10/10 would not recommend. I lost 1/3 of the security deposit for things that were already done. This is after I payed $100+ on professional carpet cleaning that was required from them. If not, I would have been charged. With the cleaning, most of it was near to impossible to clean without hiring a someone to get into the smallest cracks. I tried my darn best and the young woman who did the check out, said that it has been the cleanest apartment that she had seen. Don't even bother cleaning because they are going to charge you anyways. If it wasn't for the proximity to college, I wouldn't recommend this company unless you are really in pinch. I tried to get an apartment through this place and it would have cost 495$ a month and I got rejected even after asking if I could get a co-signer. This place is COMPLETELY unreasonable and trashy. The apartment was nothing cute it is affordable living but horrible management and stupid standards for the most BASIC living arrangement. As a young person trying to find a place to live the standards for apartments are outrageous for an old tired building. They charged us $700+ after moving out because we were not able to be physically in person due to COVID/moving across the country. Our oven broke, and after calling it in, we were told it would be replaced after we moved out free of charge due to wear & tear and that we didn't need to bother cleaning it. We tried calling to dispute and the woman we dealt with was not only unprofessional, but also completely out of line. She told us the only way to dispute was to come to the office and see the photos they apparently took of the "filthy apartment" (that we spent 20+ hrs cleaning) in-person; she refused to email them DESPITE KNOWING we moved across the country and there is a global pandemic. Racist, sexist, unprofessional, slumlords. Criminally negligent. We dodged a bullet by not renting with them but while we were in their trailer park office two men in the back were loudly, unapologetically complaining and making racist comments about residents. One also came out and was casually discussing the physical appearance of a female resident, so add creepy old guys to the list. They also tried to push signing a lease on us when we were only considering applying. This was after making us wait minimum 15-30 minutes each time we met with them due to tardiness and being completely unprepared. I do have relatives who rent their apartments. Nothing will ever be fixed. The door to the building has been broken for years so anyone can just come in. Completely unsafe for a "secure building." Mice everywhere in the buildings and walls. You're not safe in their storage units either. Rusted out, easily broken latches so it doesn't matter how good your lock is, the latch itself was simply ripped out. This along with hidden areas, low light, no cameras, zero security. You will be burglarized. Absolutely vile people. Do not under any circumstances rent or do any business with these people. Customer service is a very important part of doing business. That being said, this company is largely lacking in this area. I was looking for dog-friendly properties in the area, and this is one of those properties. I was shown two very fairly priced locations in quiet communities. I happened to be interested in one with carpet that was not only very old, but urine-stained and bleach stained. I called the following business day and spoke with Jenae about whether or not they would be replacing the carpets in the unit. She got back to me within an hour saying yes, they would be. (Side note: Jenae is extremely rude and curt both over the phone and in person.) I went the following day to submit my application and put my deposit down. I spent about 30 minutes filling out paperwork. When I was finished, I was given another 5-page application for my pet with an extensive list of mandatory stipulations we had to meet in order to be accepted. I emailed my pay stub the following morning and informed Jenae that I would be submitting my pet application a week from then after her spay surgery and vet visit (stipulations in their contract), and she advised that would be fine (move in was still 5 weeks away). I received a call the afternoon before my pet's spay surgery saying I was denied due to credit, a week from the date I had submitted my application. I have never been denied an apartment, for credit or otherwise, so I was very taken aback when I was given this news. For someone who has a positively average score for a 27 year old who pays her bills on time and has seen her credit score rise quite a bit in the last year, this didn't make sense. I found another company to do business with that approved my credit within minutes. I will be advising everyone in town I know to stay away from Van Raden properties. read more

The way they operate their business is extremely unprofessional. I lived there for about 3 1/2 years and in that time they only fixed one problem in my apartment and that was my oven because it was turning itself on randomly. They "attempted" to fix my garbage disposal which proceeded to break the very next day. I had a wiring issue in my kitchen they refused to fix claiming I had "bad light bulbs". The lights would continually flicker until the bulbs finally burned out. They attempted to charge me a late fee when my rent payment was in the box prior to the due date, but claimed they didn't find it until their third attempt looking in the rent box. After I moved out they tried to claim I hadn't given proper notice, even though I paid for a full month rent AFTER I moved out, having given them 60 days total notice as opposed to the 45 they require. They also decided to keep my entire deposit and want additional funds. They claim the apartment was not "clean" however