And even with a pandemic happening, the office & maintenance staff are very friendly and helpful. If you attend UToledo, the location is really convenient and safe. The rent is a little steep, but that's just to be expected for apartments near a college campus. That's not just here, that's anywhere. Folks complain about the furnishings and quality of construction, but honestly, you have to expect this when you rent one of these "rent by the bedroom" close to campus apartments. On the negative side: security here is lax or non-existent. Residents are robbed in the parking lot. After an armed robbery, the cops showed up, but security never did. Never. So, take their claims of 24 hour security with a grain of salt. Make sure your student knows that this may be a legal issue if they're harmed by Edge's negligence, here. The security company shows up if and when they feel like it. You stand a good chance of being mugged or worse if they don't feel like working that night. After a series of muggings, they sent out the attached letter. Basically telling residents to be extra careful. What was missing was something to the effect of "we've spoken to the security company and they won't be blowing us off in in the near future." Now? They're sending out notices to people saying they're late with rent. In our case, we're actually paid ahead. But we're still getting e-mails that say things like: "We are sending a third friendly reminder that April rent has been posted to your resident portal account, and you currently have a balance of (an amount that shows that they owe money to us.)" "*This email was sent because you have an outstanding balance on your account. Please work to pay it asap or contact the office if you believe there is a mistake on your account." If you call the office, they'll just tell you that this is a mass e-mail. Pointing out to them that "...was sent because you have an outstanding balance on your account" doesn't seem to make an impression. Either the staff was told that management knows and doesn't care, or staff doesn't feel empowered to push these issues up the chain. I feel bad for the staff. They're probably students. But the lack of attention from management is alarming, and the staff probably doesn't feel they can push these issues up so they can get resolved. All in all, people like living here. It's convenient and fun. The residents are basically all students. Just realize that the management of this property cares about as much as management of this type of apartment usually care. The apartment complex is dangerous. Security really isn't there if they don't feel like it. You will get hounded with e-mail after e-mail demanding rent after your rent is paid. Their accounting and IT functions seem wholly incompetent. If they stick you with late charges after you've already paid your rent, realize that the calls you make are going to be to people who can't help you. If they mess you up too bad, call campus legal. Is this similar to other campus rip-off apartments? Unfortunately, yes. The owners are off in some other state. They don't care about the residents that much because there's always an inflow of new residents. So, you take the good with the bad. It's not the wrong decision to live here. You just need to be aware that there are downsides. Personally, I think your choice is to either suffer with the downsides, or move to a complex a mile away where you'll get a much larger apartment for much lower rent. But then, you're not right next to campus, living with mostly students. The aggravating part is that it shouldn't be that hard to have security on premises. It's needed in this neighborhood. And it shouldn't be that hard NOT to hassle people who have already paid their rent. By the way, take a peek at the "not currently recommended" reviews. I think this complex's rating would be lower if those were factored in.

The internet has completely went out for hours at a time. 2. ROOMATE MATCHING IS AWFUL! Staff promises to pay close attention to the survey you fill out about your studying habits, cleanliness, hobbies, etc. However, it is most likely they will stick you with whoever they feel like.I've had to switch apartments twice because of either a roommate so messy it violated public health, or a roommate so irresponsible they constantly lost their keys and ended up leaving the patio/front door and windows unlocked all the time. WORST OF ALL, Olde Towne has failed to inform me MULTIPLE TIMES, about a roommate moving in. PARKING IS LIMITED AT NIGHT! If you live in the back of the complex, you are not finding a spot close to your apartment after 8 pm. You will most likely have to walk from the very front of the complex, and the courtesy officer is often missing in action in case you wanted a safe escort to your apartment. 3. THE APARTMENT THEY SHOW YOU DURING THE TOUR WILL BE DIFFERENT FROM THE APARTMENT YOU ACTUALLY MOVE INTO! Layout, style, and furniture all vary. It is a game of chance rather than knowing exactly what you are getting. I have lived in three different apartments in different locations around the complex. My first apartment was well insulated and held heat and air very well. However, my current apartment does not hold either and I am burning up in the summer, and freezing my butt off in the winter. 4. MAINTENANCE CONSTANTLY ENTERS YOUR APARTMENT! You will be notified when maintenance will be entering your apartment. This usually ranges between three to four weeks, so you basically just know they will be showing up at anytime in the next month during office hours. When they do show up, they will bang on your door as hard as humanly possible, and enter before you even have the time to get up and let them in. Also, when they install HVAC system filters, they will most likely be installed incorrectly which can lead to bad air quality. Lastly, I have had maintenance show up a few times, out of the blue, early in the morning during my usual shower time or when I am trying to sleep in. Not a great start to the morning to say the least. 5. THE TRASH COMPACTER WILL BE OVERFLOWING WITH TRASH OFTEN! This one is simple, you will show up to the compacter, and there will be a mountain of trash in front of it. You leave your bag, because there is nothing else to do with it. Then, staff will probably threaten you with a $25 dollar fine for not placing your trash bag in the compacter. 6. RANDOM CHARGES WILL BE PLACED ON YOUR ACCOUNT! This has happened several, and when I ask about the charges I am usually given a confused response, or am being charged for something ridiculous. Upon transferring apartments, I have been hit with random application fees even though I had already paid this upon initially applying for the apartment. I also have been fined for my roommate leaving her personal trash bag outside our apartment. Maybe if there were surveillance cameras around the property there wouldn't be so much confusion about this, and the right person could be fined instead of everyone living in the certain apartment where trash is found. 7. PAINT, FURNITURE, AND BLINDS ARE CHEAP AND EASILY DAMAGED! Pieces of the blinds will crack and fall off just from opening and closing them. If you put command strips or scotch tape on the wall, it will rip off paint and pieces of the wall when you try to remove them. My toilet has broken multiple times just from flushing it. 8.YOU WILL BE CONSTANTLY HARASSED TO RENEW YOUR LEASE! I have been bombarded with phone calls, emails, and texts almost weekly for the past several months about renewing my lease. Even if you tell someone personally from the office you are not interested, THEY WON'T STOP. In conclusion, Olde Towne University Square is a SMALL step-up from living in the dorms at the University of Toledo (you have a private bedroom and bathroom). I would suggest living here to college freshmen/sophomores. However, if you are an upperclassman at UT, or simply are not in college at all, you can do better.

