This company wont care about you and definitely does not care about your neighbors. I was courteous and let Urban pharms know that one of their properties near me has a rotted fence. The tenants dog keeps getting out into my yard. I dont know this dog and I dont want it to get hurt or hurt anyone. I even offered to split the cost of the fence. They told me no and that the fence was secure and if it bothered me so much to fix it myself. Do yourself a favor and avoid this company read more

I started a lease with Urban Pharm in August, 2024 after selling my house. I've had a really great experience. And I've now lived here long enough now for repair issues to come up (small things that would be expected for a rental in the Hill). Everyone in the office is kind and responsive, maintenace isn't only reliable but also know what they're doing (and if it's out of their main scope, such as an out of order washing machine, it's quickly referred out). Rented through them for a year and could not wait to get out of the house. Between the months of December-March our house had no hot water. It took phones calls, emails, and even putting rent in escrow to get them to come fix it. Once maintenance came, they basically tried gaslighting us into thinking there was nothing wrong with it until we had to prove that there was no hot water. In addition to this, during the winter months, our basement flooded. The concrete wall could literally crumble in my hands. Maintenance gave us wood pallets for storage but completely ignored the fact that there was mold growing in all over. My bedroom was on the first floor, and I could see the basement through the floor because of how poorly the floor was laid. This left me exposed to the mold and I was sick for months. Still taking medication for the exposure. We asked for prorated rent and they only gave us $100 off for one month. Will never ever rent through them again and neither will my roommate's! read more

Being a current and former renter from Urban Pharm, I have been very happy with their service and staff. Whenever I have a question it is addressed and the maintenance crew is easy to work with. They have a physical office you can go to during normal business hours and someone will be there to help you out. They have houses all over the city that they manage for people. Remember, they do not own the houses, but manage them for other people. It's their job to take care of stuff and they are very good at it. Their website is relatively user friendly and has each property has numerous photos you can see online. It easy to contact them to schedule an appointment through the site or calling the office. I had Urban Pharm as landlords for a little over a year. They were hired by a private owner to manage the property while he was abroad. When I moved in (before the owner hired Urban Pharm) the maintenance issues were dealt with in a timely manner, not so much with U.P. When I moved out the bathroom sink was still coming off the wall where the caulk wasn't holding, as well as the ceiling still damaged from a roof leak. Both of these problems were brought to their attention over 6 months before I moved out. They obviously didn't give a sh*t about keeping the owners property in the condition they received them (which was immaculate). They are just as terrible about returning phones calls. Many times I've just had to go into their office just to get their attention. As a renter who has always paid rent on time, and has never had a complaint registered against them, I feel that I deserve a call back in a timely manner. The front office girl is nice. Although she apparently needs to learn how to check the answering machine. When I was in the process of moving, I made appointments with them to see some one bedroom apartments, and they REPEATEDLY stood me up. Incredibly unprofessional. I am a very busy person, and cannot stand wasting precious time. Thankfully, I was able to stick out the b.s. and find an apartment with private owners once again, who actually give a crap about how well their historic property is maintained. Urban Pharm may have been decent when they were first starting out, but now it appears they have bitten off more than they can chew. My girlfriend and I are currently renting a property that is managed by Urban Pharm. We have been here since April 2014. This house had a lot of work done because of previously tenants that were actually evicted. Whenever we have had a problem, we just walked in to the office and explained the situation. One of the very friendly ladies never had a problem with putting in a maintenance work order for us. A few work orders we had done were, fixing the back door so it locks better, hooking up a garage door opener, fixing the walk thru door for the garage, replacing a leaking outdoor faucet line, and making a frame to help support an old window. The house is currently butted against two alley ways, which were often very dark. We requested two motion lights, one for the side of the house and one for the garage, to be installed for a little sense of security. They had no problem with this and my girlfriend feels much better now. I have also done a little work to the property myself, including fixing a privacy fence along one alley, adding a firepit, and this spring I will be fixing another fence along the other alley way and garden. We have pretty much been given the green light on anything we want to change, as long as it improves the property. The owners did stop by one time to offer us a lawnmower to use. They really liked the fire pit I added, as well as fixing the privacy fence along the alley. Basically if you pay your rent on time, treat the property as your own and respect it, these people will work with you! read more

