    The only good thing about living in the Rachel Gardens complex is the location. There is quick,…read moreeasy access to major highways: Rte. 46, Route, 280, Rte. 80 Route 287, Route 10, and Rte 23. The most important problem is that the construction of the buildings is extremely cheap. The ceilings on the ground floor apartments are paper-thin. My 1 bedroom ground floor apartment is directly below my neighbor's living room. Rachel Gardens management has in their lease terms a clause requiring that tenants in 2nd floor units must cover 80% of their hard wood floors with carpeting and rugs to control noise for ground floor tenants. The last 3 tenants have ignored the rug rule and I've had to file complaints with management to make the tenants comply. Because of the noise, I'm deprived of sleep every day and nothing I do helps the problem. What am I paying $2,000/month for if I can't use my bed and get quality sleep whenever I need it, day or night? My advice to you is not to rent a unit in Rachel Gardens if you want at least a reasonable amount of peace and quiet. Another problem is cell phone service in the complex is terrible This has nothing to do with service providers, AT&T, Verizon, and T-Mobile. I can only get 2 bars on my phone in my ground floor apartment, I try to make calls and there is no connection, calls are dropped or the calls break up. If you live in the middle of the complex, it's really bad reception. The only solution is to 1) get a landline phone or 2) get an extender from your cell phone providor. I got an extender from Verizon for free because my reception was so horrible and now I have great reception in the apartment. But no tenant should have to put up with bad cell service and pay expensive Rachel Gardens rent. Another problem is that the road that runs through the complex is used by children as a playground. There is a nice playground in a safe place on-site, but too many children, some as young as 5, ride their bikes, playing and running into the road ignoring oncoming cars. I've never seen adult supervision of these playing children. It's a tragedy waiting to happen. A child is going to get seriously injured or killed by them biking or running into oncoming cars. Management sends notices to tenants to take responsibility for their children when outside, but these appeals are ignored. Save yourself from a miserable quality of life and don't move into Rachel Gardens. The super convenient location isn't worth it since management won't take your quality of life seriously.

You can tell them a million complaints and problems but they refuse to do anything. Wont put up cameras in the buildings despite multiple instances of thefts and visits from police. Useless is the best word to describe the management. They don't value their residents and seem to do anything to save a couple bucks and the problem solving provided by Rachel gardens is nonexistent. Stay away and get away from this shit hole if possible as far as I've seen they have zero desire to improve upon there issues and I will be getting my family out of here as soon as possible.

All of our neighbors are friendly, there is no excessive noise during the day and it's so quiet and tranquil at night, and we never have a problem finding parking. The superintendent is always there when we need him (our refrigerator was leaking when we first moved in, and the day after we let him know, we came home from work to a brand new refrigerator already installed. We were so impressed!) Also, when it snows, the staff quickly clears the roads and walkways. It's a safe community (during the summer I like to go running around the complex at night) and so close to everything we need like grocery stores and restaurants. We live on the second floor and have not had any problems with any bugs at all. The stove/oven and bathroom fixtures could use updating, but everything is functional and serves its purpose. Also, I personally think it would be nice if we were allowed to have portable dishwashers because doing dishes by hand is no fun, but that's a minor setback. Overall, you will not find a better place to live in the area at this price. Also, cats are allowed (we have two!) Honestly, we would recommend these apartments to anyone who is looking for an affordable and nice place to call home!

They make sure that the property is clear of snow, working well into the night so that we can all get to work in the morning. When ever I have asked for something to be repair, it is taken care of the day of the request or within 24 hours. They are the best!!! You want to live here!!

    A family friend lived at this property for over 20 years and experienced what they believed to be…read morediscriminatory and harassing behavior related to a mental disability--a condition protected under fair housing laws. When management was contacted on their behalf, the property manager, John Coronato, stated on a recorded call that the company "doesn't do disabilities." The friend reported feeling pressured to drop a civil rights complaint concerning these events, under threat of eviction. As a result, they experienced significant emotional distress and financial strain, and their overall well-being was negatively affected. They were left feeling as though their disability led to unequal treatment compared to other tenants. During their time there, they also noticed lease violations by others--such as unauthorized subletting and other concerning behaviors--that appeared to go unaddressed by management. They also recall an instance where bicycles left out by tenants were collected and donated, which was later highlighted as a positive gesture by the property manager. This review reflects the firsthand experience of someone I know, along with a recorded interaction I personally participated in.

Kid in diapers. entry hallway stinks. Roaches. Despite treatment can't beat them (Roaches). Bee infestation on deck, for over one month, promised service again today but no show. Very pleasant in 2012, managements and maintenance has had much turn over. I would go sometime else but unfortunately the rent is reasonable, you get what you pay for.

