My below review for 22 Short Rd. in Bethany Beach Delaware for September 2024, I copied and paste it from Airbnb. It seems it did not make it onto the Airbnb website. It seems they pick and choose which reviews make it onto Airbnb so please beware! Absolutely horrible. Outdated interior in absolutely every room. White slipcovers in living room stained and one of those slipcovers was ripped. A rip in the bedroom lampshade. Old dirty clutter in cabinets/closets as if whoever lived there before, attempted to unsuccessfully age in place, couldn't keep up with the maintenance/cleaning and was sent to a nursing home never to be heard from again. Porous surfaces, Grime in the kitchen and on all appliances. When we arrived, I had to scrub the sink and the very old kitchen faucet and dust/remove the cobwebs and debris in the curtainless (if that's a word ) window above it that had unfinished water stained wood trim. I do believe that the cleaning crew does the absolute jokingly minimal, which is tantamount to spitting on the floor, rubbing it in with their shoe, turning around and leaving. The pictures displayed do not tell the full story at all. The only good thing I can say is that they had beach chairs in the shed for us to use on the beach and great restaurants nearby. I may not be Alice from the Brady Bunch, but we don't do dirt!! Um...also Vacasa Delaware, please don't bother replying with. "We're sorry for your experience, but we strive to do better etc. etc."This is just gross neglect, shame on you for treating guests in this way. On top of that, Vacasa Delaware replied with "you will not be receiving compensation"!and I had to counter with. "I never asked for compensation" as if I was money seeking and they were setting this up to be a situation that was a money grab for their long overdue negligence. Yes, they did offer to fix the problem, but there was no way to "fix" multiple problems of negligence that had been years in the making short of a complete tear down. Do not rent from them unless they send you current pictures of the property! They ruined our vacation and refused to refund me what I felt was more than fair! If I had seen pictures of current state, I would never have wasted a dime renting this place! I would NEVER RENT anything that looks abandoned and unkempt! The Airbnb photos of the backyard sold me! I used photogrid to show the Airbnb pic compared to what I got. I spent $1883 for five nights in Morganton GA! The inside of the home...bathrooms were not cleaned properly, the oven and grill was gross, one tv remote for two tvs, son spent couple hours resetting and configuring tv and sound system, not even a sponge for the kitchen sink, every potted plant inside(think 7 of them) were all dead, the cabinets were discolored, master shower would not get hot, the 4 car garage was a junk room, I could go on and on! Reporting issues got me.. So sorry for your disappointment we have reported to the local team! On 3rd day, they sent someone to replace the broken down woods chair for the fire pit, but who in their right mind would want to sit in weeds!? I wasted time with Airbnb support and Vacasa! Airbnb should require properties to show current state! But now, they protect these companies instead of the consumer! There is no recourse for false advertising these properties! As a consumer, Airbnb and Vacasa robbed me of the ability to choose the right place for my family! Vacasa lured me in with gorgeous pictures! They stole my money giving me a property that I would never have rented if I had seen it! From the moment we arrived until the time we were asked to remove ourselves from the premises due to having a visitor service dog. The place in itself was dusty, dirt, smelly. the carpet was full of stains and the kitchen was a disgrace. Did not do any cooking or use any appliances. Spider webs all over and no wifi. All of these was reported and Airbnb could not do anything about it. I'm still waiting for anyone to answer to such a scam. I have used Airbnb for many years but it seems that they are losing the touch for quality and customer satisfaction allowing any low brand agency to offer the worst possible rentals. Their first response to the situation was turning on and off the Condo's breaker box. Absolutely horrible, the wifi went out and we are working off of a free, unsecured network. This is a horrible company and they do not care whatsoever about resolving issues, only about your money. This is terrible and we will NOT be staying with Vacasa again if we take more trips to Ocean City. The amount of negligence and issues we've been having is astonishing and the property managers should be ashamed to call this a great place to stay. This has been going on for 18, maybe 19 hours now. if I could leave a 0 for Vacasa I would. I'm writing to have a formal written complaint about Vacasa and our terrible stay here in new Hampshire. I booked the village 2D for 7/10-7/13. Specifically because of 4 things, 1) air conditioning 2) a pool 3) I have 9 people in my immediate family that is attending my vacation 4) it had a first floor bathroom with shower for my handicap son who is wheelchair bound and I cannot lift him up flights of stairs. Upon arrival to village 2D, I couldn't get in with the code given to me. I called the helpline and a woman gave me the master box code for the key. Upon entering, it was 