When we were escorted to our ocean front one bedroom haven we were impressed with how well maintained the apartment was and of course, the magnificent views. To our surprise there was an anniversary card with a bottle of wine and glasses waiting for us. The waitstaff at the lobby bar and the maid service were all friendly. The Happy Hour is a fun and reasonable way to start the night before heading out to an evening on the town. A great Gay friendly location and neighborhood. We can't wait to return!

The units feature balconies on both sides of the building. The large main terrace comes with fabulous views of the ocean, and the smaller balconies located in the bedrooms give you the sights and sounds of bustling old Vallarta and the Sierra Madre Mountains and city lights on the front side of the complex. And let me tell you - This house has been the worst place I've ever stayed in. The only nice thing that it has to offer are the views. There are 15 rooms, most of them missing numbers so they taped a piece of paper that was barely even holding on with the room number. Half of the doors didn't close properly and were easily opened with a gush of wind. The rooms were disgusting, some didn't have working lights so bulbs had to be replaced. The beds were awful - hard as a rock, the bed sheets were disgustingly stained and most of the mattresses had bed bugs. The drawers to the night stands were infested with big red ants. There were no doors on ANY of the bathroom or shower stalls - think about that - no doors, no curtains, no nothing - just an open "stall" for the toilet and an open "stall" for the shower area. No privacy at all. The towels that were provided in the units are the cheapest "white" holiday inn type towels, some guests had one towel to share and when asked for another one- you were charged 20$. The "white" towels that they provided were actually filthy gray with nasty stains and smelled like mildew. The kitchen was bad, on the day of arrival while "the chef" cooked dinner the kitchen nearly exploded. The food was disgusting, and they didn't provide anything to drink with the meals - not even water. The first morning they served chilaquiles for breakfast using stale Costco chips and cheap canned salsa over them with a side of nasty canned beans. The place has a nice looking bar on the upper deck and the bar tender - Axel - was nice. However any drink that we wanted we had to pay for even though we provided all the alcohol! We were told we were paying for his service of making the drinks for us. The pool was dirty and never got cleaned. My recommendation for anyone who is considering renting this property is : DO NOT - all 40 of us are 100 percent disappointed in every aspect of renting from this host and for staying at this property.

Instead, I stayed mostly in the bedroom, where the smell was less strong, and avoided using the living room and the front bathroom. On checkout, I reported the odor to the receptionist and asked for the manager. The manager, John Claude, did not come up -- I was told he was too busy on the phone. Instead, the receptionist and a maintenance staff member came to my unit and discovered that the gas had been left on. Even after they turned it off, the smell remained, and they did not open any windows to air out the space. Coming from the U.S., I did not recognize the odor at all, because gas in Mexico smells different than in the U.S. The fact is, I did not recognize it -- and if I had known it was gas, I would never have put myself in such an unsafe situation for two days. Later, John Claude responded to my concern by email, but the message was not respectful or understanding. He claimed the maid and receptionist had checked the unit before my arrival and said it was fine, which could not have been true since I smelled the gas immediately upon opening the door. Instead of showing compassion or acknowledging how serious this was, he put all the blame on me. When I asked for some kind of compensation, it was not for a refund -- it was simply for a sincere apology and acknowledgment of what happened, without placing blame on anyone. Instead, he became defensive and dismissive. I told him that, because of his attitude and uncaring approach toward customers, I would not be leaving a good review. His response was, "we don't take good to threats." I explained that I was not threatening him -- I was simply stating there was no reason to leave a positive review when treated with such disrespect. I travel often and my reviews all over the world are consistently excellent. This was one of the most disappointing and unsafe experiences I've had -- not just because of the health risk, but because of the complete lack of compassion and respect from the manager. I also had to contact Airbnb directly to resolve the issue, as there was no reasoning with him. I strongly recommend management begin doing walk-throughs with guests upon arrival, properly airing out units if an issue occurs, and following up during each stay. More importantly, they should learn to treat guests with compassion and offer a sincere apology when things go wrong -- not simply shift the blame onto the customer. Finally, I would suggest that anyone staying at this place be very careful -- if something goes wrong, it seems the guest will always be blamed, and there is no compassion from this management. John Claude continuing to state that I was going to stay there another night, I did book a reservation somewhere else due to the smell and lack of customer service. Very sad

Jackhammering started at 7:30-8am and continued nearly non-stop until 7-8pm 6 out of the 7 days we were there. The villa gets almost zero sun, and what was a nice view is now blocked by the giant tower that's under construction. Also, the hot water in the master bedroom was unreliable at best and resulted in either freezing or scalding every time we tried to take a shower. All in all, I wouldn't go back to this villa nor work with Agave Villas again. The owner should've been more transparent about the non-stop construction noise, dust, and general hassle. I contacted them after (as there was clearly nothing they could do during the stay) and was told "too bad, we warned you". Not wrong, but also not truthful as to the extent of it and the changes to the villa expereince as a result. There are lots of better choices in PV.
