    The Bad: 1) Rent…read morePrice I moved here in 2024 for a 2 bed, 2 bath (Plan C) for $3,030 with a 13 month lease. Upon renewal in 2025 they upped my rent to $3,200. Upon exit, my unit now is now available for $3,500+ San Diego Rent is already very expensive- and a $500 increase in 1.5 years is insane. So- just be aware that this complex may not be your long-term solution. 2) ANTS I have no idea WHY but we always got SOO many ants. I am a very clean person and I'd place traps and spray. But they were relentless. They weren't even kitchen ants going after food either, I'm talking like coming out of outlets in of my living room to crawl all the way to the master bedroom to crawl beneath the carpet 3) Carpet The carpet in my unit was awful, They also expect upon move out to do a Carpet Cleaning Service (like rent a Rug doctor or hire professionals). This carpet straight up needed to be REPLACED before I even moved in, it was so worn down and a sorry excuse for carpet. 4) You're not getting that Security Deposit Back I think we paid $700 for the deposit and got back $300. They charged me for what I would assume would be normal wear-and tear. But no, we were charged for re-painting the apartment (including the ceilings-?) despite them explicitly stating we are not allowed to paint the apartment. There were literally so many layers of paint on the walls as is, that every time you would bump into the wall it would leave a mark. We went through and washed down all the walls and wiped off more paint than expected.. The Good: 1) Bedrooms are spacious and great if you had to have roommates since each bedroom gets their own "master" bathroom. I could easily see 4 students or 2 couples splitting the house to make it more financially manageable. 2) The area is tough to beat for being so close to amenities. 3) Maintenance folks were chill and responsive. They didn't rat on us for having animals either 4) I always felt safe here. Except for the one time a homeless person was sleeping on my doorstep.

    Simply put, this place is externally infested with rodents. Have been emailing management for a…read moremonth. Their response is the same- they will increase bait stations to help lower the amount of rats. However, several weeks later, the number of rats have not decreased. They mostly come out at dusk or early mornings, & it is particularly distressful when you have pets who then freak out when four or more rats are scurrying across the sidewalk. My neighbors have also told me it's a situation for them when the rats come out during their walks with the dogs. They will literally "jump" from one side of the walkway to the other into the bushes. Most recently, the rats started to appear in the daytime. On my way to work I was able to snap a picture & send it to management to ask them to please dispose of a rat on the sidewalk that appeared to be dying. Management has not responded to my requests on how they can measure efficacy of the bait stations and/or number of bait stations in the area to improve the situation. Until one sends photos, the emails get ignored or there is a delay in response. I am taking the time to write this review to motivate management to take action & for interested tenants to be aware & mindful of the current rodent infestation. I have never been in a complex where I had to watch where my feet were going in case I get an influx of rats when I go onto the walkway. Rats carry disease, including leptospirosis. (Pre-Covid 19 there was an influx of rats in the Hillcrest area, so it's a thing). This is not only an issue of sanitation, but a public health concern. The reason I still gave this place at least 3 stars is that when I first moved in, there were many problems w/ my apartment, but both management & maintenance worked with me. I am grateful to maintenance who has had to come out for the emergencies. I liked some of the staff I met in person - as they really tried to help with my transition to this place. Within two weeks of moving in, my toilet broke, the dryer broke, two bathroom sink leaks occurred, and there were an influx of spiders. I had to use the toilet in another unit across the way- even in the middle of the night. The timing really sucked- as it was New Year's Eve, and I had guests over. So we all had to take our "walk of shame" to another toilet. I had to use the dryer in another apartment, while carrying my clothes in the rain - since mine was broken. Again, a lot to deal with when just moving in. Management apologized and said that the apartment had been abandoned for at least two months. While it had previously been cleaned, it was apparently dirty as I got on my hands and knees and scrubbed the floor four times. When they saw how dirty the floor was (again I sent them a picture), they agreed to waive the cleaning fee upon move-out & gave me a small credit. Since that time, they have helped schedule an indoor pest control to come. However, the first time it was "scheduled," it didn't make the books even though I had moved all of my items & emptied all my cabinets and closets as instructed. It was super inconvenient that I had to do all that, as it made my apartment very cluttered and not a pleasant living space. (Not exactly what you want to be doing on a weekday after a long day of work). They finally were able to reschedule it, but again I had to keep reminding & confirming the appointment- it's a lot of work to move and re-clean an apartment to prepare it for indoor pest control. In summary, this apartment complex feels like Stranger Things. You never know what monsters or critters are actually in these old walls, and on the outside, there are rodents scurrying about - carrying who knows what disease- with no repercussions. I hope Management takes this review seriously & decides to take more pro-active steps to combat the rats & provide a cleaner & sanitary living environment.

Sean showed me all options available and even gave me a preview to the apartments that were in renovation stages, so cool! Wasn't sure about the area. They recommended quite a few places to explore and restaurants to eat at. They are experts on the neighborhood. Shared with them that I was interested in apartments as well. Sean was nice enough to introduce me to another property manager the same day as my initial visit, walking with me for that apartment tour as well. Come to find out he has been sued in the past for same issues. Just posted today on cbs8.com another lawsuit against Ali for fraud. I'm glad people on yelp has reported it also. I wish I saw these yelp reviews before I picked this place on Booking.com. Always do your research is the recommendation.

