At move-in, we found a non-working brand-new refrigerator, missing mailbox keys, a bathroom sink drain that did not work, no screen on the sliding glass door, visible wall damage, a brand-new oven that had not been properly off-gassed, rusted bathroom shelving with human hair on it, trash and mildew on the patio, scuffed closet walls, and a damaged countertop. For a property charging this level of rent, I expected a much higher standard of preparation and turnover. What made this worse was Redwood's handling after move-in. Over the next five weeks, multiple issues were still not fully resolved. Follow-up was poor, communication was weak, and some items were represented as fixed when they were not. We had to escalate beyond the property level to get meaningful attention. When the matter reached regional management, we were told the number of move-in issues in our unit was "exceptionally high" and "unacceptable," which matched our experience. They offered a $250 rent credit. We said that's unacceptable for the quantity and severity of issues. Redwood then offered an additional $500 rent credit saying that offering more credit rent credits puts them in a difficult position with the BBB, but tried to count a separate $500 move-in promotion as though it were special compensation for this situation. It was not. That promotion was a public offer available to new renters generally. We were also told we could terminate the lease without penalty if unhappy, which is not a real remedy when the issue is that the apartment should have been delivered in acceptable condition in the first place. What is most frustrating is that Redwood continues to fight the complaint through the BBB while minimizing the seriousness of what happened. Their public response presents the situation as though they acted promptly and reasonably throughout, but that does not reflect our experience. Based on what we dealt with from February 21 forward, Redwoods Mindy Lane failed on both move-in readiness and honest follow-through.

I went two months, July and August, with a broken air conditioner. When they finally came and fixed it, they left the closet an absolute mess. Shelves were not put back up, the doors were left off, and there was drywall everywhere. I let them know, but they never came back, leaving me to reassemble and put it all back myself. When I made them aware that my dishwasher's support had broken, nothing happened, and I ended up moving out 6 months later with a still-broken dishwasher. I also had a broken shower, preventing me from using my main bedroom' s shower for almost 4 months. I let them know, and there was no response. Same as the dishwasher, I ended up moving out with a broken shower. Although the living space was roomy and accommodating for myself, the urgency, or lack there of, for their facility and their tenant's issues outweighs any positive that Winchester Woods offers.

Need a repair? It's never happening; we had a broken dryer for all three years we were there, despite multiple maintenance requests. Need a parking spot because someone is parking in yours? No help there because they somehow "lost" the space assignment sheet. I simply cannot recommend this complex under its present management. I'm giving it two stars because I can at least say the price is cheap.

They will only speak to the male of any household without a demeaning tone or manner--In fact, they won't even call the man of your house with any complaints about you or you or the property they only talk to the woman if they have a complaint . We spent three weeks cleaning our entire three-bedroom apartment and they still said that we owed them $250 at the end of it. They also said that our dog destroyed a ton of the property and the carpet smells like dog piss. I am here to let you tell you that my dog didn't ruin shit-- these women constantly blamed my dog for things that he never did (like pooping in peoples yards that were five houses away when he never leaves our yard-- they also said that he chewed up a piece of the carpet near the front door but that was actually the guy who put in the washer and dryer who got his foot caught in the fucking carpet. If you smell piss in the house it's because my kids were potty trained in that place. I had the carpet clean twice a year for all three years that I lived in that place. I had the carpets clean one extra time before I left, and they still charged me for a carpet cleaning. I spent well over my security deposit cleaning this place, and then they said they hired a cleaning company to come in and clean it because I did not clean it. This place is a shit hole, and I should've known it was going to be a shit hole but I did not see that it only had a 1.8 star rating online. The reason there is such a long waiting list for this place is because it's so exponentially cheap. The women that run this place really need to understand how to treat women. The men of the world are not the only people that should be treated with respect. The only person that deserves any sort of acknowledgment for this place is the guy that fixes the furnace-- not because he does a good job fixing the furnace because it was broken all this past winter by the way, he's just very respectful. If I could give a negative rating I would.

This is a shady business with unacceptable practices intended to drain you of your money. Don't anticipate a security check, and if they reel you in with a deal about a low deposit, expect to be billed. We left a plastic bag in our fridge by accident, an empty plastic bag, and got charged cleaning fee for it. The carpets were such low quality that they wore down to the ground beneath by the end of our two years. Truly awful. And then they charged is to replace for "pet stains". As proof they sent pictures that we could hardly determine if there was any kind of stain at all. Regardless, they had to replace the carpet and they could make us pay for it despite us having a house trained toy breed for only 6 months of our rent. We are lucky to have a lawyer who will help us through this, but unless you have that privelege and a large wad of cash to throw at this dishonest corporation, I recommend you find a way to avoid living here.

The wafer thin laminate floors crackle with every step you take, the apartment doesn't come with a washer or dryer, all the interior doors are made from cardboard and rattle when any door is opened or closed in the apartment, the tape between dry joints is literally self-peeling away and hanging down on the walls a ceilings, and when (not if) your appliances breakdown they won't have replacement parts available and will leave you with broken appliances for weeks on end. When we ended our lease and moved out they ripped up the carpet and used a blacklight on the underside of the flooring like something out of an episode of Dexter to try and justify why we needed to pay to have the entire apartment re-carpeted (there where no stains). They also harassed me from day one to when we moved out about my service animal and illegally demanded endless personal/medical information beyond what the law allows. Steer clear of this scam of a rental property at $1300+ a month!! They try and sell you on that it is a "new" apartment and but what they don't tell you is that when you move out they try to replace everything in the apartment and bill you so they "renew" it at your expense. Management also routinely uses COVID as an excuse to not do their job and meet resident's needs that we paid for. There are better quality rental units in Wooster and Massillon for much cheaper, it's worth the drive.

Hothem Enterprises does not have a website and claims to not have an email (even though they technically do but don't check it) and rarely answers phone calls even during (unlisted but provided over the phone) hours. Hugh went on a racist rambling about Chinese tenants to me, avoiding admitting fault or resolving the issues. Requires tenants to store trash inside their apartments. On move-in, (basement) unit was infested with bugs and back room had slight flooding/a thin layer of water on the wood floor. Did not believe me for two weeks after informing them of this reoccurring flooding, said I was making it up. I still have not received my security deposit, but wasn't expecting it due to the company's track record. Your mileage may vary but my advice is to AVOID AT ALL COSTS!!
