Have lived here for over 5 years. Early on we suffered a lot of issues in our apartment (A/C, Leaking bathtub on 2nd floor, dryer, oven) and tons of staff turnover in the office. But over the last few years, there has been a big improvement...mainly due to property manager Kristi being wonderful. When something is wrong its addressed immediately and staff is always friendly. While our apartment is showing its age, I have noticed lots of improvements in other apartments and the property(we've been in this same apartment for 5 years so they haven't been able to fix up and improve it). Would definitely recommend this place just for staff alone. read more

This place sucks the big you know what like the manager of this property Julie sucks down her cigarette the most unprofessional person I've ever met paid her to run my application. I think she was too busy, smoking her cigarettes and playing with the stray cats outside. She gave me a poor excuse that she couldn't find my paperwork. and to top it off. The tenants that actually came into the office. I noticed she was very rude and racist to them. and very rude to her staff specially, the maintenance guys they were trying to get their job done. this is a place that I do not recommend and believe me if Julie p tries to play nice guy don't fall for it cause she's racist doesn't like Mexicans or blacks feels superior of everything and everyone and if you ain't white, you ain't right to live in Ventana Palms if you don't believe me go see for yourself thank you Julie!!! read more

ABSOLUTELY HORRIBLE!! I want to get out of here so BADLY!! My mom bought me a really expensive and nice pair of workout leggings for Christmas that got ruined from my washer and dryer. We haven't heard anything from anyone in the office it's like they like to avoid situations. I don't understand why they think it's so hard to be nice to people who are stuck living here. I know most people on here think I'm writing this because I'm mad but I'm telling you DO NOT MOVE IN HERE!! I am counting down the days until my boyfriend and I move out. They also ruined a lot other of our clothes. Not only does the washer and dryer have issues. There's pests and bugs every where. My boyfriend and I leave the apartment every day because we do not enjoy where we live and I am tired of sitting here and being silent about our living conditions. And they keep telling us that things will get fixed or whatever but it's all lies. "What's so bad about these apartments?" EVERYTHING. I do not think paying $1,500-$1,700 is worth what we live in my own opinion I think these apartments are only worth $700-$800 that's me being really nice. If I was to be really honest only like $450. The ground are not kept clean or safe. Staff in the office is not aware or just pretends to be oblivious to certain issues that can make the units as well as community safer. Kristi is a very power abusive dictator not manger. She manages to scare tenants into breaking leases by threats, harassment or intimidation. If anyone has the right mind to contact a lawyer I'm sure they'd fine inconsistencies with legal documents as well as fraudulently filed leases or evictions. she does not follow procedure or protocol. On one too many occasions I have seen her demonstrate characteristics that managers, leaders of the community do not possess. She should be fired. read more

I moved to Phoenix from Los Angeles. I contacted Ventana Palms. I wanted a one bedroom, available on the 29th. They contacted me asked me to fill out an application and pay the application fee. I did what they requested. I was sent an email saying congratulations you have been approved! When they sent me the lease agreement it's for a two bedroom and it's 500 dollars more than what I requested. They did a bait and switch on me. I said this is not what I requested. They said that the one bedroom wouldn't be available until September. I said then why did you take my money? Please refund my money now! The lady told me she wasn't the one who handles refunds. I called several times and they have not answered. Stay away from this place. They are horrible people. read more

DO NOT LIVE HERE! I would not wish it upon my worst enemy to spend a year living at Ventana Palms. Not only are the physical buildings falling apart, the management is simultaneously unhelpful and hostile, always defensive and in denial that issues are out of their hands. In one single year, we NEVER had consistent control over the water temperature--it was literally impossible to take a comfortable shower. In the summer it was boiling hot showers, in the winter, freezing cold ones. Want reasonable parking? Good luck! My partner and I's cars were towed more than 5 times due to lack of parking. Well at least the appliances work right? Nope! Our refrigerator broke and was not replaced for over 3 months until I threatened to sue. We lost so much food due to water leaking inside of the fridge. We had a ceiling leak for over 2 months that damaged my college diploma. (this was still not fixed even when we moved out and mold was beginning to develop). Hmmm what else? There were 4 dumpster fires outside our window, our water was shut off on multiple occasions without forewarning, and garbage (including animal bones) littered the property for the entirety of our stay. We thought we were saving money by living at Ventana Palms, but between the cost of tows and the way water cost is calculated (they calculate the water usage per building and then divide it up based on the size of your apartment NOT based on your actual individual usage)--we definitely spent more money and the emotional cost was not worth it. Julie Pearce, the property manager, is rude, and frankly intolerable to deal with. She blames every other possible entity for why things are not getting fixed or why there are issues. Honestly, our time there was borderline unlivable, and I am confident that this complex broke the Arizona tenant act on more than once occasion. Literally live anywhere else but here. read more

