Summary of MY experiences at VRRP: Mr Edward Carroll is ONE of three property owners there. I dealt with him only.  If you take my rent payment at $400/mo and there's 31 residents = $12,400/mo in profits for Mr Carroll $12,400/mo MULTIPLED BY 5 RV Parks  =EQUALS= $62,000 a month in profit !!! That's $744,000 a year !!! For rental propertys ! & he cant reimburse MY expenses for HIS angry revengeful outburst? Hmmm ... somethins fishy... 7 registered sex offenders live at VRRP Criminal background checks are NOT done on residents. Buncha drug addicts at VRRP [meth & heroin].  I was in the shower facilities there at  3 AM, and a male attempted to break in. This resulted in the police being called. That male resident STILL lives there. His name is John.  They advertise as HAVING video surveillance cameras on site, but anytime something happened with me - "they didn't have footage" - BUT THEY HAVE FOOTAGE OF ME DOING THIS OR THAT ?  Buncha liars too ...nothin-but-scare-tactics My situation turned into one where: "they can't destroy 'the truth' [my pics], so they try to destroy 'ur character' ..." Mr Carroll 'humiliated me' - 'my character' - by saying - *I* put feces in shower ... The mgr wasn't cleaning.   My pics proved it.  Plus, she even texted me saying, "she HADN'T CLEANED for a 10-day-period bc she had no supplies ..." SO FOR JOB SECURITY, the mgr "MADE THIS STORY ABOUT POOP" & the owner believed her ... Crazy...   Why BELIEVE YOUR mgr, OVER PICS?   Pics don't lie. People DO.   And you STILL believe she cleans? twice a day? the plethora bugs, roaches, grass, mud, & hair in the bathroom - DOESNT ADD UP to her cleaning 1x day. See my pics & captions. I was illegally retaliated against for MAKING A COMPLAINT about cleanliness - so he shut off my electricity.  His anger costed me $430  in INEFFECTIVE refrigerated chemo meds.  $430 worth of meds destroyed b/c my landlord COULDN'T CONTROL HIS ANGER - i.e. - turning my electricity off, becuz I consulted an attorney, I exercised my rights, I made a complaint about uncleanliness, bc I "brought a problem to him", I wasn't moving out fast enuff, etc... 'Standing sewage' breeds flys & mosquitoes You have to get a window a/c unit to live here.  There are 32 residents & 24 have window units.  "Shedding electricity" is a problem here. Electricity ROLLS from pole to pole to pole - where you DON'T GET - effective, consistent electricity to your rooftop air conditioners, so the ac shuts off after running justa few minutes.  No-one is ever in the office to take a rent payment or welcome new residents Supposedly "cleans 1x a day" but there's no evidence of that.  RV's are eye sores. Loud & intrusive construction  "Standing water" is always in the shower facilities  Unkept, dirty, sandy, nasty, bugs all over the floor in the shower & laundry facilities Zero shade Park owner DOESN'T PAY employees -      He's had 3 managers over the      last 6 months. His attitude & mentality     is: "this is MY land in these here parts      & if you don't do as I say, then I WILL      MAKE YOU SUFFER"... No joke. He      wrote that in an email to me.  Grass is rarely mowed.  Owner doesn't want to have to "pay" anyone.  He's entitled to act however HE WANTS TO ACT & screams victimization when you call him out on his b.s.... If you bring a problem to him, YOU JUST MADE YOURSELF enemy #1.  He's incapable of receiving constructive criticism.  I have nothing to lose, Mr Carroll does. So idk why he wouldn't mediate. read more

