Francisco in Maintenance Deserves to Be Recognized! I would really like to take a moment to acknowledge Francisco from the Maintenance team at Vida Morgan Hill. We live in the beautiful townhomes here, and I have been so impressed by Francisco's work ethic, kindness, attentiveness, and genuine willingness to help. Recently, I noticed a significant amount of bird droppings in front of our door and throughout the area around our property. I reached out about it, and Francisco was incredibly responsive. He came out, took care of the issue, and made sure the area was properly addressed. What really stood out to me was that he didn't make me feel like I was bothering him or that my concern was insignificant. He simply listened and helped. That is what I appreciate most about Francisco. The second you need him, he is there. He is consistently courteous, professional, hardworking, and incredibly attentive. He goes above and beyond to help residents, and you can tell that he genuinely takes pride in what he does. People often take maintenance teams for granted, but individuals like Francisco make such a difference in the experience of living in a community. His attitude, responsiveness, and willingness to help should absolutely be recognized. Thank you, Francisco, for everything you do for the residents of Vida Morgan Hill. We are so grateful for the maintenance crew that comes and does quick fixes and repairs. Francisco has made living here so easy and hassle-free. Francisco always takes care of our needs as residents, and I truly appreciate the patience and care he takes with my senior father and our dogs. My dad is always on his walks, and Francisco takes the time to talk to him about his day and make my dad feel comfortable whenever he has a question or needs something fixed. It's been a relief to know that we have someone available on property who is truly professional and trustworthy. The adjustment to apartments has not been easy, particularly on my dad, but everyone from the leasing office to maintenance has truly made it easier on him. Thank you, Francisco!! read more

My husband and I were among the few residents who moved into this building during construction. We don't have children or pets, and during our first year, the building was peaceful, private, and respectful. We genuinely enjoyed living here. A couple of years later, when our lease was up, we decided to leave. After reading the more recent one-star reviews, I can say that many of the issues are true! Children frequently in common areas with, in our experience, very little supervision. Parking was always full, and the common amenities were often overcrowded. In the spring, birds became a major nuisance around the property. There was also dog waste in walking areas. On top of that, our assigned parking spot was changed three different times and reassigned to new tenants. For what we were paying, nearly $4,000 a month.We expected a much higher level of management and upkeep. Unfortunately, our experience did not end when we moved out. We are currently trying to recover our security deposit, and the process has been extremely frustrating. We were charged: $330 for "professional" heavy cleaning $150 for painting the bedroom closet ceiling $85 for wall repairs $450 for full painting We are also being asked to pay an additional $317.00, with payment requested within 7 days. After reviewing our lease and trying to understand the basis for these charges, we have not been able to find provisions in our contract. We were also NOT provided with a move-out inspection sheet or checklist documenting the condition of the apartment at the time we moved out, even though management uses a checklist to inspect the unit. We have also requested documentation and receipts for the charges, and we have found the response from management whom can not provide receipts. I have lived in apartments in San Francisco and Sacramento and have dealt with multiple property management companies. I have NEVER had a security deposit withheld for what I consider ordinary move-out issues. Ultimately, Greystar is a large corporation, and our experience left us feeling that the level of personal attention and accountability did not match the nearly $4,000 per month we were paying. Despite being long-term residents who paid our rent consistently, we ultimately felt like we were just a number. We would not recommend this property! ! read more

I have posted other photos of all the bird feces all over this property, this is two feet away from my bedroom window which is next to my bed. A dead bird . There is also feces all over the ground, patios, cars and inside the pool . This place is absolutely foul and disgusting. read more

Have lived here for 7 months. So far so good. It's definitely pricier, but it's new and pretty clean. Nice amenities, pool, jacuzzi, gym, bbq area, cabana, club house, free coffee every morning. It's mostly couples, everyone is nice for the most part and keep to themselves. read more

