They pushed back out move in date twice. After the second call we explained that they can push it back bc our lease to our other lease is up. They tried to put us in a different unit but it was gonna be smaller and they were gonna charge the same price. After some fighting they allowed us to move into our original unit on time and there was no damages to the apartment. So we don't get why it was pushed back so much. A couple months later our water heater pipe bursted, and flooded our entire sunroom. Luckily I was home and was able to call them immediately. According to maintenance this was happening all over the complex bc of the piece on the water heater. On the summer the pool was hardly ever open. I can keep going but all I can say is that we are happy to be done with this place. read more

I HAVE SQUIRRELS LIVING IN THE WALLS OF MY APARTMENT. i have a cat so it makes long days everyday. i put in a work order on feb 15......still happening. all i can hear are squirrels running around and the other day they started mating so that's fun. they don't do anything about it. apparently the exterminator comes once a week....well the exterminator isn't doing their job so find a new one??? everyone here has a "i just work here" vibe to them. i've never been so disrespected in my life. the other day i paid with a money order....i didn't know they didn't accept money orders but i went down to the office. i said "i have a money order".... 3 people in the office. the one lady fills everything out then tells me to write what i needed on the check. i made it out to valley stream and everything....THE LADY NEXT TO HER, AFTER ITS BEEN WRITTEN ON SAYS "oh we don't accept money orders". they told me they can't accept it. AFTER they took down the info and wrote on it, making the money order useless. they ended up taking it because i went back and said they wrote on it and they have to now. i had problems with my fridge leaking for over a month. the lady in the office told me that i either needed to let the maintenance in while i wasn't home or it wasn't getting fix that week....WHAT? she told me they don't schedule appointments for maintenance, then proceeded to tell me that they have an appointment for a countertop tomorrow???? thought u didn't do appts? weird. they are super sketchy here. i've also said maintenance doesn't have permission to enter and the first time they came, they walked in after 1 knock...i was getting out of the shower. im an 18 year old woman and i live by myself. that is absolutely unacceptable to me. im currently in the process of working with a lawyer to break my lease! 18 and ready to ruin my credit because of this shitty complex. I have had the worst experience living in this community ever. This community would be better managed by children. I have not had one request for maintenance successfully fulfilled. My pipes froze on Monday, and when I called maintenance, they told me half the community was without heat, and the other half had frozen pipes. The solution-space heaters...so drive up my electric bill instead of hiring a plumber to come in and solve the problem? I have not yet technically been able to wash my laundry in this community. Why? At first because the machine to load the card was down....for three weeks. Then on Christmas Eve, someone broke into the clubhouse and stole it. Love winter weather? This your place then, in fact, bring your own snow shovel, because that is the only way you are going to not fall on the snow and ice if you clean it up yourself. Took over a week before the parking lot was plowed and salted too. I have yet to hear back from management on any of my requests. Valley Stream Apartments does not deserve the star that I have given them. Do not consider living in this place. I cannot wait until it warms up, so I can move. read more

I moved in October 2018 and have had a mouse problem from the beginning. The office and maintenance have not done ONE THING to correct the problem. It's always lip service from the office. It's nothing but lies that come out of their mouths. They have been taught very well from management how to lie to the tenants. I just took another dead mouse to the office to talk to them about it. Suzette the "regional manager" of course was on lunch break, then she was in a meeting so she couldn't talk to me. They said she would call me. Funny.. She didn't ask for my phone number. Will holes in my kitchen get plugged? I highly doubt it. Both office staff and maintenance are unqualified to run this place. Spread the word to EVERYONE you know. THIS PLACE IS A DUMP! I have lived here for over two years. The first year I had no air-conditioning, I put in multiple orders to get it fixed and there was always a mistake on their end. I went to the full summer without air-conditioning. I had to purchase a window unit. I have transferred to a different unit for the second half of my residence. There are maintenance issues that I have reported but remain unresolved. They charge somewhere around $27 to pay your rent online with you debit/credit cart which is extravagant. They don't accept cash or checks. So if you're a busy person who cannot make it to the bank, then you are stuck with that fee. Otherwise you have to pay