Needs 0 stars. Absolutely horrible place to stay. They don't resolve issues in a timely manner and yet they try to blame the tenant saying you didn't read your contract. They don't work well with you and everything they do is through a third-party so if third-party messes up, it's all on you to either pay again or go through negative impacts on your lease name everything. Mold in Apartment at Olympus Encantada with extensive water damage and the unit was filthy at move in. They sent someone back to wipe down things but not actually clean anything and the carpet is completely destroyed and should have been replaced. I moved in a month ago and started getting very sick with increased allergy/asthma symptoms. As an elderly person i was concermed so started looking around and found visible water damage in both bathrooms and outside the laundry closet in the hallway. Maintenance came and replaced the water damaged baseboard in the hallway but left the black rotten tack strip and delaminated carpet. Maintenance removed baseboard in master bath and found mold. Their solution was to spray it with bleach and paint over it which was unacceptable. I requested a hygienist test which was performed and now they apt complex will not release the results to me which appears suspicious becasue if there was no issue I am pretty sure they would be willing to let me see the results. I have reasonably requested the following and was first ignored and then denied: -Air Scrubbers until mold can be professionally remediated -To see the mold test results -To have the mold professionally removed by a licensed company who holds IICRC certification in mold remediatin -Mold clearance testing once mold remediated -Alternate housing until mold removed and cause of loss found and repaired. -rrimbursement for visits to urgent care, dr. chest xrays and medication - i was placed on steroids due to the mold. Oh and then Monday all the smoke alarms in the place wennt off and water was pouring out of the smoke detector on 3rd floor.... I asked to have someone go in attic and remove the wet insulation and nothing... No roof repair either... Would NOT RECOMMEND and OLYMPUS Property! So sad i picked this place sight unseen when moving here from out of state...biggest mistake! They are slum lords charging an exhorbitant amount of rent for a poorly maintained property. The company replied to my post saying we denied pest control, we didn't. As the bug guy and a member of YOUR front office were in my unit together and you watched him spray. A week later and we're still having a problem. We have sprayed but spray ourselves as well this place is infested and NOT safe. read more

Lived there for 13 months and everything was ok with the apartment and the location, not great but not worth complaining. Parking sucked sometimes but it's an apartment so, yeah. The management is where everything goes to hell. Any concerns I had went on deaf ears. I was harassed by someone within the community multiple times so so much for gated communities being safer. And management said the head manager would get back to me, heard nothing so I called and hes "out of town". I never heard what the resolution was of that situation but I definitely had no thoughts of renewing my lease. read more

We lived in a 3 bdrm apt home on first floor facing North and open grass area where the covered gas grills and picnic tables covered with ceiling fan and you could grill your food & sit at cement picnic table. Our balcony faced North and it had a brick sidewalk and it was very nice. Our apt home had a lot of room and the Assistant Mgr. Adrian was wonderful. The maintenance crew were excellent especially Tony. He even helped my husband get a jump with my husband's old truck. It is a gated community as well. The community of folks were all very nice to talk to, and we met people with dogs & medical professionals & college students who lived across from us. The only negative we had was putting a young growing family of five ( three young children). The romping & tromping that went on every evening was beyond our ability to handle. We followed procedures and still continued to hope they would have respect for ppl living below them. They continued the pounding & tromping on the ceiling above us. We are sad we had to break our lease, but they were not forced to stop making excessive nightly noise. We reported them many times, but they were not evicted & should have been. It cost us a huge penalty for breaking 1 yr lease. We moved to a 55+ community where we felt a better fit at our ages..We highly recommend Olympus Encantada to younger people at 7400 San Pedro Drive N.E. Abq NM 87109..We liked the apt. Home. They are expensive, but very customer service oriented and take care of any Amenities when & if needed. We loved Adrian, Assistant Manager & the entire staff. Very professional and accommodating. Would recommend them to anyone who has the income necessary to live in this very nice & comfortable community. There is a young law enforcement man who was so helpful to My husband and me when my husband parked his truck in the Handicap spot but forgot to put up the Handicap sticker..He is the man who is in charge of security there and he showed me that it was towed awY not stolen..Big relief. Enchantment Towing works in conjuction with Olympus Encantada & he was awesome in giving us back half the fine due to his forgetfulness..Olympus is Primo for trying to ensure our safety & security & keeping this complex very nice and best in the area. read more