A consistent problem we were having was with our bathroom sink faucet leaking water. If left on for too long, there would be enough water to run all the way down the back of the sink and onto the floor. Greenbriar had come out a few times over a period of a few months to try to fix but to no to avail. After describing to them how the faucet was still leaking and the unsatisfactory experiences we had trying to live and deal with it, they quickly sent out a maintenance team member the next morning. He worked with us to try to understand when the faucet would start leaking, so he could determine what needed to be done. He came to the conclusion the only option was to get a brand-new faucet and quickly left to get one. My roommate and I both had to leave the apartment but at the end of day when we returned, we had a shiny new and non-leaking bathroom faucet. Thank you Greenbriar for listening and solving our problem so quickly! Your prompt service is greatly appreciated!

It would legitimately be easier and cheaper to buy a house in BG than trying to work with…read moreGreenbriar. I've rented 2 different locations with them. The first location was an apartment, and we constantly had issues with ants that were never dealt with properly. They also were very slow to ice the sidewalk, and the stairs were out of code so they were a constant danger in the winter. We checked everything when we moved out to make sure there was no damage other than what we noted when we moved in. When we left, they said we damaged paint and blamed us for the heat not working (they never fixed it when we mentioned it SEVERAL TIMES) so, in addition to taking months to process, we didn't get our deposit back. We stayed at the second location for 2 years because we didn't want to deal with the hassle of moving everything again. The rent for the second location went up $50 after renewing it after the first year, and there were no improvements made to the house to justify that. The place didn't even have a dishwasher, and we constantly had problems with mice, which they didn't fix. There was not a single level line in the entire house. I think that a group of chimpanzees with hammers could probably build a better structure. The top of one of the doors was cut at probably a 30 degree angle to match the equally janky trim surrounding it. The flooring was very sketchy as well. You couldn't see anything wrong in the photos because of the god-awful brown carpet, but the entire floor bowed wildly, and the sub-floor was missing sections, creating weird divots. The electrical system in the house was also concerning to say the least. A couple of the outlets were these weird 4 plug abominations that were super loose and lacked any ground pins. One of the outlets in the living room wasn't attached to the wall, so if you tried to unplug something it pulled the entire outlet out. One of the bedrooms only had one single outlet, and was clearly just made by separating a larger bedroom into two unreasonably small ones. The house also had central AC and heat, but most of the rooms were set up incorrectly, with only air out, or, in the case of the one-outlet bedroom, were entirely left out of the system. Because they refuse to update anything, the only options for internet are cable companies (don't even get me started on spectrum) with no other real options. Fiber internet would be available in most of their properties, but they don't have it installed because they're cheap and you can't get it installed yourself because of their "no improvements" rule. Because they have what is in all ways a monopoly on student housing in BG, they can charge whatever they feel like for these cheaply built, poorly maintained shacks. This is a horrible, immoral company that does not deserve your money.

The pool and fitness center is still not complete and the date has been pushed back multiple times. Conclusion I highly recommend the Flats to everyone. I'm moving out of town and that's the only reason I'm moving out. I have loved my apartment and experience! I think whenever you live somewhere it's important to build a relationship with the people in the office ( other then when you just want to complain) I have never, not once had a bad experience with anyone working in the office.
