Having lived in two different units over a period of six years, I wish I'd had the information I'm about to post below before I'd moved out. If you're a current resident, please take advantage of this so that repairs are actually made. Ohio Rent Escrow Procedure Under Ohio Revised Code Section 5321.04, landlords are required to put and keep the rented premises in a fit and habitable condition. If they don't, then the tenant has remedies under Ohio Revised Code Section 5321.07, which says that if the tenant is current on his/her rent, then the tenant can write the landlord a letter about the substandard conditions. Once the landlord receives this letter, the landlord has only 30 days or a reasonable amount of time (whichever is sooner) to fix the problem. If the landlord does not fix the problem within 30 days or a reasonable amount of time, the next time that rent is due, the tenant can go to the local municipal court having jurisdiction over the area (or if there is no municipal court, then the county court of common pleas) and start the process of paying the monthly rent to the clerk of courts. Every court's procedure will be a bit different, but the broad outlines will be the same. The clerk of courts will have the tenant fill out some forms, set up a rent escrow case file, and accept the rental payment. The clerk will then notify the landlord that the rent has been paid into escrow and will be kept there until the tenant agrees that the problem at the rented premises has been fixed. It is best to call the clerk's office before you head down there to see what, if anything, you will need to bring with you to get the escrow process started. Some Courts want to see a copy of the lease agreement and a copy of the letter you sent to the landlord about the problems. You also don't want to be late with the rent when paying the court. Nothing will stop an escrow process quicker than being late on the rent. If there is a disagreement over whether the problem still exists (or ever existed) or whether the tenant is allowed to escrow the rent, then the clerk will advise the landlord that the landlord can contest the matter at a hearing before the court. At such a hearing, both sides can bring in evidence and put on witnesses to prove their case. The Court will use the escrowed rent as a hammer to force the landlord to make the repairs if the court finds that the repairs need to be made. The landlord can petition the court for a partial release of the rent so long as that portion of the rent will go to making the repair. read more

If I could leave this crap hole zero stars I would the maintence here is a joke, my dishwasher hasn't worked in over a month because the believe I have a "rodent problem" that alone took 3.5 weeks just to get someone to come out. Their idea of an exterminator was to set up glue traps. Oh and my dishwasher still is not fixed and I have issues from when I have moved in that are not solved including a plug HANGING OUT OF MY WALL! This place is a joke and should be shut down. I have lived here going on 3 years. I like the area. I live in the townhouses and haven't had much of a problem. I can honestly say that if I had a problem I go right to the office and they try to make it happen. I run an office so I know how people can be demanding. I was always told to treat people the way you want to be treated. I'm hoping they keep this round of office personnel longer than a few months things would run smoother for for them and others. I've met the office manager today (Alexandria White) and she crosses as someone that knows her stuff and respects what others have to say and I respect that. Terrible! As others have pointed out, the staff allures you with great looking town homes and condos then puts you into facilities that barely function When my roommate and I first signed the lease, these problems did not exist but now it seems the new property manager has no concern for tenants comfort, happiness, and most importantly, safety. 1. The A/C did not work for 6 months, me and my roommate would either call or drop in the leasing office every day. Sometimes maintenance would show up and leave a few minutes later, "forgot my tools, I'll be back soon!" , property management later stated that the AC which is advertised in their sales pitch, is MY renters insurance responsibility. This is after the AC had been "worked" on at least 10 different times, they have destroyed the paint in the kitchen walls and counters while working on them (multiple broken and refurbished AC units) I cannot express how incompetent some of these maintenance workers are. I have caught at least 2 maintenance workers just walking into my apartment when they thought no one was home, no knock, giving the excuse, "oh, I forgot my tools! Have you seen them?!" 2. The lack of assigned parking is also ridiculous as there are tenants that keep multiple broken cars and motorcycles that do not move, multiple, and I mean, multiple people who park in both handicap spaces, as WELL as fire lanes. A family or unregistered childcare service who I have actually watched throw their children in the TRUNK of their car ( the police were called ), and on top of all this, despite always parking in a non-handicap space, and obviously never in a fire lane, my car somehow managed to be scuffed and keyed up, I have come outside many times to see kids sitting on the back of my car. Just know that unless someone's car is being repossessed, they do not tow. Its absolutely ridiculous. The quality of the tenants Spring Hollows selects has also gone straight down the gutter in the two years I've lived here. At the beginning it was only small families with 1 or 2 children, some college students and blue collar workers. Now I routinely see families of 6 or 7 staying in a single 2 bedroom apartment. They must have started accepting more and more section 8. Thanks to this, my new apartment was specifically chosen to avoid section 8 apartments like this one. I would recommend this apartment to people who love the feel and sound of trains, the property is located no more than 20 or so yards away from an active train track, which not only makes it hard to sleep, it also makes entering or exiting the complex an absolute disaster. Always leave 20 minutes earlier than what it should have taken to get to work or you will be late commonly! The train tracks to the north and the construction and congestion to the south make commuting an absolute blast for people who want to sit in bumper-to-bumper traffic, or perhaps unable to turn into the complex when getting off work. In closing, this place is terrible and I would seriously consider a therapist if you've already signed a lease, you're going to need one. read more