My family had a horrible experience bugs all over my family and my new born were bit from bugs and the complex didn't even work with to try to resolve our issues. Overall have enjoyed living here, staff is super friendly and exceptionally responsive, maintenance team is ON IT and handle requests super fast! Some drawbacks are the additional charges that are not optional, you pay a general trash fee but then you also pay a valet trash fee which can be helpful to some but should be optional. Also community charges could be steep and fluctuate from month to month and I'm not quite sure what that even covers, perhaps all the little party's they have for us. Amongst some other charges that I guess you just have to really think about at time of signing. The exterior night lighting also gets turned on super late or it's just my building but it will be way past night fall and they still won't be on. Not great for visually impaired( me). The gym equipment is very outdated some non functional equipment on the Santa Monica side, however we do have access to the other side but both sides should really be up to par even though the other is just a hop, skip, and jump away. Also the community key doesn't work for all gates on property some of the locks are not operating properly and have had to go all the way around to another gate. Reserved ammeneties such as theatre are never available on their site and the fabs/keys don't work to try to enter them either. Was surprised to see prices increase for the next lease if I choose to stay, the value is already a stretch as far as interior appliances and such they are very cheap and not quality so the valuation is not there as far as that goes. The climate of renting isn't that competitive like it was , I was expecting a decrease if anything, Overall it has been quiet, comfortable, SAFE and a very nice place to live just for the dollar amount there is equal value out there for less read more

Avoid this apartment complex. Not worth the money. 1) They have towed my car at my own expense from authorized/legal parking while I was out of town since they were making some repairs in the parking area. Though they did give a prior notice via email, I have no obligation to change my business travel plans to repark my car. Nowhere in the lease agreement it is stated that they can tow legally parked car due to maintenance issues and specifically at the cost of the tenant by giving prior notice. I would not trust apartment complex that does not follow its own lease contract and thankfully I am moving out in a month. 2) They closed all amenities for much longer period than required by the state regulations. They reopened gym 2 months after the state announced reopening. Given that this apartment complex is much more expensive than other complexes in the town, this is unacceptable. read more

I currently live here and will say the property is very clean. Here are some pros and cons I have experienced: Pro - Clean complex Good amenities Fairly quick to respond on service calls Safe area to live in The pool is always clean and accessible The staff is very professional and easy to talk to They don't do tons of random apartment checks like some complexes. (They've been in twice, one for making sure I had a fire extinguisher, and once for a mid way lease check) Cons- You're allowed two noise complaints, if you get a third you're evicted. That's understandable but they never have security check to see if you're actually being loud, they just take the word of whoever called you in. (If you have lousy neighbors this could be a problem) Sometimes parking is limited so I have to park pretty far away from my apartment. You don't get a covered parking spot without paying $30per month and garages are $60per month. No lightbulbs or fans in the bedrooms. The living room does have a fan but no light on it. Rent is pretty expensive and it does fluctuate an extra 80+ for shared property utility costs. I do love this complex but you really need to be financially secure to live here and not too loud. :) read more

Major regrets about moving here. Have lived in many complexes across various states, and I have never before experienced the amount of noise that I get living here. The apartments are nice-looking, but the walls are so thin. It is absurd for a "luxury apartment". Have had many issues with noise with my upstairs neighbors, and as I type I am listening to the bass thump from my downstairs neighbors's apartment. Courtesy patrol never comes to verify the noise. Live here if you enjoy being chronically sleep deprived, I guess. The complex has "tried" to remedy the situation, with plenty of non-ideal solutions. Also, the gym amenities are pretty lame and there are constant car break-ins. Just overall very disappointed in my choice in apartment. read more

DONT RENT HERE... This place is a joke.. you have to bug them constantly to get them to do anything, takes days to email back or they just won't reply... I have a brand new baby and our place is infested with insects, they keep making up excuses for me not to break my lease. I have gave them okay to come and spray with the OWNER of the pest control but he never shows up, they always try and make us look like it was our fault. We dined one of the the many times they came to spray the only we dined it was because it was NOT THE OWNER OF THE COMPANY.. I've been bitten multiple times, my NEW BORN BABY has been bitten and the could careless. The service and request are horrible takes days to hear back or see anyone, every one is rude. I even asked to cut down the price for breaking the lease early for having my NEW BORN IN THIS DANGER, but refuse to. They even said they would come in gas bomb the apartment if we can get everything out of the apartment and they would I provide a hotel but I have to pay for it "they would reimbursed us" i highly doubt that they would. I told them I would have to think about because I had no where to put any of our furniture, Corporate said okay and when I tried to give them the okay they said I denied it, so they sent the same guy who's not the owner to come spray which did absolutely nothing which I've told them before it doesn't work, we have two big black widow nest out side both bedrooms and yet it's still there surprisingly. For them saying "Luxury Apartments" this apartment are good awful and just big POS, expensive for nothing to work... they try and make everything your fault and it's a your problem. read more

