This was by far the worst apartment complex I have ever lived in. From the beginning, there were constant hidden fees and surprise charges that were never clearly explained upfront. Management is completely lacking in transparency and seems more focused on squeezing extra money out of residents than actually maintaining the property or providing decent service. Maintenance requests take forever to get addressed, if they get addressed at all. Simple issues drag on for weeks, and communication is terrible throughout the process. Every year this place has gotten noticeably worse -- poorer upkeep, worse management, and an overall decline in quality while rent and fees continue to increase. The staff acts indifferent to resident concerns, and trying to get clear answers about billing or policies is frustrating and exhausting. For the amount they charge, the living experience is nowhere close to acceptable. There are far better places to live that actually value their tenants and maintain their property properly. Honestly, moving out was the best part of living here. I'm incredibly relieved to be done dealing with this complex and would never recommend it to anyone looking for a stress-free place to live. read more

The area is nice. Bensalem is pretty quite and plenty of access to shopping. This is the ONLY PLUS. Management has additional fees beyond rent: Ex 29.for concierge trash, 80.for administration fee, 13 for some other fee, 5 for another..you get the idea? Electricity is on a separate grid which is great if there's a hurricane..( once in last 2 years) cuz lights are ON BUT this same grid is a 2rd party and Electricity prices are extraordinarily HIGH . Rent at 1725 plus electric plus all their hidden MANDATED FEES will bring monthly rent soaring over 2k to an average of 2100 to 2200 if you actually use the dishwasher, dryer, or anything connected to electric which also happens to be HEAT AND AIR CONDITIONING They only offer 1 year leases, and at month 9, after you finally settle in, they immediately increase the rent AND add more fees. I have read all of the reviews, and do not agree with those "one star" reviews. I have lived at Village Square since July of 2017, and found it to be a very pleasant experience. Great location. Half mile from I95 and shopping is also very close. I have found the maintenance to be quick and fixed correctly the first time. I have nothing to say about the maintenance other than it has been great. The management has been very responsive should I need to contact them. I am able to live anywhere, but I choose to live at Village Square. read more

I've lived here since may. Since then there's been a bug issue. "Pill bugs" located everywhere. In the utility closet in my room, the baseboards of the entire apartment. Inside the carpet. And tons of centipedes. The exterminator hasn't done SHIT to get rid of them, but rather "control" them. I vacuum up dead and live bugs probably 6x a week. At the minimum. It is so ANNOYING. Bugs crawling in the wall. Coming out of no where. A ton of dead ones by my bed which is near the utility closet. I can't WAIT to get out of here. Also, the family above me has two little kids and it sounds like the ceiling is caving in. They never sit down or go to sleep. It's constant noise 24/7. They've been spoken to by management and don't care. I'd live in a box before I ever lived here again. Not worth the price at ALL. Yes location and community is nice but the internal issues for me that have yet to been rectified are deal breakers. read more

My family & I have lived here for over a year and we couldn't be happier. Some little mishaps have happened here and there but for the most part it's been a pleasure. My neighbors are nice and quiet. This place has been a joke since day 1. They leased me an apartment which was completely different than what I looked at. When I mentioned this on move in day they literally flashed the contract in my face like a bad movie about a salesman (why would I have agreed to a smoke smelling apartment?).Today, because the dryer was older than I am and simply didn't work, they decided to "replace" it. The dryer they are putting in might actually be in worse condition and is currently, at 11:27 pm, sitting in the middle of my bedroom waiting for me when I walked in from work. At 5 pm they let use know they ripped a hose and would be right back to replace it. Needless to say they never came back. Would a real business do that? No. I am counting the days until I can move out of this place. Do not rent here. read more

I don't think I can stress this enough: Stay far away from Village Square Apartments in Bensalem. Between electric bills that run upwards of $500 a month for a one bedroom apartment, unresponsive maintenance people that will leave unplugged appliances that were broken laying around your apartment (without running water) for upwards of a week.. Or a hole in the ceiling and ripped up carpet for even longer.. Management that is unreasonable, unfriendly and unhelpful, did I mention $500 electric bills for an 1,100 Sq. ft one bedroom apartment? ... Living at Village Square is an experience I'd hope to save even 1 of my 5,500 Twitter followers from going through. Oh.. And don't expect new carpets when you move in, either. They admitted to simply shampooing them after someone moves out. Like I said. Stay away. read more

