I feel strongly that it was because of a racial bias and would hope nobody else has to go through the humiliation that Keith put me through. His manager John is a liar and slandered my character , this is a very crooked company , they definitely are biased to people who don't look the "right way" to them . They did not give me and my wife an acceptable reason for rejecting our application . Keith asked us to do two things and then he felt he could approve us , we fixed those two matters within a day and then he calls my wife and says that I'm a criminal for a possession of marijuana change from 30 years ago when I was a kid . I encourage everyone to apply anywhere else , these are not nice people, and they are completely unprofessional in the excuses they make up to deny you rental rights, someone needs to report them .

Move out we spent hours cleaning management during walk through said "looked great" then sent a huge bill on top of keeping deposit for "cleaning" manager accused us of having large dogs or cats with no proof trying to find a way to replace 15 yr old carpet on our dime! When trying to discuss with management it was one lie after another. Got accused for changing closet doors that their own maintenance changed. Management Absolutly Horrible. Live on the streets before renting from Rita!

An absolute nightmare to work with when you are moving out. As long as you keep renting from them,…read moreit's no problem- but the second you try and leave they will gauge your security deposit for every dollar they can. My partner and I moved up from a 1 bedroom to a 3 bedroom with them. They were so happy to do that (because they were getting more money from us I'm sure), but then we we bought a house and were moving out, they definitely had a different tone. They tried to get us out a month ahead of time because they wanted to rent our apartment to new people as soon as possible. Because of this, they SWEAR they sent us our check out list by mail- but we never received it. We did everything we had done for the first one bedroom place, but this time the lady went through EVERYTHING (even the little covers on the toilets that cover the nuts and bolts!) They then, without ever discussing it with us, charged us $340 to replace vertical cloth blinds for. two windows that they said 'the cleaning company couldn't get cat hair off of'. Out of our $700 security deposit we got a check back of only $1. First of all, I tried to explain to management that we didn't receive the cleaning checklist so had to do everything based off of our past knowledge and time with the other apartment check out process, but they said that that was not their fault. Secondly, when I asked why we had been paying cat rent for months if not for normal wear and tear of owning a cat, they said that the money does not go towards that, but to the privilege having a pet live there. Thirdly, they were very rude. Fourthly, the maniac who checked out, who is the on sight housing manager (who happened to live above us), would use the handicap parking spot without a handicap sign. She would leave her car running with a person in it to make it look like that wasn't what she was doing! When I told management about this they said 'you have to be mistaking her with someone else. Do you even know what she looks like?' I know exactly who she is. Lastly, getting anything fixed takes forever here. Our breaker kept popping and they took weeks to send someone over. We had no power on and off for three weeks!!! I can promise y'all that it is a headache to leave this company. Best rental company 3 years running my ass. Everyone has heard about how terrible Goldmark is.. this is Goldmark with a prettier face. Try to avoid them if possible.

This Management company ran my house for almost 2 years. I was contacted this spring by neighbors…read morein the area (I didn't know them, they tracked me down) and told that my house was in horrible condition. I made a trip to Grand Forks and found that the house had basically been untouched for 2 years. There was a small tree growing in my foundation. The grass was almost 2 feet tall. (again was contacted by the city shortly after) The landscaping was completely overgrown and this was just the outside. Upon walking in my property, there were tears and spots of carpeting rubbed away. The house was filthy dirty. (new tenants were moving in that day) There was a chip missing out of the countertop, cabinet doors broke and missing in the laundry room, screens ripped, the exterior doors were both broke and did not shut properly, a gross old fridge left in the middle of the basement, bad patch jobs done on the basement walls. They had not held any tenants responsible for damage or maintenance on the property. After seeing all this I was given a 6 week timeline to receive quotes and do repairs to get the house livable again. During the six weeks I received a quote for lawn care and nothing else. I was told multiple times that a handy man was scheduled Monday, next week, two weeks. No one showed up for any of these dates. During the six week time line, I heard complaint after complaint from the tenants that nothing was being taken care of in the house. I finally had to take care of things myself, including setting up and install of new 2 faucets, carpet installation, and pest control. None of which Precision Property even got me quotes for the work. Now trying to deal with them to get money back and cancel my contract has been ridiculous. They don't respond with in reasonable time, they have tried to give me back incorrect amounts for deposits and purchases they have made for the house and kept the items (ie bought a shop vac and fan for the house, charged me and kept them) Their record keeping is appalling. This review is only touching the surface. I would never use this company as a home owner or renter, because they care not about you or your property and will try to take advantage of you.