To whom this may concern; On August 26, 2020, I submitted a request for my locks to be changed, due to my negligence. I wanted to take the time to write this review not only via email, but also on the Apartment's numerous social-websites that ask for current/previous resident input and/or commentary. I am a young, black, gay male that lives alone and often find myself scared in situations where other people may feel extremely safe. I submitted a request to Olympus Encantada to notify them that I needed my locks changed. Not only was this procedure completed within 30 minutes of me submitting the request, but the manager of the apartment establishment took the time to confirm my safety and the urgency of my request. Although I am a grown man, I have lived a sheltered life with parents that have taken care of me and still worry about me. After telling them what steps my new apartment complex took for my safety they were extremely relieved and so was I. I wanted to speak out today and let it be known that simple things like that make a person feel extremely safe about their new home, makes them pay their bills way ahead of time, and also feel like there are still compassionate people in a world full of negativity. Thanks Mr. Victor G. (Who has been my efficient and effective maintenance man on more than one occasion). Thanks to Ms. Brenda (whom is the property manager and also like a big sister when it comes to checking on me. Claudia, Brandy, and just to name a few. You guys are doing an excellent job and I am overwhelmed with joy. Thanks again for making someone who lives 1,300 miles away from their hometown feel a sense of community hospitality right here. P.S. Even my neighbor religiously checks on me via Email and/or Text, even if he sees someone unfamiliar at my front door. This is an amazing place to live. Thank you guys for everything. read more

We moved here in June from Texas. We feel safe. Construction quality is good. Staff is great. Maintenance calls are dealt with almost immediately. Utility bills are lower than I expected, which is a plus. read more

Love this complex. I'm in the military and moving can be a crazy process. Nina in particular was walking me through all the steps I needed to get situated here comfortably and efficiently weeks before I started my lease. They are a wonderful staff who make lots of time and accommodations even on short notice. If I could give 0 stars I would! Do not live here!!!! Whatever they tell you rent is go ahead and add $200 to it for hidden fees. No communication with staff and will charge you for anything and everything. UPDATE: the apartment complex told me I could return my keys at a later date in the week since no one was there during the move out tour (they gave us a move out DATE not TIME and when I called to clarify a time their phone's said their office was closed when it wasn't) and when I went to return the keys they told me it wouldn't matter as I would still charged for the keys. read more

I love living at Olympus Encantada. We moved here from Seattle two years ago during the pandemic the pools weren't open but I was very pleased with the way they kept the grounds beautiful and clean of course you're always going to find those few who won't pick up the dog poop but in general it's a beautiful clean place it's true like most places if you live on the bottom floor you can hear your neighbors but we've got good neighbors and they're not very noisy like most places now there are car break-ins so you just have to be diligent about making sure your car is locked I would say in general that this is a good place to live in Albuquerque it's very close to the highway it's very close to the dog park and they even have their own dog park here which is very convenient the maintenance people here are very responsive and the office people are really great friendly remember our names if I had to choose again I would probably pick this place again it's just got all of the convenience and cleanliness that you would want in an apartment read more

