    garbage is collected once a week-should be twice a week

    DEAD RAT IN WALL, GARBAGE OVERFLOWING, MANAGER OVERCHARGES After 8 months of 1 bedroom at Monte Vista Morgan Hill with 10 year-old carpet, we moved to 2 bedroom. Humera, the manager, put new carpet for the next tenant in our 1 bedroom, but pressured us to pay "for carpet cleaning $300." For the 2 bedroom, Humera knew there was dead rat in the wall and put 2 fragrance devices to cover smell. Manager refused to inspect unit when we complained of smell--which caused us nausea and vomiting. We hired our own dead animal service who diagnosed "probable dead rat in wall--the smell of death." Manager made no attempt to give us another unit and brushed us off with "its just the city flushing the sewer pipes." Public Works said, "There is no sewer block." We gave written notice to move after just 2 weeks, Then Humera said, "Oh I could give you a Model unit now." Too little, too late--only cares about money--not service--not health and Safety. The photo on website show Models--you will not get that. The sinks and counters are from 1970 and need replacing--instead they paint them (glazing--seriously, no luxury here--only luxury price). Piles of garbage overflow the bins since they only pick up one time per week--too cheap to pick up two times as needed. Fleas bite you going to your car due to everyone having 1-2 dogs.

    My wife and I have been residents at Morgan Ranch Apartment Homes for three months and have had a…read moregreat experience. The management team--Georgina, Hope, and Ty--are very professional and personable, often taking a moment to check in with residents. They are also highly responsive, answering our emailed questions within 24 hours. The property is well-maintained, with no concerning incidents during our residency. We were especially impressed when Hope quickly coordinated the installation of a 220v outlet for our electric vehicle, a process completed within a week. Some units come with this convenient feature already installed from a previous resident. The location itself is close to a variety of great restaurants and convenient for those who love an early morning jog. The community amenities are clean and well-kept, including the pool, spa, gym, and community room. Each unit also has a full-size washer and dryer. We appreciate the convenient pet washing station and the secure, coded Luxor package delivery system. For those who commute south to Gilroy or Salinas, the 101 is not congested, but northbound traffic is less predictable.

Edgar not only works in the community, he also lives here--and it really shows in how much care and pride he takes in his work. On a morning when management was out and another team member was sick, Edgar stepped up immediately to help me during a very stressful situation involving sanitation concerns in front of my home. I was understandably upset and worried about my dog's health, and Edgar handled everything with professionalism, compassion, and urgency. He made sure my entire walkway and front area were thoroughly cleaned and even steam-cleaned to ensure it was safe. He didn't hesitate, didn't cut corners, and didn't make me feel like I was asking too much. He genuinely cared. Edgar (along with Angel) ensured everything was handled properly and helped de-escalate a really overwhelming moment for me. What truly stands out about Edgar is his heart. You can tell he enjoys what he does and that he does it with integrity and kindness. Even on a separate occasion when I was frustrated again, he noticed and immediately stepped in to help--once more making sure my property was taken care of without hesitation. Edgar is reliable, compassionate, hardworking, and a true asset to this community. Having someone like him here brings a sense of trust and comfort, and that means everything--especially in a community like this. He and his dog EZ are such a lovely presence, and I'm genuinely grateful to have him here. Thank you, Edgar, for caring the way you do. Vida at Morgan Hill is better because of you.     I moved in about 3 weeks ago. Coming from out of state, I was looking for a super safe community…read moreand after much searching found this one. I was super excited! I put in an application, and unlike one review I read here, I did read the fine print and knew when I submitted my $500 deposit that if I did NOT accept once approved, then they would keep my money. Ok, fine by me, I knew I wanted to live here. If you aren't 100% sure, then maybe keep looking for another apartment. So once I put in my application I was assured by the management that my application would take 2-3 business days to be approved. It did not. It took about 7 business days. And then once I was approved, the lease had a deadline for me to sign that very day I was approved. However, when I called and spoke to the management (because of course I had questions about the lease) they were very flexible with when I had to sign the lease (just so long it was before I showed up to get the keys on move-in). I appreciated that! I will also say when I spoke to the management, they were overall pretty great and flexible. I had a lot of changes on my end (had to push my move in date, was or was not going to get another dog, etc) which complicated things a lot. So, that was more on me and I'm sure I gave them quite the headache. But, having to wait that long for an application approval, especially moving from another state, was a bit too long. I couldn't even start reserving a Uhaul until I knew where I was going to live. That part of their process could use improvement. Once I got here though, I have really enjoyed it so far. Yes, there are fees, but they are very upfront about them (once again, read before you sign!). It is also listed on their website, and they make you sign that you are aware of all fees etc. when you submit and application, and when you sign the lease. So pretty transparent in that sense. And yes, you have to pay for parking (which you pretty much do in many other places in the Bay area for luxury apartments). For me, I have my own private garage which is temperature controlled and secured, and that is $90/month. I have lived in places where there is "street parking" and no thank you, never again! There is a cheaper parking option here too if you prefer that and that is reserved surface lot parking. Also, yes, they are strict about visitor parking. If you don't tell them that you have someone visiting for longer than a certain timeframe (I think like 48hrs) and they park their car beyond that timeframe, they will get a notice on their window and/or possibly be towed. But, I have also seen them send out emails in advance notifying residents of when they are going to be doing towing enforcement. Last, if you park in a surface space as a resident, it is assigned and they give you something to place in your car for parking (like a tag or something). So if you don't have this displayed, then yes, you may be towed. But once again, they tell you all of this upfront, and it's in the lease you sign so...... I don't know what to say if you don't read what you sign and follow the rules. Other than that, it is very quiet, very safe, and I have no concerns about me getting robbed or packages stolen (can't say that about many other parts of the Bay area...). Maintenance is fast and quick. Apartments are super eco friendly and spacious. Tons of places to walk my dog and feels very nature-like. I have not met anyone so far that has been mean or rude either. So yes, if you read everything up front and follow the rules (i.e. common sense) then I would say it is worth moving here. Just be prepared to wait a bit for that application approval.

Especially…read morewhen there own STAFF does not follow these rules as I have witnessed first hand the maintenance guy Jose eat and drink alcohol there!! At least make sure your staff follow these rules.Kids that are well under 14 with NO adult supervision and this is what they choose to enforce. Not the kids playing in the middle of the street!     Murphy Ranch has gone down hill! I used to lived there but I ended up getting a house and moved…read moreout. I still have family and friends living there and nothing has changed. Staff there doesn't follow the same rules as residents and do whatever they please. They even mark open parking spaces that are meant for residents with "Reserve", aside from their already assigned parking spot, for themselves and their families living with them. They claim its for vendors but vendors never park there and instead vendors are parked in open spots that are meant for residents. Meanwhile Residents only get one assign spot and have to battle it out with other residents for the remaining open spots or else we have to park on the street. They can break all the rules but it's ok for them because they're staff, Im guessing. They get special privileges according to them. Maintenance there respond to emergencies when ever they feel like it, but if they are on vacation they will get upset for calling and tell you tough luck! Isn't there suppose to be someone always on call? Maintenance guy has also shown up to other residents home smelling like alcohol and nothing has ever been done about it. Doesn't seem that management (FPI) or ownership (FCH) cares to fix anything at this point. See for yourself if you ever get a chance to live here.