your rent using a cashiers check. We have had issues with paying our rent that was not our fault and still had to pay the late fee because we were contractually obligated to. At one point we were told they could not accept cashiers checks from our credit union because their scanner couldn't read them so they had to mail them to their accountant and they were losing money on the cost of postage... the same company that charges you $27 to pay your rent with you debit card. So we opened another bank account at Huntington. I don't understand why it is so difficult to give someone money. There isn't a reasonable level of flexibility from Valley-Stream. The latest issue we've had is attempting to pay our rent and them telling us that our rent was $31 more than what we paid. Upon reviewing our contract, we brought the correct amount. There was no apology. Just attitude, avoidance, and now potentially a new contract. To sum things up, poor maintenance, it is inconvenient to pay your rent, there are issues in the office, and there is poor customer service. read more

Update as of May 24, apartment is infested with mice and they have done nothing about it. Called me on Monday or Tuesday, cant remember, left me a voicemail saying that I missed the exterminator by 5 minutes because I didn't give permission for him to enter. Pretty sure when I signed my lease I agreed for maintenance or whoever needed to fix a problem can enter if I'm not there. Furthermore, can't you call another exterminator?!?! They said he is not coming back until June 11. Unacceptable. I am about to call one myself and send them the bill. I feel like I'm paying $735 to live in a gross and unsanitary apartment with mice as my roommates. So far I have found 7? 8? only two have been alive, thank God. I wish it wasn't so expensive to break my lease because I would do it tomorrow morning. STAY AWAY FROM THIS PLACE! They never follow through and if they do it's months later. Example, the main outside light to enter the building has been out since winter. December maybe? And they said they were waiting until Spring because the cold affects the bulbs. Here we are in Spring with 80 degree weather and still no new light. The carpet by the washer was soaking wet and made the whole building smell like a moldy sock. Took them 4 days to come out and it still leaks. Women who lives in the Apartment behind me says her apartment is infested with spiders and her bites are so bad they are starting to scab up. Woman who lives in the Apartment above me says she has a racoon living in her attic.. she also has a small child living with her too. She told management and they are still waiting on Animal Control. Shouldn't they be there right away? Pretty sure this is violating health code violations for living in an apartment. With all of the problems and lack of caring from management I am about to get my lawyer involved because there is NO WAY I'm paying June rent of $735 when half of the month I shared my apartment with mice. Found one earlier tonight ON MY BED but it was too quick for me to catch and jumped down and got away so who knows where it's at now. I have traps everywhere bur they clearly aren't working and they need to use their BRAINS and call another exterminator so I don't have to wait two more weeks of dealing with this BS! I moved out a few years ago but had to come say JUNK water lines freeze regularly holes in wall to get heat in covered with vents and allow all cold into living area people running it are a joke and when u move out the bill is not itemized they send it last legal day to do it and send it immediately to debt collectors also. Parking lot beat to hell destroys cars suspension. This was the worst I lived in. Furnace and water heater are in three seasons room that have open venting to outdoors right on side of wall. Maintenance man said people who built it build in warmer climates didn't know waterline a couldn't be on exterior walls... When I moved to Valley Stream last year, they were awesome. They were flexible and understandable. Then they got a new manager. She is unworkable, unflexible and completely infuriating. Before they waived fees, they were reasonable and made you feel like they valued you. Now there is little understanding. I have turned in notice to move out this month. I have been unable to proceed due to icy walkways, large falling icicles that fall from the roof and are dangerous. They just NOW requested special parking for plowing when there are so few parking spots due to the pathetic plow job this season. I have not paid my rent due to disputes with previous fees and they are still saying they will proceed with eviction when I have already covered all policies to inform them I am moving out. This is completely unreal. I have black mold growing on the inside of my sunroom, which is unusable in the winter due to no insulation. I have gone through a container of drano every month and still have standing water in my shower. My dishwasher barely cleans my dishes and leaks most the time. I have stopped calling for repairs because the front office has not been responsive. When I do get repair work, the tech asks me to please state the problems on their Facebook page due to the continued