Break in, smashed window in the visitor parking section of Vue on Macgregor
Jenny J.

Downgrade from my daughter's previous apartment near campus. Roommates include roaches. Update since she moved out this July. I will note that due to the roach infestation, she worked hard to keep things clean so roaches wouldn't get in to food (but they made their way in to the pan she used to cook dinner as she served her plate and was about to eat dinner) Here is the update No, no, and no. Issues: safety, car break-ins, roaches that NEVER leave, move-out even when you clean before moving out, move-out fees are more than stated in fee schedule, adding a trash fee 2nd semester that was NOT in the original contract. (At this point I was just done, so I paid and counted down the months till we were gone) We paid for a room with a view of the pool or commons ground, and we got a view of the back of some random trailer park looking place with junk in the back. We also signed a lease for a bathroom with a tub & shower and only got a standing shower. The only reason my daughter stayed was because the roommates were friends who signed together. Otherwise I would have disputed from day 1. Also, the pool was never in use the entire year up until the last month or so when it was time to have new tenants sign a lease for the next school year. Fitness room sometimes had dog poop in it which remained there for about a week. My daughter had friends visit: her friends car had the window smashed and her boyfriend's car was broken in as well (window smashed). Friend's laptop was stolen, and I am not sure what else. The thieves go around with BB guns to blow out the windows. Parking security is a joke. Imagine if you walked up on someone breaking in to your car. Suddenly your safety is in jeopardy! AND- One of the roommates even saw one of the parking lot security guards... SLEEPING... in his car. For move-out: My daughter cleaned her room - vacuumed, cleaned bathroom. They charged $50 for carpet (there were no stains and she vacuumed). Sink cleaned. They charged $40 for the sink, which was clean. Even if it was dirty, the fee for a dirty bathroom sink is $25. (Total move out fees $239 for her portion and about the same for the other 3 roommates) Charged for many other move-out items, but those 2 are just for her room, and she is so upset. I mean, why clean if they are going to charge $90 for your sink and carpet that were both cleaned/vacuumed. And barely walking space in the bedroom so you're talking about like 8 square feet of visible at most. I asked multiple times for the roach infestation to be taken care of. Roaches were IN the fridge. In the suction/seal of the door. They hung out when she cooked! Got in her Keurig. And she cleaned regularly. She didn't leave anything in the Keurig. There is just such a bad infestation that roaches are everywhere. In her drawer and in her clothes. They were practically begging people to renew by giving away MacBooks as a gift with renewal. Needless to say we did not renew. Not worth the MacBook. We had zero issues at Cullen Oaks. Go to Cullen Oaks before you go here. We always felt safe with her at Cullen, and there was never a roach issue. No car break-ins. No ridiculous move-out fees. I cannot stress enough. Do not go to the Vue. I stayed in contact with management and nothing improved. Then, they stick it to you in move-out fees even if you clean.

This was honestly a terrible experience living here ,the hallways where always so dirty and nasty with trash , fluids of all sorts ,and animal feces. At first management was great but it quickly gotten worse after move in, everything about the apartments where pretty bad like the sated in the reviews. I wouldn't recommend the vue to anyone unless it's their last option.

