I have been a resident of Chateau Wood for 16 years and have always used bank autopay to ensure my HOA fees are paid on time. I had no late payment issues with the four previous property management companies. However, since Allied Property Management took over, I've been charged late fees on three occasions in 2023 and twice in 2024. When I provided bank confirmation showing checks were delivered by the 27th of the month, Zindi Rios from Allied claimed the checks were late because they weren't cashed by the end of the month. After I presented the payment coupon, which clearly states late fees are applied if payments are not received by the 30th, she changed her explanation and insisted that Allied hadn't received the checks by the end of the month. To resolve the issue, my bank contacted Allied to verify the status of the checks. However, Zindi Rios falsely claimed no late fee was assessed, leading to the denial of my reimbursement request. This misrepresentation is concerning. After reviewing the Better Business Bureau (BBB) website, I discovered Allied has 10 complaints filed against them, with seven related to payment issues. This pattern reflects a lack of professionalism and accountability, raising concerns about the company's practices. read more

Very poor performance company. Have had 3 different property managers in 1 year. That should tell you more than enough about this company. Very hard to get a hold of. Very slow to respond to requests/communications. Truly truly do it yourself rather than hire them. read more

Incompetent property group. Do not hire them. They mismanaged my communities money. They lie and tricked many people in the community and now we're paying for it indefinitely. The HOA board where I live is just about ready to dump this management company. The property manager takes WEEKS to respond to emails, they constantly screw up (sending out payment coupons, disseminating information), and rarely make any effort to correct them. Then they have the audacity to apologize afterwards when the damage is already done. For most of us in the development, this management company rarely does more than collect fees and provide the bare minimum of services. They are NOT effective in enforcing the rules of the association - for example, there are driveways that are literally black with dirt, mold, etc and the homeowner is never sent a violation letter. They seem to send letters only to those people who will quickly respond and fix the problems. Our previous property managers (Alton/Madison Property Management) did a great job of keeping the community looking great and I fail to understand why the board opted to hire Allied. Speaking with several board members, I think that Allied's days are numbered with this community. It is my only hope that they are dumped as quickly as possible. We in the community want our property values to continue to grow and a good management company assures that this happens. I cannot in good conscience ever recommend this management company to any community needing this type of service. read more

Terrible ! Ilegally allowed the board to wave the reserves, without the vote of unit owners in the 2022-2023 budget. The management of the Bayshore Yacht and Tennis Club Condominium consists of hitting owners and residents with illegal penalties, not allowed by the Condominium documents, instead of maintaining the common areas. As realtor of 18 years I have never encountered a less capable property management company in my career. They do not serve the association to which they are responsible for. Twice sellers closing date had to be extended due to lack of concern for association approval. As realtors we work for the transaction in order to serve our buyers and sellers, this property management company does not work for the people they represent. They only impaired efforts to sell for sellers and hold up approval for buyers which is not in the best interest of seller. She then proceeded to follow up on what was pending and got me what I needed right away!! As a realtor, not getting a reply along the lines of "it can take weeks for an approval and that's just how it is", is such a breath of fresh air!! I recently purchased a property in one of the complexes they manage and for the last three days, the office is so incompetent that they are unable to make a simple call to the front gate to give permission to enter. The worst. My closing was delayed 3 times due to their inefficiency and lack of communication. Simply getting them to fill out forms for the financing company was challenging. Communication even between their own departments is nonexistent. Then when I finally did close on the property I called to get info on how to get an access card. Then I called again. And again. Their voicemail was full. I decide to drive down there so I can get access my new home. I go after 1:30pm because of course they close 12:30 to 1:30pm daily. When I get there the office is closed for their Christmas party. I really hope they enjoyed that party in the middle of a working day. As I will now have to wait over the weekend to gain access to my own home. You would think they could have left a message on their voicemail saying they would be closing for a Christmas party...but no. First order of business, I'll be joining the association board so I can find a new management company as this one is famous for being so bad. I'm writing this review due to the positive contact I had with several of their employees. I'm doing several upgrades to my home so I went in person to the office of Allied Property. I was greeted by a very polite and professional young lady, I explained that I was looking for guidance on how to get my upgrades reviewed by the committee and approved. The young lady had Dinibeth Sanchez, the Assistant Manager help me. 1 Star is too much. If you are in search of a management company, stay away from this one. As a property manager myself I am so dissatisfied with their lack of service and communication. I may have a potential life threatening situation and they are only trying to push it back on the owner who is a member in good standing. I am amazed that they are in business. I could never get any business done even though some one was supposed to be in the on property off and during the pandemic you were suppose to be able to contact someone by phone. No luck. My Condo Assoc decided since the residents were unhappy with how things were run they would hire a Property management company. Biggest mistake ever, they hired a company that you cannot get in touch with the person assigned to your condo association. You can't leave a voicemail since it is always full, she doesn't answer your emails. I was very happy with our previous management but the number of residents that weren't was very high. read more