we spent 2 days cleaning the apartment and when we did the walk through the manager told me I needed to stay away from her so I was unable to verify what she was inspecting. They also want me to pay for damage on carpet in a room, where the carpet was destroyed and needed replacement prior to me moving in 3 1/2 years earlier. No stars, Zero zero zero. Stay away!! The hallways and stairs are horrendously filthy and the washers and dryers never work. Entry is not safe as anyone can open the door without a key. 9 units moved out the same time. Wonder why? They tried to charge for damage done when it was noted on move in. Apartment was cleaned spic and span at move out and low and behold they charge for everything like a window track, when even washed it doesn't look clean, flourescent bulbs charged for $8 each in kitchen because they were "dimming". $1, $2, $5 until the deposit was used up. They charge for cleaning what you have already cleaned. Blinds are crap and they fell off at move in and they did not fix and also, charge at end for every blind strip that falls off. Just like reported on reviews don't expect to get your deposit back. But you can take them to court! Typical according to ratings on Yelp, which are right on. read more

I also had a legitimate complaint (the previous occupants were doing meth according to police report) and when I asked if I could have another property - I did not ask to be let out of lease - Tom Vanraden (the owner) also threatened me after boasting about all of the power he had in regards to renting laws in ND. He told me he didn't have time to waste listening to my prattling and he was a business man and since he didn't have to help me he wasn't going to. My ex-roommate moved out 1 year ago, and he still can't get his deposit back from Van Raden Properties. It's true what others have said, they do fine for everything. I lived in a garden level one bedroom 4 years ago and had some friends that lived in a 3 bedroom around that time. Apartments are decent sized with decent sized rooms. However, the hallways are a bit dingy, and the units are nothing special with outdated vinyl floors in kitchen and bathrooms. The rent was pretty reasonable for a controlled access building and garage with opener. Perfect for a student or young adult looking to save money. It was the worst year of my life when I lived there. My fridge stopped working and they replaced it with a fridge that was dirty and had old eggs shells and dirt in it. The day I moved he said he was gonna return with new light bulbs and batteries for my fire alarms. He never did and I got charged for it. When there's something wrong with the carpet they pick any random they have to replace it. My parents and I cleaned for six hours and they charged us for being dirty. I found them to be very disrespectful and took advantage of me for being a teenager and first time renter. They have no respect for occupants and left my maintenance requests unanswered and charged me for them later. And I would never swim in that disease infested pool. And once again charged me some more for cleaning on move out day that wasn't even on the list. Terrible people and I would not suggest getting caught in that mess. First off I'm gonna start with DO NOT RENT FROM VAN RADEN. It was my first apartment, My friend and I were warned by family and friends to beware of Van Raden but we rented from them anyways despite the warnings, boy do I wish I would have listened. After going to a showing we found an apartment and signed a lease with Van Raden. In remarks of signing the lease I warn others of a lady named Kim, she was hostile to me and my roommate who did nothing and the whole time she'd make remarks and insults at us as we were signing the lease at their office. I mean who does that when trying to get a renter? When we started to move in, we were met by Kim who came to do the inspection of the place. She immediately turned hostile to us again and even told my roommates mom that he was calling her names which I will say weren't something you should ever call someone, yet he never said a word the whole time? This continued until the lease was over every time we met with her. Also many things in the apartment were broken when we moved in and she said she will put in a work order yet nothing, even as our lease was over had been fixed. BEWARE If you plan on having a service animal such as I did, AVOID Van Raden period!!!! I gave them the papers and they kept telling me they needed more and more information and this process continued many times, it was like can I get it all at once so I can stop having to keep come back and find out there was more? However no that didn't happen until I finalled called they said they are too busy to get to my papers to fill them and after that I preceded to tell them that I will be calling HOA because they seemed to be putting off my request of having a service animal as it seemed unimportant to them as it had been two, close to three weeks since I had gotten the note from Sanford to have one on the property. This immediately sparked a reaction out the manager Linda who was very livid that I actually wanted to get the process done and over with to the point where I was yelled and cussed at. Please BEWARE OF RENTING WITH VAN RADEN as their property's are also not very upkept(grass, maintanence,etc) and staff are not friendly to the point of being hostile. I called matinence once and he asked personal questions about my life like if I had a significant other. Before he even asked what the problem was i felt very unsafe. He said that he would come over and hangout before fixing my issue. My problem never got fixed. If you own an animal it gets worse. The process to accepting your pet into their apartments is nearly