I haven't had any problems. Urban Pharm took over from another property management company, and they have been very prompt with service, and the office staff very nice. They also fixed some things that the former company wasn't able to. Update. It's been over a year since I moved out, but when I did they charged for every little ding, even normal wear and tear, and most of it I didn't do (nor did they have any existing damage form from the previous property management firm). I didn't have the time or will to fight it just to try and get back maybe $150. I work in property maintenance and we only charge for gross neglect and deliberate damage (punch holes in the doors, etc). read more

I understand the housing market in GR right now, and its just sad that prop management companies like Urban Pharm take full advantage of residents, and take money from tenants in every way possible. I was told one thing for move-in/move-out fees, and then was charged higher amounts. I was charged $400 in cleaning fees and the unit was filthy when I moved in, and I spent the first week cleaning it. They kept about $300 of my security deposit and I left the unit exactly as I moved in... oh, and they told me an amount for prorate rent on the phone, but then they deducted more from my refund check.. it's just annoying. Not to mention, rent per month is INSANE for the amenities (there are none), and condition of home. Look elsewhere if you can! Bar none the absolute worst property management company I've ever dealt with. When I paid my app fee, I agreed on an eight month lease. When I showed up to the lease signing, it was a six month lease. Pat Coffin(co-owner) rushed me and the employee doing the signing through the process(we were in his office, he made it seem like we were in his way; however that is where I was taken), not even allowing enough time to properly review all the documents before signing them. Come to find out in addition to a $50 application fee, there's a non refundable, mandatory $200 cleaning fee(an exorbitant money grab) they take out of your security deposit, even if you leave the place immaculate (which I did). After paying rent on time every month, I informed them I wished to renew and was told that I'd be able to, and I should be on the look out for the paperwork in the mail. This was because they did not even attempt to contact me to find out if I wanted to end the lease or renew - I had to reach out to them. After no contact for a week, I received an "Eviction Notice - Termination of Tenancy" in the mail on July 12th (my lease end date was July 31st) dated 7/9/17 stating I needed to vacate the premises by 8/9/17. Keep in mind I'd done nothing wrong - I paid rent on time and never had a noise complaint. So after giving me 20 days to find a new place and move out, I asked if I could stay until 8/9 (which would be 30 days required by law). I was told I'd be charged for these nine days. People, listen: this company does not give a damn about you. I was told multiple times that the reason I received a termination of tenancy notice was because the property owner wanted to sell the property. After being copied on an email chain I shouldn't have been on, the prop mgmt. co owner, Ryan VanderMeer said "We need to show/lease it by fall." When I confronted him about them blatantly lying to me, he blew me off(pompously) and told me to refer questions to leasing staff. I need not say more - read the embarrassing responses by Ryan VanderMeer throughout the reviews, and it will become quickly apparent why one should avoid doing business with this company at all costs. So far my experience with Urban Pharm has been nothing but a headache. There were so many little red flags for me that I just didn't pay attention to before we moved in, I'm kicking myself for it now. The front office so unbelievably disorganized, I am shocked that any one rents from them. Crystal is a nightmare and has no business working in customer service. Maintenance will respond to a request but I have yet to see more than one thing actually done. People are constantly trespassing on our property and they do not care about it. Then again, I first notified Crystal about the issue and I honestly think she didn't even read my email. I don't know if I am going to survive a whole year with them. read more