ZERO STAR APARTMENT REVIEW, READY? Don't EVER live here. I just read an article over this apartmnt and everything stated is 100% true. I finally left this place after living here since fall 2017 and I have hated this place ever since the first day. Absolutely disgusting since I moved in. They will not let you see an apartment unit until your first day living there! That's when I knew there was something fishy about this place. When I walked in the first day, my apartment was completely dirty with foot prints all over the floor, hand prints on the fridge and freezer, and even hair in the fridge!!! How disgusting. The building is completely filthy inside and out, rude and helpless/useless management (Kristen is the worst of them all and they're all pretty bad), hallways always smell like weed and dog pee/poo is laying around 24/7, inadequate security guards/cameras, dark parking garage, frequent car break-ins in an ENCLOSED $40/month parking garage, and the list goes on. My boyfriend's car got broken into while parked in the visitor's parking (as pictured) and management said they couldn't help me with anything but "is there anything else I could help you with?".. such bs. There was a fly infestation in my apartment during the first few weeks and was considered "not an emergency" and was brushed off even after multiple maintenance orders from all of my roommates and I. The security guards are a joke (2 security guards that hang out on the roof visitor's parking and sit in their car). One night I came home at 2:30am and called for a security guard to escort me from my car to my room and all I got was a "may I ask what for?" dude seriously? After waiting in my car anxiously I get a call back and they said they couldn't help me. I had to RUN in the completely dark (as pictured) parking garage hoping not to get mugged. Other incidences include- the garage doors being constantly broken (as pictured), old funiture that was stated to be "brand new with every unit) yah.. we had this jank ass couch since move in and they used tape to cover a bald spot? oh no.. The last thing that Kristen argued with me about was that she had my car towed for not having the most recent parking sticker on my car even when I was still PAYING rent (which includes my $40 parking fee). No emails were sent to me, no warnings, nothing. If she saw I was paying rent ANYWAYS why not just give me a sticker and save wasting my time and my MONEY to pay off my towed car that I had to go get myself. Screw you Kristen. I would never recommend this apartment to anyone!! Please do not live here. Live somewhere else.

This place is horrible. Worst place I've ever lived. If I could give this place zero stars I would. There's poop and pee in every hallway. I stepped right outside my door and I could step in poop. When I moved in, my light fixtures were broken and hanging. My carpet was horrible, had a pee smell and stains all over. There was MOLD in my vents, in my room and the living room. Maintenance SPARY PAINTED OVER THE MOLD AND CALLED IT A DAY. I HAVE ASHTMA AND COULD OF DIED. Cars got broken into all the time. Security they did have was trash. If someone leaves a good review about this place they're lying. This place is horrible. Horrible living conditions. Office ran by students that knows nothing about leasing. Staff would give off packages to whoever. I received someone else's package before. Power was ALWAYS out. Price of my rent kept fluctuating. I was paying over $800 for a piece of crap. SHUT DOWN THE VUE ON MACGREGOR DOWN!

Trash thrown off of someone else's balcony and they lived above us.

These are a few pictures of things that i had to deal with living in the vue at macgregor. The furniture that was in both of my units was really old and worn down and all around disgusting. I had to clean the porch int the picture myself because management wouldn't do it and also my room was not cleaned either. They've gotten somewhat better with that but i still wouldnt stay here again, the only thing that was good about these apartments is that i payed around 655 every month but now the prices have gone up. Our apartment got broken into two times while i stayed here and the second time it got broken into was because management didn't fix the front door. Even after that they didn't come fix it. The first unit i stayed in was on the fourth floor, it wasn't clean when i moved in at all, there was stuff from fixing holes in the walls all over the floor. The carpet was dirty and stayed dirty even after they cleaned it. They had a big gnat problem in this unit. The second unit i stayed in was on the first floor, my second year staying in here only because it's cheap. It was also dirty when i moved in, the walls were dirty and the rest of the apartment was disgusting with dog poop all over the back porch along with other items and the apartment smelled like wet dog. This unit became the most disgusting unit I've been in, my Roomate had people staying here in the rooms that were vacant and management didn't do nothing at all to fix this problem, due to sanitation problems in this unit i asked to move to a different apartment. When i left that unit there was poop and piss all over the floor. This unit also had gnats. The third unit is where i stay now and it seemed to be the best unit I've been in, it was clean and it was overall really well kept BUT IT HAS ROACHES. I've never lived in my life had to stay somewhere that has roaches and it's kind of bad. They sent someone in to deal with them but i can honestly say that he did nothing to help the problem. I watched him act like he was spraying something in here but roaches didn't come out swarming after he sprayed whatever he sprayed. Also he only sprayed twice, once be hind the stove and the trash. We are still at war in here. Did what you want just letting y'all know what i went and am going they here.