84 degrees in the home. The trash was overflowing. There were overloads of fecal matter in the toilet downstairs. Dishes were left dirty in the sink. I photographed everything and called the local maintainer "Evan" from Vacasa and he came and emptied the trash. Changed the battery on the front door lock and assured me it wasn't him who shit in the toilet because he only does "rabbit turds". He also told me it should cool down in the home once the air conditioner kicked in. I thanked him and he left at around 2:30. At 4:30pm it was unbearable in the home with temps reaching 86 degrees inside. I called vacassa once again and they told me maintenance would come and assess the AC and get back to me. At 7 pm they sent me a text message stating that the owner was supposed to fix the problem the previous Wednesday and they didn't so if I needed they could relocate us. I responded with a text that we could not stay at 2D because the health of my disabled son was in jealousy because he needs to temp regulated, that's why we chose an air conditioned unit. At that time a vacassa employee called me. Her name is "Everly". She sent me an email while on the phone of 37 partridge woods in Bartlett that she wanted us to move to. And I had no other options than to go there because that's what they could find. I agreed, reminded her of how many people I had and she went over the bed numbers and told me that we were all set to head over there. She gave me the door code and apologized for the massive unconvenience. She refunded me the difference for homes which was $309. We quickly packed the car with our belongings, people and the $186 of groceries I purchased for our stay...most of which was freezer/ fridge items that now had to be retaken out of the fridge for transport. (Gross) We drove to 37 partridge woods and entered the home. It was late, but it was cold inside which was nice. Once entering...the bedroom downstairs (where my handicap son only has access to) has no bathroom. He cannot eat at the dinner table with us, he can't shower until we go home. This is so wrong on so many levels. But we are determined to have fun, so I told the kids we are staying and they needed to make do. I texted a vacassa member and asked if they knew of a public place like a ymca nearby that I could take my handicap son for a shower and they replied with "I'm sorry I don't but maybe try a resort nearby". Today 7/11 I received a phone call from an angry vacassa member stating that they received a call from the local HOA that we are over the max occupancy. I again tried to explain to her our terrible trip. She again demanded that I was over occupancy and that I was breaking the rules. I quickly interrupted her and told her that she is going to have to take that up with whom ever called me yesterday, whom ever relocated us and deal with them. We are here until Saturday. I will never be using Vacasa again. by midnight I had Vacasa members calling me with an order to vacate our rental home because the owner was getting fined by HOA because we were over capacity. again I wasn't the one who put us here. the Vacasa team put us here knowing we had 9 people. we were forced to terminate our vacation! I also told her that if this problem isn't rectified with compensation back for my terrible stay then I will be more than happy to take alternative routes including but not limited to negative reviews online, calling the local news companies, or legal. I've come to the conclusion that rental companies like Vacasa buy up all of these properties, hire cleaners that they pay pennies per hour, and have someone throw a couple pillows and pictures on the walls and call it a day. They are in business to make money, not spend money which is a necessity to ensure their renters have a carefree relaxing experience. From Aug 23-26 2022 we stayed at Caine Woods F, 13800 Barge Rd #F, Ocean City, MD. The house is 3 -5 minutes walking distance to this fun little mini golf place Lost Treasure Golf. You can also walk to the beach if you want a good exercise. The overall townhome was cute and located in a very quiet neighborhood with friendly neighbors. I thought the beds were comfortable. That's where the niceties ended. ISSUES: The house needed a THOROUGH cleaning!! There were drink stains and dirt around the fridge door handles; had to wipe down w Lysol wipes. The bedrooms were HOT. The 3 of us did not have a good night's sleep because of the heat. I understand heat rises in homes, however, the a/c vents were on the floors, giving faint air flow and were  covered or blocked by beds.  The ceiling fans did not help. As a result, we had to camp out and sleep on the dusty sectional downstairs! I slid across the slippery bath tub floor when starting a shower; tried to grab the  handle and that slid right out of the hole. The shower liner had dirt and hard water build up on it. I found a layer of dust on one of the bedside tables and on the shelf decorations in the MBR bathroom. There was a long swinging cobb web in the master bedroom ceiling. There was no toilet paper bar in the MBR so the toilet paper had to sit on top of the toilet. There was a "sminy" hook on the bathroom door. I guess that was supposed to hold ALL our towels and wash clothes. The LR sectional pillows were dirty. There were broken blinds in the powder room bathroom you could see straight out of. All the appliances were old. No blackout curtains in main bedroom either. The rooms were spacious enough to have chairs to sit on, but there were none. The steep, narrow stairs in this home were an accident waiting to happen. We returned the first evening to find there was a battery missing from the smoke detector in the living room and the dishwasher button was on. Funny, because I don't recall Vacasa alerting me that someone would be in the house while we were out?? My synopsis: If you don't mind bare bones, dirt and dust then this place is for you! Me though? I will NEVER rent from this company again. Update: Vacasa refunded me half the fee I paid for us having to sleep on the couch. However, I still will not book with them again. read more