RESIDENT SAFETY IS PRIORITY 9! Not 1 for sure! I've been trying to give them the benefit of the doubt about the 8+ weeks that the jacuzzi is out of order. But over a week ago I reported the pool light hanging by its 220v power lead and the aerator broken off. Around $5 to repair both! Today I go to refresh In the pool only to find what is seen in these photos. I don't believe maintenance has a care in the world for resident safety. This community has such great potential. They just need to replace a few defective employees. It is quiet, safe from crime, and friendly. Offering an occasional cookout and raffle giveaways they do try to make people happy. I wonder now if it's just to compensate for the lack of knowledge in properly maintaining a community. read more

We have been having water problems since we have first moved in September 2018. And this year the problems have gotten worse. We have AlWAYS had problems with hot water. The water has been ice cold these past few months. Toilets never flush and now we have dirty stool water coming up in both our 2 bathroom showers. We have called front desk and corporate several times and no response. I recommend not staying here. Almost 2 grand with the water bill for a 2 small bedroom apt seriously not worth it. Also had told the front desk that we have termites in the ceiling and no response. This is just so disgusting and we have it sitting here till the plumbers come and cant do nothing about it. Unfortunately I have to give 1 star and this is because if the property manager, Kristie. I am a long time tenant at Ventana Palms. I have been here through numerous changes, mostly maintenance staff and continue to see major changes. However, there is one change that I have not seen and I am not sure why. I have taken it upon myself to speak to numerous tenants here in the complex about the staff in the office and almost everyone I have spoken to told me that they could not speak to Kristie or refused to deal with her. One tenant even stated that she was going to call someone at the corporate office after her last interaction with her but had not had time to. I have had numerous interactions with her since I moved on property and every single time she was so rude to me. I have never been spoken to the way she speaks to me. I had to completely cut all communication off with her because she was so rude and spoke to me as if I was ignorant. I will only deal with the assistant. I must say I have seen at least 3 and I can only assume it is because they could no longer work for such a awful person. I have been in the office on at least 3 occasions when she was speaking to the maintenance staff and completely talking down to them. Again, speaking to them as if they were ignorant or stupid. That is something you just do not do! That should have been handled in private away from other staff and most certainly away from the tenants. And,, no one should ever be spoken to in that manner. It was so uncomfortable and awkward that I just had to walk out in mid conversation with the assistant. I am a smoker and a leader in my profession and I think it is very unprofessional and looks very tacky for any employee most especially a manager to smoke in front of the establishment where tenants and prospective tenants can see. Not only does Kritie do this all the time but she smokes at least 10 times a day right out in the front or the side of the leasing office. Also, I think that she should be required to take numerous customer service training courses and needs to be reprimanded for speaking down and about her staff to the tenants and vendors of this complex. DO NOT LIVE AT VENTANA PALMS. I'd give 0 stars if I could. Lived here for 6 months and thank GOD I didnt lease for longer. Kristi and other staff were always rude and unhelpful. Was mid work call when I heard banging on my door - I opened it to Kristi who proceeded to YELL at me claiming I didnt pick up my dogs poop. I proceeded to explain how it wasn't from my dog and I would appreciate if she wouldn't yell at me especially since they are aware I work from home. She then proceeded to roll her eyes and say "Just go pick it up. NOW." So be prepared to be treated like a child if you live here. As far as I know most complexes will just charge you if you don't pick up after your pets - but I guess Ventana has their own style..you'll get a large angry woman delivered to your door. It only got worse from there. Ventana Palms never closes the front gate, and due to that negligence we had a random person walk into the complex and start busting out peoples living room windows with rocks. Management came to fix it 1-2 days later - then proceeded to NOT lock our door back. We came home to items missing/pressumed stolen. And what did Ventana have to say about that? Absolutely nothing. I filed a police report and called, emailed, and visited the office and each time I was just told "there's nothing we can do about that." Not to mention, upon move-out we had no damages, cleaned the apartment spotless, and turned all keys, etc. back in. I then had to contact them for the next 2 months just to get my deposit back. It wasn't until I threatened to take them to small claims court due to receiving no itemization of any damages nor receiving the deposit in the appropriate timeframe via Arizona laws that they FINALLY gave me my deposit. Save your time and money and live literally ANYWHERE else. Absolutely foul place to live. read more

UPDATE: our water is being cut off again, I asked if we would be compensated, still no answer, can not get in contact with the owners or "Corporate" . This is ridiculous and pitiful. I feel like when I complain or ask questions it's a sin. Lol just makes me uncomfortable honestly. Feel like I'm on low income and have to just deal! Smh ‍ Wow, what can I say? These past few months have been a nightmare. Honestly, the pool is never open when me and my baby girl want to swim, the jacuzzi is forgotten about, maintenance is ok , my apartment was dirty when I moved in, they brought the cleaning lady out again and she didn't do good. The gate is never locked and when it is it's broken, oh man I've had to make a police report about my downstairs neighbor having her father threaten me. I moved here from California, I know there's issues every where we go but honestly I had a better apartment in Long Beach, they need new flooring , new cabinets and a new park (if you can call it that- it's a tiny dirty play area with a tiny rock climbing thingy. I like management, but this place is a dump! Every time my mom visits it's an issue now, I'm afraid to have my family visit from Cali. I just need to go home. Parking sucks! I have waited 10 months to write this. I've had issues from the time I was moving in, my apartment not being ready until the 11th of October last year. Lord when my lease is up I plan on moving. Idc if I have the money , I will figure it out! I can never have my family over bc it's no Parking. Smh I go to the pool weekly and it's only ever been open 5x max!!!! I feel like this is just ghetto. The vinyl floors are trash too. I really wanted to write a better review but I'd be lying to myself. I'm not happy hear. It's actually a bit depressing especially bc of my downstairs neighbor. She makes you really want to have her arrested. They need to remodel and these prices need to be better. And every WEEK THE WATER IS OFF OR THERES NO HOT WATER, super annoying when you have kids that need to remain clean! , I don't mind a cold shower but my baby! She's 4! I'm not sure about the management mentioned on the review below, but from my experience (11/2015 to present) I have had nothing but good interactions and experiences with the management in place. If you want to enjoy a small community vibe and have easy access to the I-10, restaurants, and night life all within a 15 minute drive from your place then Ventana Palms is the right place for you. I can only speak to my floorplan (1bed/1bath), the space is more than enough for a single person or a couple. For the price, location, and amenities this community offers you won't be disappointed. read more

This complex has been the worst place I have ever lived (2018). Maintenance is horrible. They don't notify if they turn off the water for WHATEVER reason do you can be in the middle of a shower (which happened to me) and the water turns off. Also, late fees are in humane. After the 3rd day you are assessed almost $300 in fees plus $10 daily fees after that. The water bill never has been lower than $125 per month!! Didn't even pay $80 in a house. Oh, and every Monday by 6 am the landscaping guys are blowing leaves by your window. And while living there, many families moved out before the lease ended. Never staying here again. read more

