When it was discovered that a previous loan company had not fulfilled their obligation to fully reconvey the property after their loan had been paid in full, Michelle simply told us "There are two liens on the property. What do you want to do?" Well, of course, we had no idea what we were supposed to do. The prior mortgage company was out of business and finding a way to get a full reconveyance letter to remove the first lien looked impossible to us. Michelle had us running around for DAYS trying to figure it out instead of getting on the phone with last title company to get the process moving which is what other experts in the field of real estate transactions told us the escrow agent normally would do. She would've been able to speak the proper language with the previous title company instead of us fumbling our way from person to person trying to figure out how to get it managed. Then someone in the office got the sale property address wrong in the first escrow packet that was sent to us (out-of-state). They begrudgingly decided that they needed to send a new escrow packet when we told them we didn't want to use a memorandum on the tail-end of the process to correct the address. But they sent the address-corrected escrow packet to our home in a different state than where we currently were. They sent the first packet (with the wrong property address) to the address we told them, but sent the second (address-correct) packet to the wrong address. Worst part... Michelle Forbis then indicated in an email that I had told her on the phone to send the second package to the other address when, in reality, I (nor my wife) had NEVER spoken to her or anyone in their office by phone. EVER. They finally had to send a mobile notary to our location to sign the escrow papers. If you have the option to use another escrow company for a property purchase or sale in Mammoth Lakes, it would be smart to take it.

I happened to be driving by the store later that day and noticed that they were opened so I stopped in to inquire see if the notary was in and the clerk stated that he was also waiting for them to show up. Not a great way to run a business in these times. The place was kind of run down and there were loud music videos playing on a television, but they are open.
