I really enjoy my apartment, which is a partial studio (there's a sleeping area but it has sliding doors so it's almost like a one-bedroom). The building itself is safe as all of the doors are key fob locked, though this will cause a lot of problems for your poor Uber/Doordash/Amazon Flex drivers who cannot access the building before 10am or after 5pm most days. The interior is clean and looks new. The amenities fit my needs, though they are not amazing. The fitness room has most of what I need, but it is rather small and cramped. The parking spaces are also rather small and will cost $35/month (garages are also available for a higher cost). There is no gate to the property so be wary of leaving valuables in your car. Water pressure is a constant struggle (my shower feels like a tickle on my back), but it's something you learn to live with. I live on the 2nd floor and have only seen one roach (it's Texas, they're kind of a given). That said, the complex IS right up against Clear Creek (hence the name) and a patch of #nature, so be prepared to see lots of critters, especially at night. There are lizards and frogs and spiders etc that like to hang around outside.

    OK, we do not live here, BUT we did try to live here. The website clearly states "UP TO 2 MONTHS…read moreFREE". When we drove in we were told it was "ONLY ON A 2 BEDROOM!" Ok, so... let's look at 2 bedrooms. NONE AVAILABLE! Then, to make matters even more deceptive, after discovering they have no 2 bedrooms available, the "UP TO 2 MONTHS FREE" really means one month is free (AFTER YOU PAY A FULL MONTH UP FRONT) and the second "FREE MONTH" is NOT a "FREE MONTH" at all, but is simply a reduction in rent for the remaining 13 months, we determined there really is no "2 MONTHS FREE". The reply from the leasing agent was simply: "Im not in charge of marketing!" If this is how the relationship is before we even become a tenant, I can only imagine how much worse things will be after we move in, and judging from the other poor reviews on here, it looks like we made a good choice NOT to move in here.

    I toured these apartments last week and made an appointment to tour which I arrived on time. I was…read moreassigned Sean to work with. Upon meeting him, he was nice, friendly, and funny. He answered all of my questions. He immediately showed me some available units and was open to telling me about their current special. I was open to looking at a one-bedroom with a garage since the 2-bedrooms were too expensive for my liking. The apartments are towards the back of League City off of a semi-busy street and across the street are some nicer apartments that I viewed online as well. Mr. Sean showed me a one-bedroom, one-bathroom unit with an attached garage. The perks of the unit were the built-in door camera that comes free with the unit. The very large garage to fit a vehicle and other storage supplies. The AC/heat dials were electric and good for someone tech-savvy. The price was not ideal for a one-bedroom, it would have been $1,483 and I hated the limited small floor plan. It was too small and too dark and there wasn't a lot of natural light. As we were touring, I was commenting on the things that I liked and compared them to my last apartment in Austin. My last apt in Austin was a small one-bedroom, but it was supplied with old white appliances that could have been from the 50s (who knows) and it lacked countertop space as the kitchen was galley styled. The apartment complex was older than 1996. As, I was hinting at my needs and wants out loud to Mr. Sean, somehow Mr. Sean assumed that I came from a low-income, low-budget apartment and he made some insinuating comments that made me feel uncomfortable. When we returned to the office, he was talking in "ifs and maybes" on whether I would qualify for the units. Again, this made me feel inferior because despite my saying that I lived in a unit with older appliances (my last apartment), I never once mentioned that I lived in a low-income apartment. As I've never lived in low-income apartments before. He made it seem like I had a low credit score therefore I would struggle with passing the credit check. Then, he made it seem like I did not qualify to live at The Avenues. It was very strange and he even joked about how I would like living at the Avenues because it isn't low-income. I respectfully told him that I'd never lived in low-income apartments, but he continued in this motion. It was just a very strange experience. I wasn't a fan of the one-bedroom units and the garages are too close to your neighbors. The unit that I was interested in was even higher in price at $1,500 for a one-bedroom which is ridiculous and would become available in Feb. I thought that I could get past that whole ordeal, but I cannot because if it was anyone else touring with Sean, would you have made those same comments or was it just towards me because of me being a minority? That is something that I cannot get over. It placed a hamper in my experience. Another thing that I did not care for was the fact that the other guests who came into the office weren't placed as a priority. Mr. Sean told some walk-ins to self-tour and they clearly seemed opposed to the option and even mentioned that they got lost as it was their first time. I understand that I took priority since I made an appointment online, but it was still awful to see how you would get treated if you did not make an appointment. Another thing, I did not like was that phone calls to the office were unanswered. It is unknown if they ever were.

    I had the pleasure of touring with Ms. Kim Jezek. I came in without formally reserving a tour (had…read moreanother tour prior and didn't know how long that would have lasted) and upon walking in, I was immediately greeted by Ms. Jezek. She was assisting another person, but was very friendly and even offered me water as I waited. The lobby is beautifully decorated and it's cool to know they have a Christmas decorating section. The gym was very nice with a stair climber. As Ms. Jezek became available, she maintained her friendliness and was very down-to-earth. I was originally interested in the E floorplan, but there wasn't any available to tour. She showed me the upgraded F floorplan with SS appliances and granite countertops. She explained the differences and comparisons of F to E units. The upgraded F was very nice and almost perfect minus the price. Upon getting back to the office, Ms. Jezek went above and beyond even explaining some D/C/B floorplans. Sadly, most units have either white or black appliances and it's a gamble on which you could receive. I explained to her that my prior apt, San Marin in Austin was an older apt had white appliances that I despise. I just cannot go back to white appliances - they are ugly and outdated, and mines at San Marin felt like they were from the 80s. *Anyways off of that sidenote* Ms. Jezek did not assume that my last apt was low income due to the older appliances. She was very understanding and searched for units that had a newer finish with the right price. Ms. Jezek even showed me the actual unit. The unit was beautiful, spacious, and bright. The attached garage was a real treat. The grounds appeared to be lovely with its foliage, and tall trees, and I didn't see any exposing trash littered throughout. There are some things I'd have to consider such as living near children. I saw children's toys in the adjacent unit across from the unit I toured. That was one turn-off since I WFM and prefer quietness over screams. Another thing is the lack of parking around the unit considering most of them were numbered (reserved). I wasn't much interested in having valet trash service again, had it at Valencia Place in Houston. The apt complex may be older, but the curb appeal is very beautiful. It's in a prime location especially if you shop in CL. I'll have to deliberate further with Ms. Jezek before my final decision.
