Very friendly and says all the right things. Website is well done and incredibly professional. However the worst property management company I have dealt in my 20 years of hiring property management companies for my rental properties. In 2 years only found 1 tenant for 6 weeks and the tenants stole items out of a fully furnished home. Refused to charge the tenant after their departure. If there were no tenants, which was most of the time, my property was left abandoned. No monthly gardening maintenance, had a complaint from the HOA and eventually I had to hire my own gardener. Isn't that what a property manager is supposed to do??? Didn't check on the empty house regularly for water leaks or issues that may have needed repair. Full of excuses. Only cared about the property when it was rented and aligned with the tenants instead of me, the Owner who they work for and I pay them. Random purchases were made without communicating or authorization or prior notice with me and billed me months later with lame excuses as to the cause of the purchases. Complete lack of communication. Then lost my keys to the property. I also have keyless entry locks. What property manager looses the keys to the property they are managing?? Never had the guts to tell me until I fired them. Constant untruths continued to arise while managing my property. Never knew the answers to my questions...always had to check with someone, but the Owner was who I signed my management contract with. Did not enforce or even know the terms of the management contract I signed. I arrived to clean the house and they did not want to send me the cleaning fee, sighting, visits to the property to check after tenant departed was part of the cleaning fee. But the contract listed, cleaning fee is for cleaning services ONLY. The cleaning fee was finally sent. Enough was enough. Very unprofessional and I have EVERY email and text message to back up my experiences. I am sure there is a good reason why the reviews are years old. Not many recent reviews are present. I noticed the old dates of the reviews and decided to take a chance. Complete waste of my time and money. There is a reason for lack of recent reviews, if a business is still operating. And had the audacity to charge me a 15% management fee when the going rate is 10%. For 15% I was expecting outstanding service and professionalism. Never really searched for tenants, full of excuses and told me her job was showing properties...REALLY??? A property management company??? Your duties are to search for tenants, take care of AND maintain a property in your care. If you are a tenant, looking for a furnished rental, this is a great place for you. But if you are an Owner, looking for a great property management company to take care of your property if you live out of state, the saying buyer beware comes to mind. At this point...OWNER beware is all I can recommend.

The cookware was atrocious and we ended up using some of our own and stored theirs. The unit was dirty when we got here and in disrepair. Several attempts to get these deficiencies corrected have gone unanswered. All they care about is the money. Go find an Air B & B. You will be better off.

In all honesty, I have never truly explored Albuquerque. I am now a fan. If you really want to explore Albuquerque you need to get in all the nooks and crannies and really live the way the locals do. Staying in a hotel off the 25 does not you permit anyone to do that. La Casita Rosada is ideally located between Old Town and Downtown Albuquerque and it makes it really easy to rub elbows with the real Albuquerque. My experience started off on a real positive note making the reservation with Susan the Inn Keeper. She was charming and really knows the area. I made the reservation on the website and she followed up with a phone call and got me excited about the trip. Trust me, that has never happened making a reservation before. La Casita Rosada has just been redecorated and I was actually quite impressed with the work they did. It has a full kitchen stocked with utensils and spices, although I have to admit I mostly just ate out while I was there. The bathroom was much nicer and far more spacious than the hotels I have stayed in when visiting the hotels here in the past. It was really convenient having the office area set up and the free wifi with out all the pesky signups the big chains have really was refreshing. I was actually able to get some work done. You have your own private entrance and the outside is separated into a covered patio area next to the main house and a back patio area where I could still get the wifi. Susan was able to give me some great advice on where to eat. Actually the website has quite an extensive list of local dining and I mostly referred to that. They were friendly and I will definitely come again for sure.

We could park off street and could come and go as we pleased. The casita is behind the main residence and has a lot of privacy. The space is great and is a retreat at anytime during the day. With a small office space, a kitchen, spacious bathroom, king bed, and small dining table, this beats most any comparable hotel room. We've stayed there twice now and whenever we go back to Albuquerque, this is where we'll be.

They don't work well with you and everything they do is through a third-party so if third-party messes up, it's all on you to either pay again or go through negative impacts on your lease name everything. They sent someone back to wipe down things but not actually clean anything and the carpet is completely destroyed and should have been replaced. I moved in a month ago and started getting very sick with increased allergy/asthma symptoms. As an elderly person i was concermed so started looking around and found visible water damage in both bathrooms and outside the laundry closet in the hallway. Maintenance came and replaced the water damaged baseboard in the hallway but left the black rotten tack strip and delaminated carpet. Maintenance removed baseboard in master bath and found mold. Their solution was to spray it with bleach and paint over it which was unacceptable. I requested a hygienist test which was performed and now they apt complex will not release the results to me which appears suspicious becasue if there was no issue I am pretty sure they would be willing to let me see the results. I have reasonably requested the following and was first ignored and then denied: -Air Scrubbers until mold can be professionally remediated -To see the mold test results -To have the mold professionally removed by a licensed company who holds IICRC certification in mold remediatin -Mold clearance testing once mold remediated -Alternate housing until mold removed and cause of loss found and repaired. -rrimbursement for visits to urgent care, dr. chest xrays and medication - i was placed on steroids due to the mold. Oh and then Monday all the smoke alarms in the place wennt off and water was pouring out of the smoke detector on 3rd floor.... I asked to have someone go in attic and remove the wet insulation and nothing... No roof repair either... Would NOT RECOMMEND and OLYMPUS Property! So sad i picked this place sight unseen when moving here from out of state...biggest mistake! They are slum lords charging an exhorbitant amount of rent for a poorly maintained property. UPDATE: Please provide me an email address to contact someone at corporate. I can also send you my dr. letter stating the mold is directly affecting my health