I moved in about 3 weeks ago. Coming from out of state, I was looking for a super safe community and after much searching found this one. I was super excited! I put in an application, and unlike one review I read here, I did read the fine print and knew when I submitted my $500 deposit that if I did NOT accept once approved, then they would keep my money. Ok, fine by me, I knew I wanted to live here. If you aren't 100% sure, then maybe keep looking for another apartment. So once I put in my application I was assured by the management that my application would take 2-3 business days to be approved. It did not. It took about 7 business days. And then once I was approved, the lease had a deadline for me to sign that very day I was approved. However, when I called and spoke to the management (because of course I had questions about the lease) they were very flexible with when I had to sign the lease (just so long it was before I showed up to get the keys on move-in). I appreciated that! I will also say when I spoke to the management, they were overall pretty great and flexible. I had a lot of changes on my end (had to push my move in date, was or was not going to get another dog, etc) which complicated things a lot. So, that was more on me and I'm sure I gave them quite the headache. But, having to wait that long for an application approval, especially moving from another state, was a bit too long. I couldn't even start reserving a Uhaul until I knew where I was going to live. That part of their process could use improvement. Once I got here though, I have really enjoyed it so far. Yes, there are fees, but they are very upfront about them (once again, read before you sign!). It is also listed on their website, and they make you sign that you are aware of all fees etc. when you submit and application, and when you sign the lease. So pretty transparent in that sense. And yes, you have to pay for parking (which you pretty much do in many other places in the Bay area for luxury apartments). For me, I have my own private garage which is temperature controlled and secured, and that is $90/month. I have lived in places where there is "street parking" and no thank you, never again! There is a cheaper parking option here too if you prefer that and that is reserved surface lot parking. Also, yes, they are strict about visitor parking. If you don't tell them that you have someone visiting for longer than a certain timeframe (I think like 48hrs) and they park their car beyond that timeframe, they will get a notice on their window and/or possibly be towed. But, I have also seen them send out emails in advance notifying residents of when they are going to be doing towing enforcement. Last, if you park in a surface space as a resident, it is assigned and they give you something to place in your car for parking (like a tag or something). So if you don't have this displayed, then yes, you may be towed. But once again, they tell you all of this upfront, and it's in the lease you sign so...... I don't know what to say if you don't read what you sign and follow the rules. Other than that, it is very quiet, very safe, and I have no concerns about me getting robbed or packages stolen (can't say that about many other parts of the Bay area...). Maintenance is fast and quick. Apartments are super eco friendly and spacious. Tons of places to walk my dog and feels very nature-like. I have not met anyone so far that has been mean or rude either. So yes, if you read everything up front and follow the rules (i.e. common sense) then I would say it is worth moving here. Just be prepared to wait a bit for that application approval. read more

It took 5 days to get my application approved when I was told it would only take 3 days. Then when I declined the apartment because I found somewhere else sooner, Dominique refused to give me any of the holding fee back because of "policy". I canceled the day I was accepted and in no way paying $500 is a fair policy to the customer. EDIT: 48 hours to cancel the application is less time than the 72 hours on average it takes to get approved. This is text book predatory business practice. Fair policy would be 48 AFTER you get approved. Furthermore I never received any email about my approval or an email after I declined. Zero confirmation. I also asked for an itemized receipt which I never received. read more

Very thankful that Leah is back running Vida. Whoever the people were running it when she left weren't good. Very unfriendly, enforcing arbitrary rules (taking pictures of townhome patios and saying patio furniture wasn't allowed), it felt like the simplest request put them out. Leah needs to stay. My husband and I walked in, first the door was locked and the office did not close until 5:00pm. Then when the lady opened the door she was not really having it, we had to hear about her short staffing issues, not interested, not my problem. Then she said she could not give us a tour because of that, well we are here from San Jose, it's not around the corner & because you want to get what you need done so you can go home was not cool to me. She was not trying to go above & beyond at all. AND you have to pay for parking she informed us unless you want to find street, this is not the city. The big guy on the golf cart tags everyone's car even if you are a visitor and the sticker leaves behind sticky residue and messes up your window . They give no notice that the rules changed and he has the nerve to come up to me when I was in my car with my baby about to leave and tell me he is calling the tow truck. I told him I'm leaving and that the sticker messed up my window . I have been a part of this community since March of last year 2025 and so far I have been extremely happy with my decision to rent my apartment here. The staff is always polite and welcoming, Edgar is very helpful to answer any questions or concerns that you might have pertaining your apartment. Maintenance is very quick to repair anything that is necessary. I have never had a problem with my apartment appliances, electrical or issue of any kind. You would LOVE This !!!! place to live with your family or as a single person or even a couple because it's very peaceful. and the pool is always clean. The gym is super clean. overall, a great experience being here. If you're looking into renting or you will not be disappointed. read more

Vida at Morgan Hill was absolutely amazing! From touring multiple times to move in they went above and beyond to make sure I was taken care of. Generally good, but expect surprise fees. Billing is complicated and decentralized with many small, separate charges that add up. Also be aware they charge for all parking, unlike most communities in the area. The apartments are nice, but be ready to pay more than the listed price. read more

Vida is an amazing place to call home. The floor plans and interior are beautiful, the property itself is gorgeous but the best part so far is the staff. Dominique is who helped us find the right unit with everything we could have dreamed of and more. She's been consistent with making sure we are happy residents thus far. Armando is very respectful and great at what he does in maintenance and lastly Leah the property manager.. she has been so accommodating and supportive of our needs. You can tell Leah really cares about the residents and the property. We have been here for 6 weeks and while no apartment community is perfect having this staff has helped our experience quite a bit. So far we are grateful to be at such a beautiful place that we get to call home. I will definitely be coming back with an updated review as we go but thank you Vida for being awesome. read more

The staff Monica, Leah and Luis have been very helpful through out this whole process. The process was much easier with their help. The premises stay nice and clean thanks to on site janitorial staff. Maintenance team doing a wonderful job and being patient with everyone moving in.
