So, I will begin my airing of grievances. 1. They are terrible when it comes to responding to requests. When we moved in we were having problems with our garage, we couldn't even use it. We filed a request and it was WEEKS until they finally did anything. We had to set alarms on our phones everyday to call and finally after over a week of doing that they actually responded. (Since then we have taken to trying to fix what we can without asking for help). 2. Sidewalks usually take forever to get cleaned, and there are quite a few times where it's taken quite a while to have the parking lot plowed, which at this point has led to a sheet of ice everywhere. 3. They may say they have washer and dryers in the building, but unless you're very patient good luck. This is not because they are always in use but because you can count on running your things through the drier at least twice if not more before they are actually dry. You would think they would actually do something to address this but still nothing. About the only reason why we're staying for now is because we can afford it and it allows pets, but I cannot wait for the day when we can finally get out of there!

The staff has always been readily available to answer questions or handle any tenant issues. They are very professional and courteous. The maintenance staff is also the best in the apartment business. I filled out a maintenance request in the morning and by the time I got home from work, a note was on my door listing the work had been completed. This has happened three separate times when I have requested them to come take a look at something. They are thorough and efficient. Let's talk about snow removal. The company they work with is tireless. They make sure to patrol the lots frequently, 24 hours to help remove snow in the lot and on the sidewalks. In this area, you want to live in a place that takes the snow seriously, especially when you have to be to work in the morning. The rent is affordable, especially for the amenities. The one drawback in my building is if you want cable, you have to go with CableOne, which is not the most affordable company. Not the fault of JM or true for all their buildings, just the particular building I'm in. If you are facing the right direction, you can get dish, but I am not in that situation. So we ditched the cable and pay one flat rate for wireless so we can stream our shows. If you want affordable rent with great incentives, come see the people at JM. They will work hard to find you a good home.

The washer and dryer on our floor keep breaking--they contract them now to a company called CSC and they are the absolute WORST at maintaining the machines. Currently the washer works so-so and the dryer is not working at all. I have put in multiple maintenance requests with the company. Hopefully now that the rental office has gotten enough complaints, especially from me, they will get a new dryer installed. Tomorrow I have to haul all my laundry down the steps and to the car, to a laundromat, and then back up. Not looking forward to it as I have a broken toe! As far as rent goes, it is average. It isn't through the roof, but for all the issues we have, it is too high.

During our initial showing a property manager was late, didn't have keys for the correct apartment, and apartment was an absolute mess. When it came time to move in the apartment was still in the same condition almost 2-3 months later during our move in. It took is two weeks after our move in date to actually move in due to the cleaning, painting, and maintenance the apartment needed. Management wouldn't pro-rate the time lost and when we asked if there was a reimbursement it was the classic "I'll speak with our manager and get back to you". We never heard anything back. If this was us failing to move out on time we would be charged but no accountability on their end to help us in the predicament they place their residents. Overall living conditions were good. Thankfully good neighbors and never had an issues In that regard. Moving out and doing final walk through property manager never showed up or gave us a courtesy call they were going to be late. Attempted to call main office but still had their phones forwarded to voicemail during working hours. Going there and hear the "Oh he should be there". Well yeah he should be there, he's an hour late. He never ended up showing up. A final walk through was completed without us being there so we don't know what they deducted us for. When we asked for a copy they told us we have thirty days. Overall, dealing with the company has been a nightmare. They don't get anything done, unorganized, and just lost patience for a company that doesn't have any regard for you or showing any willingness to provide any type of quality service. The management is completely unresponsive and clearly doesn't care about their residents. They only care about collecting rent. There's an ongoing roach problem in the building that they refuse to properly deal with. They sprayed our apartment, but when we told them that our neighbors also said they had roaches, they ignored it and did nothing about the rest of the units. Instead of actually fixing the issue, they just try to cover it up. It's disgusting, lazy, and shows how little they value the people living here. Between the pest issues, lack of accountability, and their constant false advertising of "free rent" deals, I'd strongly recommend staying far away from Campbell Properties and Courtyard Apartments.

To our surprise, approximately a month later, we received an invoice by mail amounting to $1900. Initially believing it to be a mistake, we promptly requested photographic evidence of the alleged damages. Our property manager acknowledged that the painting charges appeared unusually high and expressed her intention to review them with the individual responsible for the checkout charges. In response to the provided photos, we submitted a video and time-stamped pictures contesting the paint charges. It became evident that the majority of the purported damages had already existed upon move-in, leaving only two nail holes, two nails, and a wall scrape to be accounted for. Despite having documented evidence of the property's condition at the time of move-in, the company insisted on levying unjustified fees. I was directed to Paige Krodel who not only dismissed my concerns but also demonstrated a remarkable lack of professionalism in handling the matter. Krodel said "I'm not a professional painter so I am unable to describe what they all did in the unit". Krodel did remove $75 of the $450 painting fee, however, according to the invoice $75 is all we should have been charged. She was unwilling to admit their mistake and adjust the charges further. It is disheartening to discover that such a large rental company would engage in what can only be perceived as an opportunistic and unjust endeavor to extract exorbitant amounts from tenants. Furthermore, this is not an isolated incident, as I have come to learn that EPIC has earned a notorious reputation for imposing arbitrary charges and penalties upon tenants, seemingly as a routine measure to augment their profits. An additional issue arose during our move-out process when we left cash on the counter for the scheduled carpet cleaning. To our dismay, my husband discovered the night before the cleaning that the doors to our apartment were unlocked, and the cash was missing. After investigating, it was revealed that another carpet cleaning company, unauthorized by us, had entered the unit and stolen the money without performing any services. Moreover, we discovered that our property manager utilized her husband's company, which she is listed as the contact agent for on the Secretary of State's website, to replace the carpet throughout the entire unit. While not necessarily illegal, this arrangement raises concerns about conflicts of interest and questionable business practices. In light of these unsettling experiences, I feel compelled to caution potential renters about EPIC's practices. As a tenant, I had expected transparency, fairness, and professionalism, but my encounters with this rental company have been disheartening and disconcerting. I sincerely hope that this review prompts EPIC to reevaluate its practices and strive for a higher standard of integrity and customer service. Until such improvements are made, I cannot in good conscience recommend their services to others.
