Predatory Practices and Invasion of Privacy My experience with American Realty Property Management has been nothing short of a nightmare. Recently, they sent my household an email about their "2025-2026 Pre-leasing Season," a completely unannounced and highly aggressive practice that pushes tenants into making premature decisions about renewing their leases. We were NEVER informed about this process beforehand, and suddenly we are being subjected to invasive home tours and showings while we are still living in the property. Per their notice letter, they threaten that "A fully signed renewal lease is the only way to stop showings and remove a home from our website." Beginning on November 1st, they plan to show the home we're renting to prospective tenants--despite the fact that our lease still has 7 months left! This blatant disregard for our privacy and right to peacefully enjoy our home is appalling. While they claim to provide 24-hour notice before showings, it doesn't change the fact that they are invading our space, all in an effort to pressure tenants into renewing their lease early or risk constant disruptions. Their practices feel not only predatory but also unethical. American Realty shows zero respect for its tenants' well-being, focusing instead on fast-tracking profits. If you value your privacy, your peace of mind, and your right to live without being harassed, I would seriously recommend avoiding this company at all costs. Worst management company in existence. I am a current tenant. Read other reviews that discuss how they do showings. If you lease in June/July, showings begin in October and they will schedule as many as possible until a deposit is put down, forcing you to make a resign decision up to NINE MONTHS BEFORE YOUR LEASE IS UP. Do you work from home? Sorry, deal with it. You might have a showing every single day of the week and for half of them, they wont show up and won't tell you. OR, they will be 15 min late and still expect to proceed with the showing. Block your door after 15 min you might say. Well then you can expect a $50 fine for that. I live in a house with 4 separate units. They charge ONE water bill to the house and split it up based on bedrooms and not people on the lease. I live alone and my water bill averages $200+ a quarter. That's really fun and reasonable. If you don't have separate meters, the water bill should be charged to the owner. It's just common sense. Parking is a nightmare at our complex. After numerous complaints, they issued passes. but they don't enforce these passes so parking is STILL a nightmare. Coming home after a long day with groceries? If you don't get home before 7pm, you won't get parking and can expect to park illegally across the busy street at the church and then carry those groceries across 2 lanes of traffic and up a hill :) there is no street parking at this complex so best of luck to you! The only utility included in our lease is snow removal. They DON'T SALT. It's "not in the contract". So the entire place is a sheet of ice in the winter. They also don't plow or shovel. I guess that's not considered snow removal to them. We all complained many times after the most recent winter storm and were told they had 24 hours to plow. two days later, no plow, no shoveling done, we are told they did in fact come plow and shovel. We said no they haven't. They said our head of maintenance confirmed it was done. An hour later, a plow shows up. They plowed, then left without shoveling. I am beyond words with this company. My experience with American Realty went from bad to worse - we had black mold in the basement that they did nothing about. - we were told someone was coming by to fix a hole in the wall (which we didn't have) then got in a texting argument back and fort with them saying we DIDNT have a hole that needed fixing - when the one toilet in the house broke they refused to come fix it right away. It took my boyfriend at the time threatening to call a lawyer and citing Michigan tenants rights before they would prioritizing coming to fix this toilet. (It's illegal to have a home without a functioning toilet in MI if you're leasing it). So basically these guys are crooks who rent out a majority of homes in GR. Avoid them at all costs. read more