oh my, where should i start? i've lived at the vue for two years. it was probably the worst decision i've made in the last two years. when i first moved in, (i was in a shared unit. meaning it was 2 rooms in the unit, 2 people to a room and 4 people all together in a unit together). my roommates and their company, would steal my food and snacks out the kitchen. after speaking to the roommates, who acted clueless about the incidents, it was reported to the office. the office did completely nothing. they're response was "everybody live differently and we can't control how everybody come up" ??????? my exact expression. so you mean to tell me i gotta use my hard earned money - you know what? bet. i'll get a mini fridge. but no the LAST STRAW FOR ME was when i came home late one night and i found a complete stranger in my bed. IN MY BED. it was my roommates company. like bro wtfuhhh. what if i came home with somebody? how in the world was i going to explain that? you just don't do stuff like that. i immediately reported it and the office did nothing bro. they didn't have anything to say basically. anyway, i eventually asked to be move out of that room instead of putting myself in a inconvenience by breaking my lease and damaging my credit. i was told i wasn't going to able to switch rooms unless i change my room plan. the only problem was the only available room plan was out of my budget at the time. i eventually got fed up with my roommates and gave in and decided to change room plans. that was honestly probably the second worst decision i've made in the last two years.... when i tell you it was h, e, double hockey sticks living there.... i was living in this unit for the last year and a half. i was supposed to only share the kitchen and the living room with my roommates and have my bedroom to myself but when i arrived, i wasn't even able to enjoy either because it was so filthy. i couldn't enjoy the living room because one of my roommates took the tv the living room came with and got it installed on her wall in her room. i never could have company because i was too embarrassed at mess they caused. one of my roommates, in particular, broke her lease and has been letting 2 extra people live with her, a new born baby, and two dogs. like bro. this is the bull crap i had to hear and deal with everyday for the last year and a half. i don't recommend this place to no one. even when you report your roommates for being dirty, it's "everybody live differently and we can't control how everybody come up" like..... if you wanna love gnats, flys, and roaches come and live at the vue! there's even no security! people are allowed to dump their trash any and everywhere. you can even let your dog poop anywhere!!! the office staff if horrible. they always have attitudes. they never answer the phone and when they do, they already know who's calling and they have a attitude. it's been times when my packages been misplaced and even stolen. the staff even gave me someone's package before. if you ordered a vegan cookbook and live on the 5th floor, sorry. i didn't have time to drop it by your door because i moved out 4 months before my lease ended. not to mention the last time i did have guest over, they parked in the visitors parking and their car got broke in. not to mention the winter storm, WE WERE LEFT FOR DEAD. bro these people didn't notify us, email us, text, call us. the staff didn't stay at apartment, they all left without notice. there was no one no check to see if everything was okay. they didn't even notify us with power updates until our 5th day without power. nobody had answers to any of the chaotic stuff that was going on in that apartment or nothing. oh yeah, how did i forget to mention this? i had an attempted break in. i contacted the office when they first opened right? why did it take me 6 calls to get through to them? after i reported the door, i received a blunt response........ it took maintenance two whole weeks to come fix it. it appears as if they have something to do with the crime took place at the complex, such as the car and home break-ins as you can see. the only person who was helpful was the girl with the natural hair that worked on the weekends.

The suspected vehicle breaking into other vehicles

If I could give no stars I would. My boyfriend lives here, and I have visited him many times. (2018-2019) While visiting, there've been car break ins, people screaming, arguing, and the roommates he has are terrible. They let there friend's stay over til 5am screaming, hollering and play loud video games while we are trying to sleep. They let strangers use our appliances, and wash their clothes, and allow there friends to sleep over almost every day. Our Prices have gone up because of them, and we can't do anything about it. We've complained so many times and nothing has been done. People are disrespectful, there's trash every where, and the elevators don't work most of the time. Gym still doesn't have working equipment, and pool is never cleaned. We doesn't stay there much and he recently has been getting charged for extra electricity. He isn't signing for a new year, regardless of the prices they'll give once you sign a new lease. AirPods?? And other things? Get some cameras for car break ins, and better locks for whoever is breaking the doors to get in, better maintenance, and staff that will control the after hour quiet times. Someone needs to be patrolling the inside honestly. I'll admit, the new security they recently hired, isn't so bad like the last. Since hired I've not seen a break in, although like I've said, I haven't been there in a while. Update (for new school year 2019-2020) my boyfriend still getting charged outstanding fees AFTER he moved out.. even having left multiple complaints about his roommates who had people living in the apartment, sleeping on couch, tore the couch, using the electricity and water (charging extra for him) and also had a broken counter top before moving in, and he still getting charged for. This is sickening, and embarrassing for the Vue. I would never recommend living here. I thought about it once, but I do not want to go through the process he's had too.