With over 5 months of living at Valley Rose RV Park, it has changed for the better and continues to do so. I've concluded that it is a convenient place to live where the community thrives under prosperous management whom exceeds the expectations and desires of the residents through implementing well structured amenities such as wifi, cable, dog park, showers, restrooms, storage units, rv storage, laundry facilities, security and soon a pool and fishing pond for those residing here. After searching around for a place to move to, we found a diamond in the rough for those passing through or choosing to stay long-term. The aesthetic view of nature covering the grounds gives one a sense of peace, security and beauty. I highly recommend coming to stay or visit. The dog park is well maintained and offers a spacious clean area for the dogs to roam and enjoy themselves. It is also outfitted with picnic tables in close proximity to sit and enjoy oneself. The bathrooms are daily stocked with the essential products, thoroughly cleaned and maintained properly to ensure maximum efficiency and convenience. The private showers are conveniently located within the restrooms and give the privacy needed as well as the security and relaxation of soothing hot water. Perfect after a long day at work. The laundry room is fitted with a well sized folding table. The washers and dryers function and operate to provide one with all their cleaning needs and clothes come out fresh and clean. The security at our location is structured to protect the residents. Its multiple security cameras are positioned perfectly and designated ground crews patrol to protect the integrity of the park. The storage units offer those with large quantity of stuff spacious room for what they need to store and protect. Including Rv storage to provide protection for your home if necessary. The playground offers parents an energy outlet for their children with a pleasant place to play, swing, climb and slide. All these factors at a reasonable price make Valley Rose RV Park, in my opinion, the perfect family setting and for those seeking to escape the rigors of life. Living here is an experience of joy, peace, prosperity and security where community bands together to promote a prosperous future, supports and defends each other making it the best place to stay or live at. My father (who recently retired) and I have been traveling in an RV across the Southwest part of the US and planned to spend time down in Ft. Worth, Texas before heading down to the Louisiana coast in the Gulf. While planning the trip, we found Valley Rose RV Park online just outside of Ft. Worth in Springtown. It looked like a good place to park the RV at. I spoke to the manager over the phone and she informed we could rent a slip by the month which worked well for us since we didn't know how long we would be near Ft. Worth for, but planned to stay for at least a month while visiting relatives. Pricing was very reasonable. One thing that caught my attention from their website was FREE wifi, FREE cable, and FREE laundry. I need wifi for working remotely so that was important to me - the wifi connection was very good and I had no issues during our stay. The laundry facility was very clean as were the public bathrooms and showers. TP was always stocked and the bathrooms were cleaned daily - nothing worse than a dirty bathroom like the RV park we stayed at in Arizona! The bathrooms/showers looked like they were just remodeled. Overall, this was a great RV park to stay at and I don't think we could have lucked out any better. My dad is hard to please and he's already planning the trip for next summer and mentioned we'll stay at Valley Rose RV Park again while visiting our relatives in Ft. Worth. My grandparents recently moved to Texas near the Ft. Worth area after selling their home and taking off in their big bus camper. I went to visit for 5 days and they were all set up at the Valley Rose RV park where they have been staying for the past 5 months. I've only camped in tents and stayed at campgrounds for a short period of time so initially I was curious to see how they were living in an RV park for all this time. When I arrived, the place looked brand new and well kept. My grandma was excited to show me around and show off her granddaughter to the all of the neighbors they've met at the RV park (which were all great people and it was a pleasure meeting them). The facilities were clean and they even had laundry on site which made it easy for an older couple to be able to avoid a laundry mat. They told me about the free wifi and free cable which was very convenient for them to not have to mess around with satellite. I ended up leaving the RV park fairly impressed - my grandparents had it made pretty well there. We went into Ft. Worth several of the nights which was close by and ate at some superb BBQ restaurants we ate at. I thought I would stop by and leave a review to show my appreciation for providing such a great place for my grandparents to live at while they figure out what state to head to next for their post-retirement adventure. My wife and I stayed at the Valley Rose RV Park over the summer for a couple of months and overall it was a good experience. They had everything we needed such as free wifi and free laundry which made it very convenient for us. We had a wifi hotspot we were paying $70 a month for internet while we were traveling so not having to use that saved us $140 with the free wifi provided by the RV park. Prior to our stay, they also ran background checks on us which was reassuring knowing that the other guests were also vetted prior to their stay. This process was easy and seamless. The showers and bathrooms were always kept very clean so it was great to have that amenity for a couple that came to visit us for a few days during our stay. The manager at the office helped accommodate our stay when we wanted to leave for a week to a different part of Texas. She was very polite and made sure we had a slip available for us when we returned. We met some friendly people at the RV park who have been living there for quite some time and we hope to visit everyone again when we make our way through Ft. Worth again. Compared to some of the other RV parks we stayed at, we definitely recommend this one. read more

