Fantastic! So welcoming and B&B is absolutely beautiful from ceilings to the floor it is stunning. We could walk to so many places and for the Vatican and colleseum we took a $10 cab. The Owner was so kind and helpful with our visit. read more

The rooms are state of the art, decorated in a modern style. The bathroom is spacious as is the shower, finally a shower with room to move in. Beautiful tile abounds. Refrigerator is in the cabinet. Iron and Ironing board is available if you ask. Room also has a Delonghi Espresso maker and tea pot, Breakfast is not included. But there are choices out the door and Antico Forno around the corner. It is decently close to all the Rome attractions but far enough to not be surrounded by touristy things or tourists for that matter. Would highly recommend this place!!!

Palatine Hill. The Jewish Quarter. The Colosseum. Booked three rooms. Each was quite unique. The largest of the rooms had a separate living room with a pull out couch. The other two rooms had a nice oversized tub and a small seating area for breakfast. Great front desk staff. Karen and Dima were so gracious. Karen brought us a tray of pastries and cappuccinos after a long overseas flight. Dima helped with luggage, ordering taxis and early breakfast before a visit to the Vatican. The lobby has glass jars filled with biscottis, multicolored marshmallows and hard candies. So fun! This was the best in room breakfast that we had in Rome. What a great assortment of fresh vegetables and fruits, hard boiled eggs, sliced cheese, breakfast rolls, pastries and yogurt. Fresh juice, hot tea, and cappuccino were perfect to start off a day of exploring Rome. Our booking also included a taxi from Leonardo da Vinci Airport to the hotel which was great. The taxi service tracked our flight and we were able to get another taxi when we were delayed. Although there is an elevator, not all rooms are accessible. As this is an older building, there are lots of stairs that spiral around the staircase and also stairs to the rooms. Great guesthouse/hotel stay. Highly recommended and hope to return one day.

Being on the quiet side of the river was one of the highlights. Our first few jet-lagged days were spent wandering the neighborhood-- lots to see. Breakfast is served in a beautiful room lovingly decorated. Rooms are air conditioned, which was nice the one or two afternoons when it got warm. Highly recommended.

We rented two separate rooms and stayed two nights here. The building is older, which is to be…read moreexpected in this part of Rome but is walking distance to almost everything. The morning after we arrived, we walked to the Vatican/Holy See and then walked to the Piazza Navona, the Spanish Steps, the Trevi Fountain, and many great neighborhoods and restaurants. We arrived via the prearranged driver and limo van, which the property offered us. At 40 euro, it represented a great bargain (the cheapest alternative we found was $168 USD), and the driver was professional and helpful. We had a long wait for the manager/owner of the property to show up, which gave us a time to scope out the neighborhood. We finally were able to check-in, get our stuff situated in the room, and go out and walk around. The complaints would be the street noise, and the hardness of the beds - if you're used to hard bedding, and have earplugs, you'll do fine. We also had to leave suddenly, as new tourists were arriving to stay, even though we had indicated to the manager/owner that we needed a place to put our luggage while we toured the coliseum. The breakfast is worth noting, because it is great. The property gives you passes to a local cafe, which had very friendly great service, good coffee, and delicious food. My favorite "perk" of staying here was the printed color map of the area and the recommendations of the property of what to see, do and where to eat. That was really fantastic and we kept that in our pocket everywhere we went. Since Wifi and cell service in and out of buildings was spotty, having a paper map was great. The restaurants in the immediate area of the location are great, and Trastevere is known for having fun and delicious restaurants and is a wonderful neighborhood to explore and enjoy. Overall, this was a solid choice to stay at if you are looking for a great alternative to hotels.

The prices for our pizzas were higher than we have found at a couple other places we have visited but not ridiculous and the pizza was no worse than elsewhere. My pizza of choice was their Diavola, a pie with slices of spicy salami. While I haven't warmed up to the sparseness of toppings and the crunchy crust, this was the same as we've had before on this trip, and I am here to appreciate Italian pizza, not complain it isn't Americanized. Service was fine, a little slow at the end, friendly, and the food came out in a reasonable amount of time. Unlike most restaurants on our vacation, this one encouraged tipping.