My father was killed so I have been dealing with that and put a hold on contacting them. I'm again writing to them now because some issues have come up and I needed this information. I now get an email back that they blocked my email and put it into SPAM !!! like what is going on!! This is how they deal with customer's issues!!! Now I have no idea how to contact them? Last year of Spring/Summer, Lakeview management towed my Black Honda CRV 1999 manual transmission because they weren't sure who it belonged to. However the car had a Lakeview Gardens sticker and was registered under Lakeview. I had to pay $700 to get my car back, which might not be a lot for many but is a lot for me. After getting the car back we reached out to management, Bill, Ken, Toni all of the above and no one reached out telling us the same thing they will get back to us or to refer to one of those names. It became a cycle of everyone telling us the same thing. Toni Ghomes ended up talking to Jonathan as Bill and Ken cursed at my boyfriend and talked in unprofessional ways. It wasn't a HE/SHE situation either...we genuinely wanted our money back because it was Lakeview that did not do their job. Toni Ghomes called and said she would get the money back to us as we didn't deserve that only after Jonathan put a review on google and Facebook is when they said they would help. To this day I have been trying to contact customer service management and Toni Ghomes about getting that $700 back and no response. I have emailed her 4 times and have called leaving a voicemail 5 times I also asked for my rent to atleast stay at $1625 if I renew my lease and no answer about that. I have been being helped by Takara and only Takara. SHE IS THE ONLY person a long with a couple maintence men that have been HELPFUL and UNDERSTANDING...not just promising but taking action. I wonder even after posting this review anyone will contact me. How can any company not respond and just ignore tenants when they have problems. WE pay rent here...

    I'm a bit biased, since I'm writing this from my comfy apartment after over 4 years here. A couple…read moreof things I want to set straight: * Rent is NOT cheap. It's moderate. You can definitely find cheaper in the area - BUT you DEFINITELY get what you pay for. It's worth the extra $200-$300 a month (yes, that much!) to get the kind of service we get here. * Yes, excessive heat in winter. I just keep windows open. Easier than if there's not enough heat. I can deal. * I'm a light sleeper. I run a fan. It blocks out pretty much all the noise. And before anyone disputes whether I may be a heavier sleeper than Dave, just trust me that I'm not. I wake up in hotel rooms when the refrigerator turns on. I wake up if someone in the same room as me gets out of bed or coughs. So yes, I'm a light sleeper. And I have pretty much no trouble here. * I've locked myself out, tried to trap a bee, had an oven light fail within days of moving in, had the staircase light fail (it's 20 feet up so I can't replace it), and each time, the issue was fixed nearly instantly. * Never had a bug problem. If they even think there's one, in come the fumigators. * Finally, yes, it's a bit far from things here. I can't walk to a bar, is probably the single biggest drawback. (Then again, I can walk to work. Gotta choose my battles.) The bus to NYC is walking distance, the train is biking distance. I do wish there were more stuff in Parsippany, but I don't wish I were living anywhere else, at least at this point in my life. Don't forget to give them my name when you move in. I'll share the bonus with you. ;)

Rent was cheap, our living room was obscenely large, appliances were new…read moreenough (god I regret ever complaining about an apartment dishwasher now that I live without one...), and maintenance was AMAZING. Our toilet was running a little so they replaced the entire thing while we were gone one weekend (and it still matched the pink bathroom, hah). Another time we accidentally hung too many towels on the towel rack and it fell off the wall. We felt too sheepish to tell them but when we did, they fixed it with no issue. Tons of parking, and there's a convenience store basically on the lot (not owned by CH of course). Air conditioning in the living room was a plus. We got our full security deposit back and they told us not to worry about it as long as we didn't punch holes in the wall. Management in general was super friendly and helpful. We had a weird request for a 9-month lease and they even helped us out with that. The only downfall is that Parsippany sucks and there's nothing to do there. You also can't control the heat and it got disgustingly hot in the winter, to the point where we had all the windows open while it was snowing. I miss this apartment - it was the best.

Maintenance of the apartments are subpar and spotty. You can never get the apartment you want because Jude Flori and Tracee play mafia with people who apply here and choose only people they know to lease the desirable units. A bad apartment complex managed by bad people. Find elsewhere to live!

    STAY AWAY!!! This place is horrible! Jude is rude and…read morenasty. Half the maintenance can be rude too or don't speak English. The parking is awful and when you park on the side of cars people call the cops so you end up getting tickets. Certain people have parking spots with green signs which shouldn't be allowed but Jude allows it because if you don't want a garage it's less off ur monthly bill so she can use the garages for storages. Ex when throwing away big ticket items you pay here it goes into garage then they pay for a big loader to come to empty out everything. Scam some where there!! Rats outside the apartment and they take care of it when you call. The Exterminator they use is the worst too. Tells me the stuff is pet friendly and ended up getting my cat sick. When I called the office about it they could careless about the situation. And also called the exterminator and he could careless too. Unless your best friends with Jude they treat you like crap here. The grounds isn't kept up that nice and they have landscapers come 8am on a Saturday so they are making so much noise under your window while ur trying to sleep in. They have garbage and recycling outside but the same truck comes and takes it both. So why recycle then. There just cheap about it. Every two months someone is coming in your apartment to do some type of inspection which is BS never had that before. I feel it's to check inside for some reason. The size of the apartment inside is nice for the price but totally not worth to deal w her and everything else that comes with this place. She needs to be replace with an actual property manager who won't pick and choose who she wants to do things for. FIND AOTHER PLACE! IT WILL SAVE YOU A HEADACHE