Bug infested apartment they should really change it from a student living to a roach playground and a fruit fly/gnat hub. trash all over to the point to where you walk outside of your apartment and possibly trip over somebody's trash. the place has dog poop everywhere imagine walking out of your front door if you don't own a dog and you step in dog poop. The power is always out , The gate for the parking garage which do I mention have no type of security cameras or lighting is always broken which is why there's tons of break-ins not to mention the office staff is rude and to make matters worse all of the amenities that they offer such as the pool a gym and a sauna study rooms not open broken or just dirty. The apartment complex which advertise boutique living has ripped furniture terrible appliances that hardly work and lack of hot water let's let's give a shout out to the wonderful security guard to play on their phone in their cars instead of you know being security.

Be very careful living in these apartments. The managers do not take care of ANYTHING including when it comes to your safety. Our TV was broken when we moved in, we reported it, and it was never replaced. Our dryer was having problems, and they just replaced it in April. Not to mention the carpets are absolutely filthy! When I asked for a copy of my room condition form, they couldn't find it lol. However your apartment is when you move in, that's how it'll stay. On top of this, my entire last semester here, I notified management that one of my roommates was housing a male individual, who was not a student, and creating an unsafe living environment. The individual had multiple warrants, would come stalk the apartment at all hours of the night banging on the door looking for my roommate, and actually forced his way into the apartment at one point. Management kept saying there was nothing they could do, and continued to make us pay rent even though they refused to remove the problematic roommate and was aware of the fact that she was continuously bringing this person over to the room after he was "banned". HPD was called out to the property over this specific matter more than twice, and each time I notified management. I provided them with evidence of everything, and still nothing was done. If your child's safety is priority think twice about living here, because management does not take care of issues whatsoever.

If you are considering living here STOP and read this first. I've lived here two years, and you deserve to know what you're in for. GOOD REVIEWS ARE FAKE. Residents get rewarded for good reviews. Good things first: Location is amazing because you can walk to classes, and staff is friendly. They will try and help when they can. Layouts are great, TV is huge, appliances awesome. A/C is split so you get more control. Automatically locking front door is nice! Maintenance is AWESOME, as the guy is super friendly and fixes whatever you need. Can be backed up at times, but he usually responds fast! Now let me be honest: This building is FILTHY AND ROACH INFESTED as residents literally plaster the building with trash, food, and dog shit. Yes there is a staircase that has dog shit in it every week and reaks of dog piss. Building is only cleaned once a year right before new residents move in. Not a secure place. Building has locks but always broken/open. Multiple UH reports of people being jumped nearby, and even GUNSHOTS in the building once. YOU WILL HAVE ROACHES. Not a question. We have had a roach INFESTATION FOR 2 YEARS and tried every product under the sun, in addition to terminix's preventative spray, and they will not go away. They crawl in your food while you're cooking within MINUTES. When the Vue was informed, they said a treatment for the INFESTATION would be required and CHARGED TO US. THEY LIED - THEY DID NOTHING. Let me be clear - we are clean residents and the infestation is on the back of the fridge because it's broken and collects water. We live below a resident with a subwoofer which sits on their floor. They play music into the morning when we are trying to sleep on weeknights. We made OVER THIRTY noise complaints for the same room and 6 months later, the roommates were charged the fee outlined in the lease after 1 complaint. Management will lie to you, give you different answers and ignore you. They are difficult to reach and unless you sit down one-on-one, you will be completely ignored. Late rent costs 10 dollars a day regardless of the amount (could be 50 cents) and Lockouts cost 25 bucks after hours. This apartment complex preys on student ignorance and irresponsibility. NOTHING WILL BE COMPLETED UNLESS YOU BITCH FOR MONTHS. This place was better a few years ago when it opened. Responsible and clean residents have been fleeing over the past couple yers and prices have plummeted. DO NOT LIVE HERE.