They are consistently doing promotions throughout the year for tenants. Downsides: filled with nurses and physicians who love to party. Usually pretty loud. You can hear them in the hallways. This place echos really bad because of their high ceilings. Wish they had an addition elevator... and better parking. Beware: we had several vehicle break ins around the property.

Why should residents concern themselves with such things? I pay rent for routine maintenance that keeps the property looking nice and working properly? I bought a new furnace filter and changed it myself. My electric bill went from $56 to $45 in one month due to a $3.00 filter! I feel air coming from the electrical outlets in my room when the wind blows hard. The carpets in the hallways are severely soiled from oil that seeps out of the asphalt in the parking lot and is tracked into the building. There are also many drink spills on the carpets, and the carpets never get vacuumed! Run your finger across the top of boxes of hallway fire extinguishers, thermostats, emergency lighting, and art frames. Your finger will be black from dirt that's been there for years. The elevator never gets cleaned. The floor gets mopped when someone vomits on it. As the sun rises early in the morning and the elevator door is opened, you can clearly see how filthy the interior is. Fortunately I don't often use it. Also, when the sun is low in the morning you can barely see through the grime on the east facing windows by the elevator and the office. The sidewalks and staircases need to be cleaned because of the oil tracked from the parking lot asphalt, spills, and bird-poo. Commons area bathrooms frequently run out of toilet paper, hand-towels, and hand-soap. The temperature gauge on the west gas grill in the pool area has been broken for at least two years. Never mind that there are no posted instructions about how to operate it. You must turn on a gas valve and a timer that is located behind a panel below the grill. 'Not at all obvious. Exterior stone veneer, mostly around gates, has been missing from walls in several places for at least two years. Several pool-side table umbrellas have been broken for at least two years, but they are still there and unusable. March 2024 a resident waited two weeks to have a malfunctioning washer/dryer replaced. A resident's apartment heater was malfunctioning. It took the entire winter to get it replaced. The Mulberry Street vehicle gate, one of two total gates, frequently malfunctions. The manager says, "We always have problems with that gate". There was no snow removal or salting of sidewalks after winter snow storms. March 18: A street person jumped the perimeter and pool fences and lit two couches in the pool area on fire. The urchins frequently get into the pool area, watch TV, sleep, and use (trash) the restrooms. Some exterior stairwell security doors leading to resident's apartments don't lock. Fortunately the arsonist didn't enter one of those doors and light fires near resident's apartments. A catalytic converter was sawed from the exhaust system of a resident's car. Feb 2024: A car was stolen from the property. Presbyterian Hospital heliport is across the street, so you better like helicopters 24/7. The shared community gas and electric bills are outrageous. Unnecessary lights are always on. The pool is always heated even in the middle of the winter. The pool is seldomly used in the winter. There is a large garage door in the office area. The manager frequently opens it in the summer even though the air conditioning is on. These utility charges are in addition to the rent you're quoted. There is absolutely no attempt to conserve energy and to reduce residents' costs. You will be opted-in automatically for programs that will cost you. Beware the hidden costs! Their renter's insurance won't cover your contents or temporary living accommodations. It ONLY covers damage to their building. This last weekend the Wi-Fi I had been using for many months was gone. Later that day I asked someone about it and they are now using a different Wi-Fi. The information is posted by the coffee machine. I don't drink coffee. Three maintenance workers have walked-off the job in the last 6 months. I knew one of them for a long time. I was very disappointed that he left. Presently there is no maintenance staff. I stopped using the pool and hot tub, because the chemicals aren't being checked. Packages delivered to the office frequently get misplaced including medications labeled "refrigeration required". Early April many Olympus employees from different sites went to Puerto Vallarta. Corporate parties are frequent and lavish. During 3-4 day weekends or when there is no maintenance staff, the dumpster fills up and residents have to pile their trash on the ground. There are no facilities to charge EVs. Cleanliness and general maintenance has been in a steep decline. Rents are extremely high despite the poor condition of the property. Olympus Highlands North COULD be a very nice place to live, but it's not. It's not being properly maintained, and it's not safe. As soon as my roommate completes their obligation, we are le