I hope my situation can bring attention to the CEO of Allied Property Group. I am the owner of one property of this association and bought my property in April this year. I had very bad experience with them. 1st, I have been waiting for such a long time to get approved. 2nd, the roof has been leaking and I SENT EMAILS since April. The manager named Sherron at that time said she had already sent roofer to check and told me they did not find any leaking, the roof is OK. But I WITNESS the roof is leaking and took photos . She never reply me back and respond my calls. Again,2 weeks ago, I WENT the association again in person, they n\changed new manager named Amy, She was nice and emailed me that she would send roofer to check. The roofer told me the roof is leaking and they took photos , waiting for their approval to begin tp fox. The manager Amy told me they are waiting for the quote from the roofer. The point is the roof is leaking and I Emphasized many times in Emails, Calls even In person. Then Manager Amy told me she would send the roofer to stop the leaking temporarily. I AM still waiting, no emails. no calls from them yet. I WISH someone from this management company can help me , I HAVE no one to look for now, but ask help from social media. i hope this reaches out to the general manager of this association. i have lived in the current property i live in since i was 12 years old and as i grew up i have noticed that my complex changes associations. now fast tracking the years, at 19 years old, driving a car, working late, i have noticed this association does NOT and i repeat does NOT care about their properties. My first issue: my parents gifted me a new car, and for some time my complex had visitors parking. when this association decided to take off visitors parking and make all parking spots for residences, i got a FAT sticker on my window. we all know how DIFFICULT it is to remove those. what bothers me is the association does not tell securities to ask the visitors if they are staying the day/night there so that does not happen. they simply don't care. what does the security do? they're asleep or on their phones falling asleep. second issue: I needed to get a decal for my mothers friend that was staying at my place because i was not going to go through the whole mumbo-jumbo with the securities and getting a sticker. Maria was so rude by telling me i forcefully had to give her my cars information because she does not have my decals information since i got it through the previous association before them. The office is filled with loudness that waiting in their so called lobby and hearing the screaming you feel like you're at a doctors office. third issue: this past weekend about 100 kids entered the community passing security who let all of them in (without asking them so many questions) the kids were in an empty apartment throwing a party and the security decided not to call the cops, but we have a cop that lives in the community and when the kids saw the cop, they all left, and during that, they destroyed a tenants mini cooper. what bothers me is when i come home late at night, the securities don't let me in while i am a homeowner, but let these kids in with no problem? last but not least: the elevator's license is expired. yes, expired! i would not be surprised if that fine is expensive to pay for. and on top of that, they raise the amount everyone needs to pay for the people to clean the community but we have not seen them clean in about 3 months or so.. so that raises questions on why we need to pay more. this has got to be the WORST association to ever manage my community. they got to get their stuff together and that starts with their security, and the way they manage their parking and getting their stuff in order. because i have had it with these horrendous people. all the rewards you have in your office does not even satisfy the work you do for your properties and i hope that changes soon! read more

One star is an overstatement! The property manager for my community, Ana Rivero, is not only unprofessional, but irresponsible. After being notified of a hazardous situation in the community she simply ignored the situation and incorrectly assumed that the homeowner should take care of a problem in a common area. Basic property management skills are lacking. The board should look closely at the "lack of management" that this company is provided! They should stick to janitorial services. read more

I don't right reviews often but when a company does such a good job, it has to be mentioned. I own a couple of condos in Miami Beach that Allied Property Group manages. Every time I have had to reach out to them for either a sale of my condo or the purchase of another they have not only answered the call within a couple of hours, they were extremely polite, efficient and had excellent follow up. In another instance there was a maintenance payment that was not received due to an error in my bank and again when I called them, the lady that answered the phone put me in hold for less than 2 minutes and was able to resolve my issue with a smile and immediately take care of it. Very positive experience. I wish all of my properties were managed by them. read more

My experience with Allied Property Group has been horrendous. I am the owner of a property and their service is very mediocre. The property is in bad shape. The landscape, pool and common areas are not taken care off the proper way. The HOA fees are very high and on top of that there is an extra assessment. When you try to understand why the need to pay such a high fees, their answer is that they have debts from the previous management group. The manager, Jackie, has not touch or professionalism to deal with the home owners. It is very sad to be in this situation. I will not buy another property that is managed from Allied Property Group. read more