impossible. They don't even shovel in the winter the sidewalks. Stay away from Van Raden. I had a sliding door window that was cracked by the weather. I put in 2 maintenance requests that were ignored for months until I moved out. Then, when it was time to move out, they charged me for the broken window, claiming that I had signed some form accepting responsibility for breaking the window, even though I put in multiple maintenance requests as soon as it happened. In fact, they charged me for pretty much everything. They kept my $250 security deposit and charged an additional $576 for a total of $826 in "damages". For example, they charged $68 because they said the oven was dirty. They charged $245 for a completely new sliding door, even though the existing one could probably have just been fixed (it just needed a new pane of glass). Please, do not rent from these people. They are mean, and Tom Van Raden was very aggressive when it was time to collect my money. I paid my rent on time, every time, for the entire 18 months I was there. But when it was time to pay for "damages", he only gave me 14 days to come up with the money before they would "come after me", whatever that means. The low rents advertised are a way to rope you in, then they take it out of your security deposit. read more

Van Raden told her she could not find someone to take over her lease, they let her out but they have been charging her rent for 3 months now, I find it very hard to believe that they have not rented this apartment out yet. I didn't listen to the warnings that several of my friends gave me regarding Van Raden Properties, and signed a year-long lease with them. I have spent the last year in utter regret. I will never rent through Van Raden Properties again. First of all, all materials used in the apartment are clearly as cheap as possible, and as a result of this, things break or stop working very often. Maintenance requests are frequently ignored. On more than one occasion, a maintenance person has simply knocked once and then began walking into my home immediately, not giving me a chance to actually answer the door, so you'd better hope that you're fully dressed and proper at all times. This has happened unexpectedly on more than one occasion, even when I have not had a maintenance request in, which is unacceptable. Van Raden management are very rude and condescending, and they WILL charge you whatever they can, even if it is contradictory to what they have said previously. On one occasion, I remained in my apartment for two days because I was not feeling well. On the third day, I left my apartment to find that my car was gone. They had towed it in order to clear snow from the lots. Even though I was home and would gladly have moved my car had I known, they simply posted a sign on the front door two days beforehand, and then just towed all the vehicles that remained in the lot. It cost me $140 cash to get my car back. This is only one example pulled from a plethora of examples. My experience with Van Raden Properties has been horrible to say the least. I applied for a 2bdr. 2 bath apartment at Westmore Court on February 17th, 2015. They called me on February 26th to inform me that based on my credit report I would need a guarantor. Jenae, the front desk clerk at Van Raden Properties explained to me that this was similar to a cosigner. I was a little confused about needing a cosigner, because I have never needed one before to get into an apartment. I was down grading from an apartment located in South Fargo, Osgood to a more affordable apartment near Cash Wise. I honestly thought it was going to be a breeze getting into this apartment because it is more than $200 cheaper than the one I am at now. I asked her what was negative on my credit report that is making them want this. At this point she was getting irritated with me. She said she was not the one that looked at the credit report. She also said they don't base it off of a number, but what is on the report. That also didn't make much sense. As far as I know I have pretty good renting history. I told her my mom would be my guarantor and that I would come by the office to pick up the paper work. When I arrived at the office Jenae was on the phone, I am assuming with a friend or coworker. She handed me the paper work without ending the conversation on the phone. I was still curious about what was on my credit report, because the last time I checked my credit score I had a 698, which I am going to guess would be high enough to rent an apartment. She told the person on the phone to hold on and said we don't base it on a number we go by what is off the credit report. I asked again, what was on the credit report. I explained that if there is something that is reflecting negatively on my credit report I would like to know about it so I can get it taken care of. She said she is not the one that deals with it, the owners are. I asked to speak to one of them and she said they were all busy with meetings but she would have them call me on Monday, the 2nd of March. I waited for a call that never came. Once I got to my car I read the paper work that my mom had to fill out. One of the requirements was that you make 5 to 6 times the monthly rent. Most apartments usually only ask that you make 3 times the rent. I found this amount to be a bit extreme considering these apartments are more low income. Requiring that you make $3000 a month to pay for an apartment that is only $575/month is going a little overboard. Thank goodness my mom has a good paying job, because I sure don't make that in 1 month! Being I was still in need of an apartment my mom agreed to fill out the paper work, although she thought it was a bad idea. We dropped everything off on Friday March 6th. I received another phone call