I was interested in living there when I first moved to Madison. The tour went well.... So I thought. Until the lady who did my tour with me ghosted me for days and I had to call the property managers only for them to say I was denied with a co-signer. I feel as though they made assumptions based on my skin color that I was unable to pay because when asked paperwork stating what was necessary they had none. Then out of curiosity, I applied again for another apartment there. They somehow approved it when it was about the same price BUT, the same lady who helped me the first time tried to get me to hurry up and sign papers for an apartment I never even saw in person. She said she would send me a video via text before hand and she didn't. When reminded about the video she walked through the apartment quickly and with what seemed to be an attitude. Things were broken in the apartment and I later found out it was a sublease situation. I was not told that upfront and when I told her i wasn't interested she acted as if she was upset with me. I don't recommend any one of color tries to live here.

I have written…read moreother good reviews for the building and thought it was the exception for the mediocre reviews from Forward Management. However, then I moved out. I had always had really good communication with the property manager Joe, so I let him know on July 30th that I would be moving out on September 10th, but would be paying through the end of my lease Sep 30th (as expected per my lease). On July 30th I asked what would be expected of me at time of move out. He basically said the norm, clean up, turn in keys, and thats all. On Sept 5th (the Sunday afternoon before moving), I received a very detailed list of cleaning that would be required in order to not be charged. This list included 50 bullet points of cleaning required, including wiping down baseboards, washing out every cabinet, "oven sparkling clean", wiping down the doors of your storage unit, cleaning the track of the sliding door, etc. Since I work at full time job, and was moving, I did my best, and definitely left the apartment in good condition. Then I got charged for 5.25 hours of cleaning, which equaled $199.50. Considering my security deposit was $199, that was the entire security deposit. As if that wasn't enough, I was then charged over 500 dollars to replace both refrigerator doors due to deep scratches. They provided a photo of a minimal scratch on one of the doors, and only that one door was noted on the check out form. Luckily I noticed this and brought it up. So my cost was dropped from $513 (on top of losing my $199 security deposit) to $240. But the scratch was so pathetic and did not require the replacement of the door. I sent 17 emails back and forth with the management of the apartment and forward management and during these exchanges I looked at the reviews of Forward Management online and realize this scratched fridge charge is their thing. They do this to many tenants, so buy the $10 buff before moving out. Additionally, Forward Management, why do you give low security deposits for those who have good credit if your goal is to be as nitpicky as possible when tenants leave. It is significantly easier to budget for a known cost than an unknown. Also, requesting payment in 10 days when you provided my itemized list 42 days after I moved out is ridiculous.

This review is based entirely on my firsthand experience living at 22 Slate. Unfortunately, my…read moreexperience was consistently negative and extremely stressful. During my residency, there was a serious violent incident involving a death in one of the buildings, which significantly impacted my sense of safety. In addition, I personally observed ongoing issues with drug-related activity on the property, frequent off-leash dogs despite posted rules, and dog waste left throughout the grass and common areas. Package theft from the package room occurred repeatedly for a period of time, and to my knowledge, no effective action was taken while it was happening. Inside my apartment, we experienced cockroach issues, which management attributed to a neighboring unit rather than addressing the problem in a meaningful way. The property itself appears to be deteriorating, with thin walls and frequent appliance and maintenance failures. One particularly troubling incident involved a neighbor who was instructed by staff to store family heirlooms in a storage unit. Due to poor communication, those items were later discarded by an employee, resulting in a total loss for that resident. Following this, residents were informed of increased insurance requirements. The water quality caused extreme mineral and calcium buildup. Despite regular cleaning, deposits would harden into rock-like formations in the toilets. Our washer broke and was marked as repaired when it was not. Our clothes were locked inside the machine for nearly two months. During that time, we had to use laundry facilities in another building. When our clothes were finally returned, they were moldy and unusable, forcing us to throw everything away. Maintenance and communication were ongoing issues. Staff entered our unit to change filters without notice. We transferred units mid-lease, only to find the new unit had a broken stove, requiring our old stove to be moved. The dishwasher later broke, and during an attempted repair, the kitchen flooded. Around Thanksgiving, residents in the unit above us stored a very large quantity of propane tanks inside their apartment. We contacted authorities due to safety concerns and were told it was an unsafe amount. Despite video evidence, management dismissed the situation. After I provided documentation for an emotional support animal related to my service-connected PTSD, I noticed a clear shift in how management interacted with us, and communication became increasingly hostile and dismissive. Customer service at the front desk was consistently unprofessional and often incorrect. We were repeatedly given conflicting information about lease terms, fees, and policies. On more than one occasion, members of management acknowledged that incorrect information had been provided and referred to it as "miscommunication," which is unacceptable when dealing with legal lease agreements. Requests to see the written policies being cited were frequently refused. When moving out, I attempted to arrange a lease transfer, something I had done previously under similar circumstances. Despite initially being given clear instructions and pricing, management later reversed course, claimed the transfer was not allowed, and then stated they had been reviewing the wrong lease due to another resident with the same name. Again, the relevant policies were not provided when requested. These apartments are not luxury, despite how they are marketed. Fees felt arbitrary, repairs were delayed or ineffective, amenities were overcrowded, and management lacked transparency and accountability. This was the worst rental experience I have had. I strongly recommend documenting everything and reading the fine print carefully. Based on my experience, I would not recommend living at 22 Slate.