problems with the lack of assistance the front office provides. And don't get locked out at night. Emergency wants to pass you off to many other people. I only got in cause my neighbor is personal friends with one of the people that works in the front office and knew where he lived on the property and got me help. My parking lot has no room for me even without snow, and out of the 8 apartments in my building only 4 are occupied. My alliances are ancient. Yes, it's awesome with the pets, and it's quiet and I would have stayed here but then the new manager came, and there is no flexibility. You must get a money order if you are late, and you must get it by said day and there is no concern that all the banks are closed and you can't get it. I get more compassion from my car loan company who is in Florida than this new manager here. I will never rent from Monarch Reality ever again. read more

The rate they charge to live here is way to high for the crap apartments they let you stay in. Everything is outdated and needs to be replaced. My boyfriend and I have lived at Valley Stream for three years now and we just renewed our lease for a 4th year. I am already regretting it. We have not had any problems up until the past couple of months, starting when I turned in our lease renewal. Long story short, I have had to turn in not 2, not 3, not 4... BUT FIVE! FIVE lease renewals !! Either because they lost the lease, or I found an error in the agreement and upon pointing it out they would type up another one (later, not while I was already in the office) and it would appear on our front door requesting us to renew our lease. The errors on the agreement included wrong/missing names, incorrect amount of rent, wrong address, and wrong period of lease date. As this was not enough of a hassle, over the last 2 weeks we have been accused of being short on our rent (which we were not). We had overpaid the month before (due to an error on the lease agreement; incorrect rent amount), so we were given $50 off for the month of November 2013. I even had the the paper work that the office & myself signed granting us the $50 off. Apparently they had lost their copy and did not realize that we had the discount. When I got the first phone call about the "missing" $50, I immediately explained the arrangement and offered to bring in the document. I was told this wasn't necessary and then we were able to clear everything up over the phone...or so I thought. A week after we "cleared everything up" I got a notice on my door saying we were still short $50. Um what? So I went into the office with my paperwork and explained again that they granted us $50 off of November's rent. Apparently everything is cleared up now, at least I hope so. I would like to also add that every time I have spoken with the office I have been very polite and patient but it is becoming very difficult to deal with these incompetent individuals. Oh! and just to further my frustration, I received a phone call today from the Valley Stream office wanting to know which car port number I rent out....I don't rent a car port. Needless to say I am now worried that rent will be "short" again in December because I didn't pay my car port fee for the car port that I do not rent. LOL, I guess you just gotta laugh. I will not be recommending this place to anyone else and even though we are unfortunately stuck here for another year, we will definitely NOT be renewing for a 5th year. read more

We just moved into these apartments 2 months ago and I would have never moved in, if I know what I do now. First off, I called for maintenance when we first moved in.. (I never had a gas stove before and I didn't know there was a pilot light constantly on, making the stove warm.... I know it was a dumb reason but honestly, I had no clue and I didn't want there to be a problem.) Well, it took several days for them to come out. The guys we friendly, they just have no staff. Most of the guys have been fired of quit and there are only 2 people to fix things, in a huge apartment complex. This winter has been brutal and the parking lost are slippery, hardly cleared enough to get out, I have gotten stuck several times in my parking space and have been late to places I had to be. The sidewalks are a nightmare, there are huge icicles that look like giant spikes of death hanging about your head when you walk in. We moved in under false pretenses, We moved in while there was a special going on, so we were supposed to have $200 first months rent and $300 second months. Apparently, the lady who told us that was incorrect and we ended up paying the full second months rent. They since fired the lady who told us that but did not honor our arrangement. That was an expensive mistake. We were told we could have Direct tv installed and that there was no Time Warner internet. My husband works from home so these things are a big deal. Well, there is Time Warner and Buckeye Cable (which caps off at 500mb) Obviously not going to work with the amount of data we use. Anyway, we also weren't allowed to installed Direct TV, which we had a year left of our contract and was one of our deciding factors. We were told all sorts of things that were far from the truth and this is just the