    I have been living here for two years. Here's what I think about this complex…read more 1) Absolutely fantastic management team. Blanca and Indira are always responsive, friendly and helpful. They really do care about their tenants which is an extremely rare quality around the UCSD area. And they get the job done. 2) Maintenance team is exceptional Always enjoying saying hi and good morning with the two maintenance managers here. They're respectful and professional, and they show care for the safety of the property. They always response to our repair requests in a timely manner. 3) Rooms are large and renovated 4) Location is great Students can take bus 201 to UCSD. Driving is convenient as this complex sits near I805 and I5. Comes with two parking spaces with 2B models. And it is right next to Westfield UTC. 5) Price is good compared to other apartments nearby. Just do a search and you'll see. 6) Amenities. All there. I see people enjoying the pool, jacuzzi, BBQ grill and gym. So it's just not there for show like some other places. 7) Gated As much as I love this place, I feel I need to list the cons too, Cons: a) during pollen season, it's a little amazing how much you will get from the pine trees in the complex. b) cars are hard to be kept clean as no garage parking available and a). c) recently, I heard neighbor's bass from their TV sometimes late at night. Annoying. But management team took this seriously and is trying to solve the issue through communications. And I am confident they will solve it. It's an otherwise quiet place. (Air Force base, eh, you can't do anything about it, everybody in this region have to endure the jets sometimes) But the noise problem is nowhere near as bad as my previous apartment (La Scala). To defend this place, I can say if you don't go with townhouse, concrete apartments (like towers and lux UTC), which are levels more expensive, Torrey Pines Village is probably the best one can get. d) you can hear noise from cleaning vehicles at the mall at night and trucks loading for certain models. In conclusion, TPV is a well-managed, reasonably priced, generally quiet community with great room quality. Personally, I love living here although I am aware of a negative comment and I sincerely hope they address the tenant's issue. I'll close by quoting another google comment, it's a hidden gem around this area.

Maybe you like to zip around this place like your pants are on fire ? You can do that too! I'll watch you zing by from my stop by the Bocci Ball, Horseshoes, Putting holes, and BBQs. Don't forget the 60' pool to swim and cabanas! This is an INDEPENDENT village (not a skilled care facility) with so many amenities! Salt water HEATED pool ? Check. Hot tubs always set on the right temp? Check. Movies? Art classes? Zumba? Water aerobics? Check. Check. Check. Check. Do you like holiday gatherings? Yep! Those too are included. So do as much, or as little interacting to your choosing. Randee (leasing) and Shanelle (activities director) and David (maintenance manager) are so welcoming and really take care of you. They work hard to make your new home a place you will want to stay. After all that said, we are on the young side of the 55+ age. We are realistic- and no place is absolutely perfect, but our little roomy casita is home; Not just a stop along the way. We looked for close to a year, almost bought a house twice, and explored ample beach communities, inland areas and desert towns. Casa Aldea is close to everything we wanted. And a 10-15 minute drive to LaJolla Cove ?? Sunset Cliffs, Mission Beach?? Sea World, Belmont Park, Fiesta Island?? Torrey Pines, Scripps Aquarium, The Gliderport? How about medical care? UCSD campus, offices and hospitals. One of the best places in San Diego ! It's hidden gem.

The service requests were always answered promptly and Horacio had always been friendly and helpful. I wish he also takes of my current home lol. Angie and Daniel were always responsive and helpful, too. I take one star off because my unit, although on top floor, could hear mild noise from my downstairs neighbors. TV sound and sometimes snoring. There was a particular several months during which my sleep was affected because of the snoring. Luckily the dude moved away. I complained a few times but Avalon could not do much, which is sort of understandable. I wish the sound barrier could be better in the buildings though. Another thing I did not like was the loud noise of grass maintenance every Thur, but that depends on the unit and window directions, may not apply to all tenants. Overall I liked the experience of living there, and hope the best for everyone there.

For $3400 a month there isn't even air conditioning or central heat. And good luck if you work nights because they cut the lawn every day so no chance of sleeping . They cut the grass EVERY day starting from 08:30. Glad to never set foot there again. This is an eighties dump without any luxury amenities. You can live right next door for $1500 cheaper so keep looking .

    I would give it 0 stars if I could…read more Recently after their new changes, things have been getting worse. Initially, they made it easier for college students to move in, but now they have changed their entire application, requirements, and income verification. It is more nit-picky. First of all, they kept spamming me with Nova Credit emails despite already filling it out and getting it approved (Total about 10-15 emails sent within two days between me and my roommate). Even after we got approved, we couldn't submit our leasing agreement -- which was 80 pages long. It didn't even allow us to save, so we had to contact their customer service (which, keep in mind, most always leads you straight to an automated message to leave your voicemail. BUT the voicemail box is full and can't accept anything). We had to sign all the pages again and submit them days prior to the move-in date. Because their application and leasing process took so long, they gave us less than a day to submit our (specifically 'required') cashier's check. We got our renter's insurance approved by our property manager, but the Corporate office declined it (Friday). So now we have to find a way to change it when our move-in date is Saturday. Just poor communication and a horrible experience. When you go on their website, their only contact number just tells you to write an email and doesn't even have a voicemail. And also, we set a date and cleared our schedule for our first inspection a week before our move-in. But as expected, no one showed up, and no message/call was sent. The water heating also sucks. You think you have cold water? Nope, its steaming hot seconds after. Think you have warm/hot water? Nope, its cold. Second-guess yourself before deciding to move. Corporate office has horrible customer service, but (hey) at least the leasing assistant managers make it somewhat livable. They do more to support your issues during your application process than Corporate (Garden Communities).