We were greeted at the door by a hostess, who promptly showed us to a table, stopping briefly to get a welcome drink (not sure what it was, but it was fruity and refreshing). The decor is on point here, and almost reminds me of something one would encounter in Miami. We were seated upstairs on the patio, and despite several tables being free under the cover, we were placed in a corner with full sun. It set about 20 minutes later, but on a day when the high had reached 97 Fahrenheit, it was a long and sweaty 20 minutes. Service was meh throughout the whole meal. Prior to arriving in Italy, a native told me that this was standard, and I had been lucky enough not to experience it. This was also the only restaurant we dined at where we were pressured for a tip. Food was good. Not the best meal I ate in the country, and would have been a knockout back home, but was just ok. Come for the view, set your other expectations appropriately, and you'll have a good evening.

It is directly across the street from the Seneto or Senate so there is a good police presence for added tourist safety. The rooms were very clean, wide and bright. They offered a free mini bar, free breakfast, AC, Internet TVs and all the upscale amenities. We LOVED IT! The hotel staff was very friendly, helpful, and caring. They all spoke perfect English as well. They helped with recommendations for dinner and set up transportation arrangements for a cruise transfer after. (Of course, at our cost) but it was nice to have them set up a private van to take us. This place is a 6 stars out of 5 stars . It exceeded all expectations. We highly recommend this property for a Rome stay.

We were celebrating our 1 year wedding anniversary, and we wanted something romantic and central. All other hotels looked dinky and small, while Villa Magnolia looked spacious and lush. We were NOT disappointed. When we first pulled up in the taxi we were nervous because it's sort of tucked away and you think it's in the middle of nowhere, but once you get the lay of the land it's clear that you are about a 10-20 minute walk from the Vatican and Trastevere (highly recommend this area for shopping and eating). Sante greeted us and explained everything we needed to know, and all the women who we met who work there were kind and welcoming. Their espresso is to die for-it's amazing! The rooms are beautiful and spacious and you have your own entrance and key to get in the gate. We didn't make it for breakfast each day, but the staff was happy to bring us some espresso and pastries to our room when we woke up and asked. They gladly called taxis for us, provided recommendations, and cleaned our room each day. We will definitely stay here again when we visit Rome! We went to Amsterdam afterwards and realized we had been spoiled with the large room size at Villa Magnolia! Room Tip: We had Room #2 which was the closest to the lobby and front entrance.

There's also a lovely terrace, the breakfast wasn't at all bad, and in general this is just a lovely place, especially for the price. I'm definitely staying here the next time I'm in Rome.

Our room was simple (three twin beds) but we had everything that we needed for our one night stay. Beds were comfortable and the room was clean. Shower towels were really small but good water pressure. Lots of lighting in the room and multiple plug ins for phones and electronics that needed charging. The front desk had well stocked shelves with snacks, microwaveable meals, drinks - both soft drinks and wine. They also had a large table downstairs in their lobby. There is a shuttle to the airport available for about 4 Euro per person. Be sure to pre-schedule it with the front desk. You prepay for the shuttle ride and they give you a voucher ticket to give to your driver before you get in the van to the airport. Hotel is right next to a mall with a food court and plenty of stores. Multiple restaurants within a two block walking distance.

An easy walk if you don't have too much luggage. There are 2 train station nearby as well. I liked its proximity to the Colosseo. The staff was friendly and the room was clean, although small (even by european standards). there's limited check in hours since the staff is only around from 8a-4p. Otherwise it was quiet and comfortable. The breakfast consists of coffee, pastries and a sandwich. I would recommend staying here.