My boyfriend and I moved into spring hollow villas a little over a year ago. We were excited and impressed at first but now wish we would never even have considered the place! The location is good & the area, that we are in, is quiet but that's pretty much where the positive aspects end. The management is way below par and the maintenance is absolutely horrible. We have had several problems that either have never been fixed or "fixed" and "fixed" again and still broken. Our garage door has been off track 3 times because they are unable to figure out how to repair it. I hold my breath every time I open it because I am afraid it's going to fall on my vehicle. We have told management and maintenance that there is a crack that is leaking in our garage over a year ago... It's still there. The central air is nice, unless you want to sleep. we had to install a window unit in our bedroom because it is beyond hot in the summer. I could go on, but I think you get the point. The places look nice, & the management sells it well, but I wouldn't recommend moving here to anybody. It's a complete waste of money... A lot of money at that! read more

Being a military family means we have been moved around a lot, also means we have lived in many different places. 3 years ago, we moved in the condos Spring Hollow rents. I can honestly tell you this is the WORST place my family and I have ever lived in. And it is not because of the condo itself. I did really like the condo we lived in. Despite them being older buildings, everything inside is a good size, from the kitchen to the bedrooms. The problem lies with the people who work in operating Spring Hollow Apts. I'll start with the office personal, they are friendly until they realize you've called to report any issue, then they talk to you like they are absolutely inconvenienced by your call. They aren't very good at listening to you while you explain the problem and they're very quick about getting you off the phone. And that is if you can get them to even answer the phone. Many times I have called and no one will pick up the phone. Sometimes I would have to make multiple calls throughout the day just for someone to answer. I do understand at times there is one person in the office, however that phone is always ringing, there needs to be someone to answer phone calls alone. Then there is the maintenance staff, the true problem. Not only do you have to put up with the rudeness of the office staff, then you have to wait on when they decide to come service whatever issue has been reported and they have no clue what they are doing. We were always sent the same two guys and they never could fix the problem the first time. Multiple calls had to be made on several issues. As they are older homes, we do understand that there are bound to be issues, however if they are not going to put in money in renovations so there aren't so many issues then the staff hired needs to be better at servicing. We probably would have enjoyed living in the condo had it not had so many problems with it. If you want to live in a place where you don't have to bend over backwards just to get a anything fixed, I recommend taking your money else where. read more