We have been wonderful tenants, paying in time every month for a year. We were a month off on our understanding of the rent increase (which is astronomical and more than triple rent increases I've paid elsewhere). We paid the rent, on time. A couple days later we are charged with a $50 late fee... They charged us a late fee for submitting the old amount. They refused to waive the late fee, even though our rent wasn't late. They received our check and had it in their power to give us a call, in the 1st, to let us know we needed $150 more. But nope, they nickel and dime us. Nearly everything in our condo was barely working when we moved in in 2020. We were tyen told (after a year) that the rent was going up $500. We were basically running around trying to find somewhere else to live with only a month to do it. We werent able to take 1 dresser with us so now theyre charging us. Moved in and we're told our walls would have fresh paint, and everything would be clean. Moved in and the walls were all banged up from the last tenants, and carpets were still stained. Our dryer has broken 3 times and they fix it in the most hillbilly ways. Within a month we started having human feces coming out of our drains, toilets, and flossing our basement and this lasted 3 weeks before they finally resolved the issue. It was absolutely disgusting and our house smelled horrible and they didn't seem to care. Now for some reason my roommates want to resign for another year, but our rent went from $2,600-$2,950 in just one year. That isn't inflation that's just greedy. I moved into my apartment and there was mold on the bathroom ceiling, the windows were filthy and had dirt on the inside, and the entire apartment smelled of dirty feet. (Kalamazoo, MI) Hands down the worst company to rent with. Here's why: 1. Moved in February 2022 and during my first two months, the heat went out twice. The first time it went out for a couple of days and the second time was for a day. Had to go stay with a friend because it was too cold in the apartment. 2. Went on a trip 1000+ miles away and the leasing office sent a text message out on Friday at 4pm saying that anyone parked in the parking lot on Monday will be towed at owners expense as they were trying to fix the parking lot that was draining into a unit. This message had been sent out twice before where they made everyone park on the street. After days of parking half a mile down the road, they would send a text saying that the construction had been rescheduled. Long story short, I was away when they sent this text and when I told them I couldn't move my car, they said that if it was in the way, they would tow it and I would have to pay even though they gave a weekends notice and my car was parked in the parking lot of the building that I live in? 3. The water never gets warm. Like seriously, I talked to neighbors and they have the same issue. When I talked to the office, their response was "well just leave your water running for 20 minutes before you shower and it should get warm." It was never warm, regardless of how long you left the shower on for. The hot water went out completely for a few days and they said they replaced the boilers but the water was still cold every.single.morning. If you're considering living here, hope you like cold showers! 4. Hope you don't need help with anything past signing your lease because the office will literally never answer the phones. I think out of all the times I called the leasing office, the phone was picked up twice? Other times I had to leave a VM and they called me back whenever they felt like (though I'll give it to them, it was typically the same day). 5. Good luck getting your security deposit back! I know two others who have lived at the Colonial and none of them got their deposit back. They charged me $200 for two spots where the paint peeled on the wall and a curtain rod that I didn't even put up in the unit. Didn't write that curtain rod on the list of damages because I thought it came with the unit. The office didn't care and said that I should have taken a photo of it when I moved in. Seems like that would be something they would have noticed, but alright. Overall I wouldn't recommend this place to my worst enemy. I was shown a unit when I toured that I was told would look exactly like the unit I signed my lease for and that was not the case. They said the walls were painted prior to moving in, and when I requested the move out checklist from the previous tenant, it was noted that they paid $900 to repaint the entire unit prior to my move in. The kicker is... all the marks on the walls that they noted during the previous tenants move out were still on the walls when I moved in, even a red stain on the wall from where I would guess the previous tenants' bed sheets were up against the wall (GROSS). I could go on and on about all the issues that we had while living here but that should be sufficient to hopefully deter you from living here. For example, one of the girls I lived with resigned and instead of them reworking another lease, they took me off the current one and added whoever else onto it. Therefore, I cannot get my security deposit until their lease ends (an entire year) if I ever see it at all. Also, when we moved in no one cleaned ANYTHING. There were BOOGERS on my wall and coffee splatters on every white door. Also, they charged me a full month's rent when our lease ended on the 15th...??? I could go on forever. If I could give this company zero stars I would. American Realty has made our life a living hell for the entire length of our tenancy and I would not recommend this leasing agency to my worst enemy. On move in day, our unit was filthy, there were holes in the walls and countless broken appliances. Within the first month of living there, our water heater, front porch hand rail, front door handle, washer, AND dryer were all discovered to be broken. A week BEFORE move in, I was contacted by the city of Grand Rapids informing me that our soon-to-be residence had an abundance of left over garbage and furniture on the property from the previous tenants that we would be responsible for paying to dispose of upon move in. It took several back and forth phone calls between myself and several different American Realty workers for them to remove the trash before we moved in. After contacting the office with my concerns, I was met with the most baffling lack of professionalism I have encountered. I expressed that it appeared as though nobody ever inspected our unit before we moved in, due to the state of it, and I was met with a snarky response to the effect of - "we have too many properties that are available in August so we can't get to them all in time before move in" - essentially admitting that they actually didn't touch our unit after the previous tenants moved out. The best that they could do was have us put maintenance requests for everything that was broken. When we did so, the maintenance workers entered our home unannounced with no prior warning and began to fix things while I was asleep in my room (I work night shift). When I called the office to complain that we had no heads-up for the workers entering our house and I was not comfortable with strange men entering my house while I am home alone sleeping, I was told by the lady at the front desk - "at least they're fixing things". I don't have enough characters available to even begin to explain every unpleasant interaction throughout the length of our residency, but the bottom line is if you're even half considering renting one of their properties, save yourself the time, money, and sanity they will rob from you. American Realty clearly has the monopoly on rentable properties in downtown Grand Rapids and they use it to steal money and scam college students who they assume don't know any better than to let them. The second you catch them charging you or claiming something unjustly, they meet you with the most obscene attitude you've ever heard. My boyfriend (and current tenant of another AR property) was told on the phone with the office to "never contact this number again" when calling to discuss the move-in state of their rental unit, which was somehow worse off than mine. My overall experience has been worse than I could have ever imagined possible and I am counting down the days until I never have to communicate with them again. read more