I really like this complex in theory, unfortunately, it's the management that is the worst part of this apartment complex. The complex is nice and has a lot of great amenities. The gym is open 24/7 and has free weights, weight machines, medicine balls, mats, and for cardio they have a couple ellipticals, a couple treadmills, and a couple stationary bikes. The pool is nice, with grills, TVs, and lots of seating pool side. I once even had someone from the front office come and hand out popsicles while I was in the pool with friends. There are grills further east in the complex as well. There is a theater room with nice reclining chairs and projector, but is a little pricy to rent at night, I want to say $25 for the evening, but is free during business hours. I had a 2 bedroom townhouse and really liked the set up. It was newly built so everything was nice, clean, and working. The walls between complexes are pretty thin, and you can hear people walking on the floors above you, but it's an apartment and totally comes with the territory. My lease began in early 2016, and when I moved in the complex was under the management of Alliance Residential (this is now considered the San Pedro side of the complex). During this time I really enjoyed the front office staff, they were personable and remembered me, and were great about sending notifications out to the complex. Security seemed sufficient, there was a guard on a bike and whenever I was out late I saw him. In the fall Olympus (the neighboring complex) bought out my complex. The one thing I liked was that they opened the gate in two places between the two complexes, giving me access to the dog park on the other side. David in the front office was nice and personable, however, the other women who worked there were typically curt and unhelpful. Maintenance of the property also slipped, with many of the common area fire places often not working, lighting around the property not working (a safety hazard in my opinion), and dog poop everywhere - making the wide open grassy areas useless for anything except walking a dog. There was only one guard for the two sides of the complex, and my understanding is that they check the properties only four times a night. I heard from several neighbors about car breaks-in and cars being stolen from our gated properties that had apparently been going on for weeks, yet had heard nothing from management. When I called to see what was going on, Esther, the Leasing Manager for the properties, told me that she wasn't in the office yesterday so she hadn't heard about anything. When I expressed that to seemed like it was a long standing issue, she just told me that crime in general in the city was increasing and that they're not immune to it and there was nothing they could do. I moved out three months ago and have yet to receive my security deposit back. I have called twice, both times having to leave a message, and have never heard back. I think this could be a great place to live if the management company and front office staff were more customer service oriented and prioritized resident needs. read more

I had very little time to find an apartment and I am very particular on where I live. I did much research about ABQ (I moved from out of state) and I can tell you this is the place you would want to be. The property itself is secure and gated. The property is kept very well and I had an apartment with an attached garage, which is rare to find and was wonderful. I never heard any neighbors or any outside noise, pretty quiet all around. The floor plans: very spacious and updated. The room I rented had two HUGE walk in closets and very open living spaces. The only negative thing I could say is that the movers had a VERY difficult time getting the furniture up the narrow staircase. Make sure you get professionals to get your larger items up the staircase. The girls in the office are very sweet and helpful. Whatever I needed, they helped with and in an efficient manner. Very spacious apartment. Love the separation of the bedrooms, large bathrooms and open concept living area. The staff is wonderful and friendly. Maintenance has addressed all issues in a timely manner and even went above and beyond by changing out a light I forgot to mention. The dog park is amazing since I have one dog that will not go to the bathroom on a lease....but I have a big concern that there is little shade and the water fountain does not work so when the temps are above 80...it's useless because the artificial grass is way too hot for any dog. Also, when it's windy, the gates blow open. It's gonna be a long summer, but I'm hoping they will make some changes because I have bought it to their attention and they have been great so far. read more

Great place to live. Quiet, clean, very well kept grounds, safe. Management is friendly and helpful. Apartments are very clean and modern. I live in a 1/1 bath and it has ample storage with plenty of space to entertain. Love the washer/dryer being inside the apartment. Great view of the mountains from the 3rd floor and the valley down below. Plenty of well placed windows and the apartment stays fairly cool during the day minimizing my electric bill for the A/C (well insulated). Garbage disposal in the sink is a nice thing that many other apt complexes do not have. Huge garden tub! Energy efficient hot water heater. Gas stove/oven makes cooking food that much better. The pools/hot tubs are amazing...plenty of chairs and hammocks to lay out and soak up the NM sun. Fire pits and covered patios in some courtyards with tasteful furniture. 2 decent gyms. I haven't checked out the 2 theaters yet. Convenient trash pick up at door is very nice to have. They recycle! Very happy about my decision to live here. The reasons I gave it 4 stars: located right next to a mobile home park, and I have seen their residents hop the fence to get to the pool, they seemed like nice people though..but still acting illegally...however I was informed to call the courtesy officer and they would promptly deal with that situation. And the rent pay online charges a 40.00 fee, making me either swallow that fee or go with a personal check/money order to the office to pay (tough with my working hours). But highly recommend living here. Very convenient location for shopping, food, the interstate access (10-15 min to airport/Kirtland). Target and Lowes are literally a short walk away, and Trader Joe's, Albertsons, Sprouts and Whole Foods are a quick drive as well. If you choose to live here you won't regret it. read more