Wish I had never moved in. At $1300 a month, I would seriously expect they took care of and updated…read morethe property over the past 35 years. But they have the same old cabinets and appliances that were installed when the place was built, granted I knew this moving in. The only update that has been done, is the carpet, because they're forced to do so. I moved in, and have been out of town for pretty much the first two months of my lease when I finally had time to sit down and find things that still need attention, like the kitchen fluorescent lights on the vaulted ceiling that only works when it wants to. Then there's the drain in the main bathtub that can't keep up with the shower, and forces you to shower in water halfway to your ankles, by the time the water even heats up. The trim that's half falling off on the counter in the main bathroom. The rusted out HVAC vent in the main bathroom that doesn't even fit because it so old, rusted and warped. The master bedroom closet door has a very obvious mark where previous tenants dresser or something similar put a 2x2 corner indent and crack into the door. They definitely charged previous tenants for the damage, and never bothered to fix it. Old battered door trim shows its age. Even the key fob system they use is extremely outdated and they want to charge $200 for a lost fob, that most companies hand out like candy, to their employees, and $100 to reset if the battery in your door happens to go dead before you notify the office. So if things happen, it just shorts out, you have to argue your case. They make it very well known that they only replace the carpet, every 10 years, no matter how worn out it is. After the carpet is steamed and then vacuumed, things look fine. But after you've walked on it a bit, it definitely shows its worn out age. Then top that off with the gross feeling of walking on it barefoot, and the fact that it almost instantly looks and feels gross and worn out immediately...... Then there's a shelf in the master closet that has several screws pulling out of the wall, preventing me from hanging my clothes up even on the shelf above it, because they'll need the room to fix the wall, and put in new anchor screws. Not to mention that top shelf has some nasty residue on it as well. Nothing was truly properly cleaned her. Since the stove is at least 35 years old, it doesn't get hot enough to fry food or even pop popcorn without burning it. The 35 year old dishwasher has left the two loads with some dirty dishes that were well rinsed off, and never had an issue with my previous dishwasher at my old home. It left dirty sediment on some glasses and some residue on other dishes. I've let management know, and two days after contacting them, not even the Fluorescent lights in my kitchen have been replaced, which requires at least a 10 foot ladder. I admit, I've been here 2 months before contacting management. But in total, I've been here maybe 6-7 nights in total, before I finally got home to spend any real time to find things that were wrong over the past 6 days, and should have been taken care of before I even moved in. Just another slumlord, only with the high class price tag.

But I have grown to hate, hate, HATE the way this place is managed. Last November they announced rent would be increasing and claimed it was due to rising costs. The letter they sent out to tenants then detailed their cost analysis compared to other apartment properties in town, and basically they realized they could get away with charging more. There was no discussion of costs, and whoever owns the property should have it mortgaged at a constant rate. Unless a bank holding the title raised interest rates, they should have been talking about utilities getting more expensive. Bad letter, and the truth of it came out- they simply wanted more money. That wouldn't bother me if they'd maintain or repair this damned place. Look through all the pictures I've uploaded. There's shabby, worn carpet throughout all the hallways, the carpet is getting so bad on stairs they're getting ready to face safety hazards, the block pillars for lights in the parking lot STILL haven't been repaired after they were knocked down last winter (it's almost July), and the underground parking constantly flooded until three weeks ago when they FINALLY cleaned the drain on the entrance ramp. It's like being in assisted living- everything is just so cheaply done and poorly maintained. Living here is what it's like to just give up and wait to die. I have never paid so much for an apartment that didn't come with a washer and dryer. Or at the very least a microwave. And the fridge is so cheap and terrible that our produce goes bad faster inside it than on the counter. Half the reason we're moving is that damned awful fridge. Stuff either freezes or spoils. You'll spend more on groceries here simply because the food won't keep. This place has been a big part of me hating Fargo and the midwest. Maybe that's unfair, but the attitude of "meh, good enough" and poorly or stupidly done features just drives me up the wall. The foyer for each building has a call box for visitors to use and gain entrance, but it only calls local numbers. It was designed for the day-and-age where people maintained land lines, but we've all got cell phones now and often out-of-state area codes. They flat refuse to add me to the directory, so I can't get deliveries unless I get a land line in the apartment. If the wiring is in place for that, it's in place for a proper intercom that simply buzzes each apartment. This would be the intelligent thing to install or retrofit . Because intelligence (or giving a damn) is required, I guarantee it won't happen. The office won't sign for any packages either, so good luck getting anything from UPS or FedEx if there's a signature requirement. Seriously, I loathe living here. And you can check my history of apartment reviews, I loved my places back in Tucson and Las Vegas. Renting in Fargo just sucks, with terrible apartments that are way too expensive and has driven my wife and I to buy a house. The mortgage will be fifty bucks more a month than we're already paying, more than double our square footage, and I can smoke a cigar in the garage during the winter if I want to. I pretty much hate Fargo, but the shitty management at Park Avenue is a major factor there. Don't rent anywhere in this town except Candlepark Properties townhouses. Otherwise, buy a rental property, become a slum lord, and make other dolts in this town pay you.