The house looks good and you think it would function properly. The plumbing always clogged, the furnace never reached the top floor so the winters were really cold, and the summers were really hot. After multiple calls about all the issues, the house was having American Realty was not very responsive. Another issue that bothered not only myself but all my roommates is that on the last month of the lease you have to be out by the 15th, and instead of only charging half the rent they charge you the full rent. I get it if the house was in tip-top​ shape but we've been through so much trying to survive the hypothermia and hyperthermia that you think they would make us pay all that money. I highly encourage you to look at a different property management that puts its customer's needs before its money-hungry needs. read more

There were aspects of renting with American Reality that I enjoyed. Nearly everything in the house that I rented had been updated, the walls were painted a pleasant neutral color, and the maintenance team responded quickly to issues. However, I didn't have a great experience when it came to my security deposit. I was charged $300 and my roommate was charged $400, for nail holes that needed to be patched in our bedrooms. I understand security deposits are meant to be used to cover damages to the house, but I felt that this amount was unreasonably high for the repairs that needed to be done. I ended up contacting the company to dispute this and after going back and forth, I was told to mail a formal dispute letter. I did so and then was told that I would receive a phone call to talk through this dispute with someone at American Realty. I never got a phone call and was instead emailed from their no-reply email basically saying that none of my arguments were valid. I've rented and have friends that have rented through multiple other companies in Grand Rapids, 616 Rentals, Fulton Group, and United Properties being a few. I've never had or heard of someone having a negative experience like this with their security deposit. It is known that long term rentals can be very profitable and I found it ironic that American Realty boasts about having 500+ properties, but still needs to charge such high prices for minor repairs. In addition, I didn't feel that I was treated with any respect throughout this experience and talked to someone different nearly every time I contacted them. I'm not saying that you should avoid renting with them at all costs, but do feel that there are other rental companies in Grand Rapids that are far more gracious and deserving of your business. Tricked me into moving out of my house a month early by emailing saying my lease was over on may 15, then on the day of may 15 sending another email saying my lease was over June 15 and that I had to pay rent for June and a ton of late fees. I thought my nightmare with this company was over after spending days without heat in the winter when our ancient and faulty furnace broke, and living in a house filled with mold that they wouldn't even test to see if it was dangerous. I have had nothing short of an awful experience with American Realty. We have needed a multitude of maintenance repairs, including big ticket items such as the refrigerator, air conditioning and heat, among many other issues. These maintenance repairs took ages to take care of, and were never completed in a timely matter. There have also been multiple instances of being asked to pay additional fees that we were not informed of. Communication was horrible. Our lazy property manager, Curtis, only communicated through text message and it was lucky if we would hear back from him in a day. We were not informed of many requirements, which were thrown onto us 8 months into the lease. I have heard of many other people being unhappy with American Realty and this property manager in specific, and I will consistently steer people away from renting with American Realty. read more

I have had many troubles working with this company while renting one of their properties during this past year. Any question we had during our time of rental and after moving out as well was left unanswered due to no one ever answering their phone (I called multiple times throughout the year regarding different issues including reoccurring issues) and emails also not being responded to. In addition to this frustrating matter of never receiving the help we needed, we were told at the time of the tour for our rental property by a realtor named Tim that our lawn care was going to be taken care of. About a month after we moved in, we got a notice from the city of GR because our lawn was out of hand. When we called American Realty about this issue, they once again did not answer and we were forced to find an outside company to help with our lawn care. After we paid an obscene amount to get the lawn taken care of, we called American Realty again to inquire about this and they let us know that lawn care was not included on our property even though we were deliberately told that was something we did not have to take care of. Maintenance was always great, because they hired third-party companies to come take care of any requests. We also had clogged drains in our house, and had to pay the full maintenance amount to get them taken care of and unclogged (we also learned that no matter what we had to pay full amounts for all maintenance requests) even though the hair had accumulated throughout the past 4 years (our maintenance guy informed us of this). Overall, a great learning experience for myself as a young adult on what to do when dealing with an unorganized company who will manipulate you and your roommate(s). My intentions were and still are never to be rude to their employees or the company, but to shed light on the frustration of what it was like to be their customer for one whole year and leave my great rental house with a very bad taste in my mouth. I sincerely hope the company takes these reviews seriously, and that they step up their ethics, organization, and overall customer service. If you are thinking of working with them or giving them your business, take my situation as a learning experience and act wisely (haven't even mentioned my issues with moving out lol but this is already long enough). read more