Frustrating... The air conditioning in our rental didn't work and the house temperature rose to the mid-80s. Six calls over three days from my wife and I and the issue wasn't resolved. Vacasa "outsources" their customer service, and the people with whom we spoke promised they were "putting a ticket in" to get the AC fixed. We were told that someone would be out between 1-5 on two separate days. No show. When we were finally able to reach the local property manager, we were told there was no record of a "ticket" being created. We requested another rental property, but were told the best they could do is a couple portable AC units and fans which made the house sound like a wind tunnel. A service tech finally came out and couldn't access the air handler because it was in a locked part of the home. We were told he would be back out the next day. No show. I wish we had read the reviews prior to renting, but we've been coming to this area for almost 20 years (renting from the previous company) and have never had issues. Make sure you request a local Vacasa contact before renting from them. Update: Vacasa issued a rebate that was fair. While this doesn't give back the days of frustration on our vacation trying to resolve the issue, it is appreciated. read more

We arrived to Atlantis at 10300 Coastal HWY UNIT 1509 Ocean City, Maryland 21842, on the evening of Wednesday, June 18th, after a long drive from Ohio (close to 11 hours). The sofa bed provided was extremely old and dilapidated, but it was late by the time we got settled and ready for bed. So, 2 of us were faced with sleeping on this unfit excuse for a bed. The next morning, customer services from Vacasa was notified, and after a few hours of one of us waiting in the room instead of enjoying the sun and sand, an employee came to look at it. He sat on it and literally fell through due to the broken springs and the bent frame; Not to mention the mattress was in terrible shape. This gentleman commented that this sofa bed sofa was probably 30 years old or that's what he thought. He spoke with someone, a coworker or Vacasa representative, on the phone who tried to instruct him on how to fix it; He informed them there was no way to fix this issue except by replacing it completely. We were told we would get an air mattress to sleep on. Are you kidding me, an air mattress?!? A few hours later we were delivered an air mattress to use. Definitely not the most comfortable, and definitely not what we were expecting when I booked this condo that had been FALSELY advertised to comfortably sleep 6 guests, but it was better than the sofa bed that was falling apart. We were told that the sofa would be replaced, and we would be updated on ETA, as soon as they knew. After checking in through customer service several times, throughout Thursday June 19th and the morning of Friday June 20th, Vacasa offered us a full refund if we were to check out that day. We were told they had no other unit to put us in and the new couch/ bed was not going to be delivered until after we were scheduled to depart Tuesday June 24th. I expressed that this was unacceptable. This is the only week we were off work with our family, our kids, until next summer; this was our only vacation!! We didn't want money; we wanted the issue resolved, so we could enjoy our family time making lifelong memories!! This was not done then, and this issue still has not been rectified almost a full month later!! Staff in the office and out around the grounds were great, but I'm so extremely disappointed that the owner has not made this right. A couple of people in our group have chronic health issues that were greatly and negatively impacted by this issue. In addition, the condo was 80-85° our entire stay. I only complained about this once during our stay because who wants to spend their entire vacation on the phone with customer service representatives? Does the condo owner, Vacasa, or Atlantis not inspect the condo between visits to ensure safety and comfortability? I am extremely frustrated, and disappointed. I have been waiting to post any negative reviews on social media and the Better Business Bureau, giving the owner time to consider how they will rectify this disaster, but I think a month is more than enough time. Of all the years that I have stayed with Vacasa at various places in Ocean City, this has to be one of the worse! It all started off with my family and I moving into Baywatch II 304D on Saturday, 7 September 2024. When we entered the home, we noticed that the floors were filthy, the carpets in the rooms were dirty and unvacuumed, the refrigerator was uncleaned