No matter if it's late at night, weekend, or early in the morning he is here for us residents. He is very professional, driven, and kind. I rented an apartment here for 1 year. Upon moving into the apartment, only 2 of approximately 20 outlets in the apartment worked. Then, we started experiencing problems with the AC unit. It was running 24/7 to keep the house at 75 degrees, even in months where the average temp outside was in the 80s. This drove our power bill through the roof, but management always insisted the unit was fine. The stove was on uneven flooring/ground, which resulted in liquids pooling in a corner of a pan- made the stove top useless. We started noticing cockroaches in the guest bathroom 3 months after moving in, but management never handled it. Even after "roach treatment" was applied by management we continuously had roaches. A construction company was doing work on the balcony outside our front door at one point and rammed something through our wall. There was a hole letting in bugs and hot air for almost two weeks, although we reported it the day it happened. I still have photos and emails from this complaint. At one point, the big fluorescent light in the kitchen burned out. We were going to replace it ourselves but management told us we couldn't, because it was under a plastic covering it was something they had to handle. We waited almost three weeks and cooked in the dark with candles because they couldn't come change a lightbulb we weren't allowed to change ourselves. At one point we noticed discoloration to the wall in the guest bathroom, which appeared to be mold. We reported it to management who ignored it for over a month. By the time they decided to deal with it, the wall had horrible water damage and had to be knocked out for repairs. This left the guest bathroom as a construction zone for at least a week. Lastly, the cleaning. We moved out an entire month before our lease was up and just bit the bullet with the final wasted month of rent. During that last month we came in almost every day to do cleaning to ensure we wouldn't incur any last second "cleaning" charges; this included cleaning on top of the fans, which is where a lot of apartment management companies try to get you. Guess what? A month of cleaning was apparently not clean enough. We were not returned our security deposit AND were charged for the cost of a cleaning company to come in post our move-out date. We were so done with the place that we just shut up and paid. Other things about living here that would also lead me to recommend finding another place: 1. The pool reeked so strongly of chlorine that you could smell it even when the pool wasn't visible to you (from around the corner and the mailbox area). I know they need to keep things clean, but we were afraid to ever use the pool because it smelled like that chlorine content was way to high. 2. Parking is non-existent. You only get one spot per apartment, not per tenant, and you'll find yourself fighting for a spot if you ever come back to the apartments past 5:00 p.m. Same goes for guests; hopefully you never have any, because they won't be able to find parking. 3. Constant sound from the 10 and McDowell, ambulances and car chases can be heard at all hours. 4. Because of the lower prices, you'll find that a lot of families move into these apartments; this meant we had kids drawing on, screaming outside of, and "ding dong ditching" our door all the time- for some reason they were never supervised. 5. Our apartment was broken into while we lived here. There were no signs of forced entry and we did NOT leave the door unlocked. The only way this happened is if somebody with a key from the management team either came in and forgot to lock up, or one of their employees unlocked our door and stole our stuff. This was ultimately the last straw that led us to leave, as we started sleeping with the door barricaded with actual furniture from fear. I'll be honest, if none of this screams red flags to you then you'll be okay. However, if any of it does, don't waste your energy on this place. This isn't luxury; it's below poverty, and the management will be sneaky about making everything seem out of their hands. read more

This place is nice if you get a decent unit to live in. The first four months of living here there was constant leak in my bedroom ceiling above from where my daughter slept and the water that came out was this orange almost rust color. My fear was that this was mold but they assured me it was rust from nails from the above apartment. As if that was any better. So the first repair happened and the following three months consistent leaks and no matter how many times maintenance came over it wouldn't stop. Since then the office manager has been completely rude and extremely short to my husband and I. New management is needed that isn't rude and a major update is needed for the rooms. If I pay over a 1,000 I don't want to look like I'm living in the freaking 90's. Also since the whole ceiling leaking incident there has been a sudden change in apartment news in regards to this issue because the buildings are poorly kept. Who knew? read more

I recommend this property Hi my name is Kimberly and My family and I have lived in this complex for over 5 years and I must say the last few months this complex has really done some amazing things. The clubhouse is beautiful not to mention they are doing events frequently from BBQs and free lunch for the kiddos to having Papa Johns come once a month to sell fresh pizzas for $7.00 I absolutely love what the owners have done and are doing here and Kristie the manager and Marciel her accounts manager are so sweet and compassionate. Kristie has always promptly addressed any issues that we may have had and she assures that our property is kept clean and safe for our children. We now have courtesy patrol and it has helped so much. The crime rate has been little to none which is amazing considering it was pretty bad about a year and a half ago. The maintenance guys are great as well and promptly fix things. I love my home here at Ventana Palms and I know my family and I are safe. This place is doing even more amazing things in the future and I can't wait to be here to see it! read more

False advertisement for sure!! The front of the complex is well kept and looks very nice. As does the model apartment they show future residents. But this place is not what it seems. We moved in and have had all types of problems since day one. We have ants and termites. My apartment was dirty when when moved in and i had to clean it myself. The apartment was suppose to have carpet from what was told to us and did not. The kitchen is falling apart, the stove is from the 70's and does not evenly cook my food. I'm ashamed to have people over to my house. IF your looking to rent here, look again and actually walk the whole property! I want to give a big thumbs up to Rich in the office though, he walked right into this place not knowing what he was walking into working for this establishment and he is very nice and caring, he really wants the best for the residents.