There were three rooms in ours, with a shared kitchen. Each room has a separate lock, of course. The rooms looked really nice on Expedia and lived up to them - everything is the namesake white, clean and quite modern and new looking. After traveling around Italy, we would come to realize just how new and modern it really was. Pros: - very new, modern and clean - good Wifi - nice breakfast spread - cornetti, cereal, fruit, yogurt, sliced meats, cheese, juice and milk. Also snacks like tarts, biscotti, toasts and jam. - fantastic location for getting to sites like the Colosseum, Roman Forum, etc. and within several minutes walk of Metro stations - air conditioning worked well, which we missed later on in our trip when it was hotter and AC wasn't as good or unavailable - staff was very friendly and accommodating and spoke decent English Cons: - it's not a hotel so don't expect those sort of facilities, but there was nothing bad about our experience!

It's also very close to the Colosseo train station and other ground transportation. The white rooms (as opposed to the black rooms which are downstairs) are private rooms with a shared eating/living room space. The shared space had all the amenities (cappuccino/espresso/coffee machine, microwave, plates & utensils, towels, cups, toaster, hot pot, toaster oven, and places to sit). You can even leave your bags there after checkout time if you tell the host and pick them up on your way out of town or make other arrangements. The room itself was perfect for 2 people. I believe there were 2 other "apartments" in the same space. The room had shuttered windows that opened up to the courtyard and subtly let the breeze come in at night to cool the room. There was an air conditioner but the room got quite nice with just the windows open. The electricity in the room is turned on by the key card attached to the room key so you have to take the key out before you leave to lock the door thus saving electricity. That was a cool idea. The white rooms are....well...white as you can see from the pictures. It was easy to see how clean everything was kept. The bed was like a cross between a full & queen-sized I believe and there were plenty of outlets around the room. The bathroom was also very nice and sleekly modern. It came standard with a toilet and bidet. It was also nice that the room had a safe so that we didn't have to take all of our more pricey belongings and cash with us and it was secure in the room. Our neighbors were very quiet as well even with the windows open. Also, it was nice to have an elevator to reach our flat even though it was quite small and really only fits two people with luggage or four people without luggage. Trust me....you'll enjoy the elevator once you have to go up and down the steps a few times. What made this five stars is that my sister left her plug converter and camera charger in the room and luckily we were heading back through Roma on our way to Florence and they met us there to give my sister her items back. That was really nice of them. If I ever came back to Roma, I would definitely stay here.

It's sleek, bright, spacious, and I think the remodeling is a respectful nod to its former use as the rooms do have an air of austerity to them. As I understand, it's a former convent, and nuns live above the ground floor. Guest rooms are all on the third level (Italian 2nd floor), but the numbering gets a little confusing in the elevator since it seems to follow the American convention while your keycard uses Italian numbering (so 1 is lobby not 0; 3 is rooms though your keycard says 200s). ACCESS// Walking here from the metro (either Bologna/S.Agnese) is about a 10 minute walk. The neighborhood seems to be where the embassies are. Entrance is via a locked gate. You buzz in every time (no problem since front desk is manned 24 hrs). You're also not allowed to take your keycard with you; you must hand it in every time you go out and ask for it when you return. STAY// There are only 22 rooms with a max 60 person capacity. So it's a very quiet stay. Although I saw families at breakfast, I never heard anyone when I was inside my room except for the door closing or water running in the room next to mine. Only noise you do hear is from the street, which can be pretty noisy. As for breakfast, I thought it was a decent spread, better than a simple continental as there were cold cuts, cheese, boiled eggs, and fruits in addition to cereal and pastries. In-room, there's a mini fridge but no microwave. Shower drain can also be slow. Because of its design, it's very easy to clog. Though they were quick to fix it when we told them we had a problem with ours. All the reviews I read online said staff were really friendly. We didn't get this treatment. We also don't look European. However, after daily greetings, front staff did go from being just polite to being friendly. The only one this didn't apply to was the head housekeeper, who always just stared at us in a disapproving way every time we walked by. No amount of buongiornos changed that. But I noticed she gave Italian tourists the same disapproving suspicious stare, so at least she was consistent. Another thing to note is that towels are changed only every 3 days, more frequently it's extra. However, rooms are still tidied every day so your bed will be made every time you come back and floors cleaned. I got way better value than I expected here, but I would hesitate to come back. For the same reasons that make this place a great stay, it can also make it a bit uncomfortable if you're sensitive to scrutiny.