Too often we take the time to write detailed reviews when something goes wrong but forget to…read morerecognize when something truly exceeds expectations. This is one of those times. After living on the River Walk in downtown San Antonio for 18 years and moving more than a dozen times between downtown properties, we've experienced every kind of move-in imaginable--average, good, bad, and now... exceptional. Our journey to One Park Place started by accident. We made a spontaneous trip to downtown Houston and toured several properties. One invited us back for their White Linen event to meet residents and experience the community firsthand. That evening made our decision easy. From the moment we arrived, the professionalism stood out. The concierge team and Curtis at the front desk welcomed us with a level of service that reminded me of luxury resorts. During the event, another resident told us, "If you want to live at a world-class property, lease here." He couldn't have been more right. As someone who spent more than 30 years in corporate hospitality, I pay attention to service. The event was outstanding, but what impressed me most was the little things. One woman stopped to straighten an entrance mat before we walked through the door. Later we discovered she was Morgan Rivera, the Property Manager. That small moment said everything about the culture here. Three weeks later, we packed up and moved. Thank you, Tamara, for making us feel confident this was the right decision. Your passion for the property was contagious. Now that we've been here for a week, the experience hasn't changed. On move-in day, Danny personally rode with my wife to show her exactly how to get to our parking space after noticing she wasn't sure where to go. That's service you rarely see anymore. Every staff member we've met has introduced themselves and genuinely welcomed us. Richard from maintenance even offered to help carry the rest of our moving boxes after we spent time talking about San Antonio. Terry and the maintenance team have been outstanding, answering questions, checking in on us, and even helping us hang TVs and a projector screen as part of the resident services. After decades of training customer service teams, I can say this isn't something you can fake or simply teach. It's culture. It's leadership. It's hiring people who genuinely care. One Park Place has a beautiful property, incredible amenities, and a fantastic location. But what truly sets it apart is its people. We're excited to call One Park Place home and look forward to this next chapter in Houston. Thank you to the entire team for making us feel welcome from day one.

Great location across from discovery green and in the middle of everything great about downtown Houston. The valet was included in the event participation but I parked offsite. The views were gorgeous and the room was very comfortable with plenty of seating for about 45 people. They had setups for food and drinks and we really enjoyed the facility. We've been moved out of our apartment for a week for them to do major construction for defects from when the place was built. I average at least one broken thing a month. The grills don't always work, once a month the gym is a sauna. Water leaks from the ceiling. The list goes on and on. The maintenance team is very responsive, but they are hamstrung by management that is more concerned with saving money and doing as little as possible. For example, today the manager told me the AC is not broken, it just doesn't work when it's hot out. Got an issue after hours? Not their problem they will tell you, even though they live here. With all the great apartments being built in this area, it's hard to see what 1 Hermann Place offers that the others don't. Move here if you like to be frustrated. Move somewhere else if you want to come home and not deal with maintenance.

The line staff at the building is wonderful -- from the attentive and caring concierges (Jennifer, Stephen...), to the helpful shuttle driver, Aaron, to the rental agents, Jackie, Crystal and Eysha. The building is lovely and the location is wonderful. But when there was a roof leak that flooded several apartments, after several days of equivocation, it was determined that I needed to move to another unit. I, and all my possessions, were transported to a unit which had never been cleaned of construction dust, and never been made fully ready for occupancy. But rather than try to make things right as soon as possible, the manager, Carrie, deflected responsibility, dragged her feet and made the whole experience pretty miserable. When I left several weeks later, the washing machine had finally been hooked up to water, the dishwasher had also been connected to water supply, the dead circuits in the master bedroom had been activated, and after about a week's delay, the apartment had been cleaned of sheet-rock dust. But the ice-maker was never made functional, Carrie never apologized for any inconvenience, and she remained as supercilious and rude to me as I observed her being to her staff. She spoiled what would otherwise have been a singularly positive experience in Houston.