from Jenae on March 12th stating my mom was denied because of a low credit score. I told her I was just going to come up to the office and pick up my deposit check. At this point they have now wasted almost 1 month of my time. When I got to the office I again asked what their qualification are to get into the apartments. I know from the Fair Housing Act that all landlords must use the same screening criteria for all potential tenants. She said they don't base it on a number; they go by what is on the credit report. In her voicemail she left me however, she stated that because of a low credit score my mom was not qualified. I again asked to speak to somebody about this. Jenae then went into another office where I could hear her and another man having a conversation, basically complaining about me and my questions. She came out and said "someone will be out to speak with you shortly". read more

They also refused to send me any of my old mail once I left the residence even though they agreed on a grace period. This place was terrible to rent from. Upon check in with the resident manager we found the AC unit did not work. They "fixed" it 3 times and it still didn't run. Also upon check in we noticed holes in the balcony floor. We requested work and got back an answer of "we can't as it's not worth pulling machinery in there for one balcony". I later found out most had this same issue. Also in the six months I lived there we had 5 of the 6 washers break without ever being fixed. One sat with a note about work order called in for 5 of the 6 months. Also when our water heater broke and flooded the apartment we called resident manager and emergency maintenance for 45 min with no answer before I finally went through another connection I had to the company ownership. Then after another almost 2hours of bailing out water with a bucket a maintenance employee arrived with a shop vac only to cuss and make us do all the work with it while he cussed at us. This review is for the Campus Aire Apartments that Van Raden Properties owns on 8th Street in Moorhead, MN. COLLEGE STUDENTS (or whomever)---I HIGHLY RECCOMMEND THAT YOU DO NOT RENT FROM VAN RADEN PROPERTIES!! Here's a start... #1 SECURITY: There is no security besides the lock on your door. There are no locks on the outside of the building, so anyone, and I mean, ANYONE can roam through the three apartment buildings as he/she pleases. Not really scary, but still, a bit scary that there is no security system, gurad, lock on the apartment complexes besides your neighbor. #2 PARKING: Never park in a space besides the one you were assigned to, EVEN IF SOMEONE IS IN YOUR SPACE, you WILL get towed if you are not in your assigned parking space. Here's what will happen if someone is in your space and you are forced to park in someone else's space... Even if management has your phone number, they will come to your door, and if you are not there, they will call a tow company and have your vehicle towed. They really do not make an effort to notify you that if your vehicle is not moved within a certain block of time...you will get towed, and your vehicle will be impounded. It's not fun to have to pay $130.00 to get your vehicle out of the impound lot...even if it is not your fault. It happened to me... #3 APPEARANCE/UPKEEP: In the winter, the snow can get piled up behind your vehicle (from the snow plow) and you might be unable to get out if you don't have a shovel and some de-icer on hand. It also can get dangerously slippery outside of the door and in the parking lot. The overall appearance of the three buildings is good. When I moved into my apartment, the condition of the apartment was actually not too bad for the price. Maintenance guys are pretty reliable, and do a good job overall. #4 MANAGEMENT/OFFICE STAFF: These are the people that you do NOT want to deal with. Very unpersonable, extremely greedy and rude. All they want is $$$$$. They charged me 700+ dollars in cleaning after I vacated the apartment, even though I spen about 6 1/2 hours cleaning the entire apartment from top to bottom--it was spotless!! I do admit, I forgot to get the carpets professionally cleaned (they were not that bad at all). But that was only about 100 dollars of the $700+ total cleaning bill. Here is one of the very many small things that I was charged for in the bill... When doind the check-out, there was a very thin layer of dust on the blinds and the AC/Heat vents. Yep, you guessed it, charged me a good chunk of $$$ just because of a thin and unrecognizable layer of dust which you could only see if your eyes were about a foot from the actual blind or vent. Ridiculous!! I also got charged fro things that were already damaged on the check-IN sheet when I moved into the apartment! #5 MAINTENANCE: Fine overall. The maintenace workers were overall reliable and did quality work. #6 CONDITION OF UNIT: When I moved in, the apartment was in good shape. When I moved out, it was exactly the same as when I moved into the apartment--minus me forgetting to get the carpets professionally cleaned. Other than the carpets, the apartment was in good shape. A/C and heat works excellent! #7 NOISE LEVEL: The apartment complexes are extremely noisy. Not because of the tenants, but because of the thinness of the walls in the complexes. You can hear every footstep and creak that your neighbors make. It's not their fault, it is the really thin walls within the apartment. Very, very noisy!! # 8 OVERALL RATING: Just like the website reccommends--RUN AND DON'T LOOK BACK!! Horrible...Not worth a single penny to live in anything managed by Van Raden Properties, especially Campus Aire Apts. BEWARE COLLEGE STUDENTS!!! #9 RECCOMMENDATION: I would never reccommend anyone to live in anything owned or managed by Van Raden Properties.