Trying to blame us for door locks that were already on the balcony door! We got a $17! we spent hours, days and weeks making sure was spotless! At check out guy said cleanest apartment at checkout he's see . Rita Olson said would be sending us an additional check! That was first part of August. I called and the person on phone said she promised she's handling it just been busy! That was two weeks or so ago! This happening in a lot of aprtments! They are abusing there rights! People whom are doing what we are asked! Getting crapped on by these Property management people! It happens all the time! I have pics and emails to prove this claim!

Well you can but they charge a lot extra to do that, so I lost hundreds in 'fees' because I thought I had a lease.Every year they raise the rent. The local manager acts like a prick in general.Every time I've had to put in a request I have to call them days later to remind them I put in a request.And now they use another company to process online paying and they charge 20 F***ing dollars for the privilege. The carpet is threadbare and they wanted to charge hundreds in labor to replace it. The online fee used to be 4 dollars which is reasonable. If they're worse than goldmark that's a red flag.Don't give these people a cent and tell everyone you know to avoid this company.The area in general is clean and there is not much crime in the area.I understand companies need to make money but extracting every cent from your tenants is just unethical. But who cares about ethics when there's still a dollar to suck out of people?.'Premium' prices for s**t service, attitude,and prices. Avoid at all costs.

During checkout we were informed by EPIC that we would be charged for a few minor items, but most…read moreof our deposit would be refunded. To our surprise, approximately a month later, we received an invoice by mail amounting to $1900. Initially believing it to be a mistake, we promptly requested photographic evidence of the alleged damages. Our property manager acknowledged that the painting charges appeared unusually high and expressed her intention to review them with the individual responsible for the checkout charges. In response to the provided photos, we submitted a video and time-stamped pictures contesting the paint charges. It became evident that the majority of the purported damages had already existed upon move-in, leaving only two nail holes, two nails, and a wall scrape to be accounted for. Despite having documented evidence of the property's condition at the time of move-in, the company insisted on levying unjustified fees. I was directed to Paige Krodel who not only dismissed my concerns but also demonstrated a remarkable lack of professionalism in handling the matter. Krodel said "I'm not a professional painter so I am unable to describe what they all did in the unit". Krodel did remove $75 of the $450 painting fee, however, according to the invoice $75 is all we should have been charged. She was unwilling to admit their mistake and adjust the charges further. It is disheartening to discover that such a large rental company would engage in what can only be perceived as an opportunistic and unjust endeavor to extract exorbitant amounts from tenants. Furthermore, this is not an isolated incident, as I have come to learn that EPIC has earned a notorious reputation for imposing arbitrary charges and penalties upon tenants, seemingly as a routine measure to augment their profits. An additional issue arose during our move-out process when we left cash on the counter for the scheduled carpet cleaning. To our dismay, my husband discovered the night before the cleaning that the doors to our apartment were unlocked, and the cash was missing. After investigating, it was revealed that another carpet cleaning company, unauthorized by us, had entered the unit and stolen the money without performing any services. Moreover, we discovered that our property manager utilized her husband's company, which she is listed as the contact agent for on the Secretary of State's website, to replace the carpet throughout the entire unit. While not necessarily illegal, this arrangement raises concerns about conflicts of interest and questionable business practices. In light of these unsettling experiences, I feel compelled to caution potential renters about EPIC's practices. As a tenant, I had expected transparency, fairness, and professionalism, but my encounters with this rental company have been disheartening and disconcerting. I sincerely hope that this review prompts EPIC to reevaluate its practices and strive for a higher standard of integrity and customer service. Until such improvements are made, I cannot in good conscience recommend their services to others.
