Under Florida Statute 83.49, landlords or property managers are required to return a security deposit within 15 days (or provide a written claim within 30 days), but it has now been 34 business days and I have not received my deposit or details related to its progress. I've made multiple attempts to reach the management via e-mail and in-person with no thorough explanation other than stating that they are sorry for the delay. This lack of professionalism and disregard for Florida tenant law is unacceptable. I hope this review encourages better business practices for future tenants. He " took me by the hand" to direct me how to open the owner portal that I couldn't get it to open with many times of changing password etc, and he had so much patience and kindness that I was impressed! When he came to my condo, he asked me if I need any thing else before he left, and that was very thoughtful of him to even ask. I had a serious issue with water intrusion from the upper unit that caused so much damages to my property including mold, that he was very transparent and offered his license contractor after 5 high estimates that I had, to fix the damages in very reasonable price. He came to check the results after he finished and made sure that it will be satisfactory. He shared his knowledge and guided me through the whole stressful process. Even on Saturday he picked up the phone and helped me with very delicate situation that I wasn't sure how to handle. His assistant Gabriella also very kind and responsive and has a lot of patience dealing with very flaky tenants some times that will not fallow up to view the property. She'll go the extra mile just to accommodate the client and I was very appreciative of the way she fallow through her promise. Which was beyond my expectation. This team: Jared and Gabriella, are the absolute best management property that you can count on to deliver results of good tenants and timely response and hard work that they'll not try to put off even in the weekends. They definitely earned from me 10 stars if I could give them here without a doubt! I highly recommend them for your management property with all my heart!

I called about a condo listed with Real Property and the guys there made it their business to make it as easy as possible from the time I called them, through the application process, and dealing with the homeowners association. They continue to be helpful even after we moved in when we had a minor issue with a leaky sink. We can make service requests and pay our rent online and it seems like there's always someone available to help. I think this should be the standard when renting a place. Thanks!

However, since Allied Property Management took over, I've been charged late fees on three occasions in 2023 and twice in 2024. When I provided bank confirmation showing checks were delivered by the 27th of the month, Zindi Rios from Allied claimed the checks were late because they weren't cashed by the end of the month. After I presented the payment coupon, which clearly states late fees are applied if payments are not received by the 30th, she changed her explanation and insisted that Allied hadn't received the checks by the end of the month. To resolve the issue, my bank contacted Allied to verify the status of the checks. However, Zindi Rios falsely claimed no late fee was assessed, leading to the denial of my reimbursement request. This misrepresentation is concerning. After reviewing the Better Business Bureau (BBB) website, I discovered Allied has 10 complaints filed against them, with seven related to payment issues. This pattern reflects a lack of professionalism and accountability, raising concerns about the company's practices.

This company is extremely disorganized and, in my opinion, operates in a dishonest and unprofessional manner. Association fees are raised year after year, yet there is little to no visible improvement in property maintenance. Repairs are either not completed properly or ignored altogether, leaving the property in poor condition. There are also serious concerns about financial management. Funds, reserves, and payments appear to be mishandled, and the association is consistently pushed into debt. Additionally, the company fails to comply with legal obligations by not providing homeowners with proper documentation or transparency regarding how money is being spent. Board elections and meetings are not conducted appropriately, and homeowners are not given a fair or transparent process. Communication is another major issue--calls and emails from residents often go unanswered, leaving concerns unresolved. Overall, this has been an extremely frustrating experience. I strongly caution any association considering working with this company.