Valley Rose RV Park was 1 of 3 RV parks we stayed at on our trip through Texas. This one exceeded our expectations. The facilities for showers and bathrooms were brand new and always clean. They had wifi available for us to use and provided us the password at check-in. Initially we didn't have our whole trip planned out so we didn't know where we were headed and when. The nice folks at Valley Rose let us rent a slip by the week for a very reasonable price and we enjoyed the park and the location (being near Ft. Worth) so much, we ended up staying for 4 weeks. The people were great too. It was also comforting to know that all residents go through a background check process, just like you would if you were to rent an apartment. Definitely recommend to anyone who is looking for a wonderful RV park just outside of Ft. Worth with beautiful scenery. read more

This little gem of a park is located just north of Azle Texas off of US 199. It has a family feeling community and caters to both short and long term residencies. There are several different site types with several different prices. All utilities are included and there are restrooms with showers on site. Free washers and dryers to those who reside along with free WiFi. However, the free WiFi can be used but, like anywhere else, the signal strength is shared by all. They do have a paid WiFi plan available (Daily, Weekly, Monthly) but I don't recommend it as it is sketchy at best and tends to drop out often. Everyone is very friendly and helpful. I would definitely stay here again and it is on my list of "Keepers." read more

I've been here for 5 years and Valley rose is on the up and up. It's cleaner, it's prettier, it's kid friendly and pet friendly. It's like a community of it's own. They hold kid friendly BBQs and activities and it's just so friendly. There's a pool that gets cleaned regularly and a kid park that the managers have made even better than before. The bathrooms and laundry room are easily accessible and the prices can't be beat. The management has only gone up since I've been here. They're so friendly and understanding and they are so quick to help even when they don't have to. It's a great place to live and I'll be here for as long as they'll have me. read more

My family stayed at the Valley Rose RV Park in October for 3 weeks while we were visiting family friends in Fort Worth and overall we were extremely pleased with the RV park. It came with free wifi which was really nice and the facilities were cleaned daily. The people were friendly and the staff treated us with incredible hospitality. We will be back next summer to stay here again most definitely! I wanted to stop by and leave a review to show appreciation for the fun times we had at Valley Rose RV park. My kids and I stayed here temporarily until we got into our new place . Management was great. Laundry facility showers restrooms pool Dog Park storage unit we're all super convenient. Bobbi and Robby that run the place are amazing. They are always creating fun activities on the weekends for the kids to do like tie dye t-shirts egg hunts barbecues, a luau and cornhole . Probably drives around on his golf cart always helping people and waving as you come in . If I ever do decide to do rving again I would definitely come back great people and environment! read more

I moved in on Oct, first. This park is wonderful, clean, management is great. Friendly people, nice place to raise my great granddaughter we have a dog park, play ground. This park is very safe we enjoy fire in the pit with friends. Can't wait until it gets warmer and have cookouts we have made so many friends here. Taryn is a great person and friend. This is the first time that I have lived in a rv and love it especially here in this park. I enjoy living here and we have some very special things to come. Taryn is amazing! Just love her and the park is one of the cleanest I've stayed. Traveled across the country and back and this is my favorite. My only complaint and the reason I left is that AT&T does not work, plain and simple. I paid for the high speed wifi but it was equally useless. Extremely frustrating to say the least. I did hear that both Sprint and T-mobile work fine, but having company device's all through AT&T was a disaster. If they ever get the tower up and running, I would definitely return. We had to stay here for a week in our camper in between buying and selling a home. The staff was very nice and courteous always answered right away to answer my questions. The laundry being heated was very nice especially with my 3 year old since it was freezing most of the week. Our water actually froze one morning and the nice hot showers they had were convenient and fast for me to get to work. I would definitely recommend staying here and if we have to do it again we would stay here again. read more

We have been here since late Spring. We are on the 3rd property manager and she is great. She has been making a lot of great stuff to the park. And very friendly and very helpful. We're looking forward to some of these upcoming projects. Our dogs are so happy about the new dog park. The park has never been this full. I don't know how the property manager is getting people in. But keep it up. Very quiet even with a lot of people here. Highly recommend this place. read more

Please disregard my review of Valley Rose I had it confused with a park I lived in when in Houston my mistake .The spingtown Valley Rose park is actually very nice everything is new and their are nice people living there , washers and dryers are free and good quality equipment,never ran out of hot water wile taking a shower their too so two thumbs up the manager for being so nice and understanding she is really making a difference there. read more

My husband and I stayed at this RV park for approximately 3 1/2 months while having a house built. We were very pleased with the park and the management. The manager and her husband were very nice.