If I could rate zero stars I would. After renting from them for 3 years, they made it an absolute train wreck to no longer rent from them. We were never late on a single rent payment, were always extremely respectful, etc. Their maintenance team was always great and tentative, even going as far as to fix things we didn't put in requests for. It is the management that kills this business. They tried to charge us for water bills we had ALREADY PAID, and when we tried to contact them to dispute it, they did not answer multiple calls, voicemails, or emails. We then received an email saying all disputes must be done through postage, which they conveniently sent us AFTER the dispute date had already passed. They completely take advantage of young people and will nickel and dime you for every single thing they can with the assumption no one reads the fine print or saves any of the documents/pictures. The best advice I have is to try to stay away from them and rent from literally ANYONE ELSE in Grand Rapids. Even with written and photo proof of everything we were being wrongfully charged for, they refused to eliminate the charges. Unless you want to live at one of their properties for the rest of your life, do not rent from AR. read more

The house I rented from American Realty was "newly remodeled" but that must be their way of saying slapping some new stuff right over old defective stuff and setting you up for failure. We had multiple issues as far as towel bars not being installed correctly, flooring not being installed correctly, doors not installed correctly, and more. When we contacted maintenance for repairs things either never got done or were done MONTHS after.. They take advantage of young adults and are money hungry with no morals. They're harshly objective and put alll blame on tenants instead of taking some responsibility. They're hard to work with and rude. This would be the last property management group I recommend. read more

This realty group is unreliable, unresponsive, and altogether worthless. They will do anything to keep your deposit. After a near lease-end inspection they stated that our residence was in terrific condition (maybe the best of any of their properties). Yet a month and a half later, after moving out, we were not refunded a single penny of our security deposit. We requested an itemized list of the expenses, and we're given one. It had the normal charges: blinds were screwed up, walls had some tack marks in them, stove burners needed to be replaced. But it also had a charge for over $1400 with no explanation given. After calling them over 15 times to set up an appointment or talk with a representative, we were told that the specific property manager was the one who had to answer any questions, and that he was on vacation. We were given a personal guarantee that he would call us back the next day. A week later we were told it was due to water damage, with no other explanation. I've rented through A.R. for a few years. Recently, I had some issues with maintenance requests not getting addressed and ended up emailing the company directly (rather than adding more maintenance requests). The response from Courtney, the property manager, was incredible. She called me directly and apologized for any lack of response from her team and worked with me to get things addressed and provided us compensation for the ongoing issue. She was transparent that she wanted to improve this company and really cared about us as tenants. Miscommunication happens, but overall I believe American Realty does care about its tenants and is a great company to rent from. read more

As far as maintenance goes we were very happy. Maintenance was always prompt and when we accidentally broke a window they were quick to respond and charged a reasonable price. However, they take no responsibility for pests. Ants, mice, etc. This is clearly stated in the lease and somewhat reasonable since they can't control the cleanliness of tenants, but less reasonable when you consider that the mice were getting in through small holes in the house and the ants were getting in through a poorly caulked bathtub. They were quick to deny responsibility, but they were helpful enough to spray a little for ants and attempt to fill the holes. My main complaint is for damages. We had some damages, but the amount they took was beyond reasonable. They will be quick to point to the lease where you "agreed" to pay the fines, but that hardly makes them reasonable. We were charged $225 for an overgrown lawn. I would love to see how they arrived at that price. To their credit, this was made clear in the lease. But our lawn was not overgrown. Furthermore, I struggle to arrive at their criteria for what constitutes overgrown. We were told 12 inches. Try to find that in the lease. Essentially they can just say anything is overgrown. Which they did in our case. They claimed they were not fined by the city, which sees more than adequate proof that the lawn was not overgrown. In addition many items we were charged for were clearly outlined in our inventory checklist, which they disregarded. We had to fight to get them excluded from the deposit, which they graciously did, all the while acting as if they did it out of benevolence. We also had an incident where they showed the apartment without any notice and acted somewhat rude when I did not want them to show off my bedroom. To be honest it was in an embarrassingly messy state at the moment and I was not comfortable giving a tour. This was a minor issue, but just another thing that comes to kind when thinking of American realty. Perhaps this is all to be expected. They are renting homes to mostly college students. They will try to get as much money as they can. But it is still fairly unpleasant to have to deal with and they certainly lost my respect. Be cautious, take pictures, and don't expect to see your security deposit again. read more