and the main and second bathrooms were dirty! We have never had to put up with any unit we stayed in with horrible house-keeping like this! After that, we noticed that the refrigerator's bottom strip was broken, the blinds in the living room were broken, the fireplace didn't work, the shower in the second bathroom didn't work, one of the chairs to the dining table was rickety to the point of breaking apart and the outside patio was filthy with dead bugs and old bottle-tops! I called to have Vacasa send their cleaning staff immediately to clean up our unit and when the lady came to our unit, she had all of her children in tow with her. There was about four (4) kids in all! Surely they weren't going to help her clean! I refused to have the lady clean our unit with her kids present so she called her supervisor. After she spoke with her supervisor the cleaning lady handed the phone to me and I spoke with her supervisor and we both agreed to have the cleaning lady come back to clean our unit at 10AM the next day. On Sunday, the next day, the cleaning lady didn't show up until 10:45AM......a whole 45 minutes late! By 10:45AM my family and I were ready eating breakfast and didn't want to be disturbed so no cleaning ever got done. Vacasa reached out to me about two more times to find out why I refused to have any cleaning done. Once I told them why I refused the cleaning lady twice, Vacasa understood and returned a portion of our funds that we spent to reserve this unit for two (2) weeks which covered the cleaning. My family and I managed to make good use of the two weeks that we were vacationing there in Baywatch II 304D as best as we could. I traveled with my husband and parents to Anna Maria from TN about 12 hours. Our first trip there. When we got there on Sunday we heard about Hurricane Helene possibly hitting the island. We had not purchased travel insurance. Two Vacasa employees contacted us about hurricane after our arrival. We informed them we had not purchased travel insurance and if we had to be evacuated what could they do. They both told us that if it was a mandatory evacuation we would get a refund even though we hadn't purchased travel insurance because we had no choice. There was a mandatory evacuation and Vacasa employee Melissa tells us they could not give us a refund. They could only offer to come back in 30 days and if rates were higher we had to pay difference???!!!! What a joke...who can do that when you work and have to plan a vacation. We rented Sundance Cottage on 744 N Shore Dr...such a shame in a dangerous and unsafe time you are told "hate that for you, you are out of luck! " And we were not even notified that there was a mandatory evacuation from Vacasa. We were barely able to get to the rental as the roads were a mess and are best suited for a 4wd vehicle. The exterior and inside the doors were covered in spider webs and spiders. After removing several webs and spider from inside the home, we found horrible old, broken seats and torn fabric on the sofa. Both pillows were torn. The tv was locked out by ROKU and wouldn't receive any other services and the kitchen was filthy with broken drawers, bent utensils, and no pots or pans to cook. The wall has a hole in it with paper towels stuffed in it to keep a mouse out. there were broken doors, and electrical outlets in the bathroom didn't work. The place smelled of mold. The back deck was covered with spider webs. There was trash stinking that had been thrown down the hill beside the house. Horrible check in experience with vacasa. We came on a rainy day and upon arrival found a puddle of water in our bedroom in our unit at the pyramid in ocean city md. Called vacasa immediately and were told they would speak to the "local office" and send someone out for maintenance. We told them we planned to go out to dinner and get groceries but would be ok with them coming to take care of it while we were out. We came back around 8pm and nothing had been done. Again called because there were now inches of water in our bedroom. Were told to "mop it up" ourselves but no mop in room and the security "didn't have access" to the custodian closet to get one for us. Shame on me for not thinking to look at Yelp to see all of the awful reviews before we booked our vacation in Ocean City MD over the 2024 Memorial Day weekend and week following. I booked via VRBO and had never then been directed to another property management company to handle the arrangements. We booked a beachside condo in a high rise bldg. I see a lot of complaints regarding cleanliness - that was not our issue - our place was spotless .. thankfully! Our issue is with false advertising. The listing showed pictures of a swimming pool and also listed it as an amenity. When we tried to use it we saw a keypad on the gate of the pool that needed a code entered to gain entry. I never got a code so I called Vacasa to ask for it and then was told the swimming pool is for residents only and per HOA rules renters could not use it. WTF? After debating what that called a misunderstanding - which in turn I called a misrepresentation + false advertising .. in other words FRAUD and insisting on a refund I was told that was not possible. I was finally offered 20 dollars a day for non use of the pool which was absurd. I have since reported them to the BBB. read more

