    To start, the location is really convenient. It's connected to a restaurant (which we didn't try -…read morewe aren't really into BBQ) and right next to a coffee shop, and it's pretty close to just about everything which we appreciated. That's really about where everything extraordinarily positive ends though. The rooms are dirty. Stains on the carpet, leaky tub faucet (with the tub actually stoppered and full when we checked in), dust and hair on the beds...just not a great start. The tub itself was honestly nasty and the toilet was crooked, which is a weird complaint but see for yourself. Even the complimentary toiletries were just...eh. Sucky to say the least. The hotel itself is dated, from the decor to the facilities (seriously, the AC in the room was chugging doing its best to keep the room cool) to the general "muskiness"/dankness of the air. The pool was a highlight but half of the kiddy pool seemed to be broken (?) and the chlorine or something in the adult pool was way off balance, to the point where it genuinely burned if it got into your mouth or eyes on accident. The vending machine ate my money. The staffs seemed out of it half the time I interacted with them and the entirety of our stay, the cleaners' room was open with a box fan blasting - was something broken? Who knows. Either way, it really reflects the overall jank vibes of this hotel. The free breakfast was meagre and the best thing there was a Chewy bar. Even up until checkout, the printout I got reflected the wrong total for my stay. It left an overall impression that made me regret my decision. The price is okay for the area. Not great, but not terrible. Really, it seems like a decent value stay and I can't complain too much knowing I paid roughly $75 a night. But I also do feel that for just a bit more, I could've had an actually decent stay. If your most important factor in a place to stay is price, the GuestHouse Inn & Suites isn't a bad bet. I never felt super unsafe and comparing it to some of the other budget options I saw in person in the area, I would probably pick this one again if I decided to cheap out. Realistically, though, the best option in my opinion is none of them. Instead, I'd recommend saving just a little bit more if you can and springing for a place that's cleaner. As a final note, I saw in the lobby that they do not allow local Rochester residents to stay there due to some ordinance? Which seemed interesting and worth noting. PROS: + location (connected to Famous Daves and right next to Caribou Cofee, located pretty close to downtown Rochester as well) + pool was halfway decent, but watch out for the chlorine level. there's also a few arcade machines in the adjoining room which looked neat CONS: - dirty rooms. dirty hotel - crooked toilet (?! have never seen this before) - dated facilities - kiddy pool wasn't fully in working order - free breakfast sucks (but you probably expected that) - staffs are really hit or miss - mistake on checkout paper (in my case it didn't affect what they actually charged me but worth paying attention to just in case!) - vending machines sometimes eat your money and are WAY overpriced. go get your snacks/bevs elsewhere - local Rochester residents cannot stay here Overall verdict: probably won't stay again.

When I got to my room, the door wouldn't even open all the way because it kept getting stuck on the floor. Once inside, the room conditions were completely unacceptable. There was gross grime caked onto the shower surface, and the bottom of the tub was so slick and smooth I almost slipped and fell. The TV did not work at all, the room phone was completely unplugged, and there were visible stains in the carpet. When I plugged the phone in and called the front desk to report the broken TV and the filthy shower, the same rude clerk told me there was "nothing he could do" about either issue and refused to help. To top it off, as someone with Celiac disease, I asked about breakfast options and found absolutely nothing safe for me to eat. Between the safety hazards in the shower, the lack of cleanliness, the broken amenities, and the hostile customer service, I am incredibly frustrated. If you value cleanliness, basic safety, or decent service, do yourself a favor and book somewhere else.

We were looking for a modern, spacious, and convenient place for my husband's commute to Mayo during his fellowship, and this place has checked all of our boxes and more. Apartments The floor plans are open and thoughtfully designed, with floor-to-ceiling windows that let in tons of natural light. I was initially worried about insulation during the winter, but so far we haven't felt any cold seeping in - the Andersen windows are high quality, and the combination of light-filtering and blackout shades is a nice touch. Everything feels clean and new: light wood floors (no carpet, which was not true of many of the other apartments we toured), solid cabinetry, and stainless steel appliances. Everything was spotless on move-in, which we really appreciated. Location The building sits right along the river, so every day feels like a serene getaway. You have access to many branches of the river trail, as it sits at a 3-point junction where the river splits - there are always many people walking, jogging, and biking to Mayo and around town. We love being so close to the Civic Center (just across the pedestrian bridge behind the building), especially for the Riverside concert series on Sunday evenings in the summer - this building is so close that you can even enjoy the concerts from the building's patio while grilling with friends. It's a little farther from the main downtown area (about a 5-minute longer walk to Gonda vs. other buildings that are downtown), but we actually like being slightly removed from the construction and traffic of the main downtown area. Parking downtown after 5 pm is free, so if you don't feel like walking, you can always make the short drive for dinner downtown. Management & Maintenance Working with Kevin and Anika to finalize our lease was such a pleasant experience, and maintenance requests since moving in have been handled quickly by Doug. As others have mentioned, the older negative reviews were for the previous management company (JMC). The new management company, Doro, has been excellent so far. Amenities There are only about 30 units in the building, so the community feels quiet and private. The heated underground parking garage is super convenient - since it's a smaller building, you don't have to drive up and down multiple levels, and the elevator goes straight to your floor (no separate garage elevator). The building is pet-friendly, with a pet wash station and dog treats in the lobby that my dog always happily accepts from Anika. There is a bike storage area, and a small gym - it's definitely smaller than the big apartment buildings, but most Mayo employees and spouses use the subsidized employee gym anyway (Dan Abraham Healthy Living Center), which has everything you could need. Living here has made our time in Rochester so much more enjoyable than we expected, especially coming from a big city. We always feel happy and relaxed coming home to Lofts at Mayo Park.