Beware of this place! The location is great but that's about it. I lived there for two years and it was horrible. Maintenance was a JOKE! I did EVERYTHING by the book and they tried to get me for a whole month of rent AFTER I MOVED OUT. How? By saying I didn't keep my electric on for them long enough. That the rusty appliances smelled after I moved out because I turned off the electric. I don't think so! I put charcoal in a sock and left it in both the top and bottom. It's a cleaners tip they wouldn't know. Lol They said stains on the white carpet that put in the unit in the dining area were beyond repair! Well first off you put white carpet in there and I had 4 kids. I was there two years. I had my own carpet cleaner a rug in there to help not have a mess but you can't control EVERYTHING. What was there I call NORMAL WEAR AND TEAR! So you know what I did I took them to MEDIATION through court. They came (Sarah) she had claims but you know she didn't have?!? Lmao PICTURES! Later on she and the company said they would just take a smaller amount and I still refused. That crap was on my credit. But if you call in to all and any credit company and tell them your not responsible for that charge that credit company will have to put that on your file. When I did that a lot of people seen it and understood ME! It does and doesn't effect you. It's now off my credit and I'm in the 700s were I should of been back then! Also in the winter the snow removal method is horrible. I lived behind the office in the town houses. What happens is the a hired company comes in pushes all the snow up to the sidewalk/walkways of every townhouse and LEAVES IT. They expect you to climb these manmade mountains of snow that can freeze over night. Try doing it with a newborn in a car seat. But before the new born, try the end of the pregnancy at 8.5/9 months and a baby who can barely walk. Don't you worry they will have someone out as soon as they can! While you wait you can watch your blinds blow in the living room around the sliding glass door. Those doors are sooooooo old that they are just a big pretty LEAKY WINDOW. Ohhhh and they except pets even if you don't have one you will have to be careful. My first unit I was assigned to smelled like dog urine and wet dog. Ummmm my son is allergic to dander and I'm allergic to filth! read more

Firstly, this is only half way through our lease and this whole experience has been nothing but stressful, infuriating, unprofessional and a complete JOKE. When we first signed our lease, we were desperate for a place after moving from Indiana to Ohio on short notice. Even though the buildings looked un-kept, again we were desperate and the office staff made this place seem like it was going to be perfect for my husband, infant and I. Unfortunately it was the complete opposite. After signing our lease for some reason the office staff told us we wouldn't be able to see the town home we leased out with the excuse that they needed a month to clean the place up? So we got a virtual tour, which made the place look A LOT larger than what it ended up to be. When we moved in we first noticed a large crack right out front of our town home. And mind you, a large crack in the side walk while moving furniture and large/heavy boxes into your new home (and icy/snow weather and in general) is a HUGE safety hazard, and a law suit just waiting to happen. The first time we used our oven, our pizza was covered in black soot, and made our home smell like melted plastic because the cleaning crew had apparently left a magnet in our oven and didn't clean it correctly. Domestic disputes across the way (screaming outside and inside of their home) waking our infant up in the night, on the regular since we moved in. Not to mention the walls of our home you can see where they sprayed cheap paint over parts of our walls with old nasty hairs beneath the paint. Also, having a pet and stepping in other dogs crap when you have to take your dog out is pretty annoying if you ask me. Then hanging all of our clothes onto the rod in our closet, it collapsed after hanging only a few clothes up, along with other issues needing maintenance for, and some unfortunately that never were fixed. Not to mention, in the unbearable heat of the fall our air conditioner didn't work. And "unfortunately" because the owner doesn't want to spend on multiple other places in need of a new air conditioner, we were given a small, personal AC unit to cool the place. Placed in the window, which racks up the electric bill and leaving my window unlocked and open for intruders. So invested in our own security camera in our home. The AC unit only cools off one part of the home, so being miserable upstairs in our bedroom sleeping at night, sweating with trains going by every 1-2 hours took some getting used to. Since the staff doesn't tell you that when you sign it is for a year lease only, you just have to accept it. Then when the weather became cold, luckily the heat works (leaving a gas smell that maintenance claims is a "soot" smell outside our front door), but heats up the upstairs in our bedroom, leaving our infants bedroom cold at night, we had to move our AC unit to our bedroom to keep from being miserable sleeping at night. Sadly it doesn't end there, our sink and bathtub drains were so disgusting and clogged with previous people living here, waiting over a week for maintenance to come snake our drain. Standing in disgusting, slimy water up to our shins to shower, having to take our infant to other people's homes to bathe him. And still after, the bathroom sink clogs with water. After calling this past Tuesday to have our sink disposal fixed, stinking of old food and clogged with water while doing dishes my husband called Saturday morning, FOUR days after our work order request, only to hear that the office worker, Yasmin, never placed the order. AND even though they claim to have emergency maintenance for issues like this, we have to wait until Monday for someone to come fix it. Which I bet won't happen. My husband and I work to pay close to $800 rent that is NOT worth the $$ because the people renting from Spring Hollow Apartments do NOT get what they are paying for. The only credit I can give is to Willie the maintenance man, who has been the only professional one working for Spring Hollow Apartments. Other than that, I'm sorry for everyone who has to live here. read more

