    I had an inspection done years ago when I bought my first…read moresingle family home in this area. Should have known better than to go with a real estate agents recommendation. The reason they like inspectors like this is they are not deal killers and rubber stamp most houses they inspect. I dont review a lot on Yelp but since your home is likely your most expensive purchase I figured I would try to warn people of potential problems if you dont know what to look for. 1) Demand they take the covers off the boiler or furnace & look inside. There could be cracks in the castings the inspector wont see..Granite did not do this. 2) A good inspector will have the potential buyer follow them around the house to explain & point out potential problems. This did not happen. It was more of a race to the finish. 3) If the house has a septic tank, demand that they at least open the cover. We ended up finding out the tank was completely deteriorated because it was steel which will rust after being in the ground for 40 years. 4) Was told sump pump was installed when the house was built. How would he know? Found not to be true since there was a document found after our closing that indicated foundation repair work only 10 years prior. I can say he did a Radon test in the basement with a laptop to display real time data so that was a positive. The lack of a detailed inspection resulted in a new boiler purchase, septic tank & fields, and a not to code vented chimney for the boiler. Those are big ticket fixes that we could have negotiated a lower purchase price for the house. If u ask would I hire him again? Not a chance. Dont be like myself & learn the hard way...Interview the inspector your going to hire & have them describe to you exactly what they plan to do.

We felt very comfortable asking him questions (and we asked a lot) and we are so confident with Michael, that we would use Granite Inspection Group for all our future inspections and also recommend him to friends.