Breakfast in the am was comforting to begin the day before heading across the street and the Wed night happy hour was so appreciated by many that stay for the week. So my wife and I decided to stay overnight before the appointment on the 2nd. I made my reservation easily through the Hilton app. But I mistakenly made the appointment for Oct 2nd. I called Hilton. The representative told me they could move my appointment but the difference in price was almost $100. I told him to cancel the reservation and I would book elsewhere. Automatically the representative began to attempt to get the same rate on the night of the 1st as I had gotten for the night of the 2nd. He could not do it but he came very close by negotiating with the front desk on my behalf and using my Hilton points. I wound up spending only $30 more (on the base price, then add taxes). I received emails with updates about everything that had been done. My final email said cancellation code: on one line and date of stay on the next line. I called back to sort out the meaning of that one because the dates were the correct dates. But that agent was amazing as well! I loved being able to pick my own room on the app. When I came in, I let them know that I had checked in on the app. Front desk staff explained that there was a $15 parking fee. I wouldn't have minded if I knew. But I was surprised. They only charged me for 1 vehicle even though my wife and I had 1 and my PCA had 1. When I had the appointment on the 3rd, I didn't need to stay because the appointments were so late but they did allow me to have 1 car stay to pick up after the appointment. Oh, getting into the parking ramp... that was an adventure! You could go through the McDonald's parking lot and come up on it from that angle. It looks more like you are supposed to follow the signage for the Courtyard by Marriott and pass the entrance to the first ramp on your right. Enter the 2nd ramp on the right. Park on the right side where it says 15 minute parking. Go to the front desk WITH your license plate number to get a parking pass. THEN move your car up the hill WITH a room key IN HAND. The shuttle to Mayo Clinic is free. It runs basically every 15 minutes , They also asked if my giant dog was registered online. She was and because she is a service dog there was no extra charge. (A pet is a $75 charge.) The reason why they could not meet the price on Oct 1 that they offer on Oct 2 is that on Wednesday nights they offer "free" appetizers and cocktails. This could have been our meal if we were up to the energy of the gathering. The rooms were listed on floors 3-6. Floor 2 is the parking ramp. I chose room 606 because I could get right off the elevator and go straight ahead. It was a 2 queen Suite that was clearly recently remodeled Honestly it is the smallest suite I had been in. On the refrigerator there was a QR code to get Grub Hub trial for being a Hilton guest. But the kitchen was fully stocked with a full size refrigerator, a dishwasher, a stove / oven, a toaster in the cabinet. All the plates, cutlery, and cookware you could need! A coffee maker (not K Cups) with coffee and Swiss Miss, sugar and French Vanilla creamer There was a small eating peninsula. And into the living area. There was a sofa that pulled out into a bed and a comfy chair. Stacked tables and modern lighting. We opened the sofa to be comfy with the giant dog while watching TV. From the wall, it reached the dresser that held the TV on the opposite wall. The extra bedding for the fold out is on the top shelf of the open closet passed the sink. The tub with shower is behind the single privacy door with the toilet. There is a nice soft light night light that glows towards the closet and away from the beds so you can get to the area at night and not trip over something. The bedroom has one table. Between the two queen beds. Though, it does have a desk and rolling chair. I needed to find a replacement for a nightstand because my wife needed the table for the C-Pap machine and I needed a place for my meds. But we just shuffled furniture around as needed. The bed, the sheets, the blanket were all incredibly comfortable. I found the pillow to be too soft. But with the ceiling fan, a second TV and separate room controls, all was well all night. I felt very secure knowing that everyone needed a key to use the elevator. Then there was a standard bolt and a plate that held the door down from the inside. And all of that would only.be necessary if they got through the elevator first. A couple notes: Housekeeping comes every other day to straighten up and will do a full turn over every 4th day. There is a full size iron and ironing board, as well as a full size hair dryer. Unfortunately, the shampoo, conditioner, soap and lotion provided are in refillable bottles on the wall. At the moment they are clean but these never age well The hot breakfast was awesome!