You have been warned by others. Run, run, run. Horrible management. You will be dealing with leaks, horrible air conditioning (won't reach upstairs), water stains on ceilings, check your oven before you move in. Even if you don't use it because it doesn't work they will charge you for cleaning it when you leave. Take pictures of what you can, because they will put it on you. Take picture of when you got there, then take pictures of when you leave, they are running a scam. read more

I wouldn't even give this place a star... it's a complete joke.... the maintenance people and the office people don't talk to each other and when things don't get done they blame it on each other which is just stupid. It took them four months to fix my dish washer and I had to go in almost everyday to the office get them to finally fix it. They show you the nice townhouse and then when you sign your lease put you into the rundown one, they had to fix a lot of stuff and half the stuff still isn't fixed. I called to tell them my fire place wasn't working a guy showed up and said he needed a part and would order one and call me Monday to update me. Few hours later anther guy came said the same thing, month later still no call and my fire place was still broken. Had to go into the office almost everyday till maintenance showed up again and said the same stuff they told me the first time around. Finally after two months they finally fixed it... the office people didn't give two craps about it at all and were like we didn't know anything about it being broken and another one was like oh I thought that was fixed already!!!! Let's just say that this place is a dump!!!!! Save your time and money and go somewhere else I can't wait to get out of here read more

Where do I begin. I lived there two years. The first renewal they increased my rent the maximum amount and said they would not increase it for the next renewal. Went to renew and they were raising my rent another $25. I had frozen pipes last winter and went without water for a week while their maintenance people wasted their time trying to figure out why. I had water underneath my apartment that had to be flushed out. It was a joke until they figured it out, that the apartment behind me was empty and that's how the pipes froze. The dishwasher never worked properly and repeatedly back up with water that smelled like sewage. So, I gave my 60-day notice. I cleaned thoroughly and removed all belongings on time. They kept $280 of my $350 deposit for cleaning and re-painting. When I disputed it they asked if I had taken pictures. I stated no and there was nobody available to do a walk through at the time I turned in my keys. They said I was responsible to touch up all the paint where pictures were hanging and that I was suppose to ask them for the paint. I had cleaned the frig, oven, and fireplace. There is drug activity going on openly and had a person harass me for parking "on the line" by leaving a note saying he had me under surveillance. He purposefully parked close to the drivers side so I could not get in my door and to teach me a lesson. Then he decided he would park in the handicap spots repeatedly. I would not recommend this place to anyone. It is not worth the money! And the staff is not helpful. read more

Do NOT rent from this place. Many things are very cheap in the apartments and do not work properly. The office takes very long to get back to you and cannot keep proper records. We moved out of this place 4 months ago and they just now sent us a bill for damages. We gave them two forwarding addresses and they claim to never received a new address. While we lived there the shower in the apartment above us broke and leaked (rained) down through our vents and down through our walls. Our hallway carpet became completely soaked and we were told they would replace it when we moved out because of the mold growing underneath. We received a bill charging us for carpet replacement that is being blamed on our dog. The office had no records of the multiple water leaks because they came after hours. Now they are trying to get us to pay for the carpet even though we lived in mold and wet carpet for 4-5 months. Lots of unethical and shady practices by this apartment complex. read more