From getting unnecessary charges, having construction workers for American realty block me into my driveway while the workers were away at lunch, entering my unit without a 24 hour notice, having the cleaning lady clean my place the day after I moved in, having random construction around my house from day 1 of moving me in every day now for 6 months, blasting music from american realty construction workers as early at 7AM, having to get into my apartment for multiple days at a time to replace the heating and electric system in my unit because they wanted to update the other unit while I live in my apartment and leaving behind my apartment an absolute disaster, having to tell them they have to get a cleaning lady to clean it up and them said they'll complete it next week when it's done... so I have to live in filth in the meantime and so much more. I could go on but I have only lived in my unit for 6 months and I'm already trying to break my lease because of how unhappy I am with the company. The lady that works the front desk is anything but nice. Upon signing they make themselves seem like such a great company but don't fall for it. The only thing I will say is good about them is the actual maintenance worker for the company. They're extremely nice and get things fixed very quickly. Every time I put in a request he calls me within 24 hours. Probably the individual paid the least in the company that should be paid the most. read more

The lack of communication is appalling. They are very rude through e-mail correspondence. They wanted "proof" that one of my appliances wasn't working, so after I sent them proof, which was nearly impossible to show in a photograph, they still denied there is an issue so my washer continues to leak all over the rental home. They want to come in and show the house as they please, they even tried to show the home before inquiring as to whether or not my family planned to sign a new lease with them. Then after signing the lease, they STILL tried to show the home. Clearly people there aren't doing their job. This is by far the worst property management/landlord situation I have ever encountered. I have also repeatedly told them they won't enter the home when my child is asleep during her nap time, yet any time they have come it is during that specific time that I tell them NOT to come. Landlords are required to reasonably accommodate their tenants, not the other way around. I am sickened at their lack of compassion and inability to do simple tasks. I will continue to tell others how terrible this company is. Everything is an excuse with them, and frankly it's tiring. I don't know why any homeowner would pay such an incompetent set of people to maintain their home for them. read more

Like others, I wish I could give this company a 0 rating. Every step of the way the people working in the leasing office were rude and unhelpful. I moved to Grand Rapids from across the state and was assured that I would be able to move in at an earlier time on my move in day. We showed up at noon and they refused to give us the keys until 5 pm. After a lot of convincing we got the keys by 3 pm. The apartment was an upstairs unit in a house. We were given wrong information by the leasing office as to what was included in our lease. Before signing, the company told us we had access to the garage on the property. Only after moving in and trying to store things in the garage were we told that no, actually, we couldn't use the garage at all. This would have been fine if we had known ahead of time. Not only could we not use the garage, we couldn't even park in the driveway on the property (something only the downstairs tenants were allowed to access. Ok.). The leasing agents don't seem knowledgable on their properties, tell you different things, and have terrible communication. My roommate and I moved out in July and were waiting to get our security deposit back. We received half of it back. Apparently it now costs $250 to have "drywall and paint touch ups". My roommate and I kept very good care of the property, cleaned well before we left, and saw no obvious damage that would accrue to $250. If you can, avoid renting through this company! Any good reviews may be from tenants who were bribed by special services (snow plowing in the winter, etc.). I'm not sure if they still do this, but they have done that in the past. read more

Please try to avoid working with this company. My roommates and I have been given tours of a few properties by 3 of their representatives and all 3 have been horrible. One of them lied and said we weren't allowed in the basement, just so we couldn't see the unfinished mess that it was. Another rushed us and gave us a 2 minute tour and didn't allow us to ask any questions. She also swore constantly and dropped the 'F' word at least 10 times, followed by "Oops, excuse my French." Very unprofessional. The last one we worked with was a younger woman who tried to scam us into signing a lease right then and there. She claimed that someone had committed to the house and would drop the signed documents off at the American Realty office the next day, but if we were fast enough, we could get the house before that person if we signed within the next couple of hours. First of all, I didn't buy into it and instantly knew it was a tactic to get us to commit to the house that day. Second of all, even if she was telling the truth, what kind of professional business person would screw another person out of the house if they had already committed to leasing it? Overall, 3 bad experiences with this company and would not recommend. read more
