hallway, the man that beat a woman in the stairwell on video (google it) or the fact that this place has horrible management??? Oh, and my daughter only lived here one year! Thank god!! The best part??? Oh that I'm fined $110 for not painting when moving out. Even though we filled the holes. My daughters roommate had the exact same holes and did not get charged. We emailed management, did a dispute Aug 7 just days after receiving the charge and were told we would be contacted from the GM....a month goes by and we were sent to collections. Even though NO WHERE in the move out paperwork does it say we need to paint. We paid rent on time every month without fail!!! Google all the crime at the vue and don't let your kids live here. It's a dump. They advertise as student housing....anyone can live there. Go sit and people watch at the entrance for a while ....you will not let your kiddo live there after. read more

Property is not kept clean and instead of cleaning they threaten fines for all kinds of things such has not closing the door all the way ($250). Also after a year of timely payments I was in a motorcycle accident fracturing my pelvis and keeping me out of work. Rather thank working with me and extending my payment a week, in a truly heartless move they sent my $90 bill to collections read more

moved in with roaches in my apartment, they "sprayed" but they never went away. also the leasing staff is TERRIBLE! i believe it was lexi or something, but she refused to help me with filing a complaint citing "she is busy and cannot help me right now" that is your job! do NOT move in here unless you want to overpay for a shitty layout and too many parties. read more

The apartment I had was nice but I give this one star because of Management. I have to tell them over and over to do something and they just ignore you or forget. If new residents can get past the incompetent management then maybe it wouldn't be too bad of a place to live. Prices are high too and the insurance they provide which is $15 per month is only good for the apartment building, not your personal property. I got lucky and was able to move out early. A quick message to management, change your attitude and do your damn job. read more

I was super excited to live at the Vue then i realized it was a piece of shit. It was highly apparent at the move in that the place was rushed and no where near our expectations. the place is run by a bunch of college kids who have no idea what they are doing and choose to fine for every little thing without a single warning. Noise complaints are called in frequently for slightly loud music even though this is apartments for college students. The Vue also promised multiple things such as cable at signing and then during move in we learned that was no longer the case. Also the workers come in unannounced to "change filters" weeks after move in even though it was brand new, it was obvious they were checking on us and do things like this often (without warning and send out emails saying they are coming after they have already been through) which is just an invasion of privacy. The hallways and elevator are always disgustingly dirty which isn't "luxurious" what so ever as they advertise. In conclusion, if you like paying a lot for well below average apartments but also like to be bullied around by your peers who are on a power trip and enjoy being lied to and spied on in your own home this place is perfect! If not I strongly recommend you stay far away from this terrible place. read more

The only thing positive I would say about the Vue is that its a beautiful bldg and I do like the apartment I'm in. It is way over priced as one reviewer replied. I was expecting cable television but that isn't even offered. They have internet TV but its lousy, if you want something better you bet you will pay for it. Thought the internet was part of the package but that's not the case. Its $100 when you sign your lease. They were planning on charging me a full months rent for about 7 days that were left in the month, I had to remind them to prorate the month. The manager seems somewhat hateful and I know it's not just me, others around here have said the same thing. I can guarantee I will not renew my lease with this place. Oh yeah, they offer you to buy their insurance through them for $15 a month which is convienent but in the fine print, the insurance only covers their property not your personal property. I plan on dropping their insurance soon and going with my own which is a lot cheaper. They didn't give me a mailbox key when I moved in, took several attempts to get them to give me a key. Oh yeah, they do charge a $250 non refundable deposit for a pet but you still have to pay $25 per month from their on. read more