FYI: 22Slate will NOT do anything to "earn a 5-star". They will NOT fix anything I've called out…read moreor anyone else has called out. The reason I'm dropping them from 3 to 1 is due to an email I received, which I'm using Yelp to spread the word: if your active lease contradicts that email, YOU HAVE RIGHTS. YOUR LEASE IS THE RULE OF LAW, NOT THIS EMAIL. 22 Slate has said that as of August 1st of this year, they will not accept legal currency that isn't digital. So basically, no money orders (discriminates against low-middle class tenants and the elderly) and no paper checks including cashiers checks (discriminates against business and corporate tenants). This goes to bullet #2-5 of my original review. Now, if your lease agreement (assuming it's still active) clearly states that they will accept these, THEY MUST ACCEPT IT, and if they do not, SUE THEM for breach of contract. If they try to renew the lease and remove this capability and you don't agree, MOVE OUT. Send a message that this is WRONG of them. They won't change it - so they shouldn't bother responding. What needs to happen, is that tenants need to force them out of business or to new management that wants to do stuff right.

They value the time and money of potential residents much higher than that of current residents no matter how long you've lived there. I was walked in on while asleep and half clothed by maintenance men not once but TWICE without them knocking. This is about as close as you can get to being in an HOA without ever having signed up to be in one. They are strict and often passive aggressive including but not limited to threatening to drain the pools if residents can not "cooperate" with their rules. Children are not allowed in pool areas even with adults. I also frequently had to keep my thermostat around 75 degrees to keep my apartment above a hoodie temp. due to poor insulation. Beware.

If you care about your money, mental health, and being respected, don't live here…read more Not only did I not get my security and pet deposits back, they CHARGED me a near ADDITIONAL $2,000 for repairs that sure as hell did not equate to A SECURITY DEPOSIT + A PET DEPOSIT + $2,000 DURING COVID. I didn't leave the place in perfect shape but as someone with family in construction and renovation I guarantee you it was NOT worth that much. What the hell is the point of a deposit at that point? Sure it has a lot of nice reviews but interesting that they're all from 8 years ago, around the time the place was nearly done being built. Likely a promotion ran where they gave some perk to people leaving nice reviews. They're nice at first but the moment you're in there it literally feels like you cannot LIVE there. You have passive aggressive management sending rude letters and emails- to the point now where any notice from a landlord sends my anxiety up the roof, even to this day when I live in a HOUSE now. Management, don't even bother responding to this because I'm not reading your responses. I don't trust you enough to give you my real name, because knowing you, you'd be awful. At this point, I don't trust you to actually be genuine in anything you say. Everything is a nice platitude to get the next lease in your roster so you can rip someone else off.

I am extremely please with the work Matt did for me…read more   He was professional, he showed up when he said he was going to and finished the project early! I had Windsor lawns switch out a ton of old land scraping stone, rebuild a boulder retaining wall that was falling apart, change a stone bed to a mulch bed, plant some flowers, plant a tree, and reseed an area of the lawn.   He wasn't the cheapest bid, but by far not the most expensive bid, you get what you pay for and I feel that with the quality of work they provide Windsor Lawns is a heck of a deal.   After the work was done, everything looked great, but as time went on I noticed mulch was a little light in some areas, as well as some of the landscaping stone.  I emailed Matt and within two days, on the weekend he came over and addressed the concerns.   From what I can tell, Matt wants his customers to be happy and you can tell from his responsiveness, professionalism, and follow through. Matt made my vision for the property a reality while giving me his professional input which saved me money!  Also instead of just rebuilding the retaining wall the same way, he restructured it so that water would drain away from the house, I appreciate the attention to detail because no one wants to deal with water damage.  If I could give them 10 stars I would.   Thanks Matt for everything!