Living here has been such an awful experience. We lived in a unit that was not upgraded. The appliances were extremely outdated. The kitchen was tiny and the cabinets were old. Every time the oven was on the kitchen felt like a sauna. Of course the electric bill was outrageous because of how old the apartment was. Nothing was energy efficient. The walls were so thin I could hear the woman downstairs coughing. Oh and when you move out don't even bother trying to get your security deposit back. Also make sure everything is absolutely perfect or they will charge you an arm and a leg on top of the security deposit. DO NOT CUSTOM PAINT THE WALLS. We were told we could custom paint the walls and during the tour we were told that we did not have to paint it back. Wrong. Upon move out we were told to contact the management for paint details if we custom painted our apartment. We were told to just use primer paint. We understood that as all we had to do was prime the walls. It was not specified anywhere that we had to do more than 1 coat. We were charged $455 for just the paint. There were a few spots on the carpet in which paint spilled. Instead of charging us for cleaning the spot, they charged us for replacing the carpet for the entire apartment, which was $315. They also expected us to clean behind the fridge, as in pull the fridge out and clean behind it. I tried to be reasonable and nice to see if they could remove the paint charge because the details for painting was not clear. They said no. Not understanding in the least bit. WORST APARTMENT TO LIVE IN. I live in Knightsbridge apartments currently and it is leaps and bounds better. Just in the first week of living here, the management has been 1000 times better. My situation changed and I had to go from a two bedroom to a one bedroom lease and Briana could not have been more helpful. Worst living experience ever! My husband and I have been here for over three years and unfortunately need to suffer a few more months before our house is ready and I don't even know where to begin with my poor experiences. Maintenance - disgusting. As we speak I have an active water leak in my apartment which I called the emergency line for last night. I was told by the woman that came over that someone would be over to fix it first thing today so I made arrangements for someone to be there all day for them so that neither of us needed to miss work. I was just informed (at 3:00 PM) that no one has been to even see the issue yet and I haven't received any phone calls saying they wouldn't be able to make it. Not to mention this is the SIXTH water leak I've had in my apartments here (in addition to other requests) and maintenance is a joke every time. Electricity costs a fortune - we use electricity (aside from the fridge and heat/ac when needed) for a total of about 4 hours a day and somehow still receive $300+ electric bills. I have friends that own houses 4x the size of our 700 sq ft apartment that pay less than $100/mo regularly but when you call the office or maintenance they always make it out to be something we're doing wrong, even if we're switching off breakers or conserve. They charge for trash removal and it's constantly overflowing, the parking lots are a joke, there's a serious bee problem all over the place as soon as the weather breaks. Trust me, from a resident for years, you do NOT want to live here!! read more

Within 4 months of living here my apartment and others were broken into. Of course this caused me to feel unsafe and wish to move as soon as possible. The management office told me they understand and to do what i needed to do to feel safe, but they still wanted up to 4 months rent from me. How can a normal person in a complex like this afford to move and pay 4 months rent. Even as i'm scared to sleep most nights now, all this complex wants to do is squeeze its scared residents for more money. Sorry to say but, I feel like I have been scammed. I applied to Village Square this summer. There was a $45.00 nonrefundable application fee and a $250.00 fee to hold an apartment if approved. I understand implementing those fee's however, if you are not approved, you are refunded your $250.00. I was approved but, decided to go in another direction. I was only 3 days into being approved when I called and said thank you but, no thank you. Low and behold, they will not refund me my $250.00. It seems a little steep and shady to me to hold that entire fee! I did not sign a lease and did not sit on holding the apartment that long. I am sure this apartment will be rented out in no time. Seems harsh. They encourage you to apply and hold an apartment because "the apartment you think about renting tomorrow is the apartment someone is renting today" (that's a sign they display on their desks at the office.) It is a very quiet new administration. They are building a playground that was much needed for children. They have a good maintenance service. Very helpful employees. The only thing I think is that they should have apartments without carpets for asthmatic people. Otherwise, all good. read more

Worst place I HAVE EVER LIVED!! Relocated Finally after 2 years living there, pre-paid 1 year in advance. Indoor Centipedes infested. Absolutely no heat in unit 2 of years.. in a row.. Plumbing, bathroom drains backed up at least once every 6 months. Now they want to charge me for Bathtub,, Really,, Could not even clean tub and less we forget, 3 months toilet not flushing. Hole in wall, 2 months for bathroom sink to finally be draining,, hole in wall, plumber, ?? when snake pulled, stained walls beyond cleaning.. And, loss of all power throughout complex during week between December 25, 2015 and January 1, 2016. Do not recommend for anyone.. read more