Urban Pharm is extremely unprofessional. I have had more than my share of problems since moving into a house with 3 girls in August. It is now March and our dishwasher has broken 2 times, dryer once, microwave once, lock on the front door countless times, the door frame has fallen on our heads, sink once, shower once, lights on the ceiling that are impossible to reach have all burned out and the fridge light broke. It was dirty when we moved in, there is mold by the shower and the basement is disgusting. I have called maintenance countless times and it took them over a week to come and fix what needed to be fixed. They never answer the phone and they never call you back when you leave messages. HORRIBLE HORRIBLE SERVICE and I will never work with them again. I am also considering getting out of my lease early because it is that bad. read more

Urban Pharm has just messed with the wrong Yelper. When I signed my lease (a one year lease), I explained to the man working that I would be moving in August or September (I'm going to teach English abroad), and that I would need to sign the lease over to another person at that time. He said that it wasn't a problem; we would just have to come in and have me sign the lease over, no big deal. I then confirmed this with another office worker when I paid my rent last. Today, I wanted to stop by with the girl moving in and sign it over because they had made it seem like a simple bit of paperwork. I called to see if someone would be there around 2:30 or three, and the answer was no (surprise, surprise). I was told to call the manager. I explained what I needed to do, and he was borderline rude, telling me that there would be a $100 fee for that, and implied that he would be doing me a favor only for MY convenience, and actually said it was a lot of paperwork for him to fill out. If someone can explain to me why it would be anymore than a few signatures or especially WHY that should cost $100 is beyond me as long as an acceptable new tenant is already lined up, I would appreciate it. I told him what I just told you. After some arguing, he called the guy I originally spoke with, who backed me up. He called me back and said that the girl taking my spot just had to fill out an application and we can set up an appointment to change the lease. However, I think I pissed him off by getting him "in trouble" with his boss, because when I went to pay my rent on Monday morning at 9 AM I saw him and he said, "Did that girl bring in her application yet?" in a somewhat assy tone of voice. Well, considering you're closed on weekends, you just opened, and you're working, I'd say no, smart ass. The girl filled out the application and took it in before five (the hours posted on their door say 9-5 M-F) and no one was there, and no one would answer her calls. Today we had to go in before four (because of course they can't stay until five like their hours say), and finally got it done. It literally took each of our names printed twice and signed once. Took two minutes, tops. 100 dollars? Inconvenient amount of paperwork? Methinks not, Urban Pharm. I am glad to be out of my lease, but I honestly feel bad leaving her tied to this company. read more

Urban pharms charged me $2000 dollars in damages for not having everything clean and ready for them when I released the property to them before my lease was over. Because they had already rented it and wanted to have the new tenants moved in by the first. After paying rent for three months that I didn't live there because they wouldn't work with me on the lease even if I paid rent until they found someone to rent it. The rent was high for the quality and neighborhood. You can never get ahold of anybody to talk to about problems. They had a dryer hooked up in the house that was a fire hazard. When they took it out I had to hook up my own or go without then when I moved out they called asking why I took their washer and dryer. That is good communication...not!!! I feel sorry for anyone that deals with this management company!!! This isn't even half of the problems we had with them. Ridiculous business that needs to be put out of business!!! read more

Urban Pharm has let me down completely. I was told I needed to wait a week from when the last tenant moved out to when i could move in for cleaning, I thought that was acceptable and agreed. Upon moving in, pictures from the last tenant were still hanging, screws in the walls stuck out everywhere, the front lock was broken, the place had not been touched up, paint was chipping from everywhere and on top of that the place was FILTHY. I scrubbed the kitchen and it became apparent that the place was not even mopped. I called and asked that someone else come and clean and fix all the broken items and they said that they would put in a maintenance request, but in terms of having the place re-cleaned, they would not do it, they said that they looked at it and it was clean enough. There was no regard for my comfort as a person who will be making this their home for the next year. I asked if I could get a reduction in my first months rent then (as I am paying $800/mo.) and they said the best they could do was $50, and said it was as a courtesy to me. Needless to say, I have been very disappointed with this leasing company and would not recommend this to anyone, unless you want to move into a place you have to hire professional cleaners to come re-clean. read more