beginning. Parking on the weekends is a nightmare and if you want to park in their (Barely standing) garage you have to pay an extra fee. So, that was out. These apartments are considered luxurious... Maybe 20 years ago.... They are nothing short of a mini hell. So, my husband and I have 2 children, they are 2 and 3... They run and jump and play and with the winter being as crazy as it has been, they are cabin crazy. There was only one unit (In the size we needed) that was available... Or course it was on the top floor. I was extremely hesitant to move upstairs with my small children, but I was reassured that it would be just fine and the walls are thick and you can't hear much. So, reluctantly I agreed to move to the top floor (Which is about $80 more than the bottom, they have vaulted ceilings and more square footage). So with the assurance and the understanding that my kids will be jumping and running, we signed a lease for our top story apartment. Mind you we were also pressed on time because the home we were living in was getting foreclosed on. Just about from day one, Our neighbors have been harassing us, coming up to our door screaming at us to control our children and they were going to call the police on us... It was extremely uncomfortable. They yelled and the entire building was able to hear it. This was at 7:30 at night, my kids were about to go to bed. So, I went out and bought huge expensive area rugs and moved all the toys out into the "sunroom" which is not heated, so the kids could have a little more freedom to move around and make some noise. This didn't help... The neighbors constantly bang on our floor (Which is their room) in what seems to be frustration. My kids don't walk but they're not constantly banging around. And this was happening when I swept the floor with the vacuum and just plain walking around. I am uncomfortable in my own house. They constantly bang on the floor... At all hours of the day and at least 2-4 days a week. I took this issue up with the leasing office and they said they would talk to her and get things straightened out. I brought up this issue several times, we have only been here 2 months, I'm trying to get out of my lease. There is a clause in there that talks of tampering with the ceiling for Asbestos related issues. The leasing office told me to call the police if it continued, so I did and the police agreed that it wasn't right and they went down there and explained it to them. They stormed out of their house and left... Since then the banging has only got worse. The neighbors are twisting stories in their favor... I have been nothing up honest with them, especially about the kids being young and have lots of energy. The assured me that I was doing nothing wrong... The issue is still yet to be resolved. We're meeting tomorrow with the leasing office to see what our options are. So, it's been an 8 weeks of hell and I have 10 more months to go. read more

Contract is really unethical, management are all really rude, and will not work for you but will work to take from you. I can not speak to how bad this apartment complex has become. I enjoyed living there under the old property manager but now it seems they are only concerned with money. They treat there tenants as number versus actual human beings. I went 3 months with less than 4 minutes of hot water in the winter with no reimbursement, the sauna was down for four months, the pool was down for half a summer, and they came to fix my freezer and left the groceries out. Management is rude, disorganized, sense of entitlement, and has no clue how to treat real people. My experience at Valley Stream was nothing but a headache from move in to now(after i've moved out). The first event that happened was my neighbor apparently had a mental disorder and wasn't being cared for and wouldn't take his meds and go crazy and punch out windows and tear up his apartment. This happened 3 times and cops and medical officials were involved every time. The second event that happened was the water heater above my apartment drained 40 gallons of water into my apartment while i was gone for the weekend. Nothing that was ruined was replaced and it took 3 phone calls to get anything cleaned up so that i could use my closet again. The third event that happened was that i got locked IN my apartment. Someone came out to fix the lock and then a couple months later i got locked OUT of my apartment. To get the lock out they drilled the lock and made my door look like someone broke into my apartment and never fixed it. The next event that happened was that my fire alarm was beeping(i changed the battery on my own once but it still wasn't working) and the grounds man came to fix it and didn't even wait the 60 seconds it takes to make sure the alarm is fixed and not chirping. I called again to get him back to my apartment to finish his half assed work and although the alarm stopped chirping he left the alarm hanging from the ceiling. Now they want to charge ME to clean the floor and paint the walls because i didn't live there 18 months. THAT'S THE JOB OF THE LANDLORD!!!! I would not reccommend this apartment complex to ANYONE. It's a ripoff and you will have more problems than you can deal with. read more