Any positive reviews on here is written by Korman "Marketing" Department because the management is horrible when it comes to fixing things. I had a leak and they took a month to fix it, there was water all over my apartment, I couldn't get a hold of the manager because he was "never in", then they gave me the runaround, all while buckets were all over my apartment collecting the rain! Do not move here. I have lived there for 8 years and my living conditions were poor. Just to give you an idea of what to expect . First and foremost the electric bill is outrageous. They own the electricity there even though it's provided through Peco. My average electric bill was between 150-200 for a two bedroom apt and I was rarely home. Second, you are going to get a lot of bugs in your place. I'm talking those giant centipedes crawling all over your wall and ceiling and dropping down into your bed when you sleep. I know this sounds more like a horror movie but it's the Gods honest truth. They also rent a large portion of the apts to a halfway house company called the Horizon house. People in this company are constantly transporting patients from apt to apt in the late hours of the night slamming the common door and the patients will roam around outside like its a mental institution. The walls are paper thin. You will hear full blown conversations from your neighbors living above or below you. The washer and dryer are small. The dryer takes forever to dryer anything and your bathroom they are located in will fill up with dust and balls of lint from the dryer. So expect to be breathing that stuff in on a regular basis. They will also jack your rent up 3% every year. The ice removal on the sidewalk is poor. I have fallen and almost broke my knee once on the ice. I normally don't take this type of time to write such a review for anything but I wanted to make everyone aware what to expect. Btw if you complain to the office about anything they really don't give a rats ass about your issues. The one girl in the office, Jennifer is nice but the rest just forget it. I wish I could say it's even safe to live there but it's really not. Especially on the first floor. Recently there was a guy that kept breaking into apts through the bedroom window and stolen$60k with of stuff. He had gotten caught finally but was doing this for months. I've locked myself out of my apt once and managed to get back in sliding a credit card between the hinges of the common door. Yeah, real secure. Also, don't expect to get your own parking space. For a few years I literally had to jump or climb a small fence when I got home from work at night because the place is flooded with way too many cars. Sometimes you may have to walk a block or two. So you ask why did I live here for 8 years? Well let's just say I've had a hefty child support payment for a long time and it was pretty difficult to save money. Do not live here. The only issue for the longest time that I had with this apartment complex was the exorbitant electric bills. In the summer, it could reach as high as $360 per month for a two bedroom apartment. I have only had to deal with the management the past month, and they have been horrendous. Apparently, there was a sewage line back up, and they repeatedly had people out, but it was never fixed. I come home one night from work, and the sewage line had backed up all over the front of our courtyard. With multiple calls to emergency maintenance, we finally received a call back. The maintenance guy came out and tried flushing the pipe and the next day it was overflowing again. Again, nothing from the management company. After talking to them repeatedly about this issue, and them ignoring us, we decided to move out. Since, we decided to move out, they feel they no longer have to talk to us about this issue, and we should just deal with it. I do have picture evidence backing up this claim, and highly recommend you find somewhere else to call home, that will leave you with less stress. read more

Recently my wife and I applied for residency with Village Square and was denied due to a credit issue. What I am finding troubling is that under Qualifying Criteria, Credit history, it states that, if your credit is substandard additional security deposit may be required, we were not afforded this option nor was the history of my current residence taking in consideration where I lived going on 5 years and have never been late or missed 1 rent payment over the past 5 years. And even though the blemish on the credit report has been completely rectified still we were denied. I feel if this is an equal leasing establishment then all aspects of the qualifying criteria should be considered and adhered to. I understand the role credit plays in our world today, but credit numbers only tell a portion of the whole and we know that all reports are not accurate. Under the income criteria it states that a married couple income must be 2 1/2 times the monthly rent, which was met, but it also states if the income does not meet that criteria an additional security deposit could be requested. I find this situation on a whole disheartening and disappointing. I don't expect special treatment but as a 22 year retired veteran from the USAF I do expect all aspects of the qualifying criteria to be considered. It doesn't present a community appreciative of our sacrifices. Very disappointing!! read more