We booked a weekend stay at a Vacasa home for a wedding in Provincetown, MA on cape cod. Unfortunately, Hurricane Lee forced the wedding to be postponed a week. Massachusetts is under a state of emergency with the cape looking to sustain tropical storm forced winds, coastal flooding, downed trees and power outages. Yet because we don't have trip insurance, we were told we could not get a full refund and were charged an $800 cancellation fee for canceling less than 30 days out ( hello, we didn't know about the storm a month ago!). We were given an option to move our stay to a different Vacasa home not on the cape within the next 30 days which was not very helpful. We asked to move the reservation to the following weekend for the new wedding date but was told Provincetown was booked and now we likely won't be able to attend given the money we are all out. All in all, it's been a miserable experience trying to work with the customer service team who clearly do not care about customer safety or satisfaction. I am extremely disappointed in their guest service and cancellation policies. I will never be booking with Vacasa again and would highly recommend everyone think twice before booking. Left a review for a home in Rodanthe, NC and when I checke on it, Vacasa only posted the positive comments. Seemed very misleading. Rented a beach house right on the ocean, which was great, but there were a lot of issues with the home. The pool was constantly full of sand and it was very dirty when we arrived. The pool serviceman didn't clean it until the next day, so we lost a day using it. Also, the pool serviceman told us he would be back to clean it again midweek, and on Wednesday, he hadn't showed, and we had to call Vacasa for service to clean it and it took until midday Thursday for it to be cleaned again. Big problem of ants in the house. We arrived and found ants on the kitchen counter. Throughout our stay, we repeatedly found ants in the kitchen (including cabinets and the microwave), and in bedrooms and bathrooms, floors, etc. throughout the house. They were everywhere in the house. We had to buy ant spray and additional ant traps in order to keep deal with them. The beach area right behind the house is very small (assume due to erosion), and while we were there, a lot of debris (wood beams, metal wires, concrete blocks) washed up right on the beach in front of the house. The amount of wood and wires laying on the beach made it a safety hazard and practically impossible to use the beach. People from the town came to check it out, bt now one removed it. Additionally, the beach sand was very dirty (black) for some reason. We basically could not use the beach by our house during our stay. Finally, the house was not cleaned well before we arrived. We found dirt/track under furniture. Don't think I will use Vacasa again. read more

If I could give zero stars, I would. DO NOT be fooled by the photos. We stayed at a unit managed by Vacasa at Sea Colony in Bethany Beach. Are the amenities at Sea Colony beautiful? Absolutely. The unit we booked, however, is a scam. Where do I even start? We booked our stay to be from 8/8/23-8/10/23. We checked in at 4 pm on August 8 and were completely gone from the property by noon the next day due to a series of escalating issues that were not addressed appropriately. When we arrived, we noticed a distinct smell of mildew as well as the fact that the entire place was filthy and had not been cleaned. We also had to kill about 3 dozen ants that were crawling all over the kitchen counter and drawers. The ants continued coming. The WiFi also did not work. I made Vacasa aware of these issues immediately and the only answer I received was that they would "put in a ticket." We have a son with autism who needs WiFi to settle in with the TV at night and was unable to do so for hours. My husband ended up calling security for help because they were the only ones who responded. Next, my daughter broke out into hives that covered her entire body. She has moderate mold and dust allergies, so this prompted us to start searching the unit for potential allergens. My husband found a GIANT spot of black mold right near the air vents in the closet where the washer/dryer were located. I contacted Vacasa immediately, and they said they couldn't respond til the next day. My daughter spent the rest of the night outside or sitting in the living room with the doors open to allow some air flow. The next morning, they sent maintenance within an hour who also confirmed the black mold was both on the wall and inside the vents. He said that we should vacate "for a while" as he needed to use some harsh chemicals to clean out the mold. At this point, I immediately called Vacasa and said I could no longer keep my family here. We removed all of our things and left the rental at noon. The manager called me two hours later and offered what I thought was a full refund. The next day, Air BnB informed me I was only receiving 30% of the first night along with the cleaning fee despite the fact we weren't even there a full day and were forced to leave due to a pretty serious health hazard. I am disgusted with this experience. Please do not make the same mistake I did. This ruined our vacation. read more

My family and I recently stayed in VRBO Absolut Paradise in Virginia Beach. The property has 8 bedrooms and each one has its own bath. It is only a short walk to the beach. I have booked many VRBO properties and have always been more than satisfied with them. However, they were not managed by Vacasa, but by the owner. Vacasa manages Absolut Paradise. The property was not clean. The kitchen sink had a leak which left a rust and moldy stain in the cabinet; the pool shower was gross; the silverware drawer was filthy with dirty silverware in it; the pool had a leak which lowered water level; grills were disgusting and had not been cleaned; the sliding patio doors were hard to open due to dirt and debris in the tracks. Vacasa did send out repairmen to address the pool issue and the sink. I reported the lack of cleanliness and all concerns to Vacasa while we were there. I asked for my cleaning fee to be refunded, since we did the cleaning. Vacasa denied the refund claiming that I did not report the issues to them while we were still there. This was not true. I did report it. Beware of booking any property managed by Vacasa. They do not tell the truth, and they have very poor public relation skills. read more

Terrible customer support. Rented a condo at the Pyramid and it was filthy, smelled of smoke and beer. Took about 30 photos and local management sent out another cleaning crew, promised to fix the broken blinds which they did not do. Did nothing about the smell. No wifi even though said they had. Mold, food under beds, most horrible condo ever. Vacasa didn't care and never followed up to see if they could help even after receiving the photos. Front door lock didn't work they did replace batteries. Don't use vacasa unless you have money to throw awsy. read more

Complete trash service. We have been staying for 3 weeks in this rental and came in the first day to find out the dryer was broken. We called an unlimited amount of times with no response and no help whatsoever. After calling multiple times everyday for 7 days straight they finally sent out a repair guy who could not fix the issue immediately, but said he would be back the next day to fix it. Of course he did not show and we have still been dealing with a broken dryer for over a week now. Very awful service who do not care about helping you. Will never consider going through Vacasa again. Completely un-called for. Thanks to them, our clothes have smelt like the bottom of the bay. read more

Awful customer service and they do not value your vacation experience. In Ocean City, MD you are unable to check in until 4pm!! In order to check in you must report to an office far from your vacation unit and wait in line with everyone in the city collecting their check in information. The line delays your check in well past 4pm and move in becomes more challenging. Their instructions for check in are difficult to understand and they vary based on who you speak to. They charge exorbitant fees for lesser units and their customer service is suboptimal. I would absolutely NOT recommend this disgrace of a company. We have been OCMD vacationers for over 45 years and this will be the final year we use Vacasa, other renters are more customer friendly. read more

Run. This is an extremely disorganized organization, lacking tremendous customer service and ownership. We booked without a problem. Arrived in our cozy Brian Head condo as described. It was lovely. Then it began. The hot water did not work for. TWO of nights. When we requested service, both through their "quick response" text messages (lie) AND 1-800 customer service line. I waited over 30 minutes. SEE MY SCREEN shot. Eventually, a technician would come. He was great, but after unscrewing the dishwasher and pulling it out and removing the oven to get access to the water heater, the water was still cold. Additionally, the breaker box was no help after 8 PM. He left and said we would hear from someone tomorrow. We did! And while we were out vacationing that day, they fix the hot water. It was great! Until it was not... Their was a horrific burning smell in the bedroom and bathroom. Honestly, it was a scary. And the smell was coming from the Electrical box! We turned it off and on. Additionally, the oven tripped THREE times. They casa said there was "dust" and there was nothing I could do. UNACCEPTABLE. We paid $500 a NIGHT of our savings. This is unacceptable on our first in YEARS family vacation in which we financially saved. Disheartening. We simply expect ownership on their part. So far, they are saying their is north they can do. Once again- here is a list: - we pod $500 a night - no hot water - we warmed up water on the stove and each took a "one hot pot bath" - 30+ minutes wait on phone AND we were disconnected - technician came around 7:30/8:00pm troubleshooting for over an hour - removed oven - Removed dishwasher - broke lock I'm bedroom locked door to hopefully discover problem- to no avail. - next day I text AGIAN (4th time and remember..I am on vacation with my family for the first time in five years) - while we were away- someone fixed the hot water! After two days! Awesome. psyche! - horrific, scary burning smell emanated from the bedroom. - it was the OLD circuit breaker! - over "tripped" 3x while making dinner - alas, we turned off the circuit breaker and have no hot water again. - smel is gone BUT condo has not burned down. - AND VACASA SAYS ITS "DUST and there's nothing they can do about it" (see text). DO NOT RENT from them if you care about how your money is spent and trust the pictures. I booked with vacasa for a special mothers day trip and wedding venue trip with my mother. Only to walk into the unit and see all the dirt and damage of furniture. My mother sits on the couch only to sink far into it and find stains all over it! Furniture on the balcony did not match pictures. The furniture in the pictures were much nicer! Floor board all damaged and old. The unit needs alot of updating and cleaning. They should not be allowed to rent a property that does not match pictures. I then leave a Straightener and Curling iron in a bathroom drawer. They say kindly on the booking if you leave anything behind they will kindly return and I pay shipping. I reach out and they say the cleaner can't find them! Obviously they can find them I left them in the drawer with only them in it! So cleaners keep things they find obviously and do not return to renters! we rented an apartment at mountainside resorts in stowe vermont through vacasa. this is what we got for almost $500/night: a 2 br/2 bath apartment that was comfortable enough except for--no drinkable water!!!! a note on the refrigerator that clearly states do not drink the water!! water is available at the pool house. the apartment has nothing to put water in. no jugs, no containers nothing. we had to buy water to have water to drink. for $500 a night it's like we are camping!! are you kidding me??? yes the apartment is comfortable and the pool is nice, but book somewhere else where you can drink the water!! also, we booked through vacasa. don't use them. we had a hard time getting them to change the battery on the smoke detector which was beeping through the night. mountainside won't help you if you didn't book through them. read more

I would give them a 0 star if I could. They made all kinds of promises about our rental. They promised they would help us manage the house. Wrong. We had to find our own house cleaner, yard person, garbage etc... All they did was come up with rate to charge for our house and "manage" the AirBNB site. We could have done that. They charged 15% to do that. They didn't do it very well. Our AirBNB home was in Augusta. For Masters week they got us a whopping $1500 for our 6 bedroom house. Our neighbors that didn't use Vacasa got anywhere between $18,000 to $22,000 for their homes. When I called our rep up who claimed she understood our market like the back of her hand said "what is the Masters". I said "you know the Superbowl for golf" . She said I don't watch sports. Hwy 12 closed with no access to Hatteras Island during hurricane Ian and a complete denial of reimbursement on trip insurance that I purchased in advance of the trip. A total SHAM. #1: When we arrived, within 12 hours, the front door lock failed. Vacasa didn't care to come and fix it after several phone/messaging attempts. We put in several "tickets" and couldn't lock the front door all trip. #2: The pots/pans in the kitchen were FILTHY. Since I'm a cook, I spent several hour SCRUBBING pots/pans so they were usable. Again, tried to tell Vacasa with no response. #3: After day 3, the smoke alarms were beeping so we had to deactivate them all but Vacasa didn't care. We lived in the house the rest of the week with no smoke alarms. How hard is it as a management company to keep up with "management"? Clean the pots and pans (at least check on their condition before new people take possession), and change the batteries in the door locking system and fire alarms on a schedule. We paid $7000 (yes, 7 thousand) for this house. That's enough money to paid to have this house meet minimum standard of cleanliness and safety. Each year we noticed a significant decline in vacasa, in both customer service and on site management. My wife and I have been spending a month or longer at the same Myrtle Beach resort for the past 4 years and have watched the deterioration of tiger service and site amenities. They charge a resort fee and it never fails that something will be broken or in needed of repair. This year, upon arrival after a two day drive, we discovered they incorrectly booked our reservations, and wanted to charge an additional $150 for a breakfast we already paid for​. We received no assistance from the resort or vacasa in resolving the issue. This will be our last stay at any resort managed by vacasa. I made the horrible mistake of using Vacasa when I booked a beautiful condo at Adagio 504 at 59th st, Ocean City, MD... the condo view was the selling point and what it had available for our family's needs, BUT from the time of check in there was nothing but issues with our code to get in, response of Vacasa staff, and everything that we found needing fixed and no one EVER contacted me to come fix it. Safety concerns of the balcony door not locking, no light bulbs in the bathroom to see in the showers, door handle falling off in one of the bedrooms, we came in to dirty floors, comforters needed a washing as that was not taken care of prior to our arrival (and we paid our cleaning fees). The homeowners should really consider getting a new realtor to save their beautiful spot and continue to have people to want to stay as it's not worth staying there again. I contacted Vacasa every day and all I got was an automated response of "we are sorry for your inconvenience, someone from our local team will contact you" well they NEVER